I moved into the Columns at Lake Ridge five years ago because of the location, good schools and low price. I have experience several different management and maintenance staff throughout my five years of living here at the Columns and I would have to honestly say that the management we have now is incredible!! They're very respectful, always in a cheerful mood and willing to fix any problems. I also have to include the maintenance staff they are the most professional maintenance staff I have ever encountered while living in any apartment complex. Although they have up to 48 hours to fix a problem they usually get it done within 24 hours or less. I have seen maintenance men climbing into the dumpster to fix a stop up just so the surrounding area of the dumpster isn't clutter. These men are incredible! The Columns at Lake Ridge is not the same apartment complex it was a couple years ago it's totally different due to new staff and I love it now.

Dont be fooled by the kindness and such you will get when trying to see the models- as these people are nothing more than sales people who dont give a crap once you move in. Upon moving in, I had a gas leak (which there is no doubt that maintenance & office did not smell it prior to putting me in that unit).I continued to smell gas for the remainder of the time and constantly called ATL gas & Light. They also found a gas leak in the stove, and in October 2016, the hot water heater busted and poured all over. No maintenance staff lives on site in this dump. They didnt tighten water heater & there was another gas leak. The carbon monoxide tunnel that is in the closet was not put together so was inhaling carbon monoxide as well as gas for almost 2 years. TRUST me, the neighbors surrounding me and in other units on the property have had gas leaks also. On to the bug issues- ROACHES & mice poop were there when I moved in, and were still living with me when I moved out. TRASH 1 dumpster which they claim the motor breaks, however, lived there almost 2 years and I had to dodge rats to take my trash out everyday. Exterminator does nothing- you are paying for nothing. These units are very large. They are very old and not up to code. Bedroom roof leaked & their solution was to paint over the stain. MOLD everywhere in the units in the sunrooms and in the vents. A bunch of hay is placed down instead of planting grass. There are no sidewalks kids have to walk in the street. DOG POOP everywhere! Pool- FILTHY on an EVERYDAY basis throughout the summer. Maintenance lie, they dont fix things. They put a bandaid on it. Maintenance is not friendly & they all are pissed off when they have to actually come out to fix something. The kitchens are outdated and the appliances are from the 70s, possibly earlier. Billing- "YES ENERGY". You have to pay whatever YES ENERGY tells you to pay. In addition, they charge $7.50 to send you a bill as an "administrative charge .They are charging you $100 a year to send you a bill- the sewer & water is overpriced. The AC runs about $300 a month that is keeping it on 78. I didnt have any problems with crime, it was quiet. If you want to live in gas leaks that are never corrected, with roaches to share your food, or if you want to live on a farm with hay all around you and a fire hazard, then this is the place. If not turn the other way, dont let the square footage attract you- because these apartments/townhomes are death traps!!!

The columns at lake ridge is an amazing place to live. The office staff and maintenance our top notch, and the community is friendly and in a good part of town. Everything is located within 3 miles of the complex, making shopping and everyday life much easier.

It has been an ok experience. Maint could be better. Apt needs upgrading for the price being charged and for the area location. Needs new garbage container installed; minor updates for security would help the complex.

Apartment staff have been very helpful and courteous during the move in process and have been available to help with questions as needed. The townhouse layout is great and gas stove was a huge selling point for my boyfriend who is a cook!

Great apartment, but they have to improve the quality of service, the treatment with the residents, improve the community by meetings monthly to socialize with all neighbors. Create a family enviroment.

I have had roaches since I moved in this place. I also have spiders and mice too and when i moved in I instantly had a gas leak. Since then I have had 2 more gas leaks- as well as my neighbor has too. The only benefit to these apartments are the size. There are no sidewalks for kids to walk. There are a million speedbumps to get through and only one car can usually go at a time. The garbage is overflowing with garbage and rats on a regular basis- at least over a year. We pay a trash fee of $5.00. There is dog poop everywhere despite telling on the same people who let their dogs poop everywhere. The landscaping in the wooded areas are not kept up and the sunrooms are corroded. Maintenance has changed 3x since I been here and some of them are just lazy, stand around all day. Add about an additional $100 plus to your rent because sewer is usually around $60 a month to flush your toilet, and water is $40.00. You also have $7.50 fee from YES Energy- a third party who charges to send a bill to you for rent. I would not recommend this place and I am pretty much stuck because it is the cheapest around this area, but it comes with rodents and way outdated apartments. I pray hard every night that I wake up from living in this death trap, between gas & mold, its terrible.

Its an "ok" community. Always seems to have a lot of trash problems though and electrical problems. You can hear neighbors blasting music through your own apartment so the place is not so much sound proof.

The staff, maintenance workers, neighbors are very friendly! That's the best part about living here. Some negatives would be the old condition of the town homes. Cabinets don't fit modern sized appliances, pots, pans, etc., storage is decent throughout the home, however closet shelves feel flimsy. Every knob, light switch, faucet, etc throughout the home needs updating and replacing. If you can get a great deal on rent, this is an okay place to live. Like I said the people are the best part about this place, so if that doesn't matter to you then this will probably not be worth all of the cons this place has.

Need to improve a lot in various areas. The Cleaning stuff doesn't come for weeks together. Tons and Tons of fallen leaves and dust are just pilling upon in front of the apartments and the internal lane. Management only concerns about outside beautification . But the apartments like mine which are situated behind areas near woods , management doesn't pay attention in cleaning outside dust and leaves. Service needs to be improved a lot.

The community isn't bad. Diverse cultures, decent schools, and convenient shopping, but these apartments need to be renovated. Floors are badly damaged, ie., slanting, cracks in foundation, loose cement under carpet. There's no way to move quietly because the floor will make a sound. All of the appliances are old. I doubt any are energy efficient. Everything has broken at one point or other, but maintenance does there best to patch them up. The office staff changes quite a bit, but mostly everyone is friendly. Overall this isn't a bad place to live, but for the cost, I would shop around for newer accomodations.

I have enjoyed living at Lake Ridge since 2014. Great location to several local attractions. Great schools for the kids. Wonderful park next door which we enjoy long walks on the park trail. This is a great place to enjoy just sitting back and relaxing on a lazy Saturday afternoon,

Drug Dealer going on in this apartment complex, everywhere you go smells like weed, is unbelievable, you can find from teenagers or adults smoking anywhere inside the property, management don't care, or don't even call the police, reaches, ants, ac units are old

The property overall is great, they updated their website which looks fabulous online and the new signage upfront is also update where they can compete with the other newer properties in the area. The 2BR town homes are huge and I don't think others in the area can compare.

The area itself is very nice but the apartments themselves need some major updating. There are bugs, poor insulation, drafty spaces, water problems, and the maintanence staff breaks more than they fix. They charge more for things like water and sewage than originally discussed.

It is an ok apartment for the location and the rent, but the complex has a serious roach problem. Pest control comes every week and states the building is infested. Maintenance is not timely and fixes issues very thrown together. There has been several car break ins ( including my own!) and home break ins as well. But you do get a large amount of square feet and are near the Dunwoody trail.

I've lived here less than a year and have not had any issues. The apartment is older than I'm used to but the staff has been great. Maintenance has been good responding to issues, however, the termite company came three times and sprayed the wrong room several times. The carpet is terrible also.
