Not people you want to deal with

Moved in Labor Day weekend 2021. Apartment reeked of cigarette smoke. Management did clear smoke smell quickly though.. Filter not changed on furnace in months and batteries on thermostat failed 3 weeks later. Winter was awful. Window seals failing foggy or misty. Mold massive condensation drafts bldg 2000 apt 302 that was this winter. Had the regional manager Kathy Cahill and Brian the regional maintenance manager in to look at them. BUT mgmt company and owners won't repair or replace. The people before us gave 4 months notice but mgmt said they did not know about the windows. Next we get notice of huge rent increase the day we are to GIVE notice. We asked for more time but now are being charged as if we gave notice late. Not sure if giving notice of rent increase right before 5 pm via email on the day we are supposed to GIVE NOTICE is even legal. Super disappointed in every way.

    Thank you for providing us with your feedback. As of January 2021, our community became an almost entirely smoke-free community. Patios and balconies are the only permitted areas to smoke. Those who smoke in their apartments, will be issued violations in an attempt to cease the behavior. They will also be subjected to significant damages at move out. This typically consists of carpet replacement, priming of all interior walls, etc. I am sorry to hear some of the odor was not fully removed prior to you moving in and happy to hear our efforts helped to rectify it quickly. All apartments will be inspected on a quarterly basis along with receiving a brand new filter. Residents may request a new filter anytime. We can never guarantee a maintenance request will not be needed within your apartment. The batteries needing replacement in your thermostat is quite normal, and it appears that maintenance took care of this right away for you. Management inspected your windows promptly and determined repair/replacement was not warranted due to normal condensation. Residents are expected to maintain the windows by removing condensation. As a precaution, maintenance thoroughly cleaned the windows in your apartment. We are required to provide our residents with a 60 days notice informing them of their upcoming renewal rates. Due to low availability and the competitive market, we do strive to for 75 days. I am sorry that we were unable to give you more notice; however, we did grant you additional time.     I have been treated like family from my first visit to look at the apartments. I felt like I was home. It was the the first place I looked at and didn’t leave without filling out an application. Any issue I have had has been taken care of within a more than acceptable time period. I am widowed and feel very safe in this community. Also my neighbors through out the property and very friendly and helpful. I must add I have the best neighbors in my building. They are awesome. Keep up the good work in keeping this a place where anyone can call home. Thank you Jane Rozelle

      Avonlea at TownLake is a place to live. The complex is very well maintained and is a safe environment. Great location to food, shops, schools, entertainment and churches. Staff members are friendly and always respond to needs in a timely manner.

        I have loved living in this community. The office staff is extremely responsive and friendly. The neighbors have been very welcoming and will always stop to say hello. I also love that there is a trail that can be used to walk Downtown!

          When we first moved in, it was great! The property was kept up nice! Now it has overgrown trees and dead bushes all around. The parking lot lights were changed and now it's too dark! The Avonlea maintenance staff are fantastic! They are prompt, knowledgeable, and genuinely care! Kudos to the entire staff!!

            Apartment complex is nice overall. The outside is beautiful. The sidewalks and access to nature trail are something I use almost daily for exercise. The grounds are kept clean and the breezeways are nice. The insides are nicer than, or equal to apartments of the same caliber. Some of the features are outdated depending on what "phase" you end up in. Windows are old and prone to heavy condensation, furnace/AC units are old and also prone to heavy condensation, freezing up, mildew etc. appliances are okay for the most part. Bathtubs tend to delaminate quickly, and often throughout your stay. Price is a bit high and becoming more apparent with the current housing market within America.

                Very nice community to live in. I have been there over 9 years and they take care of grounds very nicely. Everyone is very pleasant to deal with in the office. The pools are very nice, you have a great trail to downtown Woodstock to enjoy.

                  This has been a great community to live in. It is quiet, friendly, and creates an at home environment that makes it feel less like an apartment. Living right by the trails in Woodstock is a immeasurable perk to be able to walk to active areas in the community.

                        The complex and apartments are very attractive. The community always looks beautiful. The apartment amenities are great as are the layouts. The common areas are very well kept at all times including the parking lots. The residents are all friendly and responsible.

                          Avonlea at Woodstock is an exceptional community that provides both a comfortable and safe place to live. Easy access to the Woodstock trail network makes outdoor recreation and access to downtown super easy. It's location to Atlanta also makes it convenient for commuters.

                            Have lived here for two years, about to sign my 3rd year! Love living here! It's quiet, clean and friendly staff all around! Maintenance is always friendly, fixes the first time around and always cleans up! And the front office staff is so friendly, print and amazing!

                              Avonlea on Townlake ha been such an awesome community to be a part of! Me and my family feel safe walking around the complex, there are lots of trails, parks, pools, and even a workout facility! I would recommend this apartment complex to anyone, more importantly I would also recommend it to my best friend and close family!

                                Overall a good community and very safe . Just some frustrations with some of the amenities and some staff are short and rude . Others are great and overall it's on the pricey side but a good place to live . They are always doing maintenance on buildings though so expect a lot of inconvenience with that all the time. They also are very strict about certain things (if you leave trash in the breezeway you will be fined $50, etc.). Half their laundry dryers don't work so and a lot of the washers smell had . Apartments only come with laundry hookups so be prepared to deal with that. Has a beautiful pathway at the back that links all the way to downtown Woodstock which is really nice. The good outweighs the bad for sure !

                                  I am sorry to hear some of your frustrations and appreciate your feedback. I would love to discuss with you personally any concerns you may have had when interacting with the staff. We strive for exceptional customer service and I apologize if we fell short in that department. Throughout the month of August, our property had undergone important exterior maintenance-pressure washing and painting of buildings and breezeways, sealcoating and striping of the parking lot areas. I do understand with the maintenance work, brings an inconvenience to you and other residents, however, this type of work is necessary to upkeep our community. At times, I would agree that our fines may be a bit more aggressive. The point is to deter residents from neglecting the rules within the community and avoid future charges. Our residents are charged a $50.00 trash fine for trash in the breezeway. In an attempt to avoid our residents from being charged, we will try contacting them with a courtesy call reminding them of our trash policy. This will also ensure pest issues remain dormant and our breezeways are kept clean at all times. I will submit a maintenance request to service the washer and dryer. Thank you for informing us of this issue. Definitely glad to hear the good outweighs the bad, we will continue to strive to be the best property we can be! Covid has changed the accessibility of entering the office and some of the fun events but overall, the management is very responsive and I feel lucky to have lived here off and on since 2009 or 2010. The only thing I would change is rent control for people who are in need for help

                                          Great layout options for roommates. Wonderful location, close to downtown Woodstock and 575. Quiet community with a lot of amenities. The gym is the only piece that could be better, everything else is better than most in the area.

                                              Good place to live. Conveniently located to retail, medical and entertainment experiences. My only complaint is the landscaping. The grounds would be much more attractive if pine straw were put out more frequently and there was more weeding.

                                                Avonlea Towne Lake is placed in the heart of Downtown Woodstock! The location is hard to beat!                                                   The community is nice, along with the amenities. Staff is okay, you usually only hear from them if it is money related. Grounds keepers are really friendly and maintenance is knowledgeable and very nice. Overall okay to live. Schools are great Woodstock elementary and Woodstock Middle are awesome!
