Grand Plaza is a nice place to live. The residents and staff are nice. The gym and pool area are great. The views are wonderful and the space is modern. The mailroom is great and the location is awesome. The only drawback is there are aggressive beggars outside all day and night.

Just moved in. Overall no complaints. Could use a second set of elevator buttons closer to the main hallway. Kinda sucks having to squeeze past people to hit the button for my elevator. Double check appliances before people move in

Overall it has been a great experience. The building and staff has been great, but elevators do breakdown often. Dog park, pool and gym are great to have in the building. The area and proximity to all the bars and restaurants as well as the easy access to public transit makes it great, but it is very crowded area of Chicago. Overall, it is just too expensive and there are many apartments being built in Chicago in River North and even more in West Loop for us to resign when there are so many other cheaper and newer options.

Have enjoyed my time at Grand Plaza - the apartment, the amenities, the dog walk, the attached parking, the proximity to so many restaurants. Maintenance is very responsive. Occasional issues with elevators have been annoying, but there is good communication about what is going on.

Perfect location, friendly stuff, renovated finishes

I’m loving this place! I had narrowed down my search based on location (minutes from the Magnificent Mile for all the proper shopping places and the Loop for work), convenience (red line Grand Station and Jewel-Osco literally right by the door, and a facility app where you can book anything from a massage to cleaning), amenities (gym and pool area are particularly better off than others comparatively), spaciousness (floor to ceiling windows in the living room and the master bedroom that open up to the balcony extend the spacious feeling even beyond the 1300 sqft of my 2BR), in-unit laundry (because, come on, it’s the 21st century), pet policies (after all they ARE family), sunlight (mine is a southeast corner and bathes in light all day, even when the sun is shy), price point of course (good value for money), and professionalism (they know how to run a building and there is no mumbo jumbo). 3 weeks in, (and a months prior than that to get my stuff shipped in to get settled) I can say that the staff has been very friendly (smiling, listening and result oriented), helpful with any reasonable request, and fast with resolving any issue. I’m happy to say that I made the right choice!

Grand Plaza has been pretty amazing to live at for my boyfriend and I. We prioritize having a place to live with a gym so it's awesome that we have such a big space to workout with really nice machines, something you don't find in other places. We were pleasantly surprised to have a balcony on the tenth floor that is almost as big as our apartment! Although the only downside to this seems to be that people in higher apartments sometimes drop things or even pour water down that falls onto our balcony ? I bought an umbrella for that reason but haven't been able to test it out during the winter yet. Grand Plaza also has really good staff working the front desk and in the mail room as well, and they're always friendly and take good care of you. The only other unique problem to being in our apartment on the tenth floor is that sometimes the basketball courts below us don't get locked at night and you can hear the bouncing as if it's literally in our room in the middle of the night before work the next morning. Often my boyfriend goes downstairs to politely ask people not to keep playing since there's a rule of no basketball after a certain time at night, but I've noticed the maintenance guys have gotten better at locking up recently since we've called them a couple times. Unfortunately another issue we rarely deal with are the elevators needing to be repaired. It's an old building so one or two of them sometimes need to be fixed and it can take a while for the parts to come in. I've also heard of one or two people getting stuck in one of the elevators for a few minutes during these periods. The staff are really transparent though about sending update emails to us on the process of repair which is helpful, although it has been an inconvenience still a couple times to have to wait so long for an elevator before going to work. Overall it's a nice building with good employees. It's not perfect since it's older but the amenities you get is pretty awesome. I love using the outdoor track and seeing the dogs in the dog park. And the sauna is a huge plus to use after being in the gym everyday. There are hardly ever any noise issues being inside the apartment despite one dog every now and then that starts to whine on our floor, but usually it's during the day time. Would highly recommend being in Grand Plaza even despite the few imperfections with it being a great location in the middle of River North.

Great amenities - concerned about safety of the neighborhood and how loud it is at night. I think the community areas could use some upkeep - the gym is dirty and so are the bathrooms downstairs. Really do appreciate the timeliness of Maitenence when an issue is reported

Moving to 540 N State was one of our best and favorite decisions during our time in Chicago. Halli was the BEST

From the moment I found my unit and this building Halli went out of her way to help us! Her first email included every detail of the building and unit with pictures and a personal video she went and took for us. She was so helpful throughout the entire process. During us applying I think one day I had 8 phone calls with her back and forth! She even got us a deal on our rent. One morning I flew to Chicago from California and asked her the morning of if I could come check out the building and she got me in as soon as I landed! Halli is so great and made this stressful process so easy!

Grand Plaza is a great value for your money living in River North. Even more so if you are a dog owner, the dog park is simply a must have and makes living downtown with a pet much much easier than it might be otherwise in any other living situation. The gym is also pretty nice, most wouldn't need a second gym membership though some of the equipment including barbells and dumbbells have aged since I've moved in 2019 and not been replaced. The biggest issue we've faced is safety in the surrounding block exterior to the building. The homeless and crime issue has become hard to ignore, though a lot of this is not the building's fault. Additionally, there are times when the night desk staff/security is pretty poor. While day staff is great and helpful, night staff has been noticeably inattentive at best, seemingly under the influence / sleeping on the job at worst.

great location, courteous staff, front desk and maintenance staff are really good and professional, great amenities, issues with safety in the area in recent years including safety issues in parking structure (gunshots, cars vandalized...), but they have been increasing security in the parking garage. can get a bit noisy with outside noise. pretty large building so can lead to long waits for elevators at peak hours.

The building is nice and equipped with a well organized fitness center and business room. The swimming pool is quite small and get crowded very fast in the summer (i.e., you cannot swim). The location is super convenient! Everything is close and you live on top of the red line! Apartment units a very large, cleaned and well equipped (i.e., appliances are new). Staff is very gentle and neighbors very quite.

I really enjoy living at Grand Plaza. It's in a great location, the units are all recently updated with in unit washer/dryers, each unit has a balcony, and I feel like it's pretty quiet for a building downtown. Would definitely recommend living here.

The building has been steadily decreasing in quality over the last 5 years. It is dirty and the elevators typically smell like piss. I don't see anything being done to reverse this trend either. Some of the maintenance staff throw recycling down the trash (instead of recycling them which is why they were put in the recycling bins) which appears indicative of the low standards held by the building management and maintenance staff.
