Management has become manipulative
When I first moved in, things were great. In our two-bedroom, the layout allowed for a huge walk-in closet. The size is just what we needed, as we have friends and relatives that come for a stay. My granddaughters moved in who are of mixed race. As we now had five people living in a two bedroom, we were told we had to move to a three bedroom. Of course we could not meet their qualifications for a three bedroom, so in effect we were evicted for taking in our three granddaughters. Something curious is happening as there seems to be a huge pile of 'discarded' items near the trash dump every week or so. It appears that people are being evicted.

HORROBLE!!!!
I lived at Park Edge and chose to buyout my lease to get away from there. The Office Staff is a JOKE. I went in a few days before I decided to buyout my lease and a staff member was in the office with a gentleman laughing and playing around and saw me and said nothing at all, I stood there for a few minutes finally she said yes. I was so irrated. Anytime men are around they are so rude. Another time I went to get my mail and there were like 6 or 7 people tossing a ball around in the office. They act like children. I have wrote to the company who manages the property and letting them know about the staff they have at Park Edge.

Great location and safe!
We have a huge two bedroom apt, bottom floor. I haven't had any security or safety issues at all. The maintenance has been wonderful. Being on the bottom floor means that we have to deal with an upstairs neighbor stomping around. The rent is a little high, but it is a nice apt. The company that owns the complex had the pool re-lined, new pool furniture, new gym eqpt. The location is great, near I435, 10, I35 and plenty of shopping. Shawnee Mission Park is across the street. The big gripe is the parking. The complex does nothing about repeat offenders parking in paid carports. NOTHING. There are signs posted that violators will get towed, but they have not towed the car that keeps parking in my carport. It seems like there is plenty of parking, but it does get packed from time to time. Plus, they do hold you to the 60 day termination notice. That has bitten us in the rear recently and we are stuck paying an extra month. I have enjoyed my apt very much and I like my neighbors.

Never better!!!!!
Our stay at park edge was awesome! Management was on top of everything! Maintenance was perfect. Every time we had a problem they would come up within the hour. There was a time we accidently paid the morning that our grace period for rent due was over, and they didn't charge us the $50. When we moved out we knew for sure we would have to pay more then our deposit but the reimbursed us! They were great! Not one complain!

Very Helpful Staff!
I'm reading all these reviews and just wanted to say that I don't understand where some of these complaints are coming from. Any time I've ever needed anything it's been taken care of. Maintneance gets the job done and the office staff have a;ways made an effort to listen to my concerns and be there for me for whatever I need. It sound like a lot of these people are complaining about things that are trivial, and probably don't take the initiative to talk to the staff about what they need. my a/c was leaking and they fixed it right away. when my microwave buned out they got me a new one. they even installed a screen door on my patio that i bought, because they obviously care about making me comfortable. I've enjoyed my time here. I intend to stay.

Love it
I really do like these apartments. My upstairs neighbors were a little loud but what do you expect. The office staff always is on top of our requests. The people complaining about the rent increasing...well that does happen the price isnt going to stay the same. I have lived here for a year now and have had zero problems except for my neighbors. Sometimes yeah the parking sucks but exercise is good for you. For a two bedroom someone put they pay over a 1000$ well I also live in a two bedroom and my rent is only 814 so you must be writing your check for the wrong amount.

Every review on here is absolutely true. The staff is immature and so occupied with the men playing around in the front office that they don't have time to do their JOB. Its funny how the management can post on here about office hours but can't take the time to actually FIX the problem. Maybe if they would spend their time addressing the issues with this complex and not trying to post rebuttals on here, this complex would be a better place

So you are thinking about Park Edge
Well lets see, its a nice apartment with the exception of sloppy paint job on walls and door. The only really complaint is I was told there would be minimal noise between apartments and I can hear the people next to me and above me with no problem. Maintenace is awesome when it comes to clearing the snow and ice from sidewalks and parking lot. I cant really say anything else good or bad about the place.

