Brandywine is a decent apartment for the price you pay, in comparison to other complexes in Lexington. The manager and office staff are always courteous and helpful. The maintenance staff is subpar, but the maintenance manager is very good. The interior of the apartment is rather cheap, but the layouts are spacious. Updated appliances in the kitchen have made it much better. I just wish the carpet was better quality, and did not go up to the front door.

Staff has always been courteous and professional. The location is perfect with easy access to Man-O-War Blvd which leads anywhere in town. Very convenient to shopping center containing a grocery store, two restaurants, gas station, sandwich shop, pizza place & coffee stand only two blocks away. Easy walking distance.

Brandywine is a great community to live in. The location is right in the middle of two major shopping areas, great restaurants and close to the bypass. Plus not far from fire station and hospitals, safety first. Anytime I have had any issue with the apartment, which is rare, they have fixed it within 8hrs, even though they give 48hr window. They don't make you wait, which is nice. Speaking of nice, the office staff is great as well! I've lived in several apartment complexes but Brandywine is bar fat the best.

I was looking for a reasonably priced apartment that would fit my needs while working in KY but still having a permanent home in Cincinnati. I was impressed how quiet and clean the community was. I thought I would have a problem the way it's open parking with no assigned spots but everything has been fine.

The office staff is always readily available to talk when called or when you walk in the office. The apartments are in excellent condition upon arrival. They are clean and ready for inspection/walkthrough. We have not had any issues with our neighbors. Everyone keeps to themselves. Parking has never been an issue.

It was a lot cheaper than my last apartment, at least $100 a month difference and it wasn't that far away from work. It is a nice community, never have had any problems with any neighbors. Friendly staff here.

DO NOT MOVE HERE IF YOU VALUE SLEEP!!! AT LEAST 2 DAYS A WEEK YOU WILL GET BLASTED OUT OF HUMBLE SLEEP TO EITHER OF THE FOLLOWIMG: LAWN MOWERS (even in the dead of winter when grass doesn't need mowed), CHAIN SAWS CUTTING DOWN TREES, LEAF BLOWERS (obviously to keep their maintenance staff busy when there's nothing else to do), ALL OTHER VARIOUS TYPES OF LOUD EQUIPMENT imaginable!!! ALL OF THE STATED ABOVE BEGINS AT ABOUT 830 OR 9 AM. THIS PLACE HAS 0 RESPECT FOR RESIDENTS WHO WORK LATE SHIFTS. I GUESS THEY LIVE IN A WORLD WHERE THEIR RESIDENTS ONLY WORK A "NORMAL" 9-5 SHIF!?!?!. THE STAFF ACT LIKE IF THEY SMILE, THEIR FACES WILL CRACK. PERSONALTIES OF DIAL TONES! THEY HAVE A NON-SMOKING RULE OF NOWWHERE ON THE PROPERTY BUT THE MAJORITY OF MAINTENANCE SMOKE SO MUCH IN THEIR VEHICLES, YOU CAN SEE THEM SITTING IN THEIR VEHICLES WITH SMOKE BELLOWING FROM THEIR TRUCK WINDOWS LIKE CHIMNEY TOPS. Let's start out with the application process. My husband and I have lived on our own since 2013, never had a co-signer, because we never needed one. We had great renter's history, no damages and always paid on time. Well, my husband wasn't approved to live there ( he has good credit and a clean background history) but they wouldn't tell me why? Well we needed a place to move ASAP, and we all ready paid all these deposits. So we moved in. So that whole process was a nightmare. The first month went great. No problems with anything. After that first month, which is when you can MOVE OUT without any punishment and get all your money back, is when the ---- started. We have two dogs, who have been with us and on the leases everywhere else we've been. The area we lived, there were MANY of bigger dogs which isn't a problem. UNTIL the maintenance men literally keep saying you are the one breaking rules (i.e not on leashes and not picking up poop). Which I find is very insulting since we do both things. I would get MONTHLY emails or letters from the office stating we weren't following rules. So when I went to the front office to talk to someone about these notices, the manager, Tina, sat me down and spoke with me. She informed me that the maintenance men have seen my husband take the dogs out without a leash and not pick up poop. When I asked which dogs it was, she couldn't tell me? She said they didn't give a description of the dogs...? So at the point I was done. How are you going to complain about me? But not have a valid description of which dogs were doing the issues since that part of the complex is LITERALLY filled with large dogs. This went on for MONTHS!!!!! About 6 months into the lease, on a 11 month lease, my car got broken into. Which I am fully aware is not the apartment's responsibility. However, I informed Tina, THE PROPERTY MANAGER, of this incident so she could warn others to watch out. I told her," So I filled a police report for my missing items and he informed me that he gets calls WEEKLY of suspicious behavior just over here in this apartment area. I think that's super unsettling." She replied with, "Uh I don't know WHO you spoke with but our courtesy officer says that's incorrect.." I have never been talked to so hatefully by someone that I am PAYING to live in their complex!!!!! So you are telling me, the officer you all pay to work here, that we have NO WAY of getting ahold of(you can only speak to a representative and that takes 15 to 20 minutes to reach), says it's safe? Yeah OKAY!!!!!!! LASTLY, when we moved, we cleaned and cleaned and cleaned. I was charged $600 for carpet damage. Pet urine is what they said. When my dogs never peed in the house. And they wouldn't allow us to go with them through the walk through when they determined damages. SUSPICIOUS!!!!!!!! DO NOT MOVE HERE! The ONLY great thing of this place, is Whitney. The assistant manager. She bent over backwards for me. Everything else sucks!!!!!!

