Need to fix the parking. You need to either make sure people park between the lines or you need to make the spaces wider. There's a guest parked right in the middle of 2 spots and the motorcycle that doesn't have to be parked in a garage. Just certain rules for certain residents?

    We are very diligent not only does our maintenance immediately responds to residents that we find parking over the lines or doesn't have proper parking permits. We also have a courtesy officer that lives on site and one of his main job duties is to patrol the parking lot to ensure all resident are in compliance. After office hours if you see someone parking between the lines please call our office and hit zero to speak to a live operator and have the courtesy officer paged out so he can respond to this concern.     the staff have always responded to requests and questions in a prompt manner. All of my surrounding neighbors are quiet people, I have always felt safe here. I would continue to live here if I didn't have to relocate. I would recommend this place to friends.its a great place to live

      It's been both good And bad. Parking could be better less restrictions on the ability to enjoy our selves being able to grill. There's just to many useless rules it's annoying. Makes me regret renewing my lease

        As this is an anonymous review, I am unable to address your concerns specifically. I would like to explain our grill policy. The Fire Marshall will not allow grills on our patios or balconies. For your enjoyment we have set up several grilling stations with picnic areas. At move in we encourage residents with more than one vehicle or guests to be courteous of other residents when parking. If there is a specific issue I would love to speak with you about it.

        A ten-year-old complex but very nice condition. Spacious rooms and baths, but kitchen and laundry are very small. Maintenance/ground crews work hard to maintain the property and it is kept very attractive. Overall a decent place to live.

          It is a gated community and the people there are very nice. I like that is very quiet. As far as I know the crime rate there is "not". I have never heard of a major problem at the complex. Thatis what made my decision to move in that area and the fact that town is just below you. If you want to walk, you can. It just seems like a good area to live.

            This community is a very safe and friendly community right off I-75. The town is quiet but there is Target, Publix, Chilis, Cici's Pizza and a whole lot more within walking distance. It has a gated entrance and the staff is very nice and friendly.

              The staff here is very friendly and helpful. The grounds are well maintained and landscaped nicely. Lots of amenities including tennis courts, pool, and small fitness center. Great location near shopping and restaurants. Very quiet for apartment living, which is so nice!!!

                My experience here has been very positive. Office staff has been Very supportive easy step of the way since my move in December 2015. I am recently divorced and was a nervous wreck. They answered all My questions and called several times after moving in to see how things were going. Grounds are very well maintained and service requests are handled promptly.

                  Extremely nice property with very friendly, professional staff. One major drawback, soundproofing of units leaves much to be desired. Construction is so that noise from neighbors is quite noticeable. All in all, property is by far the best in area. Very convenient to I-75.

                    I enjoy living here. My family and I feel safe and valued here. The neighbors are friendly and courteous. We have no issues with noise, etc. The apartments are clean and pest free. They really do a great job with up keep. The office staff and maintenance staff are wonderful and very helpful

                      Expensive to say the least. The monthly rental rate is high enough. But the unwritten charges are crazy. $150-250 a month for these extras. They charge for complex fees like grounds, irrigation, and water at carwash(which you pay for both when you wash and end of month grounds fee), and trash service. The water sewer bill will be between $30 and $94. Craziness! No check and balance. If office says you owe, then you pay it. Power bill on third floor was $250-400. The apartments are all ducted wrong so you pay for it...every month. The windows sweat water and causes mold. If you have respiratory issues,......plan on being sick the duration of your stay. They also started. Charging a usage deposit fee for using the tennis court. It's a tennis court for gods sake! The quiet hours are 10p-10am. But if the office staff does not like you, they will shut down any outdoor activities as early as 8pm On a Fri or Sat night. The office staff is two faced. They will tell you its economical to live there but your rent will go up as much as $110 a year and your neighbors rent (which is a favored by the mgr) may not go up at all. And when you move out prepare to pay $1000 for mold damage and new carpet. There are much better options out there. Find them! Not even gonna mention drugs. Be aware tho.

                        As this is an anonymous review, I am unable to address your concerns specifically. I would like to explain your concern of "unwritten charges." All utility charges are in writing prior to move-in and during move-in we require resident signature on the Utility Addendum. All water and sewer charges are based on usage and determined by the City of Cartersville. There are additional charges of trash ($3.50 mo.) and admin. Fee of ($5.00 mo.) (Which is how are third party billing gets paid for reading your meter and sending out a bill. We don't charge a tennis court fee/ deposit. We do have quiet hours, but if residents are noisy outside of these hours and a complaint is registered to our office or courtesy officer it will be addressed immediately. Just because we have quiet hours doesn't mean that residents can be loud and obnoxious. It is my job to ensure that all residents can enjoy the comforts of their home without disruption. I'm sorry that you think the office is two faced, however we won't always be liked or appreciated when we are enforcing rules and addressing concerns of other residents. Renewal rates come from the corporate office and they produce these rates based of market pricing and availability. We have never raised any current resident to full market rate at renewal time. Our increases last month ranged anywhere from 0 to $42. Security deposits are to cover the expenses of damages to the premises greater than normal "wear and tear." Pet stains are not considered normal "wear and tear." We provide every resident a personal move-out inspection. If we determine that carpet needs to be replaced we pro-rate the carpet life expectancy based on the original installation date. We never want to replace carpet because we automatically take a financial hit, however we will not expect a new resident to live on carpet that has pet stains.                         Great community and a pleasant place to live. HOWEVER, they will nickel and dime you to death with fees. We terminated our lease three months early because we purchased a home and they ended up charging us over $1,200 for early termination. We always paid our rent on time but they are unforgiving. Make sure to READ all the fine print. They go through the paperwork very fast when you're moving in and purposely skim over important sections such as termination fees. i.e. $400 turn key fee 1/4 of remaining rent due throughout term of lease, or other criteria, whichever is less Forget about getting your $200 deposit back Extra post cleaning fees.. In all, I would recommend living here but the office staff isn't the friendliest and they will try to get every dime out of you. Just read through everything and don't buy a home or move for work because they won't care.