Horrible Place to live
I have lived here for 4 months and it has been awful since the second week. Management is the worst. They are rude and very childish. They always have guys in the office playing around and when you report a problem they just over look it. My heat has bee blowing cold air I have been on emergency mode for 9 days now and they still have not fixed it. My dishwasher leaks very bad all over the floor and they have not repaired it either. The parking is awful, someone hit my car in the parking lot and just took off. This the worst apartment complex I have ever lived in. Tried to ask MGT about online maintience slips and she rolls her eyes and sighs like it is a problem I am even asking. I am looking at terminating my lease and moving to The Trails Apartments. Even my welcome mat was stolen. I would never recommend anyone to lease an apartment for Park Edge. Awful Place to Live.

Outrageous Management
Management treats residents like children! This complex has had tons of problems with car break-ins, vehicle hit and run, apartment break-ins and vandalism at the pool and weight room. The most recent hilarity: glass in the pool by beer-drinking partiers. Granted...the morons who are ruining it for everyone by taking beer bottles to the pool and breaking them are causing a real problem, but the underlying problem is with management. They heavily advertise and promote their 24-hour fitness center and year-round heated pool...but constantly threaten residents when vandals break glass in the pool area or items come up missing/broken. Why don't they install a lock on the pool fence if they're going to keep it open 24-hours. Every time they have to clean glass out of the pool (and in 2007 it was at least 4 times) they leave "nasty-grams" on the office door to inform residents that the 24-hour "PRIVELAGE" will be taken away if it continues. The crock to this is...the gate to the pool isn't secured for resident-only use. Anyone off the street can come in at any hour of the night and use the pool...without restricted access. AND THEY DO! Then residents get slammed for it. Management needs to learn how to inform residents in a more respectful manner - the tone of all their notices are very condescending and demeaning to adults who pay considerably for the SERVICE of having 24-hour access (not the privelage - the costs are built into the rent, so why are we constantly being told it's a privelage?) Also...maintenance STINKS. It takes days - up to weeks to get anything addressed. In the height of our cold ice wave in December, our furnace broke down and it took them over 2 weeks to repair it...in the meantime, we were running on emergency mode...and losing efficiency the entire time. Our electric bill reflects the inefficiency, and we had to constantly remind the office that maintenance was not getting the furnace repaired. The necessary repair...turns out all we needed was freon! It took them 10 minutes to fill it. (And that's just one out of over 10 maintenance issues we've had in the past 13 months.) Oh yeah...now with the most recent vandalism of the pool (which wasn't really vandalism...it was glass in the pool...could have been an accident) residents are being threatened that 24-hour access to the pool and fitness center will be taken away, and only accessable during office hours. 8 AM to 6 PM???? That's just plain ridiculous...90% of residents use the fitness center after 6 PM...most of us have JOBS! If you're considering moving here, consider the tone you want management to use with you...consider the type of maintenance and service you want - because this facility has some of the worst customer service skills I've EVER seen. For over $1000 per month for a 2 bedroom apartment...the headaches and stress just aren't worth it. Oh yeah...one more thing...if you come home after 6 PM...good luck finding adequate parking! Free-for all parking is clearly a problem here. During the summer, don't leave anything you value on your patio...the lawn care crew steals it. Change your own lightbulbs in the breezeways, because maintenance hasn't changed ours in over a year. After our refrigerator konked out and left water all over the floor, we were promised that the wet carpet would be vaccumed...it never happened. When we picked up our lease for renewal...everything was wrong...I mean the terms, the price, the amendments...the whole thing had to be re-done, and even then it wasn't right.