I lived at Brandywine for several years (moved late last yr) and I would like to say that I was extremely happy in my apartment that actually was newly renovated while I lived there! The leasing agent (Whitney) was great, always very pleasant to talk to when I called in work orders or came in to pay my rent. Tina, the office manager was there the day I moved out and even though I got to the office to turn my keys in right as she was locking up and walking out for the day, didn't mind to take the few minutes I needed to turn in my keys. (I only moved because I bought my first house!)They have 24 hour maintenance for emergencies and last year we had over 17 inches of snow on one occasion and the very next week we got another 10 or so inches of snow they were always there making sure people who lived there had cleared walkways. I am an RN and have to be at work no matter what the weather conditions are so I want to highly commend the maintenance staff who came in early (I left my apt one morning at 5:30 am and they had already been there working) to clear the sidewalks. I work 12 hour shifts and when I returned home that evening, they were still there shoveling and clearing sidewalks. I got to know Ed and Jason when my hot water heater went out, both of them were professional and friendly and very knowledgeable in what they were doing. All of the staff were friendly when you saw them in passing and I appreciated that, not one member of the entire staff made me feel like I was just someone who rented there, they took the effort to be friendly. I know that their home office probably only hears the bad things people have to say and hardly ever any good but I want them to know that I will always highly recommend Brandywine Apartments to everyone!

TURN AROUND! RUN QUICKLY! This place is a garbage dump. I wouldn't let the staff take care of a pet rock now that I know how they do business. The management staff is horrid the maintenance staff is a joke. I would not move back there even if I were homeless and they offered free lodging. I've lived in several apartments in Lexington and this is the only place that I have lived that I felt the need to write a review. I lived there 2 years and was robbed 4 times what did the management do? Nothing!!!! I asked for cameras or lights to be placed in various areas to no avail. We were charged 430$ for already damaged carpet that we said we were ok with. I got Fined not once not twice not three times but four times for smoking an e-cig on my porch because the "maintenance" guy said I was smoking. HE WAS SMOKING A CIGAR WHEN HE SAW ME WITH MY E-CIG!!! Really just really?!? It was a vaporizer I even showed it to the staff in The club house and they said it was ok to use it but they still carried out the fine. Seriously this place is a joke and I hope it gets condemned like it probably should. We had black mold in the living room when the unit above us blew a water line. Their remedy was to paint over it. If you live here I'm sorry. If you plan on moving here DONT! If you work here again I'm sorry and I understand why your office staff never had anyone employed for a few months I don't blame them I'd quit too.

