Several issues with the apartment..Ventilation in my unit is poor, water does not stay hot for very long, people's pets poop on the side walks, the sidewalk near my building floods with it rains, units are very dim (need dome lighting). SEVERE PEST CONTROL PROBLEM.

Just stepped into this community a month ago. Online portal for rental/maintanance req are good. Emergency maintanance were taken care on time. So far so good. For people who would like to stay sort of individual home, this place really good.

Good neighborhood. High efficiency of all staff and pleasant. Get clear explanation and well informed regarding the place and how the place runs.Staff are professionals and knowledgeable.A feeling of belonging,welcomed and being a member of the family.

Run! Mold, AC doesn't work (power bill 400+ with 80+d temp) It's too hot to cook or do laundry. Bugs, snakes, old appliances, bathtubs have been resurfaced so many times is unsanitary. Fountain doesn't work anymore leaving the "pond' smelly, old carpet, maintenance stinks (only band aids), insulation is terrible, ALL closets have fallen leaving a HUGE mess more than once each. Manager lies. The management wouldn't even live here at a discounted rate, I asked. Too many details to list. Rent keeps going up while "services/amenities" go down. I want to seek legal action. All of this mess is just too much! Health problems because of all listed. Its the ------ of Dunwoody. Trust me! Run!

Overall this is a pleasant place to live. Location is excellent, most of the neighbors are nice, occasional loud music, but generally reasonable when asked to lower it. If you take an apartment near the 'lake', the geese can be noisy and messy. We have enjoyed our residence here.

My overall experience at this community is satisfactory,especially when it comes to safety, which is an important factor when it comes to selecting a community to live in. I recommend this community to friend and relatives in the future...

Horrible office staff. The old management was the best. The new agents are rude and disrespectful. THE RENT IS TOO HIGH FOR SUCH OLD APARTMENTS. It has rats, roaches, snakes, mold and is moldy. Rent at your own risk. Maintenance staff very nice.

The staff has been very helpful and our neighbors are very nice. So far, it's been the most quiet complex that I've ever lived in. The inside of the apartment is large with plenty of room for all of my furniture and my king size bed. I am very satisfied.

We have a horrible experience with our lease on 2916, 2502 was beautiful no roaches and everything was working properly, we had sent more than 10 works orders for AC still the same, energy bill so high temperatures over 80 degrees, and we have to use fan with the AC on.

My Main issue is the ROACH PROBLEM. I like the layout of the apartment but the insolation is poor. Bedroom is freezing in winter and sweltering in summer. I usually sleep on couch. The vents are spewing black dust. Needs duct cleaning. Worried my asthma will flair up. They also should pit blinds on every patio to make the community look better. Some have sheets or just junk at the windows. This would make the community look a lot nicer.

Everything is superb except the recent events of thefts. If we can have our community gated I think it will be the best place to live in this area. because of these events I am afraid to refer any of my friends. Rest all I good in term of service and staffs

Maintenance issues are handled sloppily. I enjoy the neighborhood, but I feel that I pay too much for the extremely average service I receive. I am still waiting on my promised carpet shampoo from my lease renewal. Thank you for the opportunity to take this survey

Peaceful and serene environment. The neighbors are friendly. And also the leasing office staff members are very helpful. Maintenance does a very great job at helping out and fixing problems in the apartment. Security too is very good in the area.

Maintenance requests are promptly dealt with within 24-48 hours. Staff is pleasant and loves dogs! Very quiet when in the home and fixing any issues you may have. Front office very prompt with following up on visits as well. Very pleased with this community!!

I regret moving here. Its been my worst apt experience ever because of the nasty roaches and apathetic office manager. The corporate office had to get involved. Only then did they finally aggressively start treating the problem. I hope it works. Meanwhile, I have never been able to create a home in my apt or comfortably entertain guests because of the roaches. Its been very stressful and heartbreaking living here. Cannot in good conscious recommend this place to anyone.

community experience is 2.5/5 base on their maintenance work. my ladder step is half , i was request to change, but they told me NO, due to old house. I was surprise with response . area is nice. community staff is friendly. if you looking for big house in budget then this community is perfect.

