    We really like living here...very very nice complex and nice and peaceful!! I really have no complaints...a few suggestions maybe tho...if we had an extra washer and dryer in our buildings...seems that it's always used up but other then that I really enjoy living here!!

      These bad reviews are very interesting to me, as I haven't experienced most of the complaints listed here. I've lived in the complex for over a year now, and assume I will stay for at least another year or two. My rent was raised when my lease was renewed; however, I know that most apartments do have a rent increase every year (unless you live in a rent-controlled place, which this is not). My rent was increased less than $40/month, which I thought was fairly reasonable. Anyone who is surprised by a rent increase at the time of lease renewal is a fool. The maintenance team is great. They always respond in a timely manner and everything gets fixed. I've never had a problem with the current manager. He is always accommodating to my requests and seems like an overall nice guy. There is generally plenty of parking (if I get home late at night sometimes I have to use a back lot, but still); the landscape is always kept up; snow removal is generally timely. The buildings are older and not as efficient as they could be, but overall it's not a problem. It doesn't take multiple flushes to flush the toilet properly, the shower isn't a watering can, and the pressure in all the sinks is appropriate. The walls are not the best source of sound insulation (I can hear the muffled sounds of my neighbors when they're having a party or the guy downstairs when he's playing WOW, unfortunately), but living on the top floor means I don't have to hear the sounds of anyone above me. The train runs maybe 20 feet from my building, but I rarely hear it and it never shakes the building, unlike other reviewers' comments (and really, you had to know you were moving next to train tracks, so suck it up. If you didn't want to deal with train noise you should have found somewhere else to live.) The buildings are generally well-maintained. I love that it's a pet-free complex. I do wish there were more than one washer and dryer per building, and it does suck that you have to pay for guests at the pool. But the bottom line for me is that I looked at a lot of apartments all over the North Shore and Cape Ann, and this was the nicest apartment by far, and for a lot less than some of the other apartments I looked at. I don't know what the complex was like previously, but all in all, it's a pretty good place to be.

        Noisy and Rent Increases

        I have lived at this apartment complex for 7 years and it is now time for my lease to expire (halleluhia)! This so called luxury apartment complex is located right near the train tracks and you can feel the vibration and noise up until 1:00 a.m. Every year they increase their rent. We started out at $1200 and are now up to $1650 plus an additional cost of $30 for an extra vehicle. The fairly new manager Joe is very unreasonable. You would think that after living here for 7 years they would update our apartment and give us a break on the rent. They don't even paint. I have cleaned the rugs several times, however they are completely worn. Living on the first floor is terrible as you can hear everything upstairs. Most of the time until late night hours. The kids run up and down the halls. The other drawback is that in the summer when you want to enjoy the pool and bring guests, they charge $3.00 per person. On the upside, I have to say the maintanance people here are wonderful, especially Joe who deserves a raise. He is always there in a very reasonable time during the day to fix anything that needs to be fixed. The laundry rooms only have one washer and dryer, so if you plan to use them then plan to wait. I would not recommend this apartment to anyone. The people I have talked to are leaving when their lease has expired. They all have similar complaints.

          Cost Cutting at Beverly Commons

          Having read story after story on this site, I can confirm the bad reviews of Beverly Commons and the uselessness of it's current Manager. The reason I am writing this review today is the recent 'Green' initiative to reduce water consumption at Beverly Commons. This has been, or is being enforced upon ALL residents at the moment. Under the guise of an environmental action, Beverly Commons has sanctioned maintenance to enter everyone's apartments and change the taps, toilets and shower to use less water. As a result the taps now trickle, the toilet takes four flushes, and the shower is like a child's watering can. Our Rent went up again this year, but still Beverly Commons has managed to screw us over yet again with their cost cutting measures. What is next, electricity only during certain hours? Lights out by a certain time? Winter coats being supplied instead of heating? There are so many more cost cutting actions you could take and only give one days notice. Why stop with cutting out our water. This is ridiculous! The word 'luxury' needs to be removed from the description of Beverly Commons, and replaced with 'Vastly Overpriced' and 'Trailer Park'. We are out of this garbage dump as soon as possible. The managers a complete idiot! The Maintenance guy is rude as hell and complains all the time about having to work! The pool and barbecue area is crowded all summer with section 8 families who don't work! Beverly Commons used to be a nice Apartment Complex about 5 years ago. Now it is one of the most dire places on the planet to live!

