Very very bad management. They won't give any rewards program. If you ask for rewards program they will just come and inspect your house and say there is a bed bug and house is not clean and they will make you pay 1000$ fine. They will find out all possible ways to make you pay more fine. They will give a notice to treat the bed bed within two days, if you approach them for explanation, the property manager will say she does not have time to talk. And you will receive another letter for not cooperating with her.

This apartment will definitely receive the nobel award in future for how to disrespect ur customers. I cannot give negative so giving one rating else believe me it wont deserve even negative of negative ratings.. If you want to lose ur self respect u r most welcome to this community. I will list out some MINOR problems in this stupid Vinings corner. 1. You will be living 24/7 with rats ( not small one but its double the size of a cat) and roaches 2. If you ever get a working cooktop you are the most luckiest person in this whole world. Its the worst in worst of all. 3. If you book 2 bathroom apartment you are literally putting ur money onto the trash because if you are taking shower in 1 bathroom and if someone in ur family unfortunately open any tap in either kitchen or in 2nd bathroom you will start screaming because you will be standing under a ice cold water.. 4. You can just keep 10 dresses in ur large size closet if you choose keep the eleventh one the closet will literally fall into ur head. 5. An example: you have cooktop issue you are raising a compliant, he comes fixes it and again within an hour you will face the same issue you are not supposed to raise the issue if you do so you will literally be thrown out or the service person will just give you one simple advice, " if you want to live in this apartment, live with this old nasty cooktop else you are always allowed to move out immediately" it is like they are giving you money to stay in their beautiful cockroach and rats apartment. 6. After you raise an issue and if you were not in ur apartment during a service person arrival they will just keep a note saying the issue is fixed and they will close the compliant but what happened really is they definitely dont even know whats the issue we raised. 7. List goes on and on but place is not enough to write everything. Finally forgot to mention one last but very very very important thing, don't ever ever try to give shake-hand to any one in the maintenance office they will definitely insult you so bad. Only a person who needs no self respect lives here. So i am breaking my lease and moving out. Even if they pay me million dollar i am not ready to be here in this nasty dump apartment with few ghost which lives in the maintenance office. They are renovating few apartments ( renovation ha ha ha ha an ultimate joke here don't believe the word 'renovated' in Vinings corner) so they need more money so they will treat you like a money growing tree.

I have been at this property for 2 years and it's been nothing but s headache. I've put in close to 100 service request and it seems as if the maintenance staff is irritated when they have to make repairs. My AC unit have broken down twice within a month and it still isn't working properly. I call to speak with the property manager and she tell her staff that she is busy and never returns my phone calls. They want to increase your rent to compete with the other properties in the area when they have done anything to improve these apartments other than paint the outside of the building and did a crappie job sealing the parking lots. The grounds look horrible with visible dirt, they don't even put down pine straw anymore other than at the leasing office. This place is definitely not worth the money and the property manager needs to take ownership with things aren't right. Bottom line, do not move in this property!!!!

Awful experience my car was wrecked inside of the community. If your even one day late they charge you heavy and gates are always messed up. Staff doesn't seem to be that understanding. The kitchen is super dated and the stove never works. In the process of trying to break my lease now it's that bad!

I am a former resident of Vinings Corner, lived there for several years. Initially I liked the place, there was lots of open space, service was good. But then slowly places started going from good to bad to worse. Off late there have been issues with everything, it's a gated community but gates used to be open all the time. When you call for service request they don't come for days, but if you are late in paying rent even by a day they charge hefty. Gymnasium was always had issues, they have 'parts have been ordered' card hanging on 2 treadmills for past 2 years but they never arrived. I can still go and check it will still be hanging. Finally fed up and left.

Worst worst worst apartment i have ever seen in Atlanta. The front desk staffs will not treat u like their tenants rather they will treat you like their servants. If you raise any issues in your apartment after moving in, thats it, the service guy will blast you like anything and will question you directly like why you moved in to this apartment? Moved in just 2 months back now feel like living in hell. Waiting for 10 more months to run out as quickly as possible from this hell place. ( cant give 0 star so putting 1 star )

Lets put the good things first. Courteous staff, lots of space, price is low and the list ends here. Apartments have never been in good shape. Have been living in the community for over 4 years now. Security is below par, gates are malfunctioning and remains open most of the times. Gymnasium is in the worst shape. After complaining repeatedly almost every month 3 out of 5 treadmills never function, remaining 2 makes sound is if a plane is about to land. No paper towel, no proper light, 50% weights are missing. people only stay in this apartments because it is closer to Home Depot Corporate Office. until last years their prices were 10% lower than others. But now they started increasing them saying that its below market, but they don't have any explanation of why the facilities are not improving par with the other apartment communities around. I had some personal issues and couldn't move out otherwise my 1 Bedroom apartment doesn't worth paying even $500.

