Working with the leasing office has been great and they are extremely responsive. The community is clean and well maintained. The apartment upon move-in was extremely clean and there were no maintenance issues to resolve.

They broke our lease agreement within 3 DAYS of signing it. My girlfriend and I wanted to rent here because the apartments seemed nice and were relatively affordable. We went through the application process and signed a lease for a 2br apartment. Well the management called us THREE DAYS LATER, two weeks before our move in date to tell us that the previous resident of our apartment decided to stay another month. So our apartment would not be ready for another entire month. So I guess we are homeless for a month. That's nice. We asked if we could just rent a 1br (many available) while we waited for this person to move out. Well we had to rent it for 6 months and would then be charged a TRANSFER FEE to move into the actual apartment that we signed our lease for. We asked to get it in writing that our apartment will definitely be available after the extra month. They said, even if they put it in writing, the housing office wouldn't honor it. We already paid for renter's insurance and transfered the power. We already paid to rent a moving truck. Whoops. They had no desire to work with us to find a soution. If it doesn't make them money, they don't care. They broke the lease and we get screwed.

Fantastic property with wonderful office personal and maintenance crew. Peppery is always keep beautiful and on the rare occasion that maintenance is required all the work is completed perfectly and in a timely manner. Highly recommend.

Like any large multiple apartment building communities,it has its pros and cons. depending on where you live in the community it can be a long walk to get to many of the amenities (trash compactor is over 1/4 mile from my apartment, and for those on the other side of the complex, it is a long walk to get to the Poo, grilling area, playground or mailroom. However, with the start of trash collection service on Sun - Thu is an awesome addition, but the complex is not very pedestrian friendly, when walking from one end to the other. There are bugs in the smoke alarms, as they go off for no reason at random times. And lastly, if you sleep in the Master bedroom, you have no choice but to hear people going up and down the stairs (sometimes very drunk people). IF you like apartment life, it is a very good place, if you are not an apartment person, this place will drive you crazy. My three years here were far more positive than the few minor negatives!

I've been in this complex for four years. My husband, my roommate and I moved in October of 2018, at a fair price for 3 people to split. Rents increased by almost 100$ each year so we currently pay 1550 for a 2 bed room. That's probably the case anywhere ya go, but regardless we will be leaving this year, we can't afford another 100$ added to that bill while paying a few utilities separately. You hear you're neighbors. Walls and floors are very thin so keep your arguments to the minimum or your neighbor will call the cops. DOGS everywhere! Which isn't an issue to me at all except when people just let them bark at others, just bark in general at all hours and with no stopping. It's kinda ridiculous. The parking is awful. They have "reserved parking" which is an extra 50$ added to your rent so you can actually park by your home. We didn't invest in this, and looking back I wish I had day one. We work in the restaurant industry and would get home late and some days would park basically at the office and we live in building 3000 in the very back. Can't even tell ya how many times I've made that walk in 4 years. Especially in the winter. Your window cile will condensate all day, every day. Beware, black mold will form if not taken care of. It's super inconvenient. Who the heck has the time to worry about that, get some better windows..not a ton of complaints but these are the few I would want to be warned about before investing.

It has been wonderful! The move in process as well as the neighbors have been awesome! I would recommend this apartment complex to anybody. Only thing that is bad about the community is the parking. I wish there were assigned parking besides having to rent a space.

just not completely satisfied. Snobbish staff, Blond older woman. Mold around windows. hard to clean. could use pine straw in dirt islands next to parking spot. Dirty stairwells and walkways. Last year when the streets were "repaved", it was just like black paint put on streets. Already have potholes throughout the neighborhood. That was a waste of money. They did a horrible job.

This is a very well kept, quiet community. The units are spacious and well maintained. Community also has fitness center, pool and parking is not an issue. Also pet friendly. Happy we chose to make this community our home.

We have resided at the Columns of Pilgrim Mill for 12 years and, prior to that, at the Columns of Lithia Sorings for two years. The Communities are well managed and well-maintained. We intend to stay at the Columns of Pilgrim Mill for the foreseeable future and am considering retiring in Newport Richey, FL at which time we will be interested in the Columns of Bear Creek.

Great. Management is friendly and helpful. Usually all issues are handled quickly. Parking is the only detractor, but I know that there is not much that can be done about it other than policing better that visitors park in the visitor lot.

It has been a pleasure living here. This apartment is on ground level/1st floor front and is in one of the best possible positions of the building. Buffered by a breezeway on the left side and facing in a Northern direction. Heating and air conditioning are most times not needed...just the fans for 8-9 months of year.

Ive been very happy living here for almost 8 years. My neighbors are very nice people and the building I live in is very quiet. The matinence staff is friendly and very efficient. They always do a good job. The only complaint about my time here is the parking situation. There are not enough parking spaces to each building and often If I get back after 7pm I'm forced to park further away from my building often having to park halfway across the complex past the post office and pool area. Which my building is the 1st building as you enter the complex. This is not convenient and especially hard on a person like myself who suffers from knee problems. Plus if its raining or very cold it's a good walk back to the building if having to park halfway across the entire complex.
