This was the worst apartments ever. Management changed 4 times at least in the year I was there. Pool was never usable due to chemical imbalances. I STILL HAVENT GOTTEN MY DEPOSIT BACK A YEAR LATER. I have not ever met a single competent or useful worker here.

Old, outdated and broken constantly

March 2025 - Pool has been broken twice in the last 12 months and they have no idea when it'll be fixed because after months they still haven't selected a bid/contractor to even begin the process of fixing it. BE WARNED, this is not a 365 24/7 Pool as advertised it is often down, needs to be cleaned and has spent the last 5 of 12 months closed/broken just like the mail box system that came in and has never been online for more than a month at a time to the point they just gave up and also the mail room is currently in demo mode. I asked to get my number on my mailbox when I moved in and I still have a numberless mailbox that I know where it's at by location not by any other markers because there is zero communication between the constantly revolving door of employees and managers. Considering this area is FULL of new apartments and townhomes either being built or just finished in the last few years don't be mistaken into thinking this place has been upgraded or even maintained in order to keep up with the competition. I have put in work orders for cracked flooring and they looked at it said it's fine and left. This place is falling apart and I worry I'll die buried in this ------- apt when it falls apart.

DO NOT MOVE TO PARK EDGE APARTMENTS. When I first moved in it was great. But it has really gone downhill in the last couple of years. The staff has changed hands many, many times. And they don't care about you or what is going on with you. The asst manager Lester is a jerk and really doesn't care about anything and doesn't try to help you with anything. The pool used to be great. Having an indoor/outdoor pool was fun and unique. But it's gross now! They never cleaned it. The bottom of the pool was full of bugs. The health department closed down the pool in July and it hasn't been open since. They never kept the foyer outside our doors clean it always looked trashy. I was embarrassed to have company over. And the paint was peeling from the storage room doors off the balconies for over a year and they were never repainted. They wanted to raise the rent $187.00 a month with all this neglect going on and I could not stay. Do yourself a favor and keep on looking for another apartment complex. DO NOT MOVE TO PARK EDGE APARTMENTS!!!

Be very very cautious

The complex is famous for over promising and under delivering. It started with promising us to have a move in ready apartment, only to be met with broken shades, kitchen cabinets, base of the cabinets molded and falling apart, garbage disposal not working, just to name a few. It takes REPEATED calls and complaining to get anything done. This is the ONLY COMPLEX EVER that doesn’t let you even see pictures of your apartment before you move in. They promised us an updated kitchen with appliances and cabinets, only to be the most outdated kitchen we’ve ever lived with. DO NOT move in unless you see your exact apartment because they have and will lie about what amenities and appliances it comes with. Even when basic amenities they charge you for are out, they’ll take your money no problem but never fix it. That extends to the pool. What’s advertised as a “year round pool” will be open for one week, then shut down for another month, open then closed on repeat during peak pool season. They recently brought in contractors to update appliances. Not only did they show up a week after they said they would. They left a complete mess, ruined our bed by stepping all over it with their dirty shoes and left screws standing up in our bathmats. When confronting the complex, they took no responsibility and again never followed up after they said they would. Somehow even with constant turnover in the office, not one person will follow up on anything they promise except taking your money.

Terrible Place To Live

Just don’t move here. Not until someone besides Cohen takes over. From start to finish this has been the worst apartment situation I have ever been a part of, and I’ve been a part of some bad ones. Black mold has been growing for over a month, they keep saying “we’ll come in Monday for that.” Nope. They won’t. Tons of bugs coming in from every possible orifice (more bugs than I’ve ever seen anywhere else I’ve lived), the pest control guy came the other day, looked around, made sure no one was home then left his card and left (we saw this on our motion activated camera), our water pressure is ridiculously low, likely due to the leak causing the black mold to grown up and down the wall in our laundry room. They just don’t care. They’re making money and giving out empty promise after empty promise. Nearly everyone I talk to here is dissatisfied and does not intend to renew their lease.

My experience has been great! Maintenance is always done in a timely manner. I look forward to all the great changes with the new company. My daughter really loves the pool and I hope we get some new fitness equipment soon. I love my apartment and plan to stay until I find a house to buy.

Overall, just decent at best for what you pay. If things go wrong above what maintenance can do, the owners do not care. Our air conditioner along with 8 other units went out for 2 1/2 months (April-into June) until they finally "fixed" it. It then broke because they did not fix it correctly the first time during the biggest heat wave in July for two weeks. Our apartment got into the 90s even though they provided ONE window until for a two bed/3 bath,full living room/kitchen, and we still had to pay full rent. They only care about the bottom line- you paying your rent. They do not care about the wellness of the residents as we did not have air conditioning per the signed contract for almost 3 months total summer months. Last week this property got bought out so Maxim does not own these apartments anymore. Hopefully the new owners are better/more communicative during issues.

I have actually lived in this community for about 17 years. I lived with family there before I decided to move on my own in 2021 and stayed at Park Edge because I enjoy it there. It is a great location, with friendly staff.

