Awful. Pests, carpet is old, appliances are out of date, according unit can't keep up with the size of the unit because too few vents. The plumbing is terrible. Most often have to flush the toilet twice.

I have been here for almost 7 years, I love the community, neighbors, location, in general this complex is great. The only issue is that since 15 months ago we have been dealing with roaches I am sick of this, every-time I summited a request, pest control company never show up. I know is a third part but we need your support.

Unhappy Tenant for the price I pay

I have been here for a year. Same complaint. It was really nice in the beginning them the influx of Roaches. Maintenance takes their time to get to you. Now the air conditioning issue and it's going on 2 weeks. It's so disappointing when rent is almost 1800.00. I have spoken to someone from the office twice. More than enough emails and requests. Still the same. It's terrible that I might have to contact corporate or go above management to get this taken care of. Very disappointing.

Great rates for apartments & friendly, helpful staff

I moved in August 2021 and I’ve enjoyed this community. Lots of space, feels more like a home. I love that access to Dunwoody Trails is right in the complex, a park next door and a quite, well maintained complex. Liz is amazing in leasing, so helpful and knowledgeable. Monica is awesome! Maintenance repairs are done in a timely manner, which is not often that you’d find that in a large community. I plan to renew here as well.

While the rent is very reasonable for my 3 bedroom, I know others in the complex that have had a very different experience. When you add to that the lack of parking in my section, the difficulty in getting maintenance services adequately performed, and the lack of communication between the staff and residents, it doesn't make for the best picture.

I like the convenience in location and other services around the place. Close to a great elementary school, a few parks and all the grocery stores. Very responsive staff. Good community that we didn't face any issues with neighbors. Relatively calm. Overall, it has been a great stay

Maintenance comes on time, but sometimes won't properly fix the problem. Still dealing with pest, I believe my building is infested. Flooding on sidewalks when it rains, sometimes I get trapped inside my home.

My experience has not been the greatest. From walking into a dirty not cleaned and appliances not working apartment to 1 specific maintenance personnel giving me a hard time about what needs fixture. This complex needs educational seminars for their staff as it seems to be the norm to give tenants attitude or shrug them off. I come from corporate world management and this complex needs to re-vamp their employee to tenant mannerisms.

The Columns at Lake Ridge is a beautiful community with spacious housing. The units should be up to date and remodeled. Landscaping is only done in the front of the properties when landscapers should have done it throughout the property. A couple of things were also disappointing when I moved in, but I am giving the leasing office time to fix them. I am still excited about moving into my unit and doubt it won't get done. Anthony is one of the best leasing agents I've had so far; make sure to ask for him if you are interested. My application/move-in process was fast, and he responded quickly. He has been checking things off of my list and ensuring they get done. I look forward to what's to come.

If you are thinking about moving here please keep this in mind: We moved to our new unit 10 months ago (03/2021) and we were promised to have our fridge and cabinets replaced since they are in devastating conditions. The outside of the fridge has all sorts of bumps like somebody try to hit it with a baseball bat. We were told by management that the items were already ordered by the time we moved in. I checked on the status on these for the first 6 months and I got the same answer: they have been delayed because of COVID, which I completely understand. However I am updating this review on 02/16/2022 (it’s about to be a year since I moved in) and I have not received any updates on these items that were promised to us. They will also hand you the keys to the apartment with the vents are full of mold so make sure you check those out When it comes to rent payment; Our monthly total rent has been changing consistenly since our first month that we moved in. How much is the change? Over $200 per month

This community staff is amazing, close to businesses and freeways. The grounds keep could be better , and the outside of the buildings. But the floor plans are huge. Next to dunwoody park we're you can walk trail and exercise.

Amazing area! Property has a lovely nature trail that connects to Brook run park! 8mins from perimeter mall. The apartments are large and spacious. But thats about it! Pot holes in the neighborhood, the parking is a mess, the bugs keep you OCD or they'll take over. Also LOTS of scratching in the ceiling.

Apartments are large schools are great. Need a security gate to keep down illegal dumping and utilizing our tennis court and swimming pool by outsiders. The office staff Monica the leasing agent is fantastic I'm a senior citizen not savvy at all with computers Monica and Jason they made my transition flawless.management is so is the maintenance men. Overall I'm enjoying my stay l plan on signing another lease.

At first it seems like a nice quaint community. The residents are nice but the upkeep by management is terrible. They run around issues and would rather do a quick job than fully assess situations. Been dealing with roaches for 4 months now after 3 treatments from complex and 3 other from myself and they are not handling it properly. The building foundation needs to be tended too and the insulation is poor.

The green areas behind the buildings are not cleaned properly, rather they are never cleaned and are entrances to housingI hope one day they clean up. and fix the parts of the entrances that are in the back is problem is gardening

If you love living on a boat with leaks then these are the perfect apartments for you. Carpet in the bedrooms and the sunroom floor are flooded with water every time it rains. I am not talking about just some moistness from the rain but they simply get drenched in water. Along with the water come many types of centipedes and earthworms. Proof is in the attached photos and videos collected over the years. In addition to these flooring leaks, toilets in the second floor units constantly get jammed and that toilet water leaks into the first floor units. Eeeewww!!! I have spoken to neighbors in the community who confirmed that they faced similar leakage issues in their units. Management is feckless and in fact they don’t care about your problems. Every time you contact them about these issues the response is always the same, “We are going to fix this in a few days.” Guess what, its been more than 3 years since I have been asking them to take care of these leaks. They cannot and they will not because they simply don’t care.

I was hoping that the management would do the basics right but they did not. One week since I moved in, toilet flush are not working and the water does not pass from the bath tub. You need to go to toilet and take shower, don't you? I am frustrated but what can I do?

Great location and good schools around. Safety and we have a beautiful park close by. Pool and tenis court Great price and stores, Walmart, target , perimeter mall and others. Deers , birds, and more.
