Falls Village is a great community to live in. The staff is very professional and quick to respond to any issues that arise. We moved because of the green space, recycling, and because they allowed larger dogs. We live living here.

My experience with maintance has been good however there are many negatives to this apartment complex... I have been robbed here. I can hear all of my neighbors . I can smell cigarette smoke in my apartment which gives me headaches . Overall would not recommend

Love every minute so far. Good neighbors. Good staff. Very helpful. Very nice. We loved the pool in the summer. We are very excited about everything about the community. I wish there was a better way to control the gates with people tailgating to get in.

Great neighbourhood and okay property, my unit has an outdated AC that fails to cool the apartment during the summer, otherwise would have stayed specially that rent is pretty much average for the rest of the area. At least no pests so far, but we keep our apartment squeaky clean

In the years we have lived here. The people in the community are very friendly and when you call about a problem they are right there to fix the issue. The neighbors are very friendly. It is very safe to take a walk at night with your souse or just walking your pet.

Falls Village is a close knit community where people look out for one another. I know all of the people in my building, as well as many in the surrounding buildings. The property is well cared for, the maintenance staff is AWESOME, as is the office staff. The neighborhood is quiet. I often see deer roaming around, which I love. I'm very happy here.

It is a mostly peaceful community. Neighbors are friendly. Clean and well kept community. My favorite is the pool. There have been improvements on property. The office staff always listen to any issues you might have and they do their best to solve the issue. I enjoy living here.

I love this community however I have notice that there has be an issue with mice and roaches in some apartments and with that said what is not helpful is the trash overflow as the bin disposal does not have the capacity. This could lead to an increase is rodents and pest problems for our community.

It's a "mixed bag" living here. Pros: quiet neighborhood, pretty area, good location, quaint apartment complex and neighborhood. Cons: small apartments, lack of storage, noise carries easily, outdated cabinets, bugs/mice periodically.

Falls Village is a nice environment for this stage in my life. I do not consider it to be amenable for families, because there is no playground. There should be events at the community center and at the pool, instead of Mt. Washington Tavern. This would foster a sense of community. The apartments are small, so we need storage units.

it's good. the only thing is that fallsvillage apartments isn't accessible to handicapped people. Walls are thin and management can't do anything about that. Overall, I really enjoy living at Falls Village of Mt. Washington. I think the staff are very friendly, and the area is clean and well kept. I've been here a little over 2 years, and am overall very satisfied! No place is perfect, but I like it!!

I enjoy this community ; exspecially the convenince to the downtown and Baltimore County areas . This neighborhood is quit , well lite and clean .There has never been an issue I've presented to the management team that they didn't correct with the upmost ergency.

I placed the request for repair to a light fixture in the bathroom. Though I had to leave town, I returned to find the unit in excellent condition with the problem resolved and the apartment secure. As usual I was pleased to find everything just as I left it. As always the staff met all my expestations.

Falls Village is a quiet community with superior on site maintenance and leasing staff. The grounds are well maintained and services requests are processed quickly. The complex was bought out by a larger management company so if you have any issues with your rent, like you accidentally miss a payment, be prepared to receive a court summons because they do not provide any notice that your rent is past due. I live in a first floor apartment and can hear the neighbors above me and their large, loud dog.

I am satisfied with the community in general. I only wish I could get a new microwave and a new dishwasher. Outside of that, I plan to be a resident as long as they will have me. I have nothing else to type, but I need to complete a minimum of 200 characters, lol.

location is great. new ownership seems to have improved most previous problems. amenities are great - pool,tennis courts, fitness center and community hall for tenant celebrations and parties. common areas are attractive and well maintained. in my third year of second go around here as a tenant. neighbors are generally nice.

