Crooks!

KEEP LOOKING!!!! I have lived at two Cortland properties, and unfortunately Cortland Duluth has been by far the worst experience. I chose this property because of the location and because I was told I could transfer from another Cortland property without the penalty of breaking my lease. Unfortunately, the transfer process was disorganized and frustrating from the start. No one seemed to know what was going on, which should have been my first red flag. At the time, I was also going through a difficult divorce, and due to staff mistakes, messages were accidentally sent to my then-husband's phone number, exposing personal information about my situation. That alone was extremely unprofessional. After moving in, I began to notice a strong mold-like smell in the apartment. I was told the unit had flooded previously and that the carpet might have a moldy odor, but no one ever came out to inspect or properly address the issue. Living there was exhausting. There was frequent loud music, weekly block parties in front of the garage, and someone appeared to be running a full car repair shop out of the garage beneath my unit. Residents were also notified about home invasions and car break-ins. On top of that, the property often had overflowing trash and embarrassingly dirty breezeways, which made the community look poorly maintained. During my second year there was a shooting near my building, a fire on the property, and multiple packages went missing. Despite always paying my rent on time and leaving the apartment in good condition when I moved out, I was still charged $1,100 in move-out fees, including being billed to replace the entire carpet. The photos they sent claiming there were stains appear to show marks that could have easily been removed with a standard carpet cleaner. I attempted to contact corporate about these charges. I spoke with someone named Dominique, who was impatient and rushed me off the phone, telling me she could not help me. She never called me back and reduced communication to email. No one from the corporate office ever followed up with me. Based on my experience, I would strongly encourage future residents to carefully review move-out policies and document everything. Be aware that you may be charged for replacements that should fall under normal property maintenance.

Friendly and clean environment

Everyone is so welcoming and my issues get resolved with no problem. I’ve been here for 2 years already and I don’t have any complaints about the staff or the community! The community itself is so well kept!

This community is very nice with great floor plans and an awesome staff that go above and beyond! Definitely book a tour to see for yourself and ask for Chris as he makes it such a great experience!!!

Current resident here, can I just say I loveee the staff! At my previous apartment packages would just pile up because lazy amazon drivers and seemingly the leasing agents wouldn’t care but the Duluth staff actually bring my packages to me on occasion when I request it and it’s so considerate. I love them!

Amazing community

I am a current 4 year resident here and my stay is the best I have had in apartment living. I downsized from a home 4 years ago and they made my transition easy and stress free. The staff is attentive and know my first name and spark everyday conversations. Honestly one of the best if not the best living experiences I have had. I want to give a shoutout to all maintenance team and Chris, he is at the resident service office and has to put up with me every other day.

Great community

I’m relocating from Florida early January, so I can’t apply just yet since my move-in date is too far out. But I had to leave my feedback because the customer service I received here is truly unmatched. From the moment I walked in, the smiles, knowledge, and patience the leasing agents showed me were absolutely top tier. At this location, Zuleyka even went the extra mile by introducing me to the resident services office so I could meet the rest of the team and management. They were just as amazing and welcoming. I already feel a sense of community here, and I can’t wait to make Cortland Duluth my new home. It feels like home already!

Amazing property!!

Living at Cortland Duluth has been such a great experience thanks to the entire team. From the leasing staff to maintenance, everyone here truly goes above and beyond Anytime I had a question or needed help, the office team was welcoming, professional, and quick to respond. ESPECIALLY DOMINIQUE!!! Maintenance requests were always handled fast and with care, and the community itself is always kept clean and well managed. It’s rare to find an apartment community where the whole team works so seamlessly to make residents feel at home, but Cortland Duluth does exactly that. Thank you all for making this such a positive place to live!

I’m impressed with how fast maintenance responds to work orders . Fast, efficient and friendly. I like that the property is always clean. You don’t see trash strewn around. Also excited to try the classes that are offered. Yoga , kickboxing etc

Excellent living experience, in & outside professional maintained

I have been living here going on 4 1/2 years and anytime I had any maintenance problems it always was handled professionally and within the day of or next day, the residence care team is always there for me any time I have questions, and answered adequately to my satisfaction and today 10-23-24, I have been working with Sierra Garrett to down size to another unit that is going to fit my new living situation and she’s been very helpful and understanding, she has been working with me back and forth all day, and I believe that things will work for me due to her being skilled in her profession

Impressed

From the entrance to the front door of a potential home, Cortland Duluth was breath taking. My fiance was impressed with the way the grounds had been kept. Esteban did a huge thing when he showed an actual apartment we will be staying in vs a model home.The customer service at this community was outstanding. We felt so welcomed from the entrance to the end. Cortland Duluth is such a beautiful community. The calmest had me sold. We definitely are moving forward with the application process. From South Florida to Cortland Duluth!!!! Here we go

6 years of Cortland Living

I've lived at Cortland Duluth for 6 years now. I'm going to share some of my experiences. The GOOD :) 1. Convenient Location. 2. Maintenance is usually very fast at getting to repair requests you put in. 3. Cortland keeps the grass and flowers/trees nice. The BAD :( 1. Gates are almost always broken. 2. This community seems to be 'run down'. Meaning, breezeways are usually dirty. 3. People are always playing extremely bad music and smoking marijuana/cigarettes throughout the community. I Personally have never seen the safety officer for the community. The one time I called the safety officer he just said to call the police. 4**It seems to be unsafe in this neighborhood with cars constantly being broken into (I know this because Cortland is sending emails so often about them being broken in to. All Cortland will say is to lock your doors and report any suspicious activity.) Also cars speed through here with no regards to children or pets.** 5. ***Most importantly. As expected, rent does go up every time you renew your lease. The first two times rent only went up around $100 (Isn't that bad). When I renewed this month for a year lease, it went up over $350.00 PER MONTH. Javier (Who is the new community manager) absolutely refused to negotiate the rent.*** I feel as though Cortland does not carea bout their individual residents and treats them as numbers. Being someone who had been loyal to Cortland I expected them to at least care and hear me out. STAY AWAY.

Lovely place to live. Super service and stuff! Great apartments in Great area. Office stuff are very friendly and quick to respond. Amila is the best. She will answer any of your questions. She always greet with a smile and very helpful to your needs. I will recommend this apartments to everyone!

I don't love this community, there is dog feces left in the grass. For those of us who curb our dogs, there are residents who do not! My neighbor upstairs from me sounds as if they're running a day care center. I have complained on numerous occasions about German cockroaches, they claim to have exterminated my apartment several times, but I still have to keep a can of raid in my apartment. Just killed one last night. It took almost the length of my residency in this complex to have my toilet top match the toilet. As for the resident portal, that we are to pay our rent on... It's not always accessible, it's down for two days and then available on the last day that rent is due. This is ridiculous, I feel as though it should be up and operational by the 25th of the previous month. Residents have lives, jobs, children, and a whole bunch of other responsibilities. I would like to have the rent paid, and out of the way as soon as possible! They used to have very nice, professional, and caring people working for them now I feel as though they'll hire anyone! I will not be renewing my lease when the time comes. $1700 for roaches is ridiculous!

Not a place I would recommend at all. Poor communication is #1 out of the 50 since Ive been here. I move around a lot for work by far the worse many many staff they have had. The one girl that was really good at her job is gone. Smh

This was a really great place to transition to apartment life after living in a house for a long time. Very quiet complex, minimal noise. Trash was picked up frequently, and the grounds were taken care of. I felt safe here as a single person, and maintenance responded quickly to calls. Great location. If anyone living with you, is a walker or a child who takes a bus, the gate can be quite a long walk on foot.