The last straw is I left 2 months ago and still have not gotten my deposit back. If you are late on rent they charge you a daily fee! I left messages in Tulsa OK parent with no return calls. The management is neurotic. When it drops below freezing they leave notices on doors night after night to leave the water running.. They dont pay the water. And they prorate your water with your neighbors. I was gone on vacation two weeks and paid the same amount for water. When we had a big snow they did not plow the complex for hours and only made one path through the complex. There are hundreds of pigeons which leave their waste all over the walks and balconies. The complex is old and dated. I would not recommend Brandywine!

Ok, I am reading a lot of negative feedback here about Brandywine apts. I would like to share my experience. I lived here from 1996-1998. When I moved in this place was an awesome place to live. There was an older lady who managed the property who was very professional and really kept the property in good shape. Good people lived here, alot of young professionals and working folks. In 1997, the manager left and a new younger lady took over the property. She was incompetent, rude, unprofessional, and had no business managing anything, much less a large complex. I moved out in 1998, and she kept my security deposit and sent me a bill for $398. I called and asked specifically what this was for, and she told me "your apt was dirty." I refused to pay, and she turned it over to a collection agency. I have rented from 1991 to this present day (yes 23+ years) and have never had this or anything else outrageous like this happen with this one exception. Normally I get most of my securtiy deposit back. I left the apartment in good shape, and she was dishonest. She apparently pulled crap like this to a lot of people as the reputation of the complex went from superb to crappy. The maintenance guy was also fat and lazy, and no longer being held responsible to do his job. Fast forward to 2014, and everyone is still unhappy. Moral of the story: Once a business starts going downhill, rarely does it change course and recover. My advice, stay away....events 15+ years ago still affect the current condition. Just thought I'd give everyone a little history to explain why this once great apt complex is now just a craphole.

Think twice before moving here. The main reason I choice to live at Brandywine was the non-smoking policy. However there are more smokers living here than non-smokers. The smell is horrible. I wanted to speak with management about it to enforce this "policy", but she must work part-time, because she's really hard to get a hold of. The one time I have seen her, she is outside her own office smoking! Needless to say I don't think I can get her to enforce this policy if she is breaking it herself. I only moved in a short while ago, but I am keeping most of my stuff boxed up getting ready to move out as soon as my lease is up. My brother warned me that the price was too good to be true and he was right. Im really upset that Im going to have to move again all because they outright lied to me when I first looked at the place. Reading these reviews I see I'm not the only one having similar issues, especially with the leasing office. I guess if you are a smoker who's ok with questionable neighbors and no help from management than this is the place for you.

Terrible, awful, bait and switch!!! Dont let this group of clueless and unprofessional people convince you to live here! They try to tell you its a non smoking property, but IT IS NOT! Not only do people continue to smoke ALL THE TIME both inside and outside their apartments but all they do is FINE the people repeatedly that they catch. Want to know what else I just found out? Their company PAYS THEIR EMPLOYEES $50 each time to catch smokers and turn them in!!! Ive never heard of anything so insane. I cannot wait to move and I havent even been here a year. I cant break MY lease due to the smokers, even though they claimed it was a no smoking property, but they will let the smokers out of their lease with no penalty. I do not understand the logic. Dont waste your time trying to talk to ------, the manager. She is never at the office and if you happen to get lucky and catch her on the phone she just talks you in circles and wastes your time. The apartment itself was mis represented, they gave me a smaller unit than what I had requested. The day I moved in I didnt have a choice but to take it, my uhaul was parked outside full of my stuff, The walls are crazy thin, I can hear my neighbor peeing, talking on the phone, I can tell what tv show they are watching. Maintenance is a joke. The head guy is a -------- and thinks he can do no wrong. He gets on my last nerve and Id rather fix things myself than have to deal with him. Maybe someone will get lucky and read the REAL reviews that warn you about living here before you make the same mistake I did. When you read the positive reviews, read them carefully. They are clearly written by office staff. Who writes a review and then talks about how things are open 24 hours and the pool? Most of the positive reviews I read do not sound like they were written by real residents. SAVE YOURSELF AND DO NOT LIVE IN THIS CRAPPY PLACE!!!

