WOOOOOWWWW!!!!!!! These reviews are very interesting. I've been living here for a while now. I'm currently looking for a house. I thought that I was the only one that hard rats in the walls at least that's what they said. Every since I contacted corporate they've been pretty ok. Yes the staff can be rude at times but hey just remember KARMAs as B@$&H. Maintience does take a while and I'm not for sure when they clearly say give us 48hrs not 4-8 days. Even though I'm thankful for a roof over my head I still have my concerns. Another thing I'm not understanding how my water bill was $35 & I wasn't home for an entire month. Guess I'll have to contact corporate again. Overall great and convenient location. If you have a problem just going off on people I wouldn't suggest moving here but if you have a lot of patience hey I say move in. Btw the dates are GONE and the apartments look 10x better than better on the outside. It'd be nice if they could work on the inside but hey i don't want to ask for to much *side eye*

If it was not for the convince and price I would be gone. The appliances are VERY outdated. Clearly from the late 70's early 80's,yet they are renovating the outside ONLY now, which I guess is a good thing. I have a dip and loose board in the hallway of my unit,but they are so lax about fixing things or responding to calls etc, I don't even bother. I just try to be careful stepping on it so not to bother my neighbor. The lighting outside of my building is awful, and as a single female there should be a lot better lighting on the stairs and walkways. You would think that would be a concern since the office is full of "professional" females they would ensure that, myself and other female residents want to feel safe,especially since I know they have been called about it. (I called corporate when I first moved in and NEVER got a response or the lights put in) Speaking of "professional" females in the office. They are very typical,full of attitude, lax,females. Especially the one who's name begins with a T. I've heard several residents complain about her so I didn't feel so bad when I mentioned it,but she's probably very "professional" by corporates standards. Again, Tamarron is just ok to live in,but I am definitely looking for MUCH better. Move at your own risk!

I've had an unpleasant experience in my first two weeks living at this apartment complex. Firstly, I was not informed by anyone prior to moving in that the reason my apartment was cheaper than the normal price ($674/month; normally ~$720/month) was because it was next to a freight train track. The train runs about every half-hour throughout the entire day and night. When I explained this to the complex, the staff member who helped me pick out my apartment informed me she claimed to not know about the train track. There are no built-in light fixtures in the living room of my apartment, so when I enter I have to walk across the apartment to get to the first light switch. The apartment also has a serious bug problem, and the exterminator who comes on Thursdays has not done much to solve it. My ice maker has been broken since the day I moved in, and I've put in 5 work orders thus far with no response. While taking a shower last week, my heel went through the bottom of the tub, leaving me without a shower I felt was safe to use. A contractor was not able to come out until a week later. The staff gave me keys to a vacant apartment for some of those days, but it required me to haul my bathroom items up and down flights of stairs at night. This was my first time on my own in a new state, and this has put a serious damper on my whole experience.