Falls Village went under new management a few months ago this past fall. As I wasn't too crazy about the old management, I welcomed the change and hoped it would breathe a little bit of fresh air into this place after having lived here for four years. So far, I'm of the opinion that things have changed for the worse, and that opinion has only amplified after tonight after it took me fifteen minutes to make the simple 50-or-so-yard walk from my car up to my apartment. Why did it take 15 minutes to walk 50 yards you ask? Well, it was because both the sidewalk and the walkway leading up to the apartment were completely iced over due to the management company's failure to salt and/or treat these common areas of the community. I think this is my biggest problem with the new management so far. I fell flat on my back last week on a patch of ice that was left untreated on the sidewalk. Luckily, I'm not the type to sue at the drop of a hat over something that minor. I took a pill and went about my day afterwards. But this management company has shown a consistent failure to properly maintain the premises after a big storm. After the big snow storm we had around here a couple of weeks ago, which dumped nearly 10 inches of snow on the ground, I got up the next day at 10:00am to clean and shovel my car out of the snow. At 10AM, the maintenance crew had not bothered to shovel or plow the sidewalks or walkway leading up to the building! I traipsed through 10-inches of snow all by myself. It took me 2 hours to clean and shovel my car out. I go back into my apartment a little after 12:00pm. At around 12:30---when the day is officially halfway over---did I finally hear and see maintenance crew plowing and shoveling snow from the sidewalks and walkways...and even then, they did kind of dirt-poor job at it, as huge chunks of snow were left remaining on the walkway. This, of course, iced over the next day and turned the walkway into a lumpy skating rink. It was ridiculous. And when confronting the leasing office over the poor job maintenance has done in treating and removing ice, I was told it was because they had "run out of salt." This coming from an apartment complex that sees fit to raise my rent $26.00 bucks every year, and that now attaches our water/sewer bills directly to our monthly rental payments, forcing us to pay for both at the same time (which amounts to nothing more than a de facto rent increase). But yet they can't afford to buy more salt, sand, kitty litter, or anything else to protect tenants and other guests from falling and injuring themselves on ice and frozen snow on their own property. It's absurd. And that's just the tip of things. At least with the previous management company, although I didn't like them, they did a better job of maintaining the property than the new management company does. The stairs inside each apartment building are carpeted. The previous management company made sure that the carpets in each building were vacuumed on a regular basis (if not every day then every few days), and they were deep cleaned and/or shampooed every few months. I know this because they would always post signs warning us that the carpet was wet, and you could smell that they had been cleaned. Now, I see dried up bits of mud, dirt, salt crystals, and other outdoor elements sticking to the carpet for days. They don't get cleaned up immediately (and my next door neighbor has an annoying dog who runs up and down those stairs daily). And I have yet to see those wet carpet signs posted in my building since new management took control, nor does the carpet smell like it has been cleaned. When the new management company first obtained this place, they decided to replace the doors leading out the decks and patios of each apartment. There was nothing really wrong with the old doors that were on there aside from the fact that they could have used a new paint job. I mean, at least I could lock my old patio doors. The new doors that are on there now are completely worthless. Even when the door is locked, I can still open it. The same thing goes for the storm door that's attached to it. So they essentially replaced perfectly good, fully functioning doors with one that don't work. The only good thing about the management company is their online rental payment system. It is nice and miles above the previous management company's, which didn't even give you a confirmation number that your online rent payment had either been received or processed. Other problems with the apartment that don't necessarily have anything to do with the new management are: 1. Pest issues: I haven't had any problems with mice like other tenants. But I have had multiple year long problems with stinkbugs. They come in through the vents or ventilation system within the apartment building and consistently nothing has been done to prevent or stop this. I had to come up with my own pest control (i.e.: taping up several pieces of plastic wrap to the vents were the bugs were coming from.) Only problem is that since they can't get in my apt. now, they gather inside the vents and eventually die there. I have tons of dead stink bugs piled up in my vents now with no end in sight. 2. Very thin walls and floors: I can literally hear just about anything my next door neighbors are doing. And I mean, ANYTHING. I know so much of their private business now. It's sad because this place used to be quite nice, and it certainly had a way higher rating on this website when I first moved in back in 2010 (I think it was one of the few apartment complexes in this area rated in the mid-80s at the time, which is what attracted me here in the first place). It's sad to see how far it has fallen now. I don't think that I could recommend this place to potential tenants. Although the rent still is probably one of the most affordable for a Baltimore City apartment, because they consistently raise the rent about $25.00 every year, you'll eventually get priced out. I started with rent payments in the mid $800s in 2010. Now my rent is on the brink of being $1000.00 per month four years later. That coupled with horrible maintenance makes it difficult for me to want to stay here when my lease is up for renewal in the Fall.