            A great place to live

            I have been here for 5 years, and all of my neighbors have been respectful and quiet. My apartment is spacious, has wood floors in both bedrooms, and all utilities are included. I don't care for the current manager (he's a bit of a pompous jerk, and not very personable) or the asst. manager (I think she was hired for her looks alone, because she doesn't seem to know what she's doing AT ALL) the maintenance crew, who I see more often, is excellent. The head maintenance guy in particular (Joe) is fantastic. If a maintenance request is put in, he is there that day to fix it. The grounds are beautiful and well kempt. Except for the occasional train, it's very quiet here. It's very close to the North Beverly plaza, which is convenient especially in the winter during snow storms, when driving is risky. Panera Bread, FYE, CVS, Shaws, The Upper Crust, GameStop, and more are all a short walk away. Highly recommended!

              WONDERFUL! Great staff and wonderful Apartments

              I don't agree with any of the bad reviews on this site. The manager, Joe, is amazing. The two or three times that we have put in a maintenance request, he has fixed it that day. He's not the most personable person, but we're not paying rent for him to be our friend. He does a great job. Compared to the other places we have looked at in the area, this is one of the cheapest and nicest places. It includes a pool, and a continental breakfast. The only down side that we have is that their is not a washing machine in our actual apartment. With that being said, we've never had a problem getting our laundry done downstairs. We rarely are waiting in "line" to do our laundry. Our rent includes all of our utilities. I love the staff. They are truly wonderful. The picture attached is the entire section of closets in the master bedroom. Love the ample closets!!!

              Going further and further down hill

              A new manager was put in charge of the complex, Joe, and he is actually worse than the prior manager. It is like corcoran management rounded up a bunch of guys at a trailer park and picked the worst one they could find to run Beverly Commons. The guy is completely incompetent! If you put in a maintenance request, the manager is rude and always botches the request. The poor maintenance guy comes out with completely the wrong message. Any inquiry after you have moved in is met with rudeness and arrogance from the property manager. On top of that a friend of ours referred someone to the complex and the manager screwed them out of the referral bonus and then laughed at them. As for what people say about the foreign speaking people, about 35% of our building tenants can't speak a word of English, one of which leers at my wife every time she passes him. Shopping carts are used from the neighboring Shaws, and the lazy people on welfare push them right up to their doors and leave them littering around the complex, it's disgraceful! Of course the management don't do anything about it! The overall complex is probably 15% professional workers, 60% welfare losers, and 25% elderly retirees. Save yourself a hundred migraines and find somewhere decent!

                Strongly Recommended!

                I have lived here in Beverly Commons about 16 months now, and am moving out next month only because of my job. (I'm moving to Maine) I'm in my late 20's and live with my husband. I was doing a research on appartments in Portland, ME, and was curious how Beverly Commons rated so I checked. I normally don't write reviews on websites, but this time, I feel like I have to voice my opinion. My conclusion is: Beverly Commons is a great place to live in, and I do recommend it. In fact, I actually recommended this place to my friend who moved from Virginia. He loves this place too. I never had a problem with noise in the building that I live in. I sometimes feel like I'm the only tenant in this building because I never hear anything from anyone around me. I guess I'm lukcy in that sense that my neighbors are quite and super nice (one time, I had left my laundary in the dryer and forgot about it for like 6 hours, and when I went back, all my laundary was folded up nicely and stacked on top of the dryer. I felt very bad and at the same time very thankful at my neighbor. I still don't know who did that for me. Who does that these days!?). I am not an American. I have colored skin. But my neighbors are very nice to me - saying hello when we meet in the hallway, and holding the front door for each other and all. And, what's wrong with not speaking English? Why does that bother you so much? The comments about neighbors not speaking English are so arrogant, stupid and selfish. About management office... I do have to say that the manager when I first moved in was very rude, BUT they have a new manager now - Joe (same name as the maintenance guy). He is very friendly and nice, and wants to accomodate all the needs of the tenants. I was very happy to hear that the manager had changed because I really didn't like that girl (the first manager when I moved in) AT ALL. Joe, the maintenence guy, is very nice too. I call in whenever I have a problem, and leave a msg, and he comes to my unit that day. I really like Beverly Commons. I did a lot of research looking for an apartment in Beverly when we moved here, and I really coudn't find anything that's comparable to Beverly Commons. The price is similar, if not cheaper, than other apartments in this area. Well, if you want me to say one bad thing about Beverly Commons; I don't get a lot of direct sunlight in my apartment but that's because of the location of my unit. The friend I recommended to move here lives in a different building and he gets lots of sunlight.