It sucks...
MGT is the most unprofessional I have ever came across. They are rude and always have men in the office when you need to report a problem they act like they dont see you waiting and continue to laugh and play around with their friends. We need a better staff. I am putting in my notice to move. Rent with caution!!!! Beware

Overall, a great place to live!
Park Edge is a nice place! First of all, I've seen a lot of bad reviews on here, as you do with most apartment reviews, because honestly if you are someone who has had a problem, then you're more likely to be upset and have something to say, as opposed to the people who are content and have no major complaints. So a lot of times, I think apartments get a bad rep just because happy people aren't going to log on and write a review as often as unhappy people. So typically, people are going to see a list of bad reviews that seem to outnumber the good... and even then, you have to remember there are two sides to every story. You take a risk living in any apartment. And you really have to check out the place yourself to get a feel for what it has to offer. And experience living there to really get a genuine opinion of the living quality. And there are some things that you will experience, that others won't, obviously. As far as management at any property: Management isn't perfect. Just like there are residentss who will be less that perfect and cause problems. People aren't perfect. Unreliable people can get hired and leave the hard working people that actually care in a bind. Because one bad egg ruins it for everyone. Just like at your job. One person's mistake, or misunderstanding, can ruin it for everyone unfortunately. Unreliable tenants who don't care about their neighbors will break rules, and management will try to correct the issue, and all the while management will be taking all the heat from other tenants who are unhappy about the rule-breakers. Because your neighbor can be a total --- and dump his garbage all over when he's not supposed to, for example, and the nice girls in the office will continually tell him not to, but if he doesn't care, he won't stop. And still, people will immediately get pissed at management. Because everything is their fault. They omit the fact that management is trying to keep this place clean and fix the issue, but they can't control what people do. They can only warn and even charge them, but they can't control what that person will do. You know? It's truly a matter of people needing to put themselves in other people's shoes. Neighbors, management, maintenance, anyone. If people would just do that, and be considerate... well then I guess the whole world would be a lot better. It's understandable to be frustrated when things don't go as expected. People make mistakes. I challenge you to go live at any property, anywhere, and not find a single thing or have a single experience in your time there that is less than pleasing. It's just life. Things will happen. Life will go on. People will do their best, and in time the "bad eggs" will either get weeded out or weed themselves out. Now, at Park Edge specificaly, I have noticed they have undergone new management this year. A transition like that, anywhere, is going to be rough for a while. Change is tough, in any situation, and a lot of people don't like change, but that, again, is life. In my experience with Park Edge, everyone has had the best intentions at heart, and they're doing their best to create a great place to live. And they've done some clean-up with new employees trying to find people better suited for the property. These things can take some time. And nothing will ever be truly perfect. I love that this property is across from Shawnee Mission Park, and has the indoor pool open 24-hours. Their prices are really decent compared to other places in the area and their sizes and such. My two-bedroom is nice and spacious, and the layout makes it feel more "home-like"... everything is electric, so this winter I don't have to worry about a huge gas bill... I could go on for a while about all the things that make this a lovely place to live. The only complaint I'd have is that it is close to the highway so some places you can hear that pretty well with the windows open, but it's not really a bad thing. It's a small thing to get used to. And parking is first come, first serve, not assigned. That's just how it is at most apartments. If you want to avoid the hassel, just rent out a car port so you never have a parking issue, you know? It's worth it. Quit complaining. I'd have to say that overall, I like living here. The office is trying pretty hard to correct unpleasant things as far as I can tell. I've definitely been in places that are much worse. But you should come check it out and decide for yourself. These are GREAT apartments!!

