Started off great
When I first moved here, it was a quiet, friendly neighborhood. Now, with the prices of rentals having gone down Vinings Corner lets everyone in. I have a few major concerns: 1. if you put in a work request 9 times out of 10 you won't immediately have it repaired. You have to call and call again. 2. I'm most definitely not a racist, but there is an overwhelming population of Indian families that recently moved in. They congregate on the tennis courts, in the parking lots, everywhere. It's difficult to drive within the complex because they are always walking and letting their children wander freely into the streets. 3. You can smell Indian food cooking through the walls all times of the day. 4. The windows on virtually every apartment are filthy. You can't see through the bottom part of the windows because they are covered in mildew and pollen. 5. The walls are paper thin. I hear my neighbors have sex daily. All in all, save yourself the trouble. I'm just biding time until my lease is up.

I disagree with some of what has been written here. We have lived here two years. The leasing office staff could not be nicer. Some of their staff has changed since we moved in but they have always been pleasant. I believe this community to be a safe environment or we would not have recently signed a new lease. In addition to single people living here there are many families with children. A past poster, obviously upset...and rightfully so...over their friends attack, implies that the apartment complex allows criminals to live here...really! The leasing office does require for a criminal background check to be run on future residences prior to them moving here. Of course a criminal background check will not catch every bad seed especially those who have never had a run in with the law. Last year two teenage boys...not a gang...were arrested and their families evicted from the community following several complaints. The boys apparently attacked or roughed up one resident and had frightened several others by asking for money and cigarettes. All of this took place over a brief period of time. Sadly this type of thing could happen anywhere. The leasing office worked with the police to get to the bottom of this matter. To my knowledge there have been no other incidents. I know this is a safe area and safe community I live here! Families and couples freely walk throughout the community. No one is living in fear! Many families such as mine enjoy this complex and renew their leases. We have never had a bad maintenance experience. Once I entered the office to request for someone to look at my heater. In less than a half-hour a maintenance person was ringing my doorbell. I suspect maintenance here is not much different than at any other apartment complex. If a repair request is made late in the day or on Saturday afternoon do not expect same day service. The same is true if you take your car to the shop. The appliances are older models as others have posted. When was the last time you saw brand new appliances in any apartment? Our appliances look good and have worked fine with no complaints. They are no older then the apartment complex we moved from but probably should be updated. This maybe something that should be negotiated with the leasing office prior to signing a lease...I do not know. We live in an upstairs unit. In almost two years I have only seen a single roach. Many ground floor apartments also overlook the woods. I recommend requesting that any unit be sprayed prior to your move in date. Most apartment complexes will offer free treatment if there is a complaint. I have always had my new apartments professionally sprayed or I sprayed them myself before moving in my belonging...this is just good practice. This is a beautiful apartment community with a great neighborhood feel. I think most people would be happy living here.

Very nice
I'm a returning renter. I moved out of state for period of time & came back to area. It is because of the overall quality of service & the great people @ this location that I happilly decided to sign another lease.