Ok, here is my quick review of the community before I tell you a story of my own experience. Everything everyone said previously about the water bill is true. I don't get how I, one person in a 730 sq. ft. space, need to pay $35-40+ EVERY month in water. There is not that much water in the world--figuratively speaking, of course. I lived here for two years, and I just moved out fewer than two weeks ago. I honestly enjoyed living here the first year. I had actually regretted not finding this place earlier. I appreciated that the community was active. True, most of the events were happened at times I wasn't able to attend (well, probably most working people), but I was glad that the events happened because it showed that the management cared. We used to get regular emails about the goings on in Smyrna and coupons to local restaurants. The complex is in a great location with shopping and dining in walking distance and highway access within seconds. I had minimal problems with the office staff. One person lost a package, but she was a temp. The maintenance team was responsive and kept us informed of the status of our requests. The grounds are kept and the place has nice curb appeal. Besides, how many places can you find for under $700 that have washers and dryers AND a racquetball court and isn't a slum? I thought I had finally found the one apartment I could settle in until I was ready for a house. I'm not quite sure what happened the second year. Everything went dark. No events. No emails. Everything went downhill. Here is my story: Fast forward to 2014. We had two ice storms. The only thing the office did for us was leave the gate open so it wouldn't freeze shut. I've lived in less nice places that at least put salt on the street. There is a pretty steep hill to go up to get to half the buildings that our cars were not able to make up. They started turning off the water at will for repairs when in the past they informed everyone prior to so we could plan accordingly. Imagine waking up after sleeping in late on a nice Saturday morning. You hop in the shower, but there is no water. You check your email, and there is no notice. You walk outside, and there is no note. You call the office, and they say, "Yeah, sorry we had to turn off the water for xyz reason...we don't know when it will be back on." Finally, I had to live without air and a dishwasher for the entire last month of my lease. I didn't really care about the dishwasher, but I was told it would be replaced, and I expected it to be done. I never got a status update. Same thing with the air. I put in a ticket and they came to fix it, but they did not stick around long enough to verify if it worked. I don't understand why they cannot stay inside the apartment for just 60 seconds to see if the air is cold. Just one minute! This happened four times over the course of 27 days. Never once did anyone leave me a note to say they were even in the apartment to address the issue--they used to do that. They just closed my tickets with no notice. I even left a few messages on the emergency maintenance line, and no one called me back. I supposed being forced to sleep in the nude to try to keep cool in a 78 degree stuffy apartment isn't considered to be an emergency although the recording says a broken air conditioner is a reason to leave a message. No one in the office could help because none of them knew what was going on--including the manager! I respectfully expressed my frustration to the maintenance manager (who was the one who kept supposedly fixing it each time), the office staff, and finally the manager. All they could say was how sorry they were. Twenty seven days in May in Hotlanta is far too long with no air conditioner. Saying "I'm sorry" didn't keep me cool at night. That was just the nutshell version of my one horrible experience living here. Overall, apart from the lack of communication, it's not a bad place to live. Like I said earlier, you can't beat the price, convenience, location, and amenities of this place. And with the renovation happening, it should look very nice. To sum it up, if you're used to living in places that have lack luster staff--which is most places--and basically exist to collect rent, then you will enjoy living here. The neighborhood is very racially diverse and the neighbors are friendly. The neighborhood itself is quiet, but of course you have individuals who are loud. The neighborhood is gated, and the gate actually works. It breaks down often, but it doesn't take long for it to get fixed. However, if you're like me and you want to find some place that actually cares and is involved in the community, then keep looking. I found a place in Sandy Springs that I felt was caring and involved, but I decided to buy a house instead so I never got to experience them. But if you want to check them out, it's the Preserve at Dunwoody. They changed management last year and have made drastic, necessary improvements. Their staff even stayed on the property during the ice storms in case the residents needed help. Now that's what I call service!

I lived here for a year from 2011 to 2012 because rent was cheap and the location is quite convenient. I like this apartment complex and do not really have much to complain about except that the water bills tend to run high and the appliances are really old but they worked well. I was lucky to have lived far from the trash can because it is really smelly in summer and I bet some of the residents around the trash can are not opening their windows in summer because of the smell. Staff there are friendly and helpful. I was so preoccupied at work I completely forgot to pay rent one time. They waived my late fees which I thought was really nice of them. I have only asked help from maintenance once. During one weekend, I accidentally locked the bathroom door. Not knowing that bathroom doors can easily be unlocked from the outside, I left a voice mail message stating that I had an urgent problem with the bathroom and soon after, a maintenance staff arrived and unlocked the bathroom door for me. Based on my limited experience with the maintenance staff, I'd say they were not bad. I left the apartment because it was too far from work.

I have lived in Tamarron for over 2 years. In 2011, the rent was appropriate and affordable. The area is great (aside from the big rig traffic on S. Atlanta Rd), and it is reasonably close to everything. They are renovating now and after the construction headaches are gone, the area will look nicer than it does currently. One can only hope they will also renovate the outdated gym that has broken equipment and clubhouse that has been unusable since before I moved in. The laundry facilities usually leave residue on my clothing too, so I have been going off-site as of late. The complex itself is nice enough, and the neighbors I have met are friendly and relatively quiet. I wish the same could be said of St. Angelo's Pizza across the street, whose bands can be heard throughout the front of the complex (where I am located). The office staff is friendly. The biggest problem I have faced recently is their jump in rent rates. I live in the smallest apartment and the rent increases have been astronomical. For living in a relative shoe box with barely a kitchen, the idea of paying nearly $700 is insane. It's a good area, but I think they're overshooting their demographic. I chose Tamarron because it was affordable, albeit small. Now it's small AND overpriced, considering the lack of usable amenities like the gym and clubhouse that I feel are included in my rent regardless of their usability.

It's not the worst but for what you pay you can definitely find somewhere better, right down the street for that matter. If I would have known I was going to have the experience I'm having I would have never moved here. It's safe for the most part even though the gates broke half the time but once you get in here the apartment quality is garbage. I still wonder how the tenants before me were living in my apt, can't wait for my lease to be up. Bottom line look else where and make this a last resort.