Horrible Maintenance
I've been living here for almost 7 months now, and have never seen such shoddy workmanship and slow response time from maintenance. We had a problem with our washing machine, and after five service calls from maintenance, they finally said, "I don't know what to do about the problem." How about replacing it with one that works? Eventually, after bringing in the apartment manager to see how bad it was, it was replaced. The dishwasher only used cold water, and the sprayer inside the dishwasher that actually moves upward and sprays water to clean the dishes was completely missing. It took them almost 5 weeks to get that fixed, then a few days later, I noticed the timer on the dishwasher wasn't moving off from the wash cycle. After yet another 2 weeks to order a new timer, they finally installed what they claimed was a "new" one, which now doesn't heat up to dry the dishes. I now dry them by hand, or leave the door open to let them air dry. I also noticed (because I regularly stub my toe on them) that when they installed the new dishwasher, they left a group of capped wires pinched under and sticking out the bottom of the machine, and you can't lean up to the kitchen counter in front of the dishwasher without stubbing your toe on them. We've had the drains cleared out 3 times in 7 months, which was a complaint when we first moved in that they only put a bandaid on...it's never really fixed. The last time they opened the drain, they broke the stopper, and left it broken. We had to call to have that replaced. I told them there's a leak under the kitchen sink, and the maintenance person came and said it was only one small drip at a time. The entire bottom of the sink cabinet is now collapsed due to water damage from "one drip at a time". The pest problem is worse. We had rolly-pollies in every corner and along every edge when we moved in, and our apt is supposed to have had brand new carpet installed. Did anyone bother to vaccum it? We now spray the inside around the doors and windows ourselves because we're tired of killing big spiders, centipedes and beetles on the floor and ceilings. Orkin came in a few weeks ago, and used a small squirt can to put a drop or two of bug stuff in each corner of the windows. I have noticed NO difference from that visit, and continue to use my own pest spray to prevent entry. We had a HUGE gap in one window, pointed out to us by the Orkin guy, and 3 days later when they came to fix it, they left a horrible mess on the floor of wood pieces and sawdust shavings. In May, a maintenance man showed up unannounced (meaning I got NO letter and NO phone call EVER)saying he was here to fix my A/C. To my knowledge, it wasn't broken, but we had just turned it on that day for the first time of the season. I told him this, and said I had no notice and made no maintenance request, and he said, "I know, but it was broken before you moved in, and we're now getting around to fixing it, seeing as the weather is turning hotter." Glad I didn't need to use it earlier, and thanks for the advance notice of entry!!! They threaten residents with fines for not cleaning up dog poop or leaving trash out for pickup at the wrong times...and yet I've yet to hear of a resident getting fined for either...and yet to see almost 1/2 the dog owners cleaning up after their pets. The dumpster is a genuine mess, and every day there are broken bags of garbage laying all around it, stinking up the place and creating havoc for pet owners who's dogs can choke on all the stray bones and food particles that litter the area. Granted, it is likely residents who create that mess, but something NEEDS to be addressed, or they need to do a better job of keeping that area clean. The parking is atrocious. There are not NEAR enough handicapped parking spaces, and they ae in the oddest places, in areas where the parking beside it is so close, no one could get a wheelchair out of their vehicle or up onto the curb if they wanted to! The parking space lines throughout the complex are painted so closely together, I've gotten 3 door dings in 7 months - who can open the door more than 1/3 the way with the confined parking? One day, a maintenance man was zooming around on the golf cart, and almost ran over my dog, who was crossing the drive ON THE SIDEWALK that leads to the maintenance garage. THEY NEED TO SLOW DOWN and watch for people and animals. I shouted at him, and he just kept driving at the same speed, zooming around the corner to avoid me. I really like the office staff in general...they are kind and considerate to us, and I do feel they listen...it's the maintenance people I feel are idiots. The office staff always write up my work orders and listen carefully to my complaints, and they are always kind to my pet (giving him treats), and make us feel welcome here. It's the maintenance and management's lack of attention to the quality of the work and the timeliness of work that STINKS. I doubt we'll re-sign a lease. The layout is great of the apartments, but who can overlook such horrible maintenance. I've told MANY people not to move here when they learn where I live...all because of maintenance.

Do not rent here!!
When I moved in about 2 years ago the management at the time was great! Management changed. We never had the trash dumpster problem we have now. It looks awful and I hope at some point the city will cite them. Not to mention they set a bunch of a old appliance out there, one of which was a refrigerator that was not tied shut. I've mentioned the stairs that not only present causing a fall, but are sharp and jagged (due to rust and deterioration)and can cut. Management is awful. They do not return calls or address concerns. They treat you like you are the problem. They take forever to fix issues that you call on and then enter your apartment days afterward. I do believe there is a rule that you have 24 hours to enter for a problem, not 2 weeks. When you do speak to management they give you lip service. With all this being said, I love the apartment itself. I love my neighbors and we all tend to watch out for each other. I've told 3 people not to move here because of the management, one of which I didn't even know, but asked me my opinion in the parking lot of the clubhouse. He had just come from talking with "management". He said he got the impression they weren't all that great. I confirmed that for him.

