I must say that I am impressed with James, the manager at Lake Ridge. James is a very "take action" type of manager along with his assistant Kristy. My fiance moved into her unit there and had several issues. At first I was pissed. But after I saw how PROFESSIONAL & RESPONSIVE James was I regained respect for the community. This manager (James) personally left his office and came to my Fiance unit to address the concerns. I was VERY impressed. Most corporate execs just hide behind their title and desk. This gentleman took time. James went the extra mile to make sure he stood by his word, and so did Kristy. If it wasn't for Dustin my Fiance wouldn't have taken the unit. If it wasn't for Kristy my fiance wouldn't have stayed past the first week. All said and done- JAMES SAVED THE DAY. He made things right and that's all that counts. I'm grateful to Maintenace and Management being responsive and caring to my apartment needs. Every time I had a maintenance issue they are always quick to respond. I love my apartment and the neighborhood. It's quiet and I feel safe living here with my children.

Apartments are outdated, we've had problems with bed bugs and the rent goes up everytime for the renewal of the lease (100+). I don't understand how the rent goes up so much but there is not kitchen or bath updates; the community isn't hated. Not to mentioned there is an increase in apartment burglaries & car break-ins. Other apartment communities can increase their rental fees becaus their apartments are up to date & gated. The water/trash/sewer fees are ridiculous here. You should add an additional $140-$200 monthly to whatever they quote to you for rent. We pay an average of $1200+ (Rent & fees) a month for this raggedy apartment. I have lived in this community for almost 3 years. Our apartment was not ready when we moved in (cleaning & appliances). The sliding glass door did not work for the first month. We had consistent problems with the AC & dishwasher. We stayed in this unit for about 17 months because maintenance finally fixed everything and the management staff changed. We moved from the 2 bedroom flat to a 2 bedroom townhouse 10 months ago. The day of move in we had to clean again because the apartment was dusty with dead bugs. The carpet was not cleaned. Within weeks of moving in we had problems with bedbugs. An exterminator had to come in to treat the apt, and we had to pay out of our pockets to get the carpet steamed clean. Due to the increase in rent and water/trash/sewer fees, I would recommend finding a home to rent instead of renting an apt here. I will most definitely move at the end of my lease.

Once again I must let those thinking of renting here to proceed with caution. Recently went to court to settle the situation regarding Failure for management to act and why I had refused to pay rent. The proof that the manager James was negligent was very apparent to the judge. After his judgement I went back to the manager to see if they will work it out so I can keep a roof over my head and have my son stay at a decent school. He stated corporate stated no. Many issues were resolved but it took almost a month to fix them and it so happen that before and by the court date most of the remaining issues were almost resolved. What is fustrating is that this same manager knew about the one main issue before I took possession of the apartment. Promised 3 days in a row to fix it and consider it an emergency and never did. Blant disregard and just disrespectful attitude for a resident. I dont believe a word that comes out his mouth and honestly wonder if he did try to contact corporate...beyond his direct manager. As stated in my previous review...the area and the rest of the office staff are great. All I want is fair treatment and the whole time dealing with the manager it is obvious he rather lie than to tell you he has dropped the ball.

Horrible!!!!!! Management is weak when it comes to ensuring that the residents take responsibility for their dogs when it comes to cleaning up after their dogs. This is by far the worst apartment living I have ever experienced.

This is a great community. Most of the people who live here seem to be working class and never cause any issues. The grounds are very well kept and the management is always friendly. I am never bothered by the noise of other residents and would certainly reccomend this complex to anyone looking for a place to live.

Only real complaint, the roaches are and have been an issue. Notjust the kitchen, its the master bedroom and bathroomHave emptied my cabinets for spraying and on two occasions they didn't even show up, when they came after complaining, they Took two mins to lay some sort of gel and emptying the cabinets was a waste of time because the treatments were minimal.

We love the neighborhood. It is very quiet in our unit. We barely hear noises from outside like moving cars and etc. We just moved in recently and we have couple of issues in the unit but we are very pleased with the office staffs, they are very accommodating, specialy James, they really took care of the problems in the unit. They sent their maintenance staffs and contractors as soon as possible to get it done. They told us to give them a list of things to fix and they went through it one by one. Over all, we are very happy with our new home. It's a perfect location for us.