IF you are looking for
If you are looking for the rudest apartment staff in the Smyrna area, this is the place for you! If you are looking for the laziest maintenance crew around, this is your apartment! Welcome to Vinings Corner, the worst run apartment complex in Smyrna. Not only are maintence requests refused but, when someone does finally come out to "help" they have no idea what they are doing! For instance, the apartment above us overflowed, the apartment tennet was an idiot and did not hook up his washing machine correctly, this caused our apartment to start leaking in our laundry area. It took 5 phone calls, 5 office visits, and finally a threat to leave the complex before a maintenece worker frinally showed up. He spent a total of ten minutes collecting water in buckets before leaving. Two days later they came back to "check" on the leak. Much to their amazement there was mold starting to form! I was told they would come back to remove the part of the walls and roofing that started growing mold and of course they never showed back up. After many more angry phone calls (approx. 4 this time) they sent someone out to tell us, "it isn't the bad kind of mold..you'll be ok." This is just one of the many many horror stories I can tell about this place. During the move in process, most places do a walk through with you, so you can write down any previous damage found in your new home. Not only did no staff member accompany us on this walk through, but upon moving out we were charged for every piece of "damage" (ex.stains/ blinds/ rotting wall from mold) that already existed in this apartment. It did not seem to matter what was written down or the fact that they never fixed the disgusting mold from the earlier leaking issue. We were charged a total of $1300 on the move-out. During the entire move out process the staff was rude, unwilling to cooperate and worst of all, ignored most of our requests for meetings or discussions on the ridiculous amount of money they were charging. We also had an issue of their "refer a friend" policy. A friend was in desperate need of an apartment, he knew where we lived and instead of asking us about our feelings on this place, he went on his own to the office and signed a lease. He put our names down as a reference. The "refer a friend" policy awards $200 to anyone who convinces a friend to move into these apartments. When that was brought up during a final face to face meeting with the leasing staff, they simply lied. Saying that they sent the money to our ""1008" address. This address would be the apartment we were MOVING OUT OF! After about 2 months of being given the run around, we decided to not even deal with these horrible people any more. Also in the year that we lived there two or three people were assaulted by young people who lived in the complex. The first time a letter was sent out declaring our apartment was as safe as Fort Knox yet, two more assaults were to follow. I could go on and on. The dishwashers were so old and outdated they didn't even actually get the dishes clean. The oven was so old that the eyes of the stove would turn on and off on their own while you are trying to cook food. There are roaches about the size of your index finger that come crawling out of the sink and bath tub drains. The toilets will randomly overflow, the fireplace was built and put in to look pretty but, does not actually work. We tried once and ended up with an apartment full of smoke. Not a fun experience. We originally chose these apartments for their closeness to our jobs and to the atlanta area. The location of these homes are great, but the upkeep, the staff, the neighbours and the old decrepid appliances make it not worth the benefit of closeness. I reccomend not ever living here.

Stay away Stay away Stay away!!
Management is "Super rude" and incompetent. Maintenance is very bad. The laundry room in the community is a joke, a set of 8 washers and dryers for 100 apartments. 6 ut of 8 dryers do not work most of the time and when you complain they rudely reply back saying that if you have a problem rent a washer/dryer. The Water/sewage bill is on an avg 80$ for a family of 3 which is way high than any community nearby. Looking to get out of this dump as soon as my lease expires. Suggest anybody coming to this community to peek at the laundry room and then make a decision.

Not safe anymore

Horrible times
My wife and I lived here for 2.5 years, the last 18 seemed to never end. Maintenance is horrible. We had MOLD that all that would be done is paint over it. We had leaks on 3 different occasions. The carpet would only be cleaned. The must and mold was horrible. Anything you are told by the office staff get in writing. I have been told different things and when the time came nobody could remember telling me that. It happened over a garage and everytime we were flooded from above. If I had it to do over I would have moved somewhere else.

ONE THOUSAND TIMES YES!!!!!
Having experienced a constructive eviction at Stone Ridge at Vinings (the roof caved in, and no one seemed to think that was an issue besides myself), I was wary of every management company, and did my due diligence before moving into Vinings Corner. First, I visited the community, located 15 minutes from EVERYTHING, and fell in love. Two sparkling pools, a "bark park" (how cute!), and grounds that appear at all times to have just been maintained. Then, I read the reviews here and thought, maybe Vinings Corner has something to hide. So, I set up a meeting with Melissa, one of the Property Managers, and, after meeting her, I had to call this place home. Melissa went out of her way to set me up in a beautiful unit with a gorgeous view that matched everything on my list of "must-haves". Moving in was quick and seamless, and I really felt like I had joined a community. The maintenance men show up in a flash, are kind and courteous, and clearly take pride in what they're doing. Yes, there are tons of kids that can sometimes seem to be crawling all over the place, but that's because there are a lot of families here, and, anyway, the management takes care to control any noise, destruction or littering. The grounds always look great and the dumpster is creatively tucked away behind a thicket of bushes. I am very excited to have snagged such a great place at a reasonable price, and look forward to continuing my stay here for some time.