i lived and worked at park edge. i LOVED my one bedroom. i actually miss it! the area is awesome too. if i lived in kansas again, i'd definitely live there. :)

You cant beat the price
I am in a 2 br that is huge and I got a great deal on it. The closets and bathrooms are huge. I love the fact that I can swim year round, my kids love that. I take my dog over to shawnee mission park on the weekends to run at the dog park. I rented a carport so I dont have any problems with parking, but I come home late and didnt want to worry about it. Some of my neighbors have trashy patios and I hope they clean those up soon. But I think it is the nicest place out here, especially for the price.

Great apartments, Horrible parking!
These apartments are great, but the parking problem really needs to be addressed. There are no assigned parking spaces for any of the residents. If you arrive after 8 PM, you can expect to park multiple buildings away from your own. If this management would assign one spot per apartment, and leave the rest for everyone to "fight for", at least the residents would feel fairly confident that they wouldn't have to carry groceries 500 yards or more just to get to their front door. I can't imagine how handicapped residents deal with it. The problem really needs to be corrected, because it isn't fair for residents who have multiple vehicles to be parking in front of their door, and the rest of the building residents end up walking a huge distance. This is especially true in the middle of the complex area, rather than on the sides and ends.

TERRIBLE MANAGMENT!!!
We have lived here for two years, this past spring/summer new management took over. For two years we never had one complaint with the old management. New management came in and one week in we were already starting to have problems. They wonder why cars get broken in because the lighting is terrible. the lighting in our carports and thru the parking lot were out, we called three times to have them fix it, it didn’t get fixed until three weeks later, until we finally said that we were going to send an email to their manager, so it was in writing that we had told them. We also had gotten a noise complaint first one in two years. Now at the time we had a 3 week old and a two year old how loud do you really think we could possibly be after 10. We received a letter basically saying that we weren’t allowed to use any of our appliances (washer/dryer, dish washer, garbage disposal..Etc) after 10. The parking is just absolutely ridiculous. The girls in the front are just completely stupid and clueless. Whenever they send letters out to everyone talking about trash problems they are having, they make us sound like we are five year old kids and are constantly threatening to take away trash pick up away because it’s a "privilege" that we pay four dollars a month for. When you call you can’t get a hold of anyone, nor do they return your calls. We went to sign a seven month lease our rent went up 100 dollars. They have their lawn service out mowing at 7am on a Saturday. You always see cop cars circling around the complexes, makes you wonder who is living near your children. They spend money on pointless things like the exterior/interior paint, new furnishing for the club house that we can’t use, but stairs need to be fixed in our building. These apartments have a nice look to them, but when you really are dealing with the guts of the apartments they were poorly made, the management is terrible, there is a huge trash problem there needs to be more than one dumpster with the amount of people that live here. I have nothing nice to say about the deceiving, clueless, girls that work there.

I am so happy living here. The office staff is always so nice and helpful with what ever I need. They are doing so many great things to the complex. My kids love the indoor/outdoor pool because it s year round and they can swim in the winter. The location is excellent. I love how huge my two bedroom apartment is and the layout is the coolest I've ever seen. Plus Shawnee Mission park is just across the street. I take my dog there to the off leash dog park and he loves it. <br><br>I wanted to comment on this because some of the bad ratings on here almost made me not even look at Park Edge as an option, but I did. I'm sooo glad that I decided to move here.<br><br>This is a great apartment complex.

