Staff is great and security has improved. Just need upgrade in a lot of areas. The upgrades that has been done is nice but some areas such as plumbing for me is way behind. Also I have very old interior kitchen and it is begun wear and tear. However I do see the effort and like it overall.

Noise has increased with some all night activities (wrenching on cars/drinking/or stakeout to catch thieves) Grounds have become increasingly worse with more vandalism to the parks and daily bulk trash dumped ( Kapilina does there best to keep up, but are outnumbered by disrespectful residents). Safety with the vandalism and bullying at the parks, even if your child is with their mothers some kids no care and make it not enjoyable to use the parks Neighborhood no car no transportation, bring back the city bus. Maintenance only a 4 due to not enough of them to keep up and Kapilina seems use a lot of parts that are not stocked on island Staff high turn over I couldn't tell you who my manager is now, there for constant change at front desk. In the end I like the Neighborhood, although it has drawn to many disrespectful residents to it causing higher than used to be crimes and residents not reporting it to HPD so no HPD presence due to no report that it happened. Neighborhood watch is nothing more than a ----- about and pick up trash.

Very peaceful I enjoy all the amenities also when you see something wrong or unsafe you report it and it is taken care of it also when you need assistance with anything to do with your contract they are very helpful

Kapilina employees and onsite management are impeccable. It’s obvious that most concerns stem from corporate office neglecting to upgrade until items are broken or the family complains. That’s not a good way of retention. The landscaping is beautiful but every house is not qiven the same quality care or outdated products or a type of service such as the time wasting bug spraying around the unit. It does nothing but make the company look good on paper. Anyway I would love to sit in on a corpora Or management meeting and share some ideas.

So far, things seem to be good. A lot more planes than we were originally told. The phone service isn't great. Maintenance has been good about getting back to us. The private access to the ocean is the best thing.

5 years ago, living here was great. It has had a significant decline in recent years. The property has rules that they don’t enforce, so it’s become relatively trashy and unsafe. There is widespread vandalism and theft. The property is not well kept up (certain facades exempted). The utility and rent is outrageous. I wouldn’t do it if I were you. Leaving next year.

It has been a wonderful experience so far! The safety of the community and neighborhood is good! Very clean and kid friendly! The staff are very friendly and respectful and they will help you any way they can and are able to answer any questions to the best of their knowledge! If you have fur babies they are also pet friendly, so you wouldn’t have to stress out and worry if this community accepts dogs because they do!

We love the neighbors and community. Maint is always responsive when we reach out. More could be done pro-actively to fix things in common areas (lights along footpaths, etc.) Lawn maint isn't the best with lots of weeds (no herbicide use) and/or brown/dead areas where sprinklers don't adequately cover. A lot of sprinklers are in need of adjustments.

I love Kapilina Beach Homes country living. I enjoy coming to our sanctuary after working in the city. The lagoon walks with my dog are so peaceful. There is even a community hammock that I enjoy. The community atmosphere is so refreshing. I enjoy Wednesday nights with the food trucks and vendors.

This community was designed for single family occupancy of each unit. The parking, street layout etc. used this as a design tool. When up to 7 occupents co-rent (sublet) the units, the housing becomes OVER LOADED and becomes more like a GETO than a nice quiet family oriented comunity. No matter how much management trys to gloss over it! ( Paradise lost) to overpopulation,crime on rise , community rules ignored! RESULT Quality of life degraded.

Plus: Spacious yards, with many mature trees. Lots of free street parking. Convenient grounds upkeep. Accessible maintenance crew for the upkeep of the very old facilities. Delta: some inconsiderate neighbors who pound their music while driving through the residential! Very loud car stereos, home sound systems, and slow reacting security when complaints are called in.

Wednesday night is great to have with the food truck. It's great seeing the residents out socializing and having a nice time outdoors eating and enjoying the beach. It's also great having De-Lish, they offer great dishes and drinks.

My initial move in was rough. Since those first 6 weeks without a washer things are going better. I adore my maintenance team. They respond quickly and are friendly. I might recommend Kapilina to a friend. Depends on the friend.

Kapilina is an exceptional community, people and staff are helpful and courteous. They strive to bring Ohana together, woof woof & meow friendly, and if you don’t have a pet, no problem, we got lots of chickens LOL. We love our chickens and we love our HOME

The best part about this community is that it's safe. Plenty of sports facilities and a beautiful ocean to relax our minds. Even better, if there's a problem in the house, I'm always grateful to contact them; they fix it immediately. The neighbors are lovely, and we have nothing to complain about. The only inconvenience is the noise from the airplanes arriving at Honolulu Airport flying overhead, but you get used to it and forget about it.

I rated the staff with 5 stars because of Jarred he has always been a great help to me and my family, very humble and always on top of requests, his awesome, always a happy person and never gave us attitude, your front dest Ladies really need to learn what customer service is about, tell Jarred to teach them what serving is about. The maintenance staff is also great. Thanks!

Overall, it has been enjoyable living here at Kapilina. I love that the gym is open and available to use 24 hours and the beach is really close to where I reside. Farmers Market every Wednesday is a plus also

I absolutely love Kapilina. The people are great and staff are super friendly. Maintenance workers are only certified to fix certain issues. Sometimes it is out of their control or skill work. The amenities are awesome and my children love the fact of walking to the beach or park.

So far our experience has been very positive. Gina was incredibly knowledgeable and helpful in finding a place and again with getting all of the necessary paperwork to us. We had an issue with the plumbing the first day we were here and maintenance was able to be here quicky and resolved the issue the same day.

Leasing staff is super nice and friendly. But expect to move into a dirty house full of roaches and ants. They have a cleaning crew come clean the house prior but from my experience they did little to nothing in the house.

Yes. I love what Kapalina offers Residents. With Dlish and a bar at the pool. I made a few calls to the Security guards about my neighbors partying til like 4 in the morning. In the carport laughing louder than the music. To come by and let them know the party has to be shut down. But no one came. I checked all my cameras. And it happened numerous times. I wake up 215am Monday - Friday for work.

This is a great community which is insufficiently taken care of. The beaches are NEVER raked anymore and are full of debris that wash up. The beach furniture is literally falling apart and once a piece of furniture gets really unusable it is removed and never replaced. The umbrellas which were so charming are full of holes and the thatch is shredding away. Yards are never raked and are full of rotting leaves, flowers, fruits and grass. Chickens and roaches and neglect have killed large areas of what was once grass but are now chopped up dirt. Sidewalks are a mess. It is sad to see what was a beautiful area fall to neglect. The cost to live here is substantial. There is no excuse for this negligence. Regularly performed vermin control is nonexistent.

The cost of living here may be higher than some places but the peace of mind and service s provided on this property is definitely worth the cost. My family always feels safe and comfortable now that we’ve been living here on property for over a year.