I have been at this community 13 years and it has its ups and downs. Over the past year, I have seen significant improvements in maintenance and landscaping. The staff is more professional and considerate to residents and are also friendlier. I am specifically pleased with the location and size of the apartments, however there needs to be more attention to the inside of the units with regard to weatherproofing, lighting, etc... Nice esthetics, but functionality and energy efficiency needs to be incorporated.

The Columns at Lake Ridge Apartments does not provide a suitable environment for individuals seeking a safe living environment free of physical and environmental hazards; moving into this complex was done without adequate research and based only on information provided by staff and management - I now realize it was my responsibility to seek information from both non-biased sources as well as from information provided by past and/or current residents. Specific complaints I have or issues I have had to contend with: 1) The complex advertises itself as a smoke-free environment yet management refuses to enforce the non-smoking policy by either residents or staff; 2) My vehicle has been vandalized twice in one year and there is a report of a different car being vandalized or broken into on average of 1-2/month - there has been no effective response by management; 3) There are multiple safety and health hazardous conditions...I attached photos of the thrash repository taken yesterday and this scene is not out of the ordinary; 4) I selected an apt in the complex that was promised to offer a beautiful view and minimal noise - construction has been ongoing at my apartment window for about four months erecting a "granite wall" that blocks the previous scenic view; 5) Outdoor lightening near and around my apartment is so poor that I am hesitant to leave my apartment after dark; 6) The neighborhood is generally awesome and I have been pleased with leaving in the Dunwoody area; 7) Maintenance - has entered my apartment more than once while we were sleep and despite my clear instructions not to enter without permission; the maintenance manager generally does not know how to repair most things; however, there is one maintenance person who is 'down to earth' and honest and will do his best to help. Staff and Mgmt - I have recordings of the Manager stating that his next door neighbors smoke and there is nothing he can or will do about smokers. My personal experience is that mgmt has not been honest with me & other residents. If you are desperate for a place to live, the Columns is most certainly better than living on the streets or any other areas of Atlanta with high crime and homicide rates, however, I would just advise any resident to explore all there options before considering moving into this complex.

So far not wonderful. Work orders have been submitted but not taken care of. I was told today that there are 50 orders. We have moved in and still do not have a shower rod in the master bath. All promises and no action. I will keep on them until e everything is satisfactory.

It has been horrible. Subpar living for extremely high prices. Prices are to high for these conditions. Making sure that your residence is satisfied and lives in a clean safe evironment. I pay rent on time every month, and that is important that I get what I pay for.I feel the need to let others aside of ECI about my living conditions.

It's not about the community but more so about the apartment service . The apartment service is terrible the management is specially terrible !!!!!! I have had roaches plablems and I have been telling them to fix it but they never have . They send me a notes saying that problem was fix but it wasn't I called them about it and they lied !!!!!!!!!!!!!!!!!i I don't have anything to say other then bad service by the management .

The maintenance request services are awesome! As soon as I put in a work order, its always completed the same day or by the next day at the latest. The only disappointing factor about the community is the renewal rates. My renewal increases approximately 100.00 at every renewal which is much more aggressive than most communities. When I first moved in my apartment, there was a serious bug issue in the building. It didn't seem to clear up until the middle of last year when we received a new property manager. James is very courteous and is often seen working around the property and taking notes for improvements. I probably won't renew my lease because of the excessive renewal rates but overall I'm very pleased with the office and maintenance staff.

I have had several problems with the heat at my townhouse. I have done everything they have told me to do and still the problem exists. My energy bill is over $500 because I am trying my best to accomdate the heat and try and stay cool. It is cools down after it rains.

Overall this is a fantastic community, the grounds are always clean. The maintenance is quick and effective.Bridget called me a spoiled brat, other than that everything is top notch. And the mailman is super cool. He's incredibly polite and knows people by name. I would recommend this community to any of my friends and anybody that's looking for a upbeat friendly and overall fantastic environment. Sometimes I wish they wouldn't do lawncare so early, it's definitely disturbing but it's nobody's fault. They do a great job. It would be really great if the laundry room took cash or change and not just credit cards. It doesn't like one of my cards so I have to go to the coin laundry. I don't mind much,Oh yeah, that is within less than a block away from a right aid and a chain of really really great restaurants! You can't beat the real estate.

I have very nice neighbors and like the size and location of my appartment within the Lake Ridge community. The management has been very responsive and friendly and strive for good service to the residents. Dunwoody is a wonderful area for many reasons and I hope to be here for years to come.