It wasn't too for only 3 months
Stayed here for 4 months this year, Feb. to May for a 6 month lease and I'm glad it was only that long. The buildings are noisy and you can hear people talking/yelling at each other/loud T.V.s too. There was a dog next to me that would howl when the owners left and that was a problem. Agree that the units are old and the kitchen appliances show they are well used. There is a squirrel living in the attic of the unit I was in and there is a large hole in the roof. Thankfully, the rains were not hard enough and did not come into the units, as best as I could tell. I did not have any problems with the management and Kelly was very nice to work with. The fitness equipment is indeed old and again well worn, but there are lots of other options for exercising than using the facility, like walking on the trails/sidewalks. I did not have any issues with parking or the front gates and I was able to get in and out as I needed. Yes there are many families and people living there from India and they usually said Hi back when I said Hi to them. I was not used to apartment living after living in a single family house for almost 33 years so the smallest amount of noise disturbed me and that was the biggest reason why I looked very hard for another place to move to. I would not recommend moving there if you plan to stay for a long period of time, but if it is for a short time frame, then it would be ok.

Vinings Bollywood
Tenant quality has rocketed downward, with India immigrants cramming the streets, pool, and tennis courts in the evening. Their small kids are everywhere. Nothing ethically-negative implied, but Indian management is on a mission to turn the place into a "Bollywood" slum. Just so you know...

Vinings Corner Has Really Gone Downhill!
I have lived at Vinings Corner for over 2 years. I just signed a new lease for my 3rd year back in October, and of course there was another rent increase on the 1br/1ba that I live in to $856 a month. After renewing my lease I saw where they were advertising apartments starting at $671 for a 1br, almost $200 less than I am paying; which we all know will bring bad elements into the Vinings area. Me and some neighbors have started calling the complex "Little Bombay" because of all the ------- that are moving in. I have nothing against them, but next door to me in a 1br are 3 people and downstairs from them are 5 people; all in a 1br apartment. This has lead to a lot of noise polution coming from these apartments and not to mention the smell of curry is way over-powering when I leave for work in the morning and when I come home at night; it is even making its way through the walls of my apartment a few times. As an earlier poster mentioned, the complex is very pet friendly and I myself have a pet; but there is dog crap everywhere that the pet owners do not clean up. And this morning I wake up to find my bathroom ceiling leaking into the toilet; after reporting the leak on 2 separate occasions when it rained hard. The management has promised to fix this, but never have. I really hate to break my lease and move out (not to mention paying a penalty) because it is a beautiful complex in a great location, but with all the problems I see no other choice. I would recommend Vinings Corner only if you don't mind these issues, otherwise I would stay away.

THEY DON'T CARE AND YOU'LL BE SCREWED
I've lived here a number of years. First of all, they have animals living in the attic spaces that they won't or can't get rid of. There are roaches EVERYWHERE. They are unresponsive to requests for maintenance, the appliances are, like, 100 years old. The fireplaces don't work, they don't have the carpets scotch garded so you will DEFINITELY be paying for carpet cleaning. Oh, and when you move out, no matter HOW clean you got your old apartment, they will charge you at least $500.00 for cleaning (carpets included). No one I know of has ever gotten back a deposit from this place. There is exceptionally poor lighting and a crime problem and the managers don't care. I lived here for years and payed rent on time every month and then when I got laid off and had to be 2 weeks late paying rent they filed an eviction and charged me over $300.00 in late fees on top of the rediculous rent. They would NOT work with me. These people care only about their bottom line so much so that you will live in squaller and god forbid you need anything from them.

Mixed Feelings... hate bugs though!!!!
The Good: nice wooded landscape, washer/dryer hook-up, seemed like safe area, central heat/air, fitness center, maintenance was quick to respond and friendly, interior decor was neutral and clean, bathtubs seemed huge, good water pressure, lots of windows. The Bad: roaches (Management would exterminate but only your apartment and not the whole building so roaches would just vacate temporarily.), bedbugs (We were told we would have to pay to exterminate even though we didn't have them before we moved in.), noise level (walls/floors seemed thin), apartment would shake and rattle from other tenants closing doors or simply walking, neighbors below would talk loudly on phone until 2A.M. and smoke while on their balcony (Could not enjoy having windows up because of noise and cigarette smoke.), apartment seemed to slope downward - not level, complex security gates were constantly broken, no one could ever find address (cable company, phone company, internet maps, etc.).

