Average, but you still get screwed when you move out!
I recently moved out of park edge. It was a nice place to live and the management seemed to be very efficient, but just like any other apartment complex you get bombarded with charges when you move out. Our apartment was in great shape when we left, just a few things here and there. No big deal and very easy fixes. I could have fixed them myself had I had the right materials, but they insisted it was a big deal. For example, we has a spot on our carpet that had been torn up, it was very small. Instead of replacing one spot they told us they had to replace all the carpet in the entire apartment. Ridiculous and unnecessary. So enjoy it while your living there because they'll screw you over after you move out.

Don't live here!!!
Park edge apartments is a terrible place to live. The apartments are infested with insect and the management won't do anything about it. If you want to park close to your apartment you should buy the field next to your complex and park there. The apartments are poorly built and sound travels through the wall easily. Neighbors will call in noise complants because you are opening and closing the front door to leave. The management will then leave nasty notes about how they are going to kick you out of the apartment if you keep being loud. Keep in mind this is coming from a very quite person who doesn't throw parties and goes to bed at 10:00 pm. Don't live here save your money and rent from somebody who cares.

The Very Best
I feel very safe and well taken care of here, The floor plans are great, maintenance is superb, friendly and helpful in all matters, even when it isn't necessarily their job description. The property isn't really great for grand children, but with the Shawnee Mission Park across the street, they enjoy coming to visit. I had been worried about the utilities rising, but here I haven't noticed a substantial hike in my bill.

We've lived here for 9 months now and we really like it. Here are our pro's and con's<br> Pros:<br>-lots of space for the price<br>-low utility costs (we have a heat pump)<br>-close to the park and highway<br>-no bugs<br>-big windows <br>-huge closet and bathroom<br>-quite neighbors<br><br> Cons:<br>-Parking can be an issue at night (most of the parking lot is taken up by unused carports)<br>-fitness room at the club house sucks, the tredmills really need replacing, and it needs to be bigger, we usually have to wait to use the fitness room.<br>-there's carpet in the kitchen (gross!)<br>-we have to use SBC for phone and internet<br>

Great place to live
I have lived here for several years and I have had no problems. I live next to the highway and yes it can be loud, but you get use to it. The office staff has always been friendly with me, no complaints.<br> The apartment layout is great, my neighbors for the most part are quiet. I can not complain about anything. The grounds are practically spotless and maintaince does a great job. I have only called maintance once for something minor and they were very prompt.<br>I have a carport so parking is no problem. I recommend Park Edge!!!!!!!!

loved it
I lived there on a short term lease for about six months, but during that time I loved it. It is in a great location for me (right by shawnee mission park) and my dog. When I moved in, the apartment was SO clean. Office staff was really friendly and accessable. Maintence was also awesome at getting requests done promptly. I would definatley recommend to anyone wanting to move into the Lenexa area.

NOT ONE COMPLAINT ;)
Park edge is the best. I have lived here for 11 months and we have never had anything to complain about. The office staff is so friendly and the maintance is wonderful. We are moving out at the end of out 12 month lease, the only reason that we are moving is that we need a bigger place, if we did not need that then we would not be leaving. <br><br>I guess that I do have one complaint and that would be SBC, the are HORRIBLE!!!!!!<br><br>

Nice place so far...
I have lived at Park Edge for 2 months now, and I have not been given any reason to complain! The office staff were great when we registered and signed the lease, and always helpful if needed. I love the apartment (2 bedroom), roomy, great bathrooms, great ammenities! Seperate shower and full bath in master bath, its great!<br>Although, we are in the back of the lot so right next to the highway, so in the master bedroom can hear the traffic go by..but to be expected. Otherwise, all the the appliances are quite new and very enegy efficient! The Club House is always clean, and never a ruckus, the work out room is very convenient also! <br> In general the complexes are quiet, and are maintenence is speedy and helpful! Nice for families, although not alot of "play area" for them outside of the apartments.. but, it is like a second away from Shawnee Mission park, which is great, and has a couple playgrounds!

so so...
I have lived at Park Edge for about 2 and a half years now. I used to live closer to 435 at the back of the complex, but have recently moved to the front of the complex. Parking is HORRENDOUS!!! If you get home after 8, plan on parking about 5 or 6 houses away, sometimes farther than that. In any normal case, that would be fine, but I am a female and I bartend. Therefore, I work late nights. I do not feel comfortable walking that far by myself at 3 in the morning. And instead of moving more people into the back of the complex where parking is great, they keep moving them in around our building. Seriously. Get a clue. People are constantly parking all over the place (on the curbs, in firelanes, etc.) and that would be sign enough to me that maybe we shouldn't move anyone into this area for a minute or two. Other than the parking...I absolutely love Park Edge. The apartments are beautiful. The master bathroom is spectacular. Even though I don't need two showers in my bathroom, I love it. And the laundry area is great. I love how the machines have their own little room. Unfortunately, I will be moving out in October due to parking and one noisy neighbor (decides to turn his home theater system on at 11 every night). I hopefully will find somewhere as nice as this, but I can't keep paying 850 a month and not even have a parking spot available. That should come with the apartment. Assigned parking would be a solution, but the apartment complex is not willing to do that.

