Not my favorite place in the world. My family and I were happy to move out. Here is my, Con-Pro-Con-Pro list: 1. They often have gimmicks to get people to write good reviews/tweets/posts about the complex. Every couple of months, they send out an email saying that the first 10 people to write something positive about the apartment can win a gift card. So, if you see an influx of good reviews, that is why. It seems sort of sketchy to me. We never did it. 2. Clean ground. Cut grass. 3. We had a neighbor right below us who was in a "band." He would have band practice in his apartment 2-3 times a week. At first, his music was so incredibly loud that you could hear it from the parking lot. We complained to the management who claimed they spoke with the tenant about the problem. However, we continued to hear his music for the remainder of our lease. The management obviously didn't do anything about it. We decided to simply give up and try our best to ignore his band practice because either the management was lying, or the tenant just didn't care. Either way, it was a problem. I always like to end with a pro: the rent was cheap, which explains a lot.

We lived here for a year and I have nothing but great things to say about the apartments and staff. We LOVED it here! Amazing closet space, friendly neighbors, and the staff was all really nice and helpful. Great apartments! Sara

Neighbors are rude. They are noisy. They do not follow quiet policy nothing is done. In order to get parking guaranteed you have to pay 30 for it. When things are broken they are fixed so cheaply maintenance comes out several times. Five years old and doors look old. Sloppy runny paint and missed spots on wall. Kids are loud at pool area and not watched. Indoor pool area not worth it it's used as storage right now. Rent was raised without warning. Water was added in to rent single person pays what a family of six pays. Now it's separate and my bills five dollars so was overcharged don't clear walks or salt in winter before people that have real jobs and commute in early. Staff is not always the most helpful and some look as if they don't want to be there. Mail room is down a steep hill in a cramped room no rail so you can fall in winter room is so small you bump into neighbors. The only good looking building is the clubhouse to reel in new renters. Just an overpriced dorm nothing special. Looking to leave early

I've been living here at park edge for over two years. And I've been VERY happy! I am however moving out because of a new job. The staff is very helpful and nice. Whenever I had a problem with something in the apartment I called them up and it was fixed in a few hours or the next day. (Not many problems happened, just appliances doing what they do best) I never had problems with neighbors and loud noises and always had a good place to park by my building. Knowing that police would drive by every so often made me feel safe. The lawns and trash were always kept clean and neat.The floor space and storage is awesome! Overall this apartment is one of the best I've ever lived in. I'm VERY sad to let go of it! Thanks so much!!!

I've only been here about one month and I have to say that I am really quite impressed. They have gone beyond the call. On showing, 2 of the cupboard doors were a bit hard to close and needed shaving on top. By my 2nd day, it was done. The grounds are well kept. There is valet trash. Ever heard of that? Mon/Wed/Fri, they come around and pick up your trash for you. No walking to the nearest dumpster (unless you want to). Their reasoning is that since they control the trash, they control the bugs. I have had no sight of any bugs in or out of my apartment and this is the middle of summer. They have never had a break in so I really feel secure. Online pmt is very easy. The staff are quite friendly, courteous and professional. The managing director is hell bent on making this complex a no brainer for anyone who can afford a mid priced apartment home. I live in a 2 bedroom. At nearly 1200 sq ft, it's quite roomy. The master bath has a shower AND a separate tub WITH a shower. Also, a VERY large walk in closet is attached to the bath. I was going to put some stuff I had into storage - it fit in the closet with room enough to still be larger than any competition I looked at. The kitchen comes with Dishwasher, Microwave and the normal Fridge/Stove/Dispenser. Off of the kitchen is the laundry with Washer/Dryer. Nice lighting fixtures and fans give the place an uptown look. My neighbours are vey friendly and noise is not a problem. When you factor in a 24hr indoor/outdoor pool that is heated to 84 degs and open 365 (not till labour day like most other apartments) and a 24hr gym, I mean, why would you move anywhere else? AND it's just opposite Shawnee Mission Park?? Pinch me! The #1 con - an entire month's rent early termination penalty whether moving to another complex, a sister complex or another apartment in this very complex. It added 3 weeks to my decision making when I was looking and caused me to opt for a 6 mth lease instead of a 12 mth in case I want out without losing my shirt. For my apartment, that's a grand as opposed to $300 - $500 anywhere else. But after experiencing these living conditions, I don't mind being locked in. I would definitely renew for a year when my contract is up. If I have to find any other cons, it would be not having mail delivered to my door (normal for apartment living) and the gym not having essential equipment which I need. A bench press, over 60 lb dumbells and the customary olympic sized barbells. But hey, at least they do offer free weights unlike most other apartment complex 'gyms'. The last conceivable con would be lack of proximity to downtown. We ARE kind of in the west boondock end of Lenexa. However, though it's further and would require more gas, it's literally 60 secs from the 435 and from there, under 2 mins from I-35 which makes up for it in my opinion. I get to work downtown 2 mins faster than when I was living in Prairie Vlg would you believe. So overall, I highly recommend this place. Breath of fresh air.

