Ever since the change of management and ownership Park at Abernathy has not been the same. I will say the maintenance people are great however the leasing office will always tell you something different. Due to me changing banks, I had trouble with my rent being pulled from the wrong bank account. After this, I was banned from paying through the online portal for what was supposed to be 6 months. After 6 months of paying on time with check or money order, I was told by the leasing office that I have to make payments with money order or check for 12 months in order to be allowed to use the portal again to make my rent payments.

If you're an apartment person this is a great place to live. Safe, lots of families with children and affordable. Fantastic maintenance department. We have had no bugs, interior is clean, appliances are up to date. Fantastic staff at the leasing office. Trash company is annoying but that's not the complex's fault. The only thing is depending on where you move into, you could be apart of a noisy area. People aren't doing anything intentionally, but most are not considerate when having gatherings, slamming doors, blasting music(anywhere), playing in the parking lot and so on. But that's only depending on whatever building you're in. Overall decent area, staying until I buy a house.

Great community !!

This is the place where you can call your place home. We have been living here for three years and I loved it being here. Maintenance is good and quick. Community have dog park, childrens park , tennis court. Best place to live in Sandysprings.

Collecting trash is the biggest problem at this place. You always have to beg for it. As well as pest control. I'm paying $25 for sweet nnothing.You pay for pest control but they don't come as stipulated ?????. Good luck

It's a fine place to live. The location is very convenient. I have experienced two internal pipe leaks that were mitigated. When it rains, water collects on my walkway and up to my door. The valet trash pickup is hit or miss. My next door neighbor leaves their trash can (whether empty or full) on the walkway leading to my apartment 24/7. My understanding was that trash was only to be left out during the time that valet picks it up. It's a bit troubling to have to navigate around a trash can anytime I leave or enter my unit. Overall, I'm fairly pleased with the complex.

The management office staff is excellent in customer service, friendly, and helpful when I have questions regarding my leasing but the maintenance supervisor is rude and takes too long for maintenance request.

I like this community for its diversity and landscape with lots of trees. The office responds promptly to problems and the staff are very nice. when I had a dog, I used the dog park a lot and enjoyed walking the trails with him. The landscape is well kept.

The location is really good, located next to tons of restaurants, stores and bars. People in the neighborhood are friendly enough, however, there is a lack of dog waste posts and the pool and is really shallow (3ft throughout). My apartment has a bad roach problem I've been unable to resolve despite multiple fumigation requests. The rent is steadily increasing for how small the apartments are.

It was decent when we first moved here but the last year with new property management has been a night mare I would never recommend this place. They do not respond to emails or emergency maintenance requests. When the maintenance actually decides to come they leave everything unfinished and a mess. Trash always piles up on the ground outside of the trash compactor. So disgusting. Zero customer service. These people do not care about their jobs or their residents. Pathetic! Do not recommend!

overall the community is clean but the maintenance staff is very rude. I've had multiple altercations with maintenance staff. Overall the office staff is great. The only issue is the gate problem, the gate is always broken & opened.

I just toured the apartments, but they seem super nice. The staff was very friendly and helpful. Its a pretty complex, its gated with lots of trees and the pool and gym area are nice and seem really well kept.

Tour Review

This is not a review of living here, rather a review of the tour experience. Out of multiple apartment complexes in the area that I toured this has been my favorite. First, David in the leasing office was very honest and friendly, he answered any questions without hesitating. Sometimes they get on a sales pitch but nothing seemed that way. In regards to the property- The grounds are well maintained, and honestly considering the time that the complex was built, it seems to be well maintained. The amenities are all updated and again well kept.

I had issue with my stove since the beginning of this week and decided to call today to get it resolved. I called and maintenance came by, his name was Juan. Throughout this service he was friendly and respectful! Not only did he explained why my stove was having this issue but he also showed me. I have been living here for 10+ years and never came across a genuine person. Glad to have him apart of my community!

Community is well-kept with routine leaf clean-up, a pool cleaning, tennis courts, etc. staff is very friendly including maintenance staff. Maintenance team is quick to respond to request. One of the biggest issues here are the Roaches!! I keep a very clean apartment and do not leave trash sitting outside beyond trash pickup hours. Roaches get in my apartment every week, sometimes multiple times. Need more pest control. Parents need to monitor children playing in parking lots. They will kick balls and put their hands on everyone's vehicles. I see child's hand prints on my car hood/doors. Office needs to crack down on parents parking their cars in the road for school bus pickup. There is not enough space for two way traffic and I am stuck nearly every weekday morning trying to exit the property because cars are parked blocking the pathway to exit. Please take action. Not sure what solution you have for the traffic buildup at the gates and the gates being broken but that is also annoying and a huge inconvenience.

Wonderful Place to Live

I absolutely love living in Park at Abernathy Square. Anytime someone comes over, I am so excited to show them the amenities it has to offer. The pool is a great size with an outdoor grilling and catering area. The trash company Valet Living are also super convenient and well kept up with. The gyms are so spacious and well equipped that both my fiancé and I discontinued our membership at our gym. The cardio gym, weight lifting room, and the yoga studio offer a wide variety of options. If we had a dog, definitely use doggy park outside the building. We also love that Park at Abernathy Square offers social events multiple times a week. Although I live with my fiancé, we still go to network and hang out with the other residents at these events. Plus, the social events aren't cheesy, and usually involve food and/or wine. We have lived here for 4 months and haven't even thought about moving out at the end of our lease or purchasing a house. We love it that much! Also, the management team is super approachable and great communicators, which is rare to find in this area!

My experience with this community started out great under BH Management. Since the new leasing company has taken over, a lot of things changed negatively. The biggest problem is security. There has been a shooting and multiple car break ins since the management change. We had an armed security officer and the gate was rarely broken. Now the gate is broken at least a couple of days a week. The maintenance staff could be more informative and friendly. The trash service has been very inconsistent and there is ALWAYS a hill of trash after collecting.