                  The rents are too high.

                  I have lived at Beverly Commons since 2005. It was my very first apartment. At first I hated it with a passion, this has not changed much. The only reason I stayed so long is because the building I am in (Ipswich), all of the utilities are included. I'am basically being forced to move soon because the rents are getting too high. This place was never a great experience; however it wasn't completely unbearable, till now. It is very noisy, though I've gotten used to it, but I still get ticked off when kids run wild in the halls, and that my neighbors are the noisiest people that have ever lived in the building and they live across from me! I have never heard other tenant's voices or music other than the unit above me. Oh, they don't speak English either. I am seeing a lot of that here now and I dislike it. The units themselves are nothing special, but not terrible. They surely don't warrant the prices they charge. The staff I really didn't interact with very much, so I can't really comment. Joe from maintenance has been good though. My main complaints from this place are from other tenants. They don't respect their neighbors; they break things, be sloppy, loud, annoying I know I'm in a complex, but come on, people don't need to be so loud at late hours! It's going to be odd for me for a while not living here in 33 days or so, but I think once I adjust to wherever I end up, I'll be glad I did and I'll wonder why It took me so long to move!!! Bottom line, I would not recommend this place at all.

                    What a Nightmare!!

                    When we first moved in under ----'s management the complex was pretty well run. There were of course issues, most noticably the noise issues. You can hear everything through the walls, ceiling and floor. You hear your neighbours talking, shouting, fighting, watching tv, listening to music, having sex, talking on the telephone and even walking! The noise level is horrendous!!! Several fights have broken out in the hallway among the neighbours over the level of noise. In addition to this you have all the people smoking in the hallways rather than going outside, or smoking just outside the door with the supposedly secured door wedged open. As for being safe, there are several teenagers that roam the area who will spit at you and laugh. There is also a gang of youths who frequent the complex! The Beverly police will not get involved, as that would mean paperwork. The free breakfast that they advertise is controlled by an --- woman who is nick named the ----- ----, she goes out and collects the donuts and bagels for the morning breakfasts and then hides half of them for her --- friends and keeps some so that she does not have to buy groceries. The maintenance man acts like you just broke into his house and pooped on his carpet every time you have to call him out. Since ---- left the complex, ------- took over! ------- is the worst excuse for a property manager that there ever could be. She is rude, arrogant and once you move in she will show you just how little she gives a damn about your particular problems with regard to the property. Just imagine the dumbest girl in high school being positioned as your rental manager because her relative works for the company, and bingo, you have a picture of ------- in your head. Once you sign your lease, the smiles will fade, and you are just another person for ------- to role her eyes about! If you are one of the lucky ones, she will even tell you she does not care what your problem is, you signed a lease so your stuck. Should you try to complain to the company - Corcoran management company - you will get through to an answer phone, and no one will ever call you back, no matter how many messages you leave. You are left to deal with -------, who just does not give a damn! Even the other property managers do not understand how someone as incompetent as ------- was ever put in place to run Beverly Commons, but when you factor in that you can not contact anyone above her, it suddenly becomes clear that no one at Corcoran management cares what she does with the property as long as the checks keep rolling in. The checks will keep rolling in as well because -------'s strategy is to take in all the section 8 tenants available. The tone of the complex just keep spiraling down, rest in peace Beverly Commons.