I love my new apartment. It is in the exact location I want. Great elementary school. Close to the city. I love the dog park. The leasing agent Michael was excellent. He was completely accommodating for all my questions and concerns.

My husband and I have lived in this community for many years. Its very convenient for all the activities we do in this area. Our experience here has been good !! This community recently changed management companies and we feel as though the property is changing for the better. Maintenance calls have been handled quickly and efficiently. The staff has been very helpful and courteous to us. I would recommend this property to anyone.

Beautiful community overall. The landscaping and layout is serene, inviting, and relaxing. There are two pools (one which has just been upgraded), a tennis court, a dog park, a laundry facility, a car wash, and numerous dog stations around the property. There are two entrances/exits, both gated. Overall, the neighborhood is safe. The is a LARGE Indian population. People are often walking the community, and children are constantly outside playing (weather and time permitting). Maintenance does a great job at adhering to service requests. The staff does their best to solve any problems I have and do so the day the request is made. The leasing office staff is knowledgeable, fun, and patient. The apartments are not fully updated. The lighting fixtures are modern and nice which makes the apartments have a more updated feel and look. Appliances (stove, fridge, dishwasher) are not modern however they work well! My bathroom has wood vinyl which looks very modern. This flooring is being placed in the bathrooms and kitchens of many apartments - I believe. I have lived here for appx 3 months. I have not had any pest problems, issues with neighbors, or management complaints. Though I did want a more modern/updated apartment, the size of my apartment in comparison to the cost per month of the apartment, the amenities, and the peace of mind received by living here, at Vinings Corner, are substitutes that will suffice.

All the above reviews are true. Because this property was previously leased by some other management. Now things are changing one after the other (as we can't except all changes ASAP). Coming to the community, you find all the Home Depot employees and that too ------- more (I'm also an Indian). Basically this place itself has a backdrop i.e, no good reception of cellphone signals (if you get a house level to the road or lower). Apart from these it's a decent place to stay. (It is worth at least to stop-by and have a look at the apartments)

I have lived here for 8 months and I have had no problems with this property. Every time I call or go into the office the staff is always pleasant and helpful. Every work order, or complaint I have had has always been taken care of in a timely manner. In fact, my AC went out after hours, and instead of making me suffer through the night with no AC, the maintenance man brought in a ventilated AC unit to keep us cool, and I never asked for one...when I got home from work the next day the portable AC unit was gone and my air was blowing cold. The new owners of this complex are doing a complete restoration of the property, and it is looking very nice. They are currently working on my building and I am excited for the new look. I am a single dad to my nine year old daughter, and everyone, including maintenance staff, is always very kind to my daughter and that means a lot to me. We have built some relationships here with the staff that I believe will last for a life time. I am resigning my lease in August, and will be here for another two years. :)

DO NOT LIVE HERE. utter stupid management. hurrible and unpleasant stay. left the house in just 8 months. management doesnt care for the residents. they dont respond to resident's issues. All they want is timely rent payment. price has increased compared to other apartments. look out for other apartments. You must call 3/4 times to fix any utility issues. staffs are awful.