Park Edge has some beautiful landscaping and is a great location. I only have one two complaints...the parking for our building is limited and the bugs! If all the apartments are full, it is difficult to park close, which is difficult when you have a newborn and/or several grocery sacks! We also can't seem to get rid of all the bugs!

Wonderful complex in a great location. My husband and I have lived at Park Edge for a little over a year. Our apartment has exceeded every one of our expectations. The master bedroom in the two bedroom layout is wonderful with a huge walk-in closet and spacious bathroom. On the rare occasion I have a maintenance request, it has always been taken care of the very next day. The complex is always kept clean and staff is friendly. One of the best features is the location. Just across the street from Shawnee Mission Park with great running and biking trails. Also, just off the highway for quick access just about anywhere.

We've lived here for almost 3 years, and as hard as it was to move from a house to an apartment, this has made that transition as wonderful as can be! The location right by Shawnee Mission Park (our favorite!) and the friendly and responsive staff make it hard to beat in terms of apartment living. To us, the staff can make or break an experience, and we have nothing but great things to say about the staff here. We've had very few maintenance issues in almost 3 years living here, but any that we've had were taken care of promptly and with a high level of courtesy by the maintenance/office staff. If any appliances break, they don't replace them with an old one pulled from another apartment, but with a nice new one (at least in our experience). I wish the kitchens could be remodeled, but that would probably be a pretty large task :) Our first year here, there were fun resident activities (i.e. Bingo night, holiday dinner party, etc) and that stuff went away for awhile...but it seems the new management is bringing them back, which I love! We highly recommend this complex.

My busy family has lived here about a year and a half as we've been waiting to sell our house in another state. This is a GREAT 'waiting place' and I wouldn't have it any other way. The grounds are well kept , the maintenance staff is excellent , and the main staff is friendly and always happy to be available. We considered moving out at the end of our lease a few months ago in to a rental house similar in size but it just wasn't worth it. Why leave something so great? I'm a stay at home mom so I spend a lot of time here - I truly think this is a pretty great place. The location is centrally located minutes away from malls, grocery stores, hospitals, parks - everything. Seriously - choose Park Edge!

Quiet and safe, yet close to everything. For the price you cannot find a better place to rent. I love being so close to Shawnee Mission Park. I would (and have) recommend this place to anyone.

We've been here over a year. The location is great for my small family. The maintenance staff is prompt in helping with occasional issues. The property is constantly being taken care of. The residents are also polite. My friends and family are constantly amazed with how great this place is.

Park Edge is a great place for young adults! We moved here after going to KU and it has been a great transition into the area. This complex is pet friendly, safe, and reasonably priced! We have a great view from our balcony. Close to I-435, I-35, and K-10! Also not far away from the Legends area. I would recommend this complex to everyone!

This is one of the greatest place to live in Lenexa! Lots of units close to several major highways. Although it's close to the highway, you never hear the noise. The apartment staff are always friendly, remember me whenever I stop by the office and always are quick to help with any problems or concerns. The apartments are really nice, and my apartment as the view of a forest area. Great place to live!

The price of rent is affordable for the type of apartment we got. Its very clean and managed in a proper way. The apartment has a walking closet and plenty of space. We really like it!

Park Edge is great place for kids. With the indoor/outdoor pool that is open year round and Shawnee Mission Park right across the street, you can't get anything better. Its a safe place and the maintenance around here is outstanding!

Love it!!! After living in several other apartment complexes in Johnson County over the years,I can say with confidence that this is the best place we've been. It combines quality, safe and spacious living with great amenities at an affordable rate. Prompt maintenance, easy online bill pay and online maintenance requests, and the staff is always friendly. Easy to reach in office, via phone or online. Highly recommend to anyone who wants a great apartment, in a great area, and at a great price.