I do not recommend living here EVER! They will literally rent to anyone in order to fill apartments. I have had so many issues with my apartment and every time I call or try to come to the office to resolve the problem the manager IS NEVER THERE. There are loud barking dogs at all hours, music and neighbors can be heard easily through paper thin walls. The goofy and smart --- girls that work there, including the -------------------- wearing dumb --- and the unprofessional, sarcastic, --------- wearing assistant are totally useless. I'm beyond frustrated, no one ever calls you back. To make matters worse, I was walking my dog a couple weeks ago and I saw the manager and the maintenance supervisor go into an apartment. Thinking I might be able to speak with her, I knocked with no response. What I saw through the window can only be described as something that shouldn't be happening at the workplace. SERIOUSLY. I tried to ask for corporate's number and they refused to give it to me. Beware if you are planning to move into this hell hole, there are so MANY better places to live and you'll be so much happier.

I really like Brandywine Apartment Homes. I moved in May 2014. The staff has been really nice and have made sure to resolve any issues I have had so far. When I moved in, I had a severe allergic reaction to pet dander that may have been left in the apartment from previous owners (may have been in the air vents or just in the air). The carpet had been cleaned before I moved in but I still would wake up with chest congestion, stuffy noise, runny eyes, extreme Sinus heachaches etc. I let Brooke and Kristie know in the leasing office and they took immediate steps to help with my issue. The carpet was cleaned again but I still was having issues so I was moved to another apartment within the complex with brand new carpet and I feel 100% better. If you let the leasing office staff know of any issues, they will work hard to resolve issues that they have the power to resolve. They have a 30 day money back guarantee if you are not satisfied so when I transferred to a different apartment, my transfer fee was waived due to it being within the 30 days. My neighbors are nice and I really like my apartment. There is also a gym available for use with the purchase of a key card ($10.00). There is also the option available to have access to two other gyms at the sister properties of Brandywine (Breckinridge Court Apartments and Spring House on the Park Apartments) with the purchase of a $10.00 key card from each apartment complex. Brandywine is in the nice neighborhood of Hartland. You have access to a nice park, Kroger's grocery store and gas station, Wildcat Fitness, Thrift store etc. all within walking distance. This is a nice place to live and I have had nothing but positive experiences so far.

ok place to live, but don't break your lease! they will come after you! when i told them i got another job and had to move out of town, they told me i owed the remaining rent on my lease. it didn't matter that i was a quality renter for many years, either. they promised me they would try really hard to rent it out so i wouldn't owe them the remainder of the lease, but i found out later as soon as i moved out they sold my lease to a collection agency for the entire amount and now that agency is trying to collect from me. if you do sign a lease with them read the fine print or better yet bring a lawyer with you.

I have lived at Brandywine for 2 1/2 years and CANNOT WAIT to move. As soon as my recent lease is up, I will be out, and wish I hadn't waited this long. The walls are paper thin and I can even hear my neighbors urinating. I am being charged $20 extra a month for a "courtyard view" versus an apartment facing the parking lot, which I was not told prior to move-in. Also, when I was shown a unit prior to move-in, there was a musty odor. When I asked about it, they of course said that it was because the apartment had been closed up so long. LIES. My apartment gets mustier by the week and I believe there is mold growing under the carpet in my living room. I can also smell cigarette smoke from surrounding apartments through the cabinet under my bathroom sink. The gym is incredibly difficult to get into. You have to bang on the card reader some days to get in. Other times it just will not work at all. When I consulted management, I was told that the system shuts down for an hour daily to reboot, yet for some reason this is never at the same hour every day. There have been shootings on the grounds twice since I have been there (once resulting in a death). The outdoor security light on my building was out for two months recently. Also, water is billed per building, which means each apartment, no matter how many occupants, gets billed for the same amount. I live alone and my water is usually about $35 a month. We paid that when I had two roommates at a previous apartment. The only good thing about the apartment is the proximity to Kroger. I can walk there, get a few items, and come back in about twenty minutes. Or drive and do it in five.

