A lot of noise from upstairs neighbors. Dont like the feature of using front porch areas, because neighbors are too messy. Apartment staff provided no info about important information of property such as shared experiences and due date, how to use facilities, and how to request pool time upon my move-in. Also, dont like that microwaves arent provided in unit.

Junction at Vinings is an awesome place to call home. Besides the beautiful landscape and nice sized fully renovated apartments, the staff is great at addressing needs/concerns quickly. The surrounding neighborhood is fairly quiet, close to hwy, shopping, dining Kaiser and Wellstar.

Junction @ Vinings is a Community that is very peaceful and quiet....This place you can really call home..........The staff is Exceptionally Friendly and helpful. I like the fact that it is located around Costco and the Galleria Mall area. Everything is right at your fingertips...Just moved here and very satisfied.

New Management has created a positive culture. Spacious living in Vinings. Quiet neighborhood with security gates now working. Compared to cookie cutter small apartments the location is convenient to everything. Kudos to two the MaintenanceTeam and the Management for constantly striving to make their clients living a positive experience.

There is no security to your property and also poor maintenance. The leasing staff are not friendly. Initially i thought the new staff would be better and friendly , but they are worse than previous staff

Location and school system are great. Thats the only pleasant thing I can say. To fill the 201 characters: management tries to work something out if youre late however additional charges apply to your rental rate without explanation

The grounds are beautiful, the only part that is terrible is the urgency to get rid of the roaches in our building, and no one cleaned the apartment before I moved in. Other than that Staff is very nice.

My experience at Junction at Vinings has been my most unique to say the least. I love my floor plan and quiet neighborhood. However, the gates are always broken, making it easy for a non resident to gain access. My rent is $1350 however by time all is said and done rent is $1500. There is a pest problem due to wooded areas, lots of spiders if you have the big windows on the first floor. My visitors always complain about cell reception which I have att and not many issues. Overall flood community if you seek location and quiet environment.

RUN!!!! If I could give Zero/"0" stars, I would. Everything that others have mentioned in the other reviews is true. I lived here for several years with no issues under "Vinings Corner", which was a Gables Property. At the beginning of 2019, GreyStar Mgmt bought the property and renamed the company "Junction at Vinings". Everything went downhill... 1. My neighbors car was broken into and I heard about several other break ins. 2. There is always trash strewn in the common areas: bottles, fast food, candy wrappers, etc. 3. I had a broken AC unit for 4-5 months, of which I documented every time there was contact made with the leasing office. Initially, I was told that it wasn't "AC Season", mgmt did nothing until finally in March when I followed up my email with visits to the leasing office. 4. I've had a noisy neighbor that I've documented since September 2019; they smoke weed inside and outside (it comes through the walls), grill in the parking lot and on their balcony (fire hazard) have guests that are loud & obnoxious (hanging out into the parking lot, yelling from the balcony, etc.), they blast music and the bass vibrates through the walls...I've documented, called the courtesy officer (who does ABSOLUTELY nothing and either he is lying about what he sees and hears or the Property Manager is lying about what he is reporting) and the Property Manager, Millie, told me that there was nothing she could do when I visited her in person...AND it's my responsibility to call the police and obtain police reports after hours. BUT, even if I do all of that, according to her email: "Our courtesy officer did not report seeing any grill and he reported the noise was turned down immediately. We are not here at night and we respect Smyrna noise hours code. We send lease violations but it takes a lot of legal actions to give notice to a resident. Sometimes we need to wait until renewal to not offer a renewal." Meanwhile, I have pictures and video of the grill/noise and the Courtesy Officer told me that the neighbors ignored him and continued playing their music.....So, RUN!!! because ultimately, if you don't like these conditions there is nothing you can do until your neighbors leave or you do. 5. We paid for a gated community, yet the gate is always broken and/or open. 6. Maintenance takes longer to respond than the average community to make repairs. 7. The list goes on and on..... Do your research...if you see GreyStar Mgmt as the owners of a property....RUN!!! Unfortunately, they bought this property so I didn't have the opportunity to do so BUT once I started doing my research they have similar complaints on other property sites.

My experience has been good. The community is quiet and laid back. The pools are nice as well. Maintenance has been responsive when needed, which has not been often. I really enjoy being tucked back in the woods rather than listening to traffic of the city.

This was a great community now its just okay, the new management is more interested in the look than their residents right now. The property manager is not nice at all but the other staff are great!! If the gate breaks then they take weeks to fix it, which I hate. The one good thing is they did upgrade the gym equipment! And they offer some community events. Overall, its not a terrible place to live, I stay to myself and so does everyone else.

JAV is continuously improving quality of living in the community. Maintenance staff response time and issue resolution also very good. Frequent problems with in gate and out gate. Most of the times these gates are wide open for everyone. This is a major concern.

I would be happy to refer anyone to Junction at Vinings for the wonderful environment and a more generous, helping staffs and awesome Manager who really cares for the personal concerns of the residents and support. Extra marks to the maintenance Department. I would like to add that the quality of the bath tub in the apartment is not good and be ready to pay minimum of $220 during the move out even in 1 year. I had been in other places where the quality was good. I don't think the bath tub has to be resurfaced for every year and it happens only because of poor quality. It not only happened to me, all my friends staying in this apartment are facing the same issue.

I moved in Junction at Vinings apartment about 1 month ago. Originally, I was supposed to move in another unit. However, at the time of my move in the previous management sold me a lie! I was given a tour of the model and informed all of the units looked just like the model with the exception of the square footage. I was promised light gray granite counter tops, chic hardwood floors through my apartment, stainless steel appliances, fireplace with mantel. Let me just tell you the day of my move in was a disaster!! I had already gave my notices to my previous homeowners, who had new tenants now moving in my old place, I had transferred all of my utilities to the new address and had paid the moving company to move me that morning. When I got to the leasing office to pay my deposit and 1st month's rent, I decided to take a peek in the window of my new apartment. It was filthy, the walls were dirty, No stainless steel appliances, no hardwood floors, no granite counter tops, dirty white appliances, old cabinets, old carpet, just a nasty disaster. I was furious and had no place to go. I called the office and was informed that the apartments were now under new ownership and the previous management that promised me that my apartment would look like the model, was no longer there. The new management offered to give my money back but I no where to go. All my furniture was sitting in a moving truck outside ready for me to move in. I was then offered another apartment which is $130 more than the original apartment. I had no choice but to take it. This amount is totally out of my budget. I am now paying $1390 for a two bedroom two bath instead for $1260 which I originally budgeted for. To make matters worst they informed me I was due a credit on my next month's rent and that it would be applied on the first. After I paid the rent minus the credit they came back and said it was an error on their part and I didn't have a credit so now I owe them an additional $659 plus $1405 by the first of next month. This has been a financial nightmare. I don't have that kind of money. I definitely will not renew my lease. The office staff are very nice people, especially Tye and Garret, I just can't afford to live here any longer.

Had one problem when I first moved in. After only 6 days in the apartment a table and chair came up missing from my porch area. Someone was moving upstairs and I believe the people may have taken my table and chair by mistake, since I had them folder against the rail. I was hoping it would be returned, but so fair it hasnt. Ive been out of town, but upon my return I will check with the upstairs neighbor.

Still new to priperty and need more time to do a review. Not satified on how I have been treated to an extent. Maintenance is not up to par on certain repairs and some are rude. Back gates work off and on. People piggy back at the gate

A friendly community with very good maintenance service. After the change of new management the response time to the maintenance requests has improved. I wish the leasing staff is more courteous, as they never ask to take the seat while discussing anything. They are politely rude ;-)