I have seen a few negative items: A lot of people do not seem to pick up after their pets. It's really annoying to go walking and have to avoid poop mines....even on side walks! That being said....it is equally annoying to have maintenance not empty the doggie stations when they are full (people then deposit the bags on the ground) and to not have the bags refilled. Even after several phone calls! Wouldn't seem like this would be a difficult task. People need to respect others when it comes to their pets and their 'droppings'. The other one is that the pool restroom is a haven for falling and growing germs. There is no drain for the floor....really?? And it is so slick that it wouldn't take much to fall. Snow is not fun either. Not only is salt not really used to prevent falls, but clearing the parking lots is minimal and then you have to shovel your vehicle out if you ever want to leave that day. Shovels are a rare commodity and are first come first serve - although to this day I have seen shovels at the entrance of some doors that have never been picked up or returned to the office. This being said - these are 'minor' as far as I'm concerned and in the 'big picture' - I really do love the apartments and everyone here! Staff, maintenance and the people that live here - are all for the most part pretty great!! I have lived in other apartments and can honestly say - I would totally recommend these to anyone looking for a nice place to live!

Great Place!! We just recently moved her from a house. People said I would hate living in an apartment because once you sign that lease they don't care anymore. I have not found that to be the case. When I put in a work order by phone or website they are there the next day if not the same day!! The management is wonderful. They even email or call just to make sure everything is going well. The apartment itself is a great size. Let me tell you we looked at more than 15 places and this by far was the roomiest. I have a King bedroom set and my room still feels huge. I tell everyone who is looking for a new place to check it out!!

After relocating from CA to KS, I searched for a complex that was similar to the one I had on the island. Park Edge is amazing! They are newer in construction and in a great location! Right near the mall, the parks, and everything you need within a few miles. The complex has gorgeous lush grounds that are well maintained. The leasing consultants and management are the friendliest and most helpful at any complex I have ever lived! They greet you by name! Most places I have lived they don't remember my name. The fitness center is well equipped with new equipment and very modern. I adore the pool that is half indoor in the winter and heated and in the warm weather the wall comes up to be a full pool. The maintenance staff are very helpful and friendly. The apartments are modern, with lovely spacious floor plans and have more than enough storage space, including storage closets on the full sized balconies. I love the full size washer and dryers in the unit. I have friends that visit that rent houses with 3 bedrooms and say my one bedroom appears much bigger. Any time I have questions, they are responded to quickly. I never hear any noise from the neighbors and it is a great complex to live in! I couldn't recommend a better place to live!

I have lived in several apartment complexes and Park Edge is the only one that I can't complain about! I have never had a problem with noisy neighbors/thin walls; appliances rarely break down and if they do, it has always been fixed immediately. No problems with bugs or mold, or things not being clean when we moved in, no problems trying to find a parking space, the price is reasonable for the size of the apartment and I like how it's not entirely boxy...there is some shape to the apartment. Also, the management and staff are friendly and helpful. The only thing i can think of as a drawback is the parking lot in the winter, it took them a while to get it cleared, but I think that most complexes would have the same problem, just be prepared to be homebound for a while! I would recommend this place to anyone.

I have been at Park Edge for a little over a year and have no complaints. The office staff is very helpful, and any time I have had an issue they are extremely quick to respond and fix it. The landscaping is lovely, the units are very spacious, and I have never once heard any of my neighbors. The work-out facility is great too! I plan on staying at Park Edge!

5 stars out of 5! I've lived in Park Edge Apartments for a couple years now and don't have a negative thing to say. The staff, especially Zach, is extremely helpful and courteous, the maintenance crew is top-notch and friendly, and the people in the community make it a great place to call home! The apartments are extremely well sized for the amount you pay (especially the master bedroom closet size). Even the utility costs aren't too bad during the cold winter months and the hot, hot, hot summer months. The covered parking is convenient and close. The in-unit washer and dryer is also a HUGE bonus. The grounds are always clean and properly maintained. The maintenance staff is extremely nice and available most anytime of the day. The staff is always friendly and willing to assist with anything you may need. The location is absolutely perfect. It's located right next to I-435 so it's a quick and easy to jump on the interstate and be on your way. The Shawnee Mission Park is right next door which is also a great convenience! I work downtown and it's only about a 20 to 30 minute commute in the morning and evening. I would highly recommend any prospective renters to check out Park Edge Apartments. Give Zach and the crew a call and come enjoy everything Park Edge has to offer!