I have to say that I am sorely disappointed with my stay at Brandywine, and I hate that I haven't been able to write this sooner. First things first, while the ladies in the office are nice, they are salesmen above everything else. They WILL resort to some shady things in order to make a sale. With me, for instance, I was promised a spacious one bedroom with a walk-in closet--that's the "show" apartment I toured, that's what I paid for--and when I moved in, the apartment wasn't nearly as big and certainly did not have the walk-in-closet I was told I would have. Not to mention the fact that the apartment wasn't entirely clean, nor was it functional... the bathroom was pretty gross and the fridge didn't work properly, causing me to lose all of my groceries within the first few weeks. None of the problems I had were resolved, but I continued to stay, thinking I was in a good location and that I couldn't find a better deal elsewhere. That was also wrong. My neighbors were absolutely ridiculous, as were a lot of people in the complex, being loud at all hours and generally not having any respect for PEOPLE WHO ARE ASLEEP AND ACTUALLY HAVE TO GO TO WORK THE NEXT MORNING. I could overhear one of the leasing agents talking about the mold in the apartment above me. That apartment was even broken into and things were stolen. There are a LOT of parking spaces, but they aren't well-lit and if you live on the back side of a building.. good luck. As for a "better deal," the rent for the size of the apartment is laughable. The utilities run crazy high for a ONE BEDROOM--my electric bill was higher than what most people pay for an entire home, and the water bill also gets really crazy. The laundry facility doesn't have enough equipment for the whole complex and the washers/dryers rarely work--I can't even begin to estimate the money I lost trying to do laundry there. I eventually gave up and started doing laundry on Pimlico Pkwy. Maintenance men were rude for the most part and didn't care to obviously laugh at you. I could go on... really, I could. But the final straw came for me when I needed to break my lease a month early. Some serious personal things were going on with my family, who are hours away, so I went to the office and asked if I could break my lease. They complied and had me fill out a form, and I gave them written notice because it was over 60 days from the end of my contract. Everything seemed fine, and I was genuinely surprised it was going to be so easy. THEN... after I spent days cleaning every square inch of that apartment, got all of my stuff out, even fixed problems that had been there before I moved in... I got a notice in the mail that I owed over $1000 to them in charges because I broke my lease early and had 10 days to pay it. Seriously? A COLLEGE STUDENT who has 1,000 dollars? YEAH RIGHT. I complained numerous times, was ready to take legal action, and finally the charges were dropped. I wonder how many times they've gotten other people with that exact same trick... if I hadn't threatened legal action, I would've been stuck paying it too. Would've been cheaper just to move out and keep paying rent for that last month. My suggestion? GO ELSEWHERE.

I would not recommend living here. When you move in they act like there is security. Ha! What it really is is a cop that lives there who is always gone. If you drive a nice car DO NOT LIVE HERE. Cars are being broken into and getting keyed. The staff shows no concern whatsoever and has zero surveillance of the parking lot. So you pay $609- over $1,000 a month depending on the size, and get no security in return? I'm moving out as soon as possible. Also, if you work night shift this is not the place for you. I work two jobs and every week I am woken up at the crack of dawn to the sound of lawn mowers and weed eaters which goes on for a couple of hours right outside your window. So good luck trying to rest up on the weekend because they do it every Monday. So don't bother sleeping in on Sunday. The apartment they have me in reeks so heavily of cigarette smoke and had many stains on the carpet. Now all my clothes,hair, and car smells of cigarettes because of the apartment I live in. I gave it an overall rating of 1 because I first hand had my car messed with, notified staff, and there was no concern. For $609 a month this place is joke due to zero security. Now if they got REAL SECURITY and surveillance then it would be much better. Signed, unhappy resident

Brandywine has been my first experience in the rental world and it has been nothing but positive. I've read some terrible reviews for Brandywine but haven't found much truth in any of them. Physically or apartment is exactly what we were looking for when we first signed our lease; it's spacious enough and looks great. We might have preferred to be upstairs but the only units with washer and dryer hookups were downstairs, though that wasn't a major deciding factor for us. Sometimes we can clearly hear our neighbors, but only because they slam their door and walk on the stairs like they're part elephant. The staff here are always amiable, some more than others. We've never had a problem communicating with them or getting responses when we need something. Sometimes some ofthe rules seem a little strict but they're also pretty run of the mill for complex living; things like pet deposits and rent and pool limitations exist, but they are not unreasonable. Some other great things about Brandywine include the fact that there are two pools, which you won't get at many of your upper scale complexes, a 24-hour gym and laundry facilities for those who live in the units without hookups. I also have to say that I've never not felt safe here. I'm comfortable walking my dog alone at night and I've even left my car unlocked and had no trouble come of it. In summation, Brandywine is a very nice complex, in a great neighborhood, with great staff and at reasonable prices. I highly recommend it to everyone.

