The complex is affordable, nice, and safe. It is also generally quiet. Our appliances are pretty old and outdated, but it is livable, and this is not consistent with all units. However, the reason I am looking to leave this complex is because my neighbor's dog will not shut the hell up, and nothing is ever done about it. He leaves the dog alone for hours (the dog barked from when I came home from work at 3 pm, until well past midnight). I complained once and the problem stopped for a few days and started again, which is unacceptable since I had to actually find out exactly which unit address the barking was coming from in order to even complain. I received a call a few weeks ago saying that someone had complained about "someone in my unit" for their dog barking, but "the owner was home" and so it was directed to the wrong person. Then I was given some tips for keeping my own dog quiet just in case it was me. Well I certainly hope it went to the right person since that would mean someone else is complaining. The owner in question is never home. The dog barks so often and so constantly that my own dog doesn't even acknowledge it anymore. How terrible is that?

Great apartments, especially for the price!
We have only lived here a year, and unfortunately, we will be moving out of state in a month. We love our apartment, though. In Baltimore, it seems that it is impossible to find nice, affordable apartments. Most of them are outrageously priced, have no parking, have rats and bugs, or they're completely crappy. Falls Village just has nice, decently sized, reasonably priced apartments. PARKING: There is plenty of it. Granted, it's not covered or anything, but there is a lot of it. Also Falls Village has its own snow plow, and they do a really good job of clearing everything out quickly. Also, this is a mainly gated community (gates open during the day), which adds some security. NOISE: One of the drawbacks about Falls Village, and I think a large part of that is luck of the draw with your neighbors. For example, most of the time, our apartment is very quiet. However, the guy we share our back wall with has surround sound and likes to shout on his cell phone. Our neighbors across the hall like to have conversations in the hall. It just depends. (However, you never hear people screaming and yelling down the street in the middle of the night.) GROUNDS: Really nice. There is a grounds crew here. I have seen them SWEEPING THE ROAD. After the hurricane in Aug. or Sept. 2011, they went around and picked up all the sticks, leaves, downed branches, etc. in a matter of a few days. They mow regularly (and suck up the clippings), as well as sweep off sidewalks. One other thing we liked is that there are deer, foxes and other adorable animals just around. Also the keep up on the outer appearance of the apartments, such as painting the balconies, cleaning the common hallways regularly, etc. SAFETY: We have never had any problems, nor have we heard of anyone having problems. The community is "semi" gated, in that the gate is open during the day. There are street lights and outdoor lights on every building. The common hallways are always lit. CONSTRUCTION: It was built in the 40s, so I wish the walls were thicker, but everything else is fine. After the earthquake of 2011, maintenance checked all the buildings. We didn't have a single thing fall in our apartment either. I don't really know, but they seem solid enough. MAINTENANCE: AMAZING! They fix everything so quickly, and they are extremely nice! Even stupid things, like one of our blinds broke -- they replaced it that day. If you have a genuine emergency, after hours, they will call you in like, two minutes. When you move in you'll get a copy of the models and serial numbers of your appliances -- DON'T LOSE IT! I don't know what would happen if you did, but we kept ours, and it was very handy when we were having trouble with our washer. AND, we have never had to ask them to fix the same thing twice. STAFF: Generally, very nice and helpful. We had a couple ridiculously idiotic experiences with them, but they were resolved, no further issue. I would just recommend double -- even triple -- checking anything specific you may have arranged with them. But overall, very nice. They also let you use the fax and office stuff in the main office. OVERALL: A very nice place to live. I am sad we are moving out of state, because I am beginning to worry that we are not going to find anything as nice as Falls Village. They are nice apartments with everything you need, maybe sans some bells and whistles. But they're clean (we NEVER had rodents or bugs) and comfy. Yes, the washer and dryer are small (but there is a larger laundry room with industrial size washer/dryers, and you get a card with money on it to use there when you move in). And the kitchens are small, too. But at least there is a washer, dryer and dishwasher. And a dining room. AND THE BALCONY. I love our balcony. Plus, all of our neighbors, even the noisier ones, are really nice. And they are pet friendly, with some breed restrictions.