Yuck!
I moved to Vinings Corner a few months ago and thank God, my lease is almost over. My apartment has had roaches since the day I moved in, and although the complex does offer weekly pest control, it doesn't help. The carpet was stained. Things were broken. Had I known it would look like this, I would never have signed the lease but I wasn't allowed in the apartment before moving in because it was being worked on.... yeah right. I HATE it here and cannot wait to move. The kitchen appliances are probably 20 years old. The entire apartment is just in desperate need of updating (the bathrooms are carpeted and actually have medicine cabinets!) and repair. Also, there is always a gross smell in the bathroom even after bleaching EVERYTHING. I can say that the maintenance staff is very nice and friendly and their service is prompt--I would know because we have had to call them several times. I have had lots of experience as a renter and can't say I have ever called maintenance before, until now. Please take this review seriously!!!!!! Last thing--the neighborhood is cute and it is very close to downtown Vinings and all appears to be well but trust me, appearances can be deceiving.

Steer Clear of this place
Cockroaches everywhere, management is extremely disorganized, lost several papers and notices and had to repeat many things to many different people, several items of 3.5 years in the apt (ie. appliances, light fixtures, ect) ended up malfunctioning and breaking, although overall the maintenence was pretty good, no complaints there, the area is pretty bad and even was broken into back in 2005. Overall it was a huge pain in the rear.

made a mistake
So i have made a mistake in signing a lease here. First the walls are paper thin u can hear everything that goes on. I have a bee problem in my area, just tons of bees i cant even get to my door,i have to carry spray and a tennis racket.My carpet has lumps under it, i have no idea what it is. The woodwork where the steps are very worn and old, they need redone.When the wood gets wet, it is very slippery,i have fallen and so has my daughter.Thank goodness we didnt break anything.The lighting around the complex is not good,very dark areas where u walk and park.Parking is terrible,dont expect to get close to your place if u come late,you will be in the dark areas.

Our tour...
We (my sister and I) went on a tour of this property in March 2009. When we walked in, we met the unfriendly leasing agent, I think her name was ---------. Anyway, her attitude was showed us that either she was tired, hated her job, or was ready to go. She didn't smile, didn't say hello...NOTHING. She just told us the prices and handed us the floorplans. Working in customer service, I know how important it is to make a potential customer comfortable, and she did not do this for us. She showed us the apartment (seemingly reluctant to do so), then all of a sudden pulled out of her backside a totally different price once we started looking at it. Hmmm... I know that we do not live here, however our expereince made us second-guess the honesty and willingness of the staff.

Never again....Renter Beware!!!
Staff begins having you to believe they are warm and friendly....Will not clarify details of deposits and lease upon signing (pet fees paid for the "privilage" of having the pet...not a deposit. My unit was riddled with hidden health issues...filthy vents...mold in laundry pipes, water leaks,rotted decks with raised nails. Major maintance(water leak and moldy smell in laundry) not repaired properly the whole time I was there. Hidden and unwarranted "damage fees" or other fees when time to move out...be sure to "pull up your carpet" before moving out...if there is a spot showing underneath they will charge you to replace it...weather someone lived there before you or not...even if there were major stains on the carpet when you moved in...any reason to fine you...trust me...they will. Never take the managers word on what is needed to be done prior to moving out. Again...I was told not to worry about cleaning the carpet, only to be hit with "replacement" costs. Will not EVER recommend this complex to anyone!!!

Wonderfully surprised
Before I moved here I went to no fewer than 10 apartment complexes looking for the place that felt right for me. I loved Vinings Corner the first time I came, but when I read the comments about some of the issues, I was scared and continued to look. I finally narrowed it down to three places one of which was here. I continued to come in, drive through the complex, look at the property etc. and I was always happy to see how quiet and calm everything was here. Finally I decided this was the place for me and I couldnt be happier. I dont know where the person who wrote the walls are like paper, because I have never lived in a quieter place. I dont hear ANYTHING...not even people's cars outside. The complex is well maintained and my apartment is bigger than any of the others I looked at. The only issue I will tell you about is that the cell phone coverage is horrible. However, I have Nextel/Sprint and it has always gone out on 285 right at Paces Ferry..so you will probably need a land line here. I highly recommend here..and Dorothy is a real jewel.