We love the Lenexa community, but park edge has went way down since we moved here. It used to be kept up very nice and management was always on top of maintenance and trash and dog poop. Not so much now.

Office Staff do not answer the phone, when they do answer the phone, they do not identify themselves, QUINN primarily but also property manager. I've had to call multiple times for issues only to be ignored Mark items done for maintenance when they have haven't completed maintenance Do not take safety seriously, had a broken ground floor window, told it was not serious, not an emergency, nor a safety issue Let a man die in his apartment, even after being notified, he laid there dead for 4 more days and would still be there today if maintenance checks hadn't been done Do not take complaints seriously, complained multiple times about neighbor above me stomping around, vacuuming after midnight, playing loud music, so loud it makes the walls, furniture, shake with heavy bass. 7/20/2022 ? Called to ask about getting bugs sprayed for, I had received a text saying that my apartment had been sprayed but NO ONE came to my apartment to spray for bugs. Then I called the office and QUINN told me they sprayed outside my apartment. So I went out by the front door in the hallway, checked, the ground wasn't wet and there was no spray. The Apartment did NOT come and spray for bugs. Staff Refuse to answer phone or respond to complaints about noisy neighbors, loud music, heavy footed stomping above me. I've had a horrible experience here, since the very first weekend I moved in and can't wait to move.

ZERO STARS, DO NOT MOVE HERE!

I'd give ZERO stars if I could. This is the WORSTapartment complex in Lenexa. DO NOT MOVE HERE. We had a neighbor who died. I notified the office that we had not seen our neighbor for 2 weeks, his car hadn't moved, they told me they'd do a wellness check that day. They did NOT do a wellness check and left a dead man in his apartment for 4 more days. They wouldn't have checked at all if they weren't doing maintenance checks. DO NOT MOVE HERE. They do not care about people or their safety. I have a neighbor above me who does nothing but stomp around on their floor and play their music really loud. I've made numerous complaints about them but nothing is done. I reported a window that wouldn't close, called the maintenance hotline and was told by the maintenance man that it wasn't an emergencey and that I was in no danger. I live on the ground floor, it is an emergency and YES people will break in your home, I could have been harmed or robbed. Park Edge took 30 days after being notified to finally come and fix the problem. They take your money here but don't care about your safety. I wonder how many more calls I'll make that will go ignored, and when you call expect to be ignored, the office won't answer their phone. NEVER EVER MOVE here, if they let aman die in his apartment and won't check on him, imagine how many other people this has happened to. I will not being renewing my lease and will take every opportunity to post these FACTS everywhere I can!!!

Great community feel. It is safe, clean and a fantastic location to shops,food and entertainment. Maintenance is done within 48 hours and the staff is always friendly and efficient. Year round pool is a definite plus.

I like a lot about the community! I'm not a fan of the new stairs because it's so loud when people come down them. I wish we had an off leash area for dogs. The garden works but now people are going to start planting.

Has been a positive experience. Staff have been responsive when needed. No problems with pests due to consistent control schedule. Safety measures are good as well (fire alarm testing, smoke detector testing etc.).

Everyone has been very friendly, Office personal and maintenance have always been very helpful. Snow removal very soon after it has quit snowing. Trash as picked up on time. Have no complaints, The office always has special activities. .

The overall experience here has been quite for the most part, which is nice. However when it comes to fixing something or replacing something the office sure does drag there feet unless it is something that benefits them. Our ice machine has not :worked the entire time we've lived here and after our 3 years and a dozen million calls we have up on having a ice machine

Park Edge is a pretty good apartment complex for the price. It's at a good location - right off of I435 next to Shawnee Mission Park. My biggest complaint is the maintenance isn't the best about resolving issues. We've had an issue with our washer/dryer snagging clothes and they never fully fixed it after submitting many different maintenance requests. We've also had some other random issues with the A/C not working and leaking as well as the tub faucet leaking and not working properly. The un-renovated apartments are affordable, but may have some issues.

The complex is well-maintained, the service requests are typically handled quickly and completely, and our apartment offers a good value. Not cheap, but not overpriced. Not sure of the value of having the pool open 24/7, 365 days a week, or the expense that it costs each unit, but it has come in handy a few times.

Really easy to live here. Rent is affordable compared to other parts of town. Staff is friendly and knows be my name. It's clean, safe, close to a ton of shops and restaurants, and a great park with tons to do. Vallet trash service is great. Big dog friendly.

Good green area, community garden, year-round pool. Great space in the 2-BR, 2-bath unit, makes it easy to feel at home in an apartment. Laundry unit off the kitchen with doors to coneal it and a rack to hang clothes - if you decide to air dry. Staff are helpful and community rewards are a bonus - earn points and cash each month.

It's an apartment. The maintenance is timely. The rent gets increased every now and then. 24/7 hour pool is a plus. The appliances are kinda mid but that's to be expected. It's better than other places.