LOVE, LOVE, LOVE IT HERE!!!!
I recently moved here and LOVE IT!!! Everything about my apartment is updated and brand new. The development is beautiful, safe, and well taken care of by management. My neighbors are all friendly and helpful. I can't say enough about the WONDERFUL office staff including Margie, Maggie, and Jennifer......They are the BEST OF THE BEST!!!.........knowledgeable, caring, helpful, and friendly! Maintenance is SUPERB!! My only regret is that I didn't move here sooner!! I hope to live here for a long, long time!!!!!

Good starter but old, small, and worn
The management is responsive and generous. But this does not make up for the small and cramped kitchen with very old and worn appliances. The microwave was manufactured in 1982. THe maintenance man said that we would be lucky if an appliance was replaced if it broke. The stove is scarred and inefficient. Cabinet doors and drawers do not close or open properly. The apartment size washer and dryer are difficult to use and take up a 3rd of the kitchen. Rather than update on a reglar basis (energy efficient appliances, new treatments, electic bill averages $175. The walls and woodwork is painted over with several coats. The hot water is controlled per building and takes forever to heat up. We waste 10 gallons of water waiting to take a hot shower. The electrical is old and minimal outlets. Maintenance had to fix an ungrounded outlet that shorted out the cable receivers. No exhuast fans (central building one is horrible). Mailboxes are so tiny my mail is shredded by the time we extricate it. And now the rent increase, we are looking for a larger unit with more up-to-date appliances and buildings.

Good, but...
Overall it is a nice, safe place to live for the price. However, the kitchens are "old-school" and slightly depressing. The washer and dryers are extremely small and seem like they were built in the 70s. The cabinets and overall decor of the kitchens leave a lot to be desired.

Would definitely recommend
Falls Village is a wonderful apartment. I've lived here for 15 months and would continue if I wasn't moving to another state. The complex is gated, although there have been MONTHS at a time where the gate hasn't worked and was continually open. I personally didn't care because the neighborhood is extremely safe anyway, and I find the gate to be annoying, but if this is a main reason for you wanting to live here, it's something to consider. The gates are also rarely closed in the winter if it has snowed or is supposed to snow (due to needing to have their snow plows come in because it is private property). Be aware that the gate is EXTREMELY annoying as you need to have it attached to only ONE phone number to buzz people in, so if you live with roommates I recommend that you get a land line so that you don't need to buzz in your roommates friends at 1 in the morning when you're out of state. I've never had an issue with maintenance, they are quick and always give warning of when they are going to come. The grounds are beautifully kept, often mowed and trimmed, and there are flowers everywhere along with the natural beauty of it being (mostly) in the woods. There's a lot of wildlife (bunnies, deer, birds, etc) which is also nice. The apartments are constantly being renovated - the windows and panes were replaced recently as well as the old lead paint being stripped from the railings and being repainted, etc. The only issue I have ever had with the staff is that apparently we had numerous noise complaints called (husband bought speakers with a subwoofer and didn't realize how loud they were....) and the staff waited until I came into the office to add someone to my lease to tell me about it. I should have been notified earlier, and then less complaints would have been called because we would've been aware of the problem... Just thought that was weird. Parking is usually great except that I live in one of the buildings close to the pool and in the summertime people park there instead of walking to the pool, which is ridiculous because the complex is so small it would take 5 minutes tops to walk from the furthest apartment, and makes it difficult to find a spot. I would definitely recommend living here, and am actually very sad to be leaving.

Good not great
I lived in a 1 bedroom and then a 2 bedroom for a total of 6 years. The management is nice and maintenance is basically pretty responsive. They have a plow for the parking lot when it snows which is a nice feature. There's generally adequate parking although it depends where your apartment is and they've made the spaces very narrow. The pool is nice and not generally crowded. The fitness center is functional if not extensive. it's really nice to have a dishwasher and washer/dryer in the unit. they also have a larger communal washer/dryer you can use (have to pay) for large items like comforters. The walls are pretty thin here, the biggest downside. My neighbor downstairs said when my 10 lb cat ran around it sounded like a herd of elephants. I could hear pretty much every word when my neighbor watched tv or had an argument with her roommate. the other downside is that it's generally confusing for people to find and navigate through the complex which is sort of annoying when you want to have visitors. people are generally friendly here and i made a few lifelong friends from my neighbors. good for the price but not without its downsides.

I Love It
I've lived in Falls Village for over 3 years, and it's the best move I've ever made. It's convenient to shopping and mass transit, and the amenities are great. The neighborhood is quiet and peaceful; and the management see to any needs very quickly. It's a great place to live.