DO NOT LIVE HERE!!!!! That's the first thing what i would recommend to any one who are willing to go to reside in this apartments. If u call in a maintenance problem u must call 3 times for it to get fixed.First let me tell me about the staff. The staff is awful. They wont respond to any of your calls or get back to you on the requests you made. You have to be back of them to get the issue resolved. However after many things done and taken care, finally after these things done, you then realize that the issue is still pending and its not finally completed. The worst apartment in terms of maintenance and response from the staff. They are purely and truly unprofessional. Many times the staff changes, but all of them are the same in regarding to responding to people.Its not the people/staff they need to change, its the way they handle the things need to be changed. People staff what will they do when there management gave them orders to follow like this... they are just people, who are doing their job. This is a gated community by name, but the gate (indoor and outdoor) are always broken. Its really joke as one of the reviews have written in some posts. Its truly a joke. They are going to go up every time when you renew your lease, depends on the market. The lights in the community wont work. It will be too dark inside the community in nights. As if you are in some deserted area in night.. Where you hardly see any one, because of the poor lighting. many homes carpets have strains, they wont get them clean, They wont change the carpets once the tenants leave, the apartments. I requested them i need a new carpet to move, how ever they did not do that instead, they gave me discount on the pricing because of this. With this i understood that they wont want to spend there budget on the maintenance and fixing and getting the apartments better for future residents. Due to this already old carpets, we have bed bugs in the apartments. When i enquired with few other residents living in the apartments. Mostly all of them are having bed bugs issue. All the apartments have old carpets, and not maintained well due to which all the apt homes have bedbugs in apt complex. once you have them, trust me how may times you get the bed bugs treatment done. You still have the issue. I have spend my own money for this issue, still i was facing the issue. The leasing office wont talk about that, they say that they will change carpet, when he resident leaves, but its all lies, they wont do that. Don't fall to there trap. The discount they gave in rent. I have to pay more towards the treatment of bugs. So its waste even if you fall trap to that words, what they say. All the maintenance works will be done.But you have to visit many times leasing office, many calls and requests. Finally it will be done. But on there sheet it will be complete. But trust me, in your opinion it will be still incomplete. Only they do is a eye wash to you , that they have done something to fix. But if you still will be facing with the same issue. Sarah and michael are the 2 people which i encounter most of the times. They are truly unprofessional in there duties. I don't know why the management is still having them. After all these reviews also, how come the management is so cool, not to responding to the people request. i don't understand. They will charge you when you move out. So pleas take pics and do walk-in when you move in and also write everything on paper for the record and make a copy for yourself. When moving out they are going to rip you out. Luckily i had all the proofs. so they could not do anything to me. Otherwise you are going to pay a huge fines, when you move out. They charge many residents when they move out for the damages. But when a new resident is moving in. the damages remains as it is, they wont be fixed. Instead when that resident is moving out, they will charge again for the damages. I don't know where the money is going and what they are doing with the money they charge towards the damages. AS the apt is still being rented with those damages. I used to live in building 1000,100 and 700 buildings. Every year i had to move to different buildings thinking at least these apartments would be great. People might get doubt, why knowing all these issues how come i still lived here. Its because of 2 things. My office and budget constrains. Luckily, i got a job a little far and thank god. I am now moving out from this apartments. There are many apartments near by go to better ones, that these cheap ---- apartments with poor irresponsible management. All the times, you hear is excuses from the management. Final word...... Please don't consider this apartments. Pay some $ more to a better apartments, where u are happy. Don't recommend this to any one at any point of time. BACK off from this VININGS CORNER APARTMENTS.

I was a resident of Vinings Corner for 4 years and had all possible negative experiences there. Let me list it down so as help you all with your apartment search before you zero in on this. 1. They should not call it a Gated Community at all. It's a JOKE. Throughout the year you can see it open. 2. Give a work order to get things fixed in your apartment and FORGET IT!! They never turn up. The minimum number of reminder is 3 and a walk in to leasing office must before it gets fixed. 3. People in Leasing office good for nothing. They will blame you for everything that goes wrong. 4. Sarah is the lady at the front desk and she will try her best to block you to meet the manager. 5. Michael tops the list. You will not be treated as a tenant by him. He treats you like HE IS THE BOSS. He forgets a lot. So if says something take it in writing. Otherwise next time he may say "When DID I SAY SO ??" 6. They hardly invest in maintaining the community. ZERO DOLLARS. 7. Community lights would be out most of the time. 8. Building 31 onwards hardly maintained. 9. Carpets will not be replaced. Old carpets. 10. They charge you for everything at move out. ....It goes on. So final word NO, NEVER VININGS CORNER!!!

Please note how many bad reviews there are for this apartment complex. That is not by coincidence. They have changed management companies three times in the last year. This is a gated community but the gate (indoor and outdoor) are always broken. The trash dumpster overflows on a regular basis. Only the areas viewable by potential renters are well maintained. If you are in a secluded part of the complex you are out of luck. I discovered I had a rodent problem the week of Thanksgiving. as it turned out my upstairs neighbor reported a problem the week before. All four of the leasing agents kept telling me they would have maintenance patch up the rather large holes where the rats were coming in right away. Here we are a month later, the holes remained unrepaired. This is a major safety and health concern for me and I don't feel comfortable in my own home. I'm terrified. My co-worker who lives on the other side of the complex had a beg bug problem in her building. Because of the poorly maintained property and the way the rodent situation has been handled, I have decided not to renew my lease. I'm actually leaving my apartment early because I can't bare to stay here any longer than I have to. By the way, they were going up $44/month at the end of the lease. I refuse to pay more for a place I am completely unhappy in. I discourage anyone else from staying there until they get their act together.

The worst apartment in terms of maintenance and response from the staff. The Drainer in my kitchen sink was broken and complained 3 weeks back, still not fixed. As part of my lease I was supposed to get my rooms repainted and its almost 6 months still nothing. My friends Refrigerator not working for the last 4 days, nothing done yet. The apartment main gate is not closing for the last 4 weeks, still not fixed. I am not sure what exactly the maintenance people are doing. They must be sleeping during their shift. Stay away from the apartment. You need to complain at least 3 -4 times to get any work done.