DO NOT MOVE HERE. The apartments are OVER 20 YEARS OLD and the AC units and appliances, walls, all are definitely showing the age. This apartment complex is under new management. They will write a "notice" for any and everything they see on your porch; area around your porch, you name it... constantly threatening to add charges to rent. We are doing nothing different than what we did for years before new management. They will piss and moan about a few cigarette butts. They have increased rent $25 the last two years on us and we are moving out. The staff thinks way too much of themselves and the property. The garbage area is always littered with beds and couches that sit for weeks, garbage on sidewalk along with broken glass.

I've been living at Tamarron for 16 months and over I'm really happy with my apartment. There are a few things that are annoying, but some of that is just the location of my particular apartment. The way the sun comes through my patio doors in the afternoon really heats up the apartment; which is great in the winter, but difficult during the summer months. When the pollen explodes so do the bees, but it's only for a few weeks. My biggest complaint is that there is only one dumpster for the entire complex. The grounds are prettier because of it, but it is inconvenient to drive my trash to the dumpster. The utilities have always been reasonable and any maintenance request is answered promptly. The staff here is great and it's nice to know that if I do have a problem I can go down to the office and my concern will be addressed in a friendly manner. The location is also great, it's right by 285 so it's a snap to get on the interstate, but it's not directly on Atlanta Rd, so there are backroads to avoid traffic if the interstate is not your destination. To be perfectly honest, as long as the rent rates don't become excessively high, I will probably keep living here until I'm ready to buy a house.

The office staff was outside today in the cold giving breakfast at the gate. The staff here is great! They fix anything you call in and the property looks good overall. The apartment includes the washer and dryer, which is very helpful.

I have lived here 5 years and have never had any problems. I know several people have mentioned high utility bills but mine have always been reasonable, between $100-$150 for water, eletric, and gas. The staff is very nice and helpful. Faye is great and it is nice to see someone you know when you go into the office. The assistant manager and the property manager are new but they seem to know what they are doing and they are very helpful if you have any questions. The maintenance guys have been the same since I have been here as well. I have referred several people and will continue to.

I have lived here for 8 months now. I will start with the positive: LOCATION, LOCATION, LOCATION!!! You can't ask for a better location! I work in a different location statewide every 2 weeks, and being so close to I-285 makes my commute a breeze! Staff: The staff is always friendly...Faye especially. I love how she stays true to her word and calls to follow up with any issue. It appears that there are new managers, and I haven't had the chance to interact with them yet. Overall appearance: One of the first things that drew me in to Tamarron was the wooded "rustic" feel of the property. It's not your typical cookie-cutter vinyl and concrete complex that you see up and down Cumberland. For the most part I have had no issues with noise, and the other people in my building are professional and friendly. Maintenance requests are usually corrected in a timely manner. Rent is very affordable for the location. There are contests/drawings to win prizes or credit your rent, and community activities from time to time (like pizza in the office). Now, to be fair, every good review should touch on the negatives: utilities...these apartments have outdated appliances and AC units that tend to make utility bills skyrocket. I had a problem with my AC all summer, and the thermostat finally got replaced mid-september, so I'm not sure how that really affects my power bill yet because by then it was cool enough to open windows and not run the AC. Management did give me a partial credit toward the price of the bill all summer. I am hoping for power bills less than $300 next summer!! **I lived in a 4 bedroom house with 4 people before moving here, and never had a power bill over $170** Grounds: several issues here, but some are not necessarily at the fault of management. There always seems to be some type of furniture or mattress piled up at the trash compacter, which is an eyesore! There are signs clearly stating we are not allowed to put them there, but everyone shouldn't have to look at it because someone can't follow directions. The trash can in the picnic area by my building is always overflowing. Additionally, lighting in the parking lot is limited in some areas which can be scary at night. Gate: the gate is broken frequently, which is a big negative to me because one of my requirements when I was looking for a place was a gated community. It defeats the purpose of having a gate if it's always broken. It does seem to get repaired a lot quicker here lately, though. I WISH it had one of those "arm" things in front of the gate as well so that it will ensure only one car can get through at a time...when the gate is working I have seen as many as 6 cars go through before it closes. People even sit out and wait for someone to exit and they get in that way. I also think there needs to be stop signs for the parking lot left out of the gate and up the hill. There have been many times that I have to slam on my brakes coming up the hill because people pull out of there with no concern for oncoming traffic...it's hard to see anyone coming and going from that hill. Also be careful of the speeders!! People FLY through the parking lot! I hate speedbumps, but now see why most complexes have them. I apologize for being so lengthy, but I feel it's only fair to the prospective new tenants to get an honest and fair review. Overall, it IS a nice place to live. My main concerns are security (the gate) and affordability, which will be determined with my power bills next summer...I struggled last summer with that unexpected expense. I would recommend this place to a friend based on the friendliness of the staff and wonderful location. Thank you Tamarron staff for everything you do to try and make this a nice place for us to live!!