Not a bad place to live- - -so far
I've only been living here for a few weeks. So, take my review for what you will. But, here is a write up of my experience so far: Pros: - The apartment community, in general, is very quiet and the people I have met are friendly, which I like. As for myself, I have to deal with a neighbor above me who is kind of a bigfoot, if you know what I mean. But, I guess that comes with the territory when you live in a mid-level apartment. - Controlled access. I love the fact that during set hours of the night, the gates automatically close and can only be opened by tenants who live there. It makes me feel as though the community is extra secure. - In-unit W/D. It's a must for me. I love that every apartment home has one. I also love that regardless of all that, the community STILL has it's own laundry center, and the management even provides you with a debit card in order to do about 3 loads of laundry there per year. - The leasing office staff are friendly and knowledgeable. Before signing the lease, when I had a change of heart about the apartment that initially chose and wanted to switch to another, the leasing office staff were very helpful in providing me with other options. - The community is close to amenities such as shopping centers (Atrium Shopping Center, Quarry Lake Shopping Center), gas stations (Shell), medical facilities (Sinai Hospital, Johns Hopkins of Mt. Washington), supermarkets (SFW is within a two minute drive down the street from the apartment), and other necessary places. And now to the cons... - The apartment community is old (built back in the 1960s). Therefore, the individual units tend to run on the small side, since people in the 60s didn't need things like giant screen televisions or PC desktops. So, if you have a lot of stuff, you'll have to learn how to do more with less. Also, none of the apartment buildings have elevators. So, if you happen to choose an apartment on the second or third floor of the building, be prepared to lug all your stuff up about one or two flights of stairs at the least. - The management doesn't cover much in the way of utilities. I think they only cover trash pickup and pest control (and maybe water, too, though I can't remember at the moment). Everything else is the responsibility of the tenant. - Pests can be a bit of a nuisance. I haven't seen (and hope I never see) the rodents I've heard previous posters mention. But, I have dealt with a few stink bug mysterious popping up in various areas of my apartment---sometimes several in one day. - The big thing for me is television access. Every apartment is not cable ready even though there is a cable outlet on the wall. I found out when I moved in that my apartment was not cable ready, and I had a heck of a time dealing with Comcast in order to fix it. PLEASE CONFIRM WITH MANAGEMENT BEFOREHAND WHETHER OR NOT YOUR APARTMENT COMES CABLE READY BEFORE YOU SIGN THE LEASE. Also, depending on whether you pick an apartment in the front (where the leasing office, community center, fitness center, etc, are located) or in the back (where all the trees are located), you may not have the same choice of television service. Apartments in front have the option of cable tv or satellite dish. For the apartments in the back, it's either cable tv or nothing at all, since the back of the apartment has absolutely NO satellite signal (at least, that's what the guy from DirectTV told me). So far, I'd give Falls Village about 4 stars out of 5. Although not perfect, for Baltimore City living, it's not a bad place to be.

Quiet, great location
Have lived here 4 years. Never saw a mouse or roach in that time. This is an exceptionally quiet community - very few children and I wouldn't advise it for families. Mostly young married grad students, and older single professionals live here. No loud partiers or college kids. Office staff is lovely and have always been responsive. Grounds crew was simply amazing after the huge double-snow storms of 2010. Given the hideous parking situations of in-town Baltimore living, the large parking lot is a dream. Location is terrific - easy on to JFX, Falls Road, Beltway. Take the kids elsewhere - frankly, I love that this is more or less an adult community.

My best apartment
I have lived in two cities and a total of four separate apartments. This is by far the best of the group. The price may seem a little steep but I am biking distance from the light rail so I have saved a fortune on gas commuting to and from work. I have to disagree with some of the other reviewers comments. The staff is very friendly and cooperative. I often feel sorry for them because some of the people who live here often exaggerate their problems and throw tantrums if the smallest problem is not solved immediatly. I have actually saved money on my heating bill since I moved here because they had just installed energy efficient windows. I have also had no problem with pest except for an occasional grasshopper in the winter. I have my own washer/drier so I am no longer going to a laundromat and there are commercial versions near the office so I can even wash big things like pillows and comforters. Since this place has a pool, tennis court and a fitness center I was able to cancel my sports club membership and save a few hundred bucks a year. My dishwasher did break on me, but maintenance came in while I was at work and took care of the problem while I was at work. As apartments go this is my favorite by far.