                          I'm pleased that you think Avonlea Highlands is a great community and a pleasant place to live and you would recommend living here. As this is an anonymous review, I am unable to address your concerns specifically. I would like to explain the termination process. We require a month termination penalty or a 1/4 remaining balance left on the lease whichever is the lesser. So, worst case scenario you're required to pay one month termination penalty. The Georgia Apartment Association lease requires a full month termination penalty even if you only have one month left on your lease. Our lease in this situation would only require a 25% of one month. The $400 turnkey fee is only charged if you're in the first year of your lease. In reference, to cleaning fees we pay for a normal cleaning charge, but if our vendor charges us extra cleaning fees that are beyond normal wear and tear then those charges are passed on to the resident. We provide every resident an itemized list of deductions. This notification is sent to the resident's new address or the last known address on file if no forwarding address was given. We are unable to waive any termination fees because in doing so for one resident, we must be prepared to make the same exception for all residents. We make every effort to ensure all residents are treated equally and provide the same level of service for everyone.                           Horrible Horrible Experience. I haven't lived there in 5 Years and they have contacted me a few weeks ago saying that I owe them 940$. ----- in the front office is extremely difficult to deal with and does not stick to her words. The office does not have it together and seem a little clueless. I would NOT recommend them to anyone.

                            There are no negative comments to make. We are well into our second year at Avonlea. The entire experience has been easy and carefree. The prompt service, while rarely needed, is always friendly and efficient. The landscaping and maintenance of the common areas is always topnotch.                               I normally do not write reviews but had to make an exception here so others in the area would know what a great place this is to rent. I lived at Avonlea for 5 years before moving out of state and loved it. Pros: The apartments are clean and very well maintained, grounds are very well kept, the pool area is awesome, nice tennis court and workout facility. The location was great, very convenient to I75, restaurants, town and hiking at Pine Mountain. It is a gated facility so it's very secure. Miss Cathy, the property manager there is awesome, professional, polite, helpful, caring and always had great events planned for the kiddos and adults alike. Her door was always open if you just wanted to chat. She even listened to some of my family issues and gave my granddaughters special attention when they visited and I am forever grateful for that. She made sure the residents got balloons on their birthdays and checked on the sick and elderly. She is top notch and they are lucky to have her as a property manager! The maintenance staff there is knowledgeable and are always prompt to make repairs when needed. Cons: Although very well maintained the apartments could use a few upgrades such as lighting and plumbing fixtures, and better dishwashers. I would recommend Avonlea if you are looking to rent in that area.

                                      Avonlea apartments are truly the best in town. We've lived here for over seven years, moving to a larger apartment as our family grew. The grounds and apartments are beautiful, and located a stone's throw from many stores and restaurants. Our kids attend the city schools, which are wonderful. But I think the best part about living here is the staff, who are always friendly and do all they can to address concerns promptly. Highly recommended!

                                                Recently moved, work took me away, from Avonlea and I highly recommend this community. I was there for 2 years and never had any major issues. The small couple of issues I did have were taken care of the same day. The office staff are very friendly, professional, helpful and the maintenance staff as well. It is in a great location in Cartersville, close to interstate 75, hiking trails, restaurants and Lake Allatoona. If work ever brings me back that way I will be living there again.

                                                    As this is an anonymous review, I am unable to address your concerns specifically. I would like to explain however that most of my staff have been together an average of 6 1/2 years and take great pride in making our residents happy. Like most others, ours is a business of supply and demand. Over the years there have been times where many residents got no increase at all because the demand was low. In recent years the demand has been much higher leading to larger increases. As you may know about a year ago, we switched to an automated pricing system that weighs dozens of factors into setting the rates. The system has actually driven the rates up far HIGHER than what most current residents are paying. My area manager has actually chosen to override those rates for our long-term valued residents, and offer rates often far BELOW what we could charge by just leasing the apartment to someone new. I'm sure you can see that we value our existing resident by not always expecting them to pay "today's prices." I'm sorry you feel your complaints weren't addressed. I'm not sure of your specific concerns and would like to speak with you further about them. Please call me directly at 770-387-0900 so we can discuss them further.