Do Not Move Here!!!!!!! The staff are so rude, and are always sending you letters blaming you for things. Then try to charge you some ridiculous price for it. Cars are always getting broke into. The maintenance men are rats, they tell every move you make. I ve had two neighbors basically forced our if the home. Your pretty much not allowed too use your balcony or patio without getting charged money. Same with the two pools, or your mailbox. There is only one dumpster which has cameras..So if you don't throw your trash away the way they like it, they will either charge you or pur the trash back on your door step with a warning letter. They allow their landscapeing team to work as early as 8am in the morning everyday if the week including the weekend. If you give them a notice on the first they'll extend it to a longer date without notice so that you still owe them money. I'm moving out soon and based on other reviews am already prepared for court. O and there is a huge pigeon Parr here. Also there are tons of bees, and spiders including black widows here, and they don't spray for bugs like their suppose too. I have hated everyday of living here and can not wait to leave!!!!!!!! So please listen when I say don't live here. Plus these apartments are way over priced, and rent always.goes up when you renew.....

Living at Brandywine has been one my favorite experiences with apartments so far. My unit is just a 1 Bedroom apartment, but the unit is spacious, has a good flow, and plenty of room. All of the fixtures are adequate and while there's nothing too flashy about the fixtures in my unit, they all work properly and meet my needs. Maintenance is VERY prompt, and while I've only placed a couple of requests about the dishwasher, they have addressed the issue in less than 48 hours and left me a report about what changes they have made. Personally, I've never had an issue with noisy neighbors. Even when they are home, there is only the slightest creek from the building that just gives you the comfort of knowing you're not totally alone in your building. The only noise I've heard was one instance of Gangnam Style playing soon after it blew up on the internet, but other than that, the walls feel very well insulated and noise doesn't seem to carry very far. It has been an exceedingly quite community that, in general, prefers to keep to itself. The single bedroom units don't have washer/dryer hookups so you'll need to use the laundry room attached to the main office. It currently runs $1.50 per wash and $1.25 per dry --nothing too absurd. While adjusting from having a washer/dryer in my last place to using a general laundry room is a bit annoying, there are so many wash/dry units onsite, that "laundry day" turns into "laundry 2-hours". All in all, this is a nice place and I will be recommending Brandywine to others moving into the area. One of the best assets this place has is its location. Kroger is LITERALLY within walking distance along with a brand new Great Clips, Premiere Home Video, and a little coffee shack that can get you the pep you need in a hurry. Check it out on Google Maps or drive by yourself. If I didn't need to move to Richmond, I would be renewing my lease this month and would comfortably stay on with Brandywine for at least another year. One last thing- Ask about the student discount! They'll knock $20 off your rent per month as well as cut back your security deposit!

DO NOT LIVE HERE! DO NOT LIVE HERE!! DO NOT LIVE HERE!!! DO NOT LIVE HERE!!!! ESPECIALLY IF YOU HAVE KIDS!! You better hope you have quite neighbors because the walls are paper thin and my children have been woken up multiple times from doors slamming and just people talking. ITS THAT BAD!! They told me when we moved in the carpet was new, but that was a lie and our apartment has smelled like smoke from the day we moved in and could not get rid of it. I lived here 5 months and my car along with other cars have been broken in to 2 times! My sister also lived here and her car was broken in to and hit. My friend lived here 6 months and his car was broken in to 2 times once with a brick thrown through his passenger window after that he reported to management and asked for a step up in security and they said they cant do anything about it. The 2nd time through the back window. When they came to clean up the mess they tossed the glass in to the bushes. The management is horrible, they do not fix anything. They will give you the run around for months. They will not do anything about the break ins. HORRIBLE PLACE TO LIVE!!