What's the problem?
I have been at Falls Village since September 2008 and I have not had any problems with mice, bugs etc. The maintenance is within a day or two max after you call in. The grounds are kept very well, the workout equipment is 3-4 years old but all function and the workout and laundry area is kept up and clean. There seems to be a more mature clientle here, but there are some children. It truly is a park like setting and I feel safe with the gated community, although the gates are left open all day. My only complaint is that the rent is relatively high for the square footage you are getting (and they are planning a increase this year) which has me looking elsewhere. I am finding there are other places that offer less rent for more room, but you have to balance that with location and what this place offers. The lesser rent also comes without a workout room, in-apartment laundry, lousy pool, no tennis court or combinations of the above.

NO Noise/Heat Insulation & Management simply SUCKS with Anti-children attitude!
Still living since beginning of '06, as soon as we moved in - outside maintenance is just awful - start motors with leaf-blowers as early as 6am and care less if you've kids inside who are sometimes terrified because of sudden extremely loud machines. RODENTS live together since move-in date, maintenance could only give poison they eat, but couldn't use, because our kid could easily take that as well. Noise/heat insulation is non-existing and I can hear next door or downstairs neighbor farting or sneezing as if she were in the next bedroom... However, if you get complaint against you AND you got a child - well, that's just your problem and management would always take sides with childless tenants... Trailer-trash in the leasing offices - completely agree. Otherwise if you're single or aging/deaf/mute person and/or can put up with crap they're trying to pull off - that place is perfect! :)))

Very nice place to live
I agree with the previous poster who said that they were afraid that those with a negative opinion are the only ones to ever post. I lived in Falls Village for 2 years and have nothing but good things to say about it. When I first moved in the apartment was very clean with a newly renovated bathroom. They also replaced the windows shortly after my move in. I could hear my neighbors and the people below me... but hey, it's an apartment, what do you expect? Everyone, staff and residents alike, were very friendly. I had one maintenance request the entire time I was there and upon returning home from work it was fixed. They plowed immediately after snow storms and did a good job of putting down salt. I requested that they put a ceiling fan in my apartment, and they did within a few weeks. The grounds are beautiful with mature trees and it's a really safe area. And you can't beat the price!! If I HAD to complain about anything it would be that if I stayed out late and returned home after midnight I would occasionally have to park a building or two over and there was a light outside of my bedroom (great for walking at night) that was pretty bright. But those are really nit-picky things. The only reason I left was because I moved out of state. I definitely recommend Falls Village to anyone looking to rent in that area.

Great place to live
I am afraid that only people who have a negative opinion ever post to these sites. I have to write a very positive review of Falls Village of Mt. Washington. I have lived here for two months and I am very satisfied. The office staff and maintenance staff are friendly and efficient and respond quickly to requests. On move in, the apartment was very clean and well kept. The neighbors are friendly and quiet. I am entirely satisfied.

A mixed bag
I lived there for 16 months, I just moved out this week. Unlike some of the other reviewers on here, I never had a problem with rodents, which is nice. BUT, I may have rather had dealt with that than dealing with the noise. The walls are paper thin, I could constantly hear everything my neighbors were doing. And I'm not talking about just tv and music, I'm talking about bedroom games, as well. I'd have complained to management, but with the way apartments are layed out, I couldnt even tell which apartment the noise was coming from, most of the time. But it was constant. I was very happy the day I moved out. Its a shame, because other than that, it was a nice little apartment.

IT'S OKAY
I really didn't have a problem with complex until I got a roommate...meaning a mouse/rat ran across my foot one night....i haven't seen it since...but i have never had to deal with rodents before and i feel like i shouldn't have to now...maintence told me that mice are a problem in the complex...but i didn't have the problem until i resigned my lease... the office reacted quickly with an exterminator and filling up holes...i haven't seen a mouse since then and i frequently check cabinets and appliances for signs but there are none so far...other than that...employees are nice and i have no other complaints...

DO IT IF YOU LIKE MICE! AND TRAILER PARK TRASH SERVICE!
This place is the lowest scum there is! I had to throw away 6 dead mice from under my refridgerator and washer. The leasing office has "trailer park trash" people running it with no class. They will do anything to get you to pay for something when you move out EVEN if the place is sparkly clean. They are sooooo desperate for money. AND AGAIN unless you want to live, eat and sleep with mice, dead mice and the mices TURD DONT DO IT! YOU WILL WANT TO LEAVE WITHIN A DAY OF BEING THERE TRUST ME! IM NOT JUST SAYING THIS TAKE MY ADVICE FOR YOUR SAKE!