Loving It
When i was greeted by the ladies in the office, i was treated well and with respect from the first time i walked in to tour, and even now when i come in to ask a question or pick up a package.<br>The office staff is very knowledgable. When i signed my lease, the agent read through each line with me to make sure it was clear before i signed. i have heard that office staff changes frequently but i hope that this particular office staff stays here to work for a long while.<br>Overall, the parking can be bad, and there is a little noise coming from my neighbors, but that is to be expected in an apartment. But, i would not go back on my decision to live here. My apartment is huge and i love how it is right by shawnee mission park.<br>would not change a thing

I Like It!
Overall, the layout of the apartments are great. There is plenty of room and it is very spacious. Occassionally you can hear the water running upstairs, but it is an apartment, that's expected. All of my neighbors are extremely friendly. I see everyone on here complaing about the parking, in some areas yes, I do see it as an issue as I myself have to drive through a maze of cars that are all illegally parked, but for myself, I have NO parking issues. The office staff was great to us when we first mved and if we needed to call for anything, maintence was here to fix it within 24 hours. I would recommend it! (Also, if you work in a medical facility, you get half off of your deposit!)

Great apartments, not so great office staff
My husband and I lived there for almost a full year. We had to leave because of a job change. Overall we enjoyed our time there and liked the apartment, but the problems came when it was time to move. We felt like we could not trust the office staff and what they told us because we actually caught them in a lie they had told another resident concerning our apartment. We were promised many things pertaining to money and what we would get back but either did not actually recieve it or it took longer than it should have. We were very good residents, never late on payment and left the apartment in perfect condition....we have our final walk through papers to prove that. Yet, at one point we were no longer going to recieve the deposit back. It got so bad that my husband actually taped a conversation he had with the office staff to prove that they were promising something that they weren't really giving us. So, although a great complex in a good location...very clean inside, I would not ever live where the same people were running the office again.

Look Around First
Layout of apts was very cute. Plenty of room. The neighbors were the best. Very friendly and polite. My child made several friends there. Office staff was the real problem. Couldn't make immediate decisions without the approval of the "big" boss. Even when major problems occured! Minor repairs that were supposed to be done "within 2 days" went undone for 5 days. Cop cars were seen a few times, with someone being taken away. Ugh.

Go somewhere else...
We have had nothing but problems with the parking here. If you get home anytime after 9 at night, any night, forget about parking within 4 buildings of your apartment. Get out your walking shoes. We have went to them a couple of times about them expanding the parking here to no avail. <br> <br>Those who said the insulation was great were lying to you. We can hear our neighbors below us listening to the radio. We can smell the cooking from our neighbors adjacent to us. <br> <br>You can find somewhere else to spend 800 a month. Do so.

Not Bad
Nice layout. Not to bad of a place. Management is kind of a pain. <br> <br>The only thing I don´t like is the growing cost they seem to have every year. Small things here and there. But it adds up. <br> <br>The other thing I don?t like is that there is no incentive to stay. They are so worried about new comers that they seem to have forgotten the loyal people. <br> <br>Last thing, layouts of the bathrooms. Some one should smack who ever laid out the bathrooms. They look as if they were to have double sinks at first but then they changed there minds. It?s kind of said. And the Master Bath could have REALY used the double sink! <br>

I lived here in 2003 and there were about 15 car break-ins, apartment break ins, my service requests were never completed and the office staff seemed new to the business. They had that dumb look on there face everytime I went into the office. I would not live here

NICE APT, BUT MANAGEMENT SUCKS!!
DO NOT MOVE HERE!!!! WHEN I CAME TO MOVE-IN AND SIGN MY LEASE I THOUGHT THEY WOULD GO OVER MY LEASE WITH ME, BUT THEY DIDN´T-I WAS TOLD TO INITIAL ALL PLACES AND IF I HAD ANY QUESTIONS TO ASK TO LET THE KNOW. SO, I WAS THERE FOR AWHILE READING EVERYTHING!!!!!!! I HAVE NEVER HEARD OF ANYWHERE THAT HAD AS MANY CAR BREAKINS AS THEY DID. YOU THINK THEY WOULD DO SOMETHING TO TRY AND PREVENT THEM FROM HAPPENING-ANYTIME I CALLED MANAGEMENT THEY MADE ME FEEL AS IF I WAS A PIECE OF ----!!!! ANYTIME WE WOULD GET A NOTICE THAT WAS SENT BY THE COMPLEX, I DON´T THINK THEY USED SPELL CHECK-I ALWAYS WOULD SEE MIS-SPELLED WORDS AND TO CORRECT THEM THEY WOULD JUST MARK THEM OUT AN RE-WRITE THEM-VERY UNPROFESSIONAL IF YOU ASK ME- <br> <br> <br> <br>

Excellent
Park Edge is a great place to live. First of all you are right across the street from Shawnee Mission Park which has walking trails,lakes,deer,outdoor theatre and a fireworks show on July 4th. The staff here is very nice and have gone out of their way to make living here enjoyable. There is an indoor/outdoor pool and hot tub. Free movie rentals,computer access and workout room are very nice as well. Obviously I have enjoyed living here and I know you will too.

nice place to live
Park Edge was a nice place to live. I was on the 3rd floor with a neighbor that had 2 dogs. Out in the hallway I could hear them barking but I could not hear them in the apt. The space was open, the walk in closet was wonderful. Only complaint was the parking. If you came home too late or on a Friday and Saturday night, good luck finding a place for your car. Be prepared to walk. Insulation was awesome, had the heat up and the bill was low. Had the air on and the bill was low. Overall a good place to live.
