The office staff are all hospitable and helpful. The grounds always look great and well-maintained. The maintenance team is quick to respond, although sometimes take a few tries to actually resolve the issue. My stay here started off rough at first. I understand there is a quick turnaround on units between residents and I'm used to doing a deep clean myself for new apartments, but I've never encountered an apartment that was so gross and nonfunctional as when I first moved into my apartment. Every appliance and feature was either broken and/or absolutely disguisting. After a few weeks of maintenance visits and deep cleans, I was finally able to unpack and enjoy the apartment. It's been a very positive experience since then. The outside of the apartments is much better maintained. I would love to be here for several more years if the rent prices don't jump too much. Some of the community events seem really fun, but I haven't been able to participate much due to my schedule. I would love to see more stuff like this. One small change I would like to see would be to do something about the solicitation on property. I have advertisement slips and brochures left in my apartment and car doors almost every day recently.

Great maintenance department and services. All public areas are well maintained. Office staff is friendly and helpful. It is a safe community located by lots of restaurants, shopping areas, and grocery stores. The complex has great access to freeways and walking trails.

I have had 4 instances in 6 months where I have lost heat, electricity, or AC. While they were able to come out and start working on it fast each time, it is a bit of a pain. The community is nice and always clean and upkeep is great. The walls are a bit thin and I can hear neighbors quite often. Overall have had a good experience and would recommend for the price and location.

The property management is excellent. Always address any concerns in efficient time. Apartment is excellent. Very close to main and important things like schools, grocery stores. Definitely recommend to others.

There are 3 floor levels on each apartment building. I live on the second floor and can hear loud banging noises throughout the night from upstairs neighbor. Even the bed squeaking back and forth and loud music. If you want to sleep at night, I recommend going somewhere else. I haven't had a peaceful sleep since I moved here 7 months ago

Pretty decent, never had an issue with my neighbors or getting something fixed by maintenance. The apartment building is always clean and well kept. The leasing office and staff were always a pleasure to visit when I had questions or needed something.

I like the staff. It was a different staff when I toured vs when I moved in but both do a great job. They made an error before I moved in about the garage I would get but easily found me another one in the meantime until an attached garage came available. They are always quick to respond and maintenance has done a great job whether it was a water leak or something as simple as pulling my fridge out to lower the tray so I could use my ice maker. My only complaint is that you can't pay rent early. I like to pay half of my rent every time I get paid but if I wanted to keep doing that I would have to physically go to the office with a check or use the WIPS system which just makes it more of a hassle. The online portal locks making any payment until rent posts which is a few days before the first of the month. People dump large items by the recycling and put trash in the recycling but maintenance is quick to clear it up.

Perfectly sized for my needs. I wish the outside of the buildings got washed though. Lots of dust, leaves, spiderweb collect in the breezeways between apartments. A lot of wind gets blown in the breezeways between apartments, thus the dust, webs, wind blown debris, can accumulate on the side of the walls.

Ive enjoyed living here. I enjoy the privacy the aparment layout offers. The staff are friendly and respond promptly to maintnce requests. I enjoy how easy it is to get trash quickly out of the aprartment.

The reason I stay isn't because I can't move. It isn't because I am waiting for the perfect house. I stay because it's beautiful. What makes it beautiful enough to stay you might ask. I'll tell you. The people. The amazing beings who keep the place running impeccably. It's spacious and updated. The maintenance crew will fix anything any time! Read that again. I've had to call at 3am because I didn't know what to do. He answered. He walks me through it and no neighbors want me dead. From the people up front to those whom we often taken for granted, either because they aren't seen enough or we aren't truly "seeing" them, they are kind, generous, beyond helpful, and have to deal with so much. I even just go in to say hi. I end up laughing and leaving 45 minutes later. The amenities and the parking. Etc. all are reasons to stay. That can be said iof many places. I defy you to find one you'd stay for the reasons I gave.

Yes, I love it at Prairie Trace. It's peaceful and quiet, and all but one of my neighbors have been nice to me. The grounds are so good you can walk around them and not feel bored. There's a trail behind it that overlooks 69 Highway, and you can see far into the distance. The buildings are made really well, and the clubroom is really top notch. A lot of people rent it out on the weekends. The best thing about the complex is the staff are all really nice, and it shows that they care about every detail.

They made the renting process very easy. We love the pool and the events they do. They also have garages you can rent which is a huge plus! The only thing we don't like so far is the garbage area - it always looks a mess.

Water/Sewer Bill

We signed a 14 month lease. We had no issues or problems, management was pleasant, the apartment was a really great size and everything was updated. We had to leave a month and a half before our lease was officially up due to a job transfer. I got the final bill for 80% of the cost to replace the carpet (we had cats) and for the final water/sewer bill. When I questioned how it was possible to have a water/sewer bill when there was no one living there, they said the clause in the lease outlines that "This section explains that utilities are shared among residents and allocated accordingly, which means charges are still applicable through your lease term regardless of individual usage." We were NEVER told that prior to moving in otherwise I would not have moved in. Why should I be responsible for someone elses water and sewer usage, especially when I'm not living there? This is so wrong! I was told by management that "this is the normal way most places are going to now". I have NEVER encountered this type of clause until now and will NEVER sign a lease again with anyone who does. I caution anyone thinking of renting from MAA Prairie Trace, or any other apartment complex, take as much time as it takes to READ THE FINE PRINT!! We were rushed through signing the 18 page document so we never got to read through the whole thing (our fail). Never again.

I've really enjoyed my time here! The amenities are very nice and the location is great. I haven't lived here super long, but it's been nice so far. The apartment itself has updated appliances, a good amount of storage space, a nice spacious bathroom and helpful smart additions (front door lock is keyless!).

I have been a resident for almost 7 years and my entire experience has been positive. The office staff are pleasant and easy to work with and the maintenance staff are top notch. Any time I have had issues with items needing fixed, they resolve the issue within 24 hours or make best efforts to get it done quickly. They keep you informed and are always on top of things.

I only have one complaint. The construction noise on HWY 69 for anyone facing West is intolerable. Anyone with apts facing that should get a discount. The noise is almost 24/7. I have had pictures fall off the walls due to vibrations. And the dust is suffocating.

It used to be good until they changed the staff, i asked some months back if it's ok to get a grill since i saw them on most balconies around the complex and they said "yes, as long as it is gas or electric" and a few months after they sent an email out telling residents that only electric grills are allowed and everything else needs to go by the end of the month. When i called to tell them that i asked and bought it especially after i asked they said "well the old staff doesn't work here anymore", what kind of stupid answer is that?! So policy changes with staff?