Keep your pictures and know your rights
I completely agree with one of the comments I previously read. Falls Village will charge you for the normal wear and tear of your apartment. There was a charge for the normal walkway matting that occurs.

become disapointed over the years
It is a gate community and that is a plus, however any one can get in anytime with no problem. Grounds are kept relatively nice. Fortunately, I have never had a problem with rodents. I'm leaving because I have a problem with the concept that the help can enter your apt anytime and they don't lock the doors when they leave. I don't like the attitude of the people in the leasing office. The one woman in there who was nice was recently fired. The other woman is such a rude snob who does not have time to even answer the easiest of questions. If maintance says it, then it must be so. She acts like we are lying when we tell her about the doors being unlocked or that something is missing. She cares even less. I quess most places are nice to you until you sign the lease and then they care no more for your opinion.

Great Apartment, Maintenance, Amenities
I read these reviews before checking out apartments and I'm so glad I ignored the ones for Falls Village.<br><br>The plusses:<br>*The apartments are in a gated community in a safe, quiet residential area.<br>*They are in a convenient location with only a short drive to I-83/I-695 or the subway/light rail.<br>*The grounds are attractive and well-maintained.<br>*There's lots of parking and it's free.<br>*There's a pool, a tennis court, and an exercise room.<br>*Every apartment has a patio with a place to garden or a balcony.<br>*There's a washer/dryer in every apartment (and a bigger one in the complex, if you need it).<br>*The walls were newly painted when I arrived and the bathroom was recently renovated.<br>*Maintenance has responded immediately to any complaints I've had and are friendly. They've even carried heavy packages for me from the leasing office to my apartment.<br>*They are the best value in the area (try comparing the price to Mt. Washington Apartments or Bonnie Ridge).<br><br>The minuses:<br>*While everything else looks new, the kitchen needs to be updated. The appliances are a bit older (but are clean and work fine).<br>*If you have a noisy neighbor that blares his or her TV (or alarm clock, for that matter), you might be able to hear it sometimes.<br>*The exercise room is pretty small and the equipment isn't the newest (but I have to say that I've rarely seen more than one other person there at the same time).<br><br>Overall, I've had great experience and I'd recommend Falls Village to anyone. By the way, my rent is going up next year (which starts this summer), but it's only going to be $636 - still very inexpensive!

They will keep your Sec Deposit
The place is ok at best. The apts need updating, the staff is kinda gritty and when it comes time to leave use a video camera to record the condition of the apt because they will try to get you to pay 500.00-600.00 for damages even though its regular wear and tear every place else. That is why the sec deposit is so cheap. Trust me on this one.

The place has gone down
Pros: 1. Pretty safe<br>2. Grounds are kept well<br>3. Moderately priced<br>4. All ameneties<br>Cons: 1. Building construction is awful. The soundproofing and heat insulation are non-existent. As a result heating and AC costs are pretty high<br>1a. The tennants are quite noise which doesn't go well with thin walls.<br>2. The management and maitnance are pretty friendly and respond problems but do a pretty sloppy job. We have had several instances of that<br>3. There are mice in the building.<br>I can't wait to move out of this place and would't suggest this place to my anyone who cares about quality. However it might be a decent place for a student etc for the price.<br>

Mediocre at best
PROS:<br><br>- Safe community<br>- Gated entrance<br>- Nice grounds<br>- OK square footage for the price<br>- Hold packages for you at the leasing office<br>-Parking is free and accessible.<br>CONS:<br><br>-Paper thin walls<br>-Maintenance people rather do it the cheap way 4 times than doing it the more expensive way 1 time. This comes from first hand experience as the maintenance men take the easy route to fixing something only to come back to it either being worse, or in the same condition<br>-Leasing office women can be rude and not caring.<br>- Send you "warning" letters without first talking to you

DONT DO IT! TRUST ME!
Moved here a month ago, and I am moving out due to the HORRIBLE rat infestation, rude and nasty leasing office people, and the noisy, -------- maintenence people. Will send you harrasement letters accusing you of this you have not done, and will not listen if you are telling the truth or not, extremeley disrespectful. Please save yourself the hassle of having to move here, then immediately move out , like i have had to do!