Apartments are affordable due to the communities age of more than 20 years. However, property is maintained well so it does not show its age. Landscaping is very nice. Great place to walk pets if you have one. Located near the heart of Vinings without a "Vinings" pricetag. Tenants are professional people. Maintenance staff is knowledgable. Also within walking distance to I-285 and 5 minutes to Cumberland Mall or downtown Vinings.

When I first moved I thought it was a little old but the prices were reasonable. The staff is rude(with the exception of one person) but that wasn't the reason was ready to leave. The maintenance staff is horrible and lazy. I had a bug problem and they sid they were coming but weren't reall trating the apartment. Te problem got so bad I had to call in outside help which led me to have to throw away ALL food n my house. A complete waste of money and although I had reported the problem week after week for 3 months, they took no accountability. Also, there was a serious rat problem!!!! HUGE RATS!! They said the problem was known but I never saw it get better, they were by the dumpsters, on the steps leading to the building and around the entrance gate. It is very emarassing when you have company pull up and they see big rats around. In reference to the gate issue, it is ver faulty and not secure. If someone in fron of you goes in, whatever cars are behind can all go in. This was upsetting because I was under the impression that the property would be secure. Also, the exi gate would freeze and not work so majority of the time it would be open. there were a couple of instances where it would be closed at night so I would have to get ut, go type in my code at the call box to dial my phone and open the gate and get back in my car to ride through the entrance gate. It was an ok atay until the office staff changed and the rat and bug problem. I knew I wasn't going to renew. Don't do it!!!!

I am REALLTY considering moving here, but these ratings are very scary. I know every bad experience will be posted, but good experiences usually are not. I need an updated accurate statement from a current resident that has been here for a while. Are you seeing improvements? What's the worst part? What's the best part? Please give feedback.. thanks..

I moved in here in October of 2012 to stay with a roommate who originally signed the lease. In a few days since I moved in, the apartment got broken into. All the valuable, expensive electronics(two large TVs, laptops), jewelry were gone. My passports were gone. I stopped by the office to ask them to send a mass email to ask whether anybody saw at least something. The TVs were pretty big, one person wouldn't be able to handle them, their should've been at least 2 people stealing our stuff and a van. No mass email was sent. The security gates were broken for about a month. I brought it up to the attention of the lease office. They got repaired only two weeks later. Generally, by all means, avoid this place. It's not safe at all. I have a month by month lease signed with my roommate and currently seeking for a new place to stay. Plus, the car wash has been broke long time ago and it has been sitting there unoperational for more than a year now. Ehhhh, what a sad place, I'm regretting sooo much I didn't read the reviews about it. Laptops can be replaced but replacing documents is such a time consuming matter. ONe of the passports can't replaced in US, I need to return to my country, so the expenses I'm incurring with this break in are huge. And leasing office do absolutely nothing about the security of this place. Stay away folks, stay away. I don't want you to go through all this stuff. One small addition, I did get a chance to talk to an officer who responded to my call regarding break in. And I'm quoting: "We are receiving a lot of calls from this complex in regard to many sort of trouble. I would definitely not live over here!". I talked to some neighbors and they said there was a recent attack on a woman as she tried to get into her car. Several teenagers tried to steal the car as she was getting in. They couldn't take it away but ended up crashing into something.

I had high expectations for this place...and have ended up disappointed. Great location, nice management staff, and beautiful landscaping creates a nice shell but everything else is downhill from there. The pool has potential to be gorgeous, but it always filthy...even the first day it was open!! You would think they would take the time to clean it at least every weekend, but no, it's always full of leaves, pine straw, dirt, and bugs. I do NOT feel safe living here. The gate is broken often, and even when it does work it lets in way too many cars before it closes again. (They really need one of those arm things to close after the first car pulls off.) There have been some break ins, and my boyfriends speakers were stolen out of his car. People FLY through the parking lot and I've almost been hit a couple times. Apartments are outdated and not energy efficient. They're poorly insulated and the appliances are ancient so utility bills are outrageous. Trust me, pay a little more in rent somewhere else...it's worth it!!
