Very satisfied. Attentive, timely, helpful, joyful staff. Beautiful pool area. Perfect entertainment area in patio/clubhouse. Quiet. Great neighborhood. Eateries everywhere. I would definitely recommend this property and property management company to anyone.

Nightmare Nighttime Construction
8.31.23 edit: apartment is great, no issues with it. Potential renters beware the nearby 24/7 highway construction. Some buildings may not have issues, but if you're in one by the highway, it never stops. You cannot open a window because it's loud 24/7 or sleep some nights when they're really going at it. It's set to be around for a few years, so just be mindful which building you're renting from and if this will bother you. 09.27.23: To save a future renter grief, they do not allow good faith negotiations when you have to break your lease. It is strictly by the book, which is well within their right. They will charge you 2.5k in fees plus a mandatory 60 day continued payment of the unit. I would not have resigned my lease if nighttime construction was happening at that time, but unfortunately I’m stuck in this arrangement. Read your lease carefully for the construction clause that absolves them of working with you and if you plan to sleep in a Building One, be sure to negotiate a cheaper rent since it will be impossible to have quiet hours or sleep some nights. 1.3K is a pretty steep price when they can’t provide enforcement of quiet hours due to construction. I have a google drive full of videos ranging from May to now with the noise, that reaches decibels of 80 with a closed window and gives the impression the building’s shaking due to the close proximity. I will also post some so future renters can decide what they’re willing to deal with before forking over money. In fairness, they DID provide me an option to pay $500 to move into another building, but that’s no guarantee of a non-construction night and still costs money, which is hilarious given the situation. They also provided an opportunity to move their Missouri complexes, if they had an opening, which wasn’t ideal given the undesirable locations and the additional commute time. The actual complex has been wonderful. Living here was great, until it came time to deal with the exploitative nature of the lease under these extreme circumstances. Again, the main construction hours are 9 PM TO 4 AM. It's completely unreasonable and sours my experience here in dealing with trying to move under justifiable reasons.

This apartment complex seems to be nice and they generally care about taking care of any maintenance requests. They are having trouble getting us a dishwasher with a drying cycle. The rent here is not as high as at other Johnson County properties.

Best experience I've ever had when moving into a new apartment. The team of Mariah, Lizzy, Cory and Quinten was top-notch! I can't say enough about the timely communication and overall professionalism demonstrated to me by the above mentioned employees at the Ranch at Prairie Trace.

I've been living here for 5 months now. I'm very satisfied the maintenance they did around the property. The pool is great and they even had a summer party to welcome all the residents. Any fault reported is addressed promptly.

We love this community, the amenities are gorgeous! The office staff is great and very friendly. The maintenance staff is great. Our neighbors are friendly. We love living here. The pet policy allows large dogs. This community ticks all our boxes.

Glen is the best
Glen stopped by to replace batteries in keyless entry and stayed to help me install the new door bell. He was very helpful, friendly and professional. After moving all week it was awesome to have this extra help! Thanks Glen!

Leasing office and maintenance is amazing. Super helpful and quick. They also communicate important information early and often with you. The residents are okay. I've had decent encounters with some, but there are a few "not as nice" residents. Some apartment complex rules, especially the trash services are not followed by everyone.

So far everyone has made the moving process easy and efficient. Maintenance is quick. The community is clean and I feel very safe. The pool is always clean and if it isn't they take the time to address and get it cleaned quick so the guests are happy.

We love Ranch at Prairie Trace. The employees at the community are friendly and always take care of any issues the happen quickly. The pool and leasing office are beautiful and are one of the perks of living there.

We felt all our needs were met. The community is friendly and MAAC made sure we felt right at home! We love getting check up calls that felt more like genuine check up call rather than trying to sell us an apartment. I see myself living here for a long time!

Excellent - I feel very secure here - The Office Staff is outstanding. They are eager to help with any concerns. The Maintenance Staff is quick to take care of any need I may have. The grounds & community is very well kept.

I've lived at the Ranch for over 5 years. First with a roommate in a 2 bedroom and then into my own 1 bedroom. From then to now, things have been consistent; safety, customer service, appearance & amenities, maintenance, etc. Lease renewals were manageable and average for my area. I never had any outstanding issues. Over the past year, little issues have started to add up. I don't know if it's just a series of unfortunate events, or if there is new management. But there is a noticeable difference in quality and how personable management is.

It's a very nice place to live. I've enjoyed it until I went to rent another storage space then it wasn't handled very well at all. I had rented a unit just down the hall from me which was perfect and then someone else put their stuff in my unit when I had the key and agreement signed but they made me put my stuff in a different building.

The community is quiet and friendly. The apartment is clean and well maintained. I love how easy it is to get maintenance when needed and to get in and out and keep the thermostat settings appropriate using the Smart Rent app on my phone. The location is close to every and any kind of retail and/or dining experience one might want. It's a great place for people with dogs as there is a walking trail and a dog park. The residents and the staff are generally quiet but pleasant and friendly. There are some nice community activities for those who have time for them. There's a pool. The rents are also affordable. What more could anyone want?

The office staff is extremely helpful and friendly. Neighbors are wonderful. The maintenance guys are typically quick to fix any issues and they are the best community to live in if you have pets! The office building/amenities are amazing!

Beautiful property, quiet, safe, friendly. The pool & clubhouse are amazing. Maintenance issues occur in all apartment living. But when things break at the Ranch, the maintenance team fixes it quick and professionally. Highly recommend

Mariah was super welcoming and friendly. She addressed all my needs and went above and beyond to make sure I saw all the apartments that fit what I'm looking for. She made my experience very positive and I am for sure going to move to this complex when I am ready.

The Ranch at Prairie Trace is GREAT place to call home. Beautiful finishes, very well kept community and caring staff. After owning homes for 35 years, I was nervous about moving to apartment living when I retired and sold my home. BUT it was the best decision to come to The Ranch!

Maintenance is always prompt, courteous, and knowledgeable. Office staff is always friendly and quick to respond. Gym is adequate for a community this size, but the pool area is lively, fun, and a good time.

The Ranch at Prairie Trace has been the perfect place for me to call home! Quiet, safe, & friendly community, apartments in good condition, and a staff and maintenance crew that are always ready to help. The office has great communication with the residents, and Lizzy in particular had the best attitude that really made me want to live here, and has always gone above and beyond to help. The location is in a great spot in Overland Park, within walking distance of plenty of things to do!

Loved the pool yet the people there have changed, Older men hitting on young girls that just made everyone there uncomfortable. Also the pool party was playing music the was very bad and there were many young kids there.

The ranch at prairie trace made my move in super easy. The staff is friendly. The neighborhood is very quiet and friendly as well. The location is very convenient and walking distance to many attractions around Overland Park.
