Great staff and quaint community
I have lived here for almost 4 years now. I love this community because of the trees, and it is absolutely beautiful in the Spring. The new manager they have is bright and very helpful, the grounds always look good, and I especially want to give credit to the maintenance team. These guys are so fast and are right there when you have a problem. I can't believe these other people who are saying negative things.

Poor customer service!
This apartment community has undergone numerous changes in the past three years. I moved in two and a half years ago. The office staff was warm, friendly and always understanding. Since then the office has a high turn over rate. There is a new staff every six months. And the current staff is very rude and cold. They see you as a dollar sign. As well it takes them a while to fulfill maintenance requests! The apartments are old and moldy.

Sluggish Staff
The staff is the biggest trouble. I made a dozen requests during my stay and I had to follow up on almost every one. When I did not my requests were not tended to. The staff is nice, but no service with a smile is still no service. I have gotten twice the service for half the rent at other places.

The staff alerts the tennents when crime occures around the appartments. I got a notice about once a month.

There are no sidewalks on the grounds and the shrubs often extend to the street. It is not safe to walk (especially with pets) in the parking lot given how fast people tear through there.

Fact is, there are so many apartments in this area. I would rent from them before I would return to AMLI at Vining.

Adequate
Moved in in March 2003. The apartments need better exterior upkeep than they are getting.
I live in building 23 where the gutters are clogged despite repeated requests to clean them. This results in a small flood on my apartment´s porch every time it rains.

Insdie they are nice but again not new. Not even close. Carpet was patched in a dozen places as opposed to being replaced outrigt.

Bottom line... there are better values to be had elsewhere.

We are satisfied
We have been in our apartment since January and are leaving in August due to a job change. Overall I have been pleased with the apartment and management. (As a note, the management did change about a month or two ago. We really liked the last set of managers; however, we have no complaints about the new team.) We periodically have maintenance issues arise and the new management has been very friendly and receptive and maintenance issues are always resolved within about 24-48 hours.

Apartment construction is substandard: cheap paint that is slapped up, rough edges on the floor carpeting, fraying edges on the wallpaper, outlet and light plates are always not always aligned properly, the tub is pretty worn. These are pretty minor issues in my book and they are expected since we found the rent to be less than that of comparable communities in the area. But the apartments are perfectly clean (or at least as clean as you keep them.)

There are a variety of people who live here, but everyone appears to be stable and upstanding. I can´t think of anyone sketchy living here off-hand. (Maybe it´s me!)

The complex is very dog-friendly (which can be good or bad depending on who you are) and allow most big dogs, despite the printed policy. If you have a problem with a dog/owner, you can report it to the staff and they follow it up with oral and written request to the owner to control the dog.

You can do better
The location is great, the staff is not.

I had my auto tag as well as my car stereo stolen within a 2 month period. Several of my neighbors also had their car stereos stolen

Security isn´t very good, staff and maintenance can access your apartment without your permission.

Water is charged per building, not per apartment, and you end up paying equally with others no matter how much/little water you use.

Gas and power are contracted, and the deal is BAD. Monthly bill for gas starts at $17, including customer service fee of $6.

Construction crews work over the weekend starting early in the morning.

A descent place to live.
This complex is a little pricey and noisy. Security is lacking, in that it is right on the road and the gate does not keep anyone out (it is always open).

The apartments are spacious and have nice appliciances.

You can probably get a better deal than what they are charging.