                        WORST APARTMENT COMPLEX EVER

                        I have lived here for a year now and I'm moving out soon as the lease runs out this is the worst company ever, they care only about money and themselves. This place doesnt fix anything you ask for in a timely manner. the rent was a joke for a small garbage 1 bedroom apartment they ripped me off for $1,150 a month. Not to mention they lied about the rent when I first moved in, when i was looking at the apartment they told me the rent would be $1,065 a month but when the lease was drawn up they had $1,150 on it, i asked why i wasnt giving the price i was told they said they never told me it was $1,065 for this apartment and that i was confusing it with another. This was a complete lie, the staff here are greedy and cheap. The only decent thing about this place was the maintenance staff were pretty nice. My girlfriend is also a student at endicott and the ad said that they give a 5% discount for students which we never saw, I was smart i waited until they told me the price of the apartment before I said we were students of endicott and then expecting to get money off the $1,065 they said it off the market price not the apartment price....of course it was. If you have more than one person with a car in the apartment though they do accomodate you with 1 sticker for parking and then you can pay a nice $25 a month fee for another.....HAHA. Lastly dont bother cleaning the apartment because when you vacuum the cheap rug comes up and clogs your vacuum, and dont touch the primer on the walls because theres no paint on them and anything that touches it rubs off on it.

                          exellent apartments!!!!!!!!!

                          here are the pros and cons of this place: pros: Cheap, Free heat and hot water, award-winning, pool, gym, location, beautiful, LCD tv on clubhouse, free breakfast (i don't know if they do it anymore), great rooms (spacious), nice parking space, and excellent maintainace. cons: a train goes passing by every once in a while, no covered parking, no game room or the sort, not a heated pool, no private garden, and no balconies. Other comments: I have lived here for more than 3 years now and i plan to stay here for a very long time. The place has been recently upgraded in some ways like no more partying late, no more smoking in rooms, better service, new LCD tv in the clubroom and some smaller things like new signs and more trees.

                            Beverly Commons Doesn't Care About Anything But Your Rent Check

                            I have lived in this place for a year and a month. The people who live here are more inconsiderate than any other people I have ever seen. The apartments are old and loud, the neighbors music is loud and they don't know how to control the noise level of their kids. All I hear all day and night is little kids jumping off furniture above my apartment. Everyone in the office is useless because no one can do anything except Kate, and she doesn't care either. I have been threatened and have had property damage, no one cares, not even the cops when I call them at 2:00 a.m to tell them the underage college kids are drinking beers, urinating on the neighbors apartment, and almost drove into my girlfriends car when they are driving away. I am finally going to move out next month and I can't wait to get out. I would strongly recommend living somewhere else unless are deaf or are louder than the others living here.

                              Does anyone speak english at this complex anymore?

                              I have lived here now for about 4 years and in that time I have seen the units slowly rented out to families who don't or choose not to speak English. I am tired of it. LEARN ENGLISH AND SPEAK IT if you plan on calling the USA your home. I can't walk through the hallway without being bothered by LOUD His*panics yapping in 'their' language. GET OUT OF THIS COUNTRY! Other than that, the units are all right, but there is NOTHING luxury about this "Luxury Community" other than the price. Over priced and a lot of noisy neighbors, that s what Beverly commons is all about. The maintenance crew is outstanding though. The landscapers are a pain in the neck (more illegals) but they do keep the ground in fantastic shape. Oh one of my other gripes with this complex is there is only one washer and one dryer available in every building. This makes laundry day like a race to get the washer before someone else does. There should be at least 2 of each...

                                Gone down hill

                                I have lived here for three years. The first year was great. As soon as the "girls" in the office took over it went down hill. They're useless. You call them with a problem and they tell you that it will be taken care of and nothing is done! They're too busy taking 50 smoke breaks a day! They re letting section 8 in. They're loud and disgusting people. They fight at all hours of the night. We found bear bottles in the parking lot and in the storage areas. Cigarette butts are disposed of wherever they feel like putting them. The gym was nice. Now they let kids in. You re trying to work out and kids are running around screaming and hanging on the equipment. If the kids get hurt they will sue Beverly Commons. Maybe that will teach them to keep the kids out!!! . They promised that signs would be placed telling these dumb parents to keep the kids out...nothing was done. People don't clean the machines. This is unsanitary. There is no way I'm using the pool with all these nasty people living here now. It's turning into the projects!!! I'm out of here next year. I know apartment living means putting up with noise..etc but this is wrong! For what I'm paying a month for rent I shouldn't have to deal with the "scum of society"! So girls in the office put down the butts and start doing something about the trash that's moving in!!!!!