The apartment buildings and surroundings are pretty okay.Maintenance is so slow.After multiple calls and visits to the office,they might come and fix the problems.And the staff,so unprofessional.They don't have any respect to the residents.They are so rude to the residents and even their guests.I should not have extended my lease being lazy to pack and unpack.

Please stay away from this apartment. My garbage disposal is not working and as a result the water does not drain. We requested the maintenance to repair it but after putting in the request they never repaired it and gave excuses that they were short staffed and can only repair it at the end of the week. We are moving out and they wanted to have a move out pre walk. We waited the whole day we did not get amy emails or phone calls that there will not be any move out inspection and we ended up waiting in our apartment the whole day. The apartment when we moved in was in bad condition. The carpet was filthy, red stains and multiple white and red stain throughout the apartment carpet and there were also stains/discoloration the counter tops. Even though we listed them in the move in inspection form, they never rectified them. We had to clean the carpets but the stains remained. In the first place they should have replaced the carpets even before we moved in. Now when we request a move out inspection for some reason they are not willing to do it. We are afraid based on the many reviews here they will charge us for all those things that we there when we moved in. My question why are they so hesitant to do a move out inspection with us????? Luckily we took photos when we moved in and if they charge us for the damages that were there prior to us moving in we will have to contest them. They really treat the customer well and are very rude. Please go some where else. I will be uploading the pictures soon of the damages in apartment prior to move in. Pls document everything

Better be homeless
This is the worst apartment I have ever come across. One advise to everyone who comes here which I would not even recommend to my worst enemy is when they ask you to do move in inspection please make sure that you enter the apartment with a camera and better still if you take pictures and do a video recording as well. Believe me the apartment on your first inspection itself will have a ton of flaws and problems. From appliances to carpets to the walls you name it the flaws will be there. Make sure you take pictures for your records and insist on a copy of the move in inspection as well. What this management does is they will not do anything to fix the issues during your tenancy here but when you move in you will be expected to bear the cost of all the flaws and imperfections discovered while move in inspection. I did not do all this and believe me when I moved out, I had to pay a hefty amount because of these cheats. Those who have PETS PLEASE STAY AWAY UNLESS YOU WANT TO BE RIPPED OFF AS MY FRIEND SUFFERED A HEFTY MOVE OUT FEES. You are better off being homeless than living in this apartment

I cannot wait to move!
I ve lived here for almost four years now, and I cannot wait to get out. This complex is obviously going down hill from the appearance, to the residents, and the worst of all is the attitude of the leasing office. Any problem reported gets an eye-rolling response and constant lies of when things will be fixed. When I moved into my apartment, it took almost three months to have things completed that should have been accomplished before I even signed my lease. It has gotten so bad, that I no longer contact the leasing office to report maintenance requests. There is no point. The only response I receive is some on the spot excuse and don't even think about a manager caring to speak to you! I have made many friends in this complex, and EVERY SINGLE ONE hates living here and is planning on moving once their lease has expired. Its no wonder the occupancy has declined drastically over the past few months. And on top of it all, there are much better deals in the Vining s area. This place is a waste of anyone's time, unless they make some changes in the employees soon.

Gone downhill majorly - Do not recommend for young professionals
I lived there for over two years. Used to be a nice community with mostly younger professionals, responsive management. I guess with the economy, that all changed. Read the other posts about how the community and management philosophy as a whole has changed; it's true. It's now mostly contractors, I believe, who often times jump from place to place within the complex. No stability of residents. Lots of little kids and the entire family, including grandparents, come with the male contractor...and try to get away with living in one apartment. It's really too bad, because again, used to be nice.

come hang with some black mold
don't really have much to say about this place. except they absolutely do not care about their tenants. if you pay on time. live without complaints. and mind your own business they seem to be even less wiling to help you out with a problem. also be sure to get renter's insurance. As in my case, hot water heater burst. (the picture below shows the nice way they stuffed all of my clothes and belongings into my bathtub after the water heater burst/ the second picture is where some of the black mold was found...next to the far window on the moulding this was taken about two weeks after fighting with them about replacing the carpet *which they still refuse to do*) Instead of telling me how they could help me or fix my situation they just repeated over and over how, if i was going to claim any damage or liability then i would have to make a claim with my renter's insurance. It took begging and pleading to have them put me in a hotel for a night so the apartment could air out. Then they refused to replace the carpet saying it "wasn't that bad" and there was no mold to be found. Lo and behold while cleaning i discovered a nice little area where some BLACK mold was growing. No worries though i have pictures and a couple lawyers on the case now. So my advice for this place? STAY AWAY. FAR FAR FAR AWAY. of course...unless you like to live with mold...then go for it.