Use to be great!
Ok! we are working on our 3 years here at park edge. When we first moved in it was quiet and peaceful, the staff was great, and the matienance was respectful and hardworking. Now that staff has changed along with the Maintenance men. First off the staff for the most part has been decent, except for a the extremely high rent rates and barely any specials. they are offering money to residents who get people moved into park edge...what they don't tell you its 735 for a one bedroom, that was the price of our 2 bedroom when we first moved in. The other thing that is kind of wierd to me is the fact that they continue to raise the "veteran residents" rate every year. I'm sorry but shouldn't you reward the people who have lived here a good amount of time and been faithful in their payments? Now on to the Maintenance men. First off they don't know how to do everything..our heater was broken last year and everytime they came out told us there was no problem and the girls in the office told us to just put on "emergency heat" and it should work fine...4 winter months later and over $100 a month in power each month... we finally threatened and found out WOW to our surprise that a heater coil was broken..no apology, no hey we screwed you out of money cause we can't do our job correctly..nothing. And recently we had some work needing to be done...I had the work order put in almost a week and half ago. No one showed up...so I made a phone call to the office. I was told by the girl that she would push our order to the front and have the guys call us to schedule a time to come in. My boyfriend came home from school to find Maintenance in our apartment without letting us know so one of us could be home (I don't know about you but honestly I'm not comfortable with a complete stranger being at my place without myself or my boyfriend being there) So He then talks to the manager of the apartment about not getting a phone call and how Inappropriate he felt it was, and she asks him why and if there is something he is trying to hide. How about the fact that I wouldn't let a stranger into my home so why in my apartment. There is a form we signed that says for them to always call and schedule before they show up. I'm sorry but what if I am in the shower and the Maintenance men walk in and I think I'm home alone and walk out into my living room naked to find 2 men fixing my sink. I find that invasion of privacy. Our lease is not up until this spring and I am already looking else where. O yes and I forgot to mention how the guys drive their "golf carts" around without paying attention to children or animals...and are really quiet rude and not usually friendly at all. Seriously, I wish they would read all these problems and fix them. This place use to be a great place to call home...now not so much. One last thing...I find it interesting that before the new managment came on there was no break-ins, fights, etc.. Since then...I have been waken to at least 3 fights with police called, 2 break-ins, and an attempted break-in and sexual assault....Interesting

Management is doing what is best!
I am resident here at Park Edge. The NEW management is doing nothing but good things for this community. The staff is always willing to help. For example I received 4 packages one day and the office staff helped me carry them to my car. They are all so friendly. They are talking about installing a playground, expanding the pool area, and getting a tanning bed. Plus they have already started the process of updating the paint on the outside of the building. I can't wait to see the up and coming improvements to make this place an even better place to live!

new management : (
I moved to Park Edge in 2002 with a roommate, and lived there for a year and a half. It was a wonderful experience, so great that I decided to move back to the complex in November of 2004. Everything was going great until the new management team came along. When I would call Jenny with a maintenance issue, or any other issue, it would be fixed immediately and she was very nice about it. Now when you call the office, you get voicemail. I left a voicemail on Thursday of last week to talk about mold growing in my apartment, and a leak across my bathroom ceiling. This seems pretty serious to me, but apparently not to them, because it's 6 days later and I'm still waiting for a call back. If they jack up our rent, we're definitely moving, because we already pay $820 to live there, and are unhappy. Parking is absolutely horrible, and the noise is terrible. Our neighbor plays the home theater system all day every day, and others find it necessary to slam their doors. It used to be such a nice place to live, but I wouldn't recommend it to anyone now.

New Management=Bad Changes!!!!
Not only is there a huge parking problem and insect problem (I have an indoor cat, I keep frontline on her and have battled fleas for months, I've bombed and continually spray, they aren't going away!) but we are now under new management as well. They have decided to lock the doors leading from the pool/gym to the restrooms and water at 6:00pm, this creates a health and safety problem, the pool will now be used as a restroom during those hours, I don't know any kid that is going to run all the way home to go to the restroom!! Also, if your using the gym, you have no access to the water or restrooms, so make sure your bladder is empty and you don't drink water to hydrate yourself while working out!!! I have also heard rumors that our rent will have a huge increase upon signing a new lease. Sad that they would do this to long-term good tenants! The new management sucks, they sent out nasty grams to all tenants within a week of taking over. Most of the people I have talked to are moving out as soon as their lease is up and want to start a petition to reinstate the use of the clubhouse (restrooms and water) after 6:00pm. I wouldn't live here unless you want to be treated like a child. I would not recommend this community to my worst enemy!!!!