                                  I've lived in many apt's, and Beverly Commons is bar far the best. Staff is very responsive to any requests, the grounds are kept beautifully, people are friendly. I love it here and will be renewing my 1 year lease for sure.

                                    Great place to live!! Highly recommended! Part II

                                    I returned to New England in December 2007 and rented at Beverly Commons for the second time. As luck would have it, the Wenham building apartment I lived in during 2005 was available so turning the key in the door was like coming home. This time I stayed until March 2009 when I moved into senior housing. I have nothing negative to say about Beverly Commons. Neighbors were good and during the time I was there I only heard one loud party--someone must have called the cops because it was over in no time. Maintenance and care for this complex is excellent and everyone is easy to deal with if you have anything that needs taken care of. As the other review mentions, the train does go by about once an hour but after living in Silicon Valley for 15 years this place is very quiet. A big plus about this complex is that it's within walking distance of Shaws Plaza where there's groceries, bank, restaurant, clothing, and sporting goods store. Another plus is that it's only about 1/2 mile from Rt 128. I would highly recommend Beverly Commons.

                                      We just moved in

                                      I just moved in here and it's not bad. I live in a townhome. My only complaint is that the downstairs bathroom is REALLy old fashion looking. I can get over that though. We didn't want to pay the extra $100/mo to have the place renovated, and we weren't able to see it until we moved in. It's not that bad, it just bothers me. I haven't really met people in my building. Some are really friendly, but for the most part, the people keep to themselves. I would actually like to meet some new friends. We'll see.<br><br>Maintenance is the best. I had problems The day after I moved in, and they fixed it the next business day without a problem. The office staff is very friendly. I've only been here a few weeks, so I really can't post more. I'll post again after I'm here for some time. <br><br>Bottom line is. I really love my townhome.

                                        It's Great! We love it.

                                        I have lived here for almost 10 months and plan to stay after my lease ends. I laugh to read some of these reviews... I have been nothing but 100% satisfied since I moved here. My children really enjoy it and it's a hop skip and a jump to Rt 128. The staff is great about fixing things in my apartment that are not working properly. Parking is always available. I could not say enough great things about it here.

                                          Just Moved In

                                          I have just moved in and wanted to let people know that it is a great place to be. I was nervous after reading some of these reviews... I have found it to be quiet, peaceful and beautiful. I really love the large amount of closet space you get even in a 1 bedroom. The office is so helpful and I am glad I made the choice to move here!

                                            Parking here is worse than at walmart during christmas

                                            The parking here has become ... well non existant. I used to be able to park near the door, now i am having to park near a totally different building. I know that my lease says that guest have to park in a seperate area. I highly doubt this is happening. 1 car is allowed and you have to pay 25$ more for an additional car. I looked at the 'questionable' cars and did not see any "Corcoran" parking sticker on them. The people in this complext have absolutely no respect for the other tenants. I am getting really tired of dealing with this crap. I still love the location of this place tho. But i can not wait to move out. ... Oh and the noise in my building is very loud. The only way i can sleep is if i use ear plugs, and if one falls out, i am woken up at 6 am, then multible more times untill 9am`(when i wake for work) because all i hear is people thumping around, the high pitched squealing from the old out dated water pipes and the people who can't speak english having some sort of conversation as loud as the can at 7am in the hall way. I will be known to be the angry tennant of my building. I have to get out of here!!!!!! The Rent is WAY to high for what you get. LOOK ELSEWHERE!

                                              I would highly recommend

                                              It is great here. My apartment is beautiful. The office staff is helpful and maintanance is on call. I really like the fitness room being open 24 hours because I find myself working out pretty late at night.

                                                Think Twice..............Trust me!

                                                I am currently living here now, have for 3 years. I have lived in 3 different apartments, due to the "people" living next door, I had to be moved. I had 2 death threats and just got hit in the face with a baseball! The office here USED to be good, and good at getting things done. Now it is all in "who you know".<br><br>I also agree wtih checking with where you will be living, the first apt I moved into changed the day I was to move, without my knowledge.<br><br>Location is great, that is it. Oh, Joe from Mainatance is great, office something to be desidered.<br><br>I also have had my vechile damaged on property by a tentant. As soon as I can afford to move out of here........I will!<br><br>Best Wish!<br>~J<br>