No problem with management as they try to fix it but does not get taken care on time. Houses are too old so its tend to have more maintenance calls. Why cant you guys get just one more extra person and make the process faster.Have already recommended several friends.

I would like an opportunitie to get out of my lease. It's very noisie in this townhouse. There is No Parking when the people next door have three cars and a company Truck there's only 12 parking spaces for 12 Apt Units,& there 8 family members..

I feel obligated to voice my opinion of this place, since I have had such a great experience so far! From the outside, the apartment looks a little dated, but I guarentee you won't find a bigger apartment home in the Dunwoody area for the unbeatable price! My neighbors are friendly and nice. Although I always hear of car break-ins at neighboring apartment complexes, I have never heard of any issues at The Columns at Lake Ridge. My car has never had any issues regarding break-ins or property damage. As a single female in her 20's, I feel safe here. Minor roach problems in the summertime, but hey, you are living in Georgia! They have free pest control available to you as a tenant... so take advantage of it. Bridgette is very helpful and kind! Maintenance is also very friendly and approachable! Plan to renew in June, pending that the rates don't increase too much.

I have been a resident of Lake ridge since 2012. The overall experience was pretty good. The townhouse unit is huge and has LOTS of closet space and square footage. I had an outbreak of ants last summer but a heavy duty commercial strength indoor/outdoor spray, along with a co-operative effort from my neighbors got the problem eliminated. Im not one to wait around on "pest control appointments" I just took care of it myself and have not had any issues since. Its not the best insulated apartment. It gets pretty cold downstairs in the winter even with the temp set at 80 degrees. However upstairs feels like the -----'s den, but I guess heat rises and that's the drawback of vaulted ceilings. We would just crack a bedroom window and that would balance out the upstairs temp just right. After my first year they jacked up the rent by $100. I thought that was a bit much but I stayed thinking it probably wouldn't go up too much more in the following year but I was wrong. They increased another $80 and that was my cue to leave. Most likely the increases are due to the half million dollar subdivision being built across the street. But considering the location and the size of the units its still a good value. Even though the "upgraded" unit I rented looks like it was "updated" 10 years ago... lol! Oh well... My job is in Marietta so for now it looks like Im Cobb County bound. Im gonna miss Dunwoody. Hope this helps anyone looking to move here. I would have renewed my lease had they not hit me over my head for almost $200 extra dollars in just a 2 year time frame. Most places (even in DUNWOODY)only go up $30-$50 a year... smh.

Community staff member are excellent in what they do. Ms. B is exceptional she's alway on point when you have any concerns or issue and makes sure they're resolved on time. It's a really nice community to live in. Convenience to major locations

ROACHES!! Lots of roaches. Office management is uncaring. Playground is unkept...filled with large ant mounds. The leasing agent promised a playground upgrade in June 2013....never happened. Laundry room is very nasty...never been cleaned I don't think. Only 2 washers actually work. Only 3 good dryers. Lights out always in laundry room. Complex is not at all children or handicapped friendly. Parking is a real challenge. Garbage dump overflows drastically several times a month. Witness large rats in dumpster area. Front office doesn't care. Things really went downhill when Vicki left. Would never recommend this place to anyone under current management.

Overall, the quality and experience has been very good. Until recently we have a bug problem that will not go away everything has been fine. The office staff has always been polite, courteous, and eager to help us. The maintenance staff has always been speedy and handled all repairs quickly.

is well maintained. When I have a concerns, the staff are approachable and sincere in their responses. The staff are also consistent when it comes to residents following the rules stated in our leases, and have followed through when something needs to be addressed. The property is well maintained.

Yep, Glad I'm Gone! I have been there for a couple years and the apartments are not what they used to be. I absolutely hate the garbage over flow, noisy neighbors and lack luster mgmt. I stuck around because of the schools but I eventually gave up. Glad to be out of there! Need to screen tenants better, there is no reason why 7 people should leave in a 2bd room apartment. These aparment are the Projects of Dunwoody.