I really like it
We moved in about a month ago. Marilyn at the lease office handled our application. We filled out the paper work and she called us an hour later and said the apartment was ours. We moved in the next day. We have dogs and this place is perfect for us. The "Bark Park" is where the dogs can play in an enclosed area and it is great. The 24 hr work out room has up to date equipment with 4 flat screens that broadcast over FM. It s just a nice complex. The treatment we received through the application process and the timely responses to our questions since we have moved in have been very impressive. I really recommend this place. Not sure what these other people are talking about.

What a Load of Rubbish - Terrible Nightmare of A Place to Live!!
I moved here from another state and of course, loved the complex most especially the school that my children would attend - I moved here primarily for Teasley Elementary.<br>Of course they showed me the model which seemed reasonable. My apartment had been empty for 3 months before I moved in. I should have known. Within the first week, I had complained 4 times of the 'gassy' smell, they kept telling me it was because the furnace had not been used in a while. Anne tried to convince me that it was normal! How dare she ?! She was and is rude, and solicituous. Soon thereafter, we had no hot water - for 3 days and I have children! They did not offer any sort of compensation and had to come back 3 times to get things right. At two weeks into my lease I asked if I could change the lease from 12 months to 6 months - of course they refused. The master bathroom is from the ancient days and the floor tiles are all cracked. The faucet covers are out of place and when their maintenance people came in, the gentleman just shoved them back in place instead of replacing the entire unit. The faucets open the wrong way; we have been scalded by hot water innumerable times. There are gaps in between the baths and the walls, there are also insects in the apartment. Maintenace eventually recaulked the tubs; I could have done a better job myself. The other bathroom has water stains on the ceiling - it took over a month for them to come by and get it done and when they did - it was just painted over. Lets not talk about the kitchen appliances, the are from a museum of sorts. The walls, lets not start!! They are less than paper thin, you hear everything, worse at night when its quiet. They are very slow to react when the onus is on them, but will charge you for anything and everything else. The rent is ridiculous. For the rent, we are entitled to common decency which they/or their owners do not have or care about. Its disgusting, I regret moving here and it has left a sour taste in my mouth for someone who just moved here from another state. I must say thought, that reading the comments from the other tenants makes me realize that I am not just being fussy. This is my worst experience and I cannot wait to leave at the end of the school year. I would not advise anyone to move here, management are unconcerned and maintenance is non-existent. Dorothy is the salt of the earth though. Move on home seekers, this is not a place investing time or money into. You have been warned!

Moving out ASAP
I have lived here for almost a year and a half. When I first moved here they were owned by AMLI. Then they were owned by RAM, and now I believe they have been switched again because I do not see them on RAM's website at all. No wonder their office staff has been pretty horrible lately. Cory, the Assistant Manager, and Dorothy (if she is still here as I haven't seen her) have been wonderful, but the others are not all up there in the head if you know what I mean. I recently switched from a one bedroom to a two bedroom and renewed my lease for 12 months in January because I have been so happy here. Now this apartment is falling apart on me and it is taking the new maintenance people FOREVER to fix it. My A/C unit started to leak, I called in on 4/5 to complain about it, and it has yet to be fixed (it is now 5/3), I asked for a replacement mail key this past Saturday and it is now Wednesday and I just got it. I am breaking my lease with them pretty soon as I am VERY unhappy with the office staff and maintenance issues. I thought I had found my long term temporary home, but guess they lied to me in the long run. Also, I agree with what others have said, the walls here are paper thin, and they haven't really done much rennovating here either with their plumbing, or kitchen fixtures. Keep looking.<br>Edit: They FINALLY fixed the A/C unit yesterday 5/3, still too long in my opinion and I am still looking for another apartment home, and they have switched to Williams Management.

4 months.. still really enjoy it here.
I love my neighbors. I've had a couple of items that I needed the management to fix and Valley showed up that day and repaired them. It surprised me. They do a great job and are very thorough. I have a couple more things for them to look at (which I reported yesterday) but thus far, they've responded very positively to my questions and taken me seriously. It's still very quiet. The neighbors are polite. Good, respectful community. I have a one bedroom with a study and my bills are approximately $200/month.. that's water, heat, power and a joint cable/internet bill. Keep it up, you guys! I look forward to relaxing in my apartment and having people over.