I love everything about my apartment. The location is great, the neighbors are friendly, the actual apartment itself is very spacious and pleasant. The only issue I have with my place of residence is a huge problem and is the reason I may be moving. After many calls and complaints to the leasing staff and a visit from an exterminator, we still have mice. My home is clean to a high standard, the only items that would ever be on the floor is the legs from furniture. My home smells and is clean from top to bottom but I consistently see the presence of a mouse. I have never lived with a mouse before and never plan to start. That is unacceptable and a HUGE problem with Falls Village. I am very uncomfortable and hope that this infestation can be fixed.

The place is safe & well maintained.I agree with the recent review. The dog owners who likes to gossip a lot about their neighbors are the four eyed and the fat one's. I heard them a couple of times.I'm sure they are not happy with their (figure) lives.

Our apartment entrance was outside the gate. The neighborhood is not the safest. Management is a pain to deal with because they are not allowed to make any decisions themselves. The maintenance manager cannot schedule appointments, the rental manager cannot accept rent checks, approve rent or do walk though when moving out. When moving out our walk through was conducted by two maintenance men, who just looked for maintenance issues. Got charged for grease on carpet, and matted carpet upon moving out. Nothing was taken out of the non refundable pet deposit so kiss that $250 goodbye (can't talk to manager about it either, she says you have to talk with the management company). Matted carpet...am I supposed to hover over it and not put any weight on it. I am confused how this is not normal wear and tear. Also there was no grease and we took the pictures to prove it, but the amount of court fees wasn't worth it. Very noisy neighbors. One very hostile. Could hear neighbor that shared small wall by front door, neighbors under us as well as the ones sharing the longest common wall. Overall not the best place to live, but definitely not the worst. When we moved in we got a new toilet. However, it was never properly fixed to the plumbing and it was teetering back and forth on the pipe. We called maintenance and they said we can use the managers office toilet until they close (at 5pm, reopen at 9am) until they could get the contractor back (sometime next week). After arguing with them they agreed to send someone over the next day. The maintenance men tracked tons of mud in the apartment and also left lots of brown dust that did not clean easily all over the bathroom. Management always trying to enter our apartment. After move-in inspections, "random" inspections every 3-4 months. We have a dog and we do not have a crate. They left us a note saying he must be crated or removed on such and such date (the date didn't make sense though because the day of the week and the date they wrote out didn't match so we had no idea when they were coming. We cannot afford to stay home for work over those two days or kennel the dog when they have tons of empty apartments they could inspect. Overall question everything the management does. If it seems wrong, it probably is. Claim to know a lawyer if they get pushy and they will back down quickly.

While I agree with some of the negative things previous reviewers have said, for the price and location, Falls Village is a great deal. My roommate and I were pressed to find an apartment and we got lucky moving here. The 2 bed apartments are spacious and comfortable, when we moved in the carpet was freshly cleaned and everything looked nice. There is a pool and tennis courts, and a small gym that we never used (has an unpleasant odor and poor ventilation). They allow pets for a nonrefundable fee and increase in monthly rent...I don't think it's worth it but if you gotta have a pet the option is there. Nearby neighborhood is quiet, uneventful. 15 minutes from Downtown Baltimore and 5 minutes from 695. Appliances are old but work for the most part. Having our own dishwasher and washer/dryer was great! We had no issues with mice or bugs but we are on the second floor and have a cat. It seems not all apartments are equal here. Now, for the negatives: 1. Noise is an issue. I could hear my neighbor snoring below me every night, so loud it was like an unwanted bed partner. I could hear him on the phone and hear neighbor's video games/movies while trying to watch my own TV. The neighbor's dog above us never shuts up and when maintenance is drilling or hammering you hear it like they were in your apartment. But a fan for white noise at night fixed the noise pollution. 2. They shut off the water 3 times due to sewage backup in the apt below me. Don't get a first floor apartment. 3. I woke up one morning and outside were 5 cop cars and a dead dog on the sidewalk. 4. The buildings are poorly insulated and ventilation is an issue. The buildings are old and have been stripped of lead but they want you to warn them if there are signs of possible lead exposure. There is mold growing in our bathroom as well. Despite these things I'd still recommend these apartments, especially if you're young and don't necessarily care about noise/occasional maintenance problem. Only people I would not recommend to are families due to the thin walls/old appliances, but there are quite a few people with kids here.
