The building smells like piss and the management over looks the poor condition the the property kept in. There is just a lack of attention to detail and a good enough attitude towards things. I think this is a result of a weak property manager that has accepted a culture of mediocrity among the cleaning staff.

Great apartment located in a nice community! River North has access to some great restaurants and parks. Overall, I love everything this apartment has to offer. Moreover, everything is very close to the walking distance.

Great value and apartment size for the price. Great location as well. Lots of grocery stores and easy access to transportation. Apartment itself is spacious. Fitness center is very big. Dog run is alright. Could do a better job of keeping the dog run clean.

This community is a large one, but mostly disconnected. There are some social events each month, but would not say the community is very tight, for better or worse. The amenities are nice and building is in a convenient location for work and night life

This community is very comforting. Always willing to help out in any situation that you have. The leasing office is very responsive and will always direct you to the correct people you need to talk to about certain situations. Love the views and the balcony, along with all the ammenities.

You get excellent amounts of space for the money you pay here. My apartment has a gorgeous view of Chicago and I pay a very reasonable amount of rent. The staff are all very friendly, my apartment is very nice, and I am happy to continue living here and I plan to (until I finally get a boyfriend!).

I appreciate the opportunity to share my thoughts and suggestions regarding our apartment community. Firstly, I noticed a discrepancy between the promotional materials and the actual amenities in the studio apartments. The online pictures show updated washers and dryers, but the units provided are quite old. I understand that marketing materials can sometimes differ, but it would be more transparent to show the actual appliances or ensure all units are updated. Secondly, the gym facilities need significant improvements. The current equipment is outdated, with treadmills that slip and broken water bottle holders. Additionally, the lighting is harsh and uninviting. Updating the gym with new equipment and better lighting would greatly enhance the resident experience. Another concern is the dog walking areas. Small dog owners have to navigate through the large dog area, which can be uncomfortable and sometimes unsafe. A simple divider to separate the small and large dog areas would make a big difference. The overall aesthetic of the hallways and apartments is another issue. The excessive use of grey and harsh white lighting creates a cold, unwelcoming environment. Warmer lighting and a more inviting color scheme would improve the ambiance significantly. The heating and A/C system also poses a problem, especially for west-facing apartments. During the heat-to-A/C conversion period, my apartment becomes unbearably hot. A more flexible system or better insulation could help mitigate this issue. Regarding parking, the current cost of $450 per month is quite high compared to nearby options. I park across the street for $185 in a covered garage, which is much more reasonable. Lowering the parking fees would be greatly appreciated. Additionally, the elevators frequently break down and need to be brought up to code. This is not only inconvenient but also a safety concern. Lastly, many upscale communities now offer dog washing centers, which would be a wonderful addition here. Updating the bathrooms in the apartments to include modern walk-in showers or larger tubs would also be a significant improvement. Thank you for considering these suggestions. I believe these changes would greatly enhance the living experience for all residents.

I love everything about living in Grand Plaza. It is a great place to live with a fantastic location. The gym and the track are awesome and the pool and grill area is a great benefit. I would highly recommend living here.

Living at Grand Plaza has been amazing, the apartments are spacious and have plenty of storage. The amenities are great, especially the pool & patio during the summer. The door & maintenance staff is very friendly and helpful. Great location & building overall, would definitely recommend

It's great. People are friendly and the location is perfect. Right in the middle of downtown with the train right outside the door. Huge dog park is nice and the track is super convenient!!! The pool gets pretty crowded and people who don't live here (or know people here) commonly come up during the summer which is my only negative.

My experience has been great. Any maintenance request is prompt and throughly fixes my problems. The door staff are very friendly and help with any question I have. I have no problem collecting my mail, and all of my neighbors respect each other.

The apartments are great and good size. Although not a fan of the rent increases. I do not like waiting for the elevators as long as i do either. Social events are great. The pool is really fun in the summer.

Overall I am happy with my apartment itself. River North as a community is very active with many things to do. However it can be very loud but definitely has its pockets. Great restaurants, shopping, and easy access to public transportation.

Location is within walking distance of multiple restaurants and bars, and convenient to grocery (in building) and CTA Red Line stop (on corner). Not convenient if looking for quieter, safer neighborhood. Staff is exceptional on responsiveness and professionalism. But if looking for community among renters, that is extremely lacking.

Grand Plaza is a lively place to live as a first post-graduation apartment. The amenities are great, however there are so many people that live here that it gets crowded very quickly. The lack of control over heat/AC leads to an unbearable few weeks at the beginning and end of summer. Even throughout winter months it is impossible to cool down these apartments unless you leave your window open all day.
