This is a decent community well situated near 285 in Dunwoody. This is an older community with typical problems buildings forty years old tend to have, such as aging systems and intermittent pest control issues. There does seem to be a fair amount of turn-over with residents some of whom do not appear to be vetted properly.

The apartments are clean and reasonable maintained. The community. is quite..Its close to schools which is a big plus... There is security. on the the property. Clean kept exterior and breezeways. Overall.a call home.

Leasing and maintenance staff is very professional and friendly. I am very happy with maintenance requests for my apartment. However, we are very unhappy with fitness room. Equipment has been damaged for over a year. Please send a memo to residents letting us know plans to fix equipment and improve fatness room.

Customer service was really horrible when I move in 2014. Office manager didn't seem to care. But once the new management came you could totally see the difference. Customer service and management were very helpful

The townhomes was a perfect place for me when I was looking. It was very spacious and offered a good separation from downstairs to upstairs. The community has been very nice and maintenance has always be very quick and responsive.

I've been a resident at the Columns at Lake Ridge for one year. Pro's: Spacious apartments with sun room, friendly maintenance staff. Park nearby. Good location, close to shopping and restaurants, with quick access to interstate 285. Con's: Property manager insists on reading the lease to you instead of giving it to you to review on your own. He reads pages he wants you to be aware of of tries to hide pages that he does not want you to read as he is holding the lease while you are supposed to be reviewing it. He insists on doing a "pre-walk through" upon move out which is his own personal requirement. Large bugs, lizards, worms, snakes find their way into the sun room daily. Smoke from other apartments fill your home through ceiling vents. When you complain the Property Manager ignores the complaint. He said he would send a letter to the residents of the building and never did. When you put in work order requests sometimes the property manager will close them out on his own regardless of if the work needs to be done because he doesn't want it to look like it's taking as long as it is to address maintenance issues. Teenagers sit on the stairs in front of the apartments smoking pot all day long. People pee on your front door. Sometimes the fitness room / pool area is locked. Just a lot of weird, disgusting stuff goes on here probably because it's on the lower price point of rentals for the area. For the most part the people at the community are nice, but imagine coming home every day to kids camped out in front of your home, finding someone has peed on your door, seeing trash left by the kids in the entrance way to your home, smoke filling your home when you don't smoke, bugs coming in through sun room...I'd never rent here again...I'd rather pay more to not have to deal with these issues.

My apartment was vacant for some time before I moved in, therefore there were quite a few problems with the apartment overall. There was brand new carpet installed, but there were open holes where pipe work is (i.e. under sinks and behind toilets) that was letting roaches into the apartment, vinyl flooring that was peeling up, and leaky faucets. HOWEVER, all of the issues were QUICKLY and PROFESSIONALLY corrected. Since then, I have had ZERO bug problems, no more leaks, and a new floor installed. The office staff is ALWAYS friendly and the maintenance staff is always helpful. They even fixed other problems they noticed when doing unrelated maintenance without even being asked. Sometimes it is difficult to reach the office by phone, but they are ALWAYS prompt at responding to emails. The only problem I have still is the temperature of the upstairs is generally 3-5 degrees warmer than downstairs. However, that is expected with the style and age of the townhome in which I live. Overall, I would recommend the complex to friends.

So far we have enjoyed living here. Our only suggestions would be fixing the fountain (the mosquitos are out of control) and cleaning up broken glass from dog areas. Other than that we have enjoyed our time here so far.

Community is well kept. Great location, close to everything. Neighbors are pretty respectful. Staff in front office is nice. The property manager is pretty rude though. If you have a maintenance call turn it in through the portal. if you call the office it will never get done.

so far it's good. area is quite peacefull and got trail for walk near. everything is close by . but roaches and other bugs are around the house. laundry is small and 30 min to washer is quite little time.

It's a great community. Apartments are very isolated so you don't hear your neighbors. It's a very active community. Everyone is always walking, running, at the pool or just at the park. It's a great place to live and the location is great.

This is a great neighborhood. The neighbors are friendly, it's quiet, the grounds are well taken care of, and maintenance requests are handled quickly. The townhouses have great natural light. Being right next to the park is a wonderful amenity! The complex is in a great central location to shops, restaurants, bars, perimeter mall, and only 20 minutes from downtown Atlanta.

It is hit and miss. Mostly miss. Finding a parking spot after 5pm is near impossible, upstairs neighbors have no consideration for us in regards to their noise level, a girl was robbed behind the building away from the parking lot when she was coming home late, people throw their garbage behind the bushes instead of taking it to the dumpster, the complex refuses to accept packages so it's a nightmare to get anything delivered and a tree fell on a car a few months ago so no one is paying attention to the landscaping other than trimming bushes at 8am. The quality of the tenants and the care of the complex suggests it's a cheaper apartment but it's not. The rent is not worth what you get in return.

The plumbing is very old and needs constant maintenance. The apartment has bugs and when pest control responded to a request they only did a very limited spot treatment. The neighborhood is not great, right next to basketball courts with bright lights until 11 pm and occasional loud music/events.

so far so good. stuff is good. mainfance is good. have nothin to complain so far. the house condition can be little vary. however overall is good. my maintance requst is handled fast and well. the neiborhood has a lot of bugs location. reasonable price. sometimes a little noisy maybe buzy room near the street

Everything is great but lots of roaches and management does not do a great job. The gym is dirty. The major problem with this apartment is lots of roaches everywhere. Pest control is not effective at all. I would have given an overall rating to 4 if there were no roaches. Giving overall rating to 2 just because of this unhygienic roaches everywhere. Especially in the Kitchen.

People and staff are very friendly. We love the environment. Everything is so green and spread out. I love the fact that my family can walk right into the park next to them. My mom and dad are a little older and the people in the front office have been wonderful.

Positives and negatives - the positives are the location - close to work, Brookrun trail, and other amenities like groceries, etc. The negatives are how easy it is to hear everything - outside noises, neighbors in the middle of the night arguing, etc. and the look of the outside. The stairs to the apartment need repair and painting, and the prickly bush at the foot of the stairs is overgrown, and the size of the speed bumps! Thanks

My experience has been horrible. The staff is not friendly and they do not put in the maintenance requests is a timely fashion. Also there are roaches everywhere! I have never had roaches in my home until I moved into this complex. I wouldn't recommend this complex to anyone that I cared about.

I mentioned so many times about pest control for my apartment. I was confirmed that pest control is done before I moved in.After I moved into apartment I have seen many cockroaches and send them pictures as well but pest control is not done so far. Apartment is very unhygienic so I didn't take my clothes out of my suitcase until pest control is done properly. Just living in the apartment for the sake of living. Pest control needs to be done properly.

Old & poor quality. Need renovation. Not a very friendly (just fake friendly) staff. Looks nice from the outside but a disaster as you step in....& yes, cheapest in the area + close to pharmacy & restaurants.
