Thank you Evergreens

I hate the fact that you are treating us like this and then making us adhere to a lease agreement that you terminated on September 8, 2010. If i could i would love to find a laywer who would take a case against you. I probably cant get you for the lease agreement but i could get you on your own words in those letters dated September 8, 2010, September 10, 2010 and most recently which is posted on all the boards in the apartment complex. You shouldnt look down on or charge people who want to leave ASAP. This is YOUR BED, YOU LAY IN THIS MESS AND HAVOC THAT YOU HAVE CAUSED. Then you dont even change your verabage in your Intent to Vacate note. Why are you gonna charge people to damages to the apartment when you are about to renovate? Are you really going to lease it to another consumer with only 8 more months to live there? REALLY? How ethically moral are you? Even if this was from ALLEN and ROCKS, this is more of an ethical case than a civil case. But since I already have to pay for doctors fees for a slip and fall in the apartment due to some agreement outside the language of the lease agreement (no bath mat in the tub), I really cant afford a lawyer right now. But KARMA is a B%^ch and i hope you get everything that is coming to you 10 fold. Lolita has always had a grude against me and Patrice and Terrisita had my back until this crap came out. Now you putting notices on my door talking about failure to pay rent. I have an INJURY, I cant pay rent, physical therapy, bills associated and not associated with this apartment and to have movers come, because guess what, I CANT DO IT and you expect for me to give you a fulls month rent. I tried to work something out with them since I am moving in the middle of the month. Right there on that first page of the notice to vacate, said that they will "prorate rents". But when I call and write my letters, you want the FULL rent. Well I guess yall will get it when you get it. thank you Evergreens for making my last year of college, my most stressful year. The pictures that I have attached are the pictures that I took when I first moved in.

Real Talk And a True Review

I've lived here for the past 3 almost 4yrs and I love it here! If we stop for just one minute and use some common sense...you would realize that this was a upper management/owner decision, the office staff was just the messenger. I just think it's unfair to bash the ladies in office for changes, and for the manager Patrice I would hate to have her job because she is taking all the blows for something she has no control over. I by no means am happy that I have to move on such short notice, but it is what it is. My neighbors and I all feel we have had the best treatment and experience while living here at the Evergreens than any other place we've lived. I plan to move back to the Evergreens just as soon as the renovation is over... I Love it here! They have always been helpful and understanding even when it comes to your personal struggles. And for those that have lived here for 1yr to 3yrs or more...If it was as bad as you say it is you're on a MTM lease you could have moved at any time you wanted...must not be that bad. KEEP YOUR HEADS UP LADIES YOU'RE DOING A GREAT JOB!!

    Inhumane Treatment of Renters

I have lived here for a little over three years. I have paid rent on time each time that it was due. Although there is a constant problem with the water and heat/ac, I have enjoyed my stay here. However, being ordered to vacate the premise, with just a weeks notice, has been disappointing. They may be legally within their rights to do it, it is not a decent thing to do. It shows an unconcern for the plight of the tenants who have to pack, find another apt, and find the finances for deposits, and for the move. I have a contract with Fios. I may have to pay the fee for discontinuing the contract before time. Yes, Patrice has a personality that leaves one thankful that you are who you are; not her. Now I have to find another reasonable with reasonable rent, roach/bug free, and safe area, both inside and surrounding area.

THE EVERGREENS AT THINKS WE ARE NOT SMARTER THAN A 5TH GRADER!

Are we smarter than 5th graders? Yes we are. First of all, there is absolutely no way a tenant who has been given 2 months to get out would be that understanding. That smells like fudge to me. We know that Patrice had to write that. You kicked people OUT with 2 months notice and tell us that you are renovating and that the rent will be above fair market values with no utilities included. Common sense would tell us that a resident who has to pay money to move before the holiday season and not written that bull. And you say the ladies are doing a great job? No way. this is complete bull. The management at Evergreens as written that reply to further insult the residents. I am sharing my letter from the Evergreens with the Washington Post and Times. This is CRAZY. LMAO. Any resident who has been handed a notice to vacate before the holiday season DID NOT write that lovely review. Renters Beware. Stay away from the apartment community..or you to may be treated like s.....

            My Honest Opinion

I have been living at the Evergreens at Laurel for about 2 almost 3 years now. Overall my experience has been okay. We moved into one of those "quick sale" apartments where you had to move in within two weeks to get the special. Well we got a special all right. It has been an okay ride at Evergreens. We have had the occasional roach in the past, my boyfriend went out and brought some spray and that seem to take care of the problem. But recently, I have had an influx of roaches. Its like they are having a party in not only my house but in the building. I went one time down to wash my clothes and there was this HUGE waterbug just chilling in the laudry room watching me. I told it I just wanted to wash my clothes and was gone. I have talked to management about this and they have sent the people to come and exterminate, I have fogged and i still have a problem. And I not dirty, yall probaly think I am but this is not the case. I keep a clean tidy place, I am barely home to eat. So the problem is not me. When I spoke to one of the agents, she advised me that it could be because people were moving in and out and the change in the weather. But I have been on the list every week until I finally gave up and decided to do some extermination on my own. Besides the roaches, I enjoy Evergreens, I am just convinced that these things are coming from that horrid HVAC closet and the vents. Why do you screw those doors shut anyway. I had verizon come to install my cable and he broke a sweat trying to get in there. So now there is not doubt in my mind that there is something festering in that closet. I have looked in on it and it was horrible. I think you need to just go around and recarpet that HVAC room. Then I have a problem with my neighbors. I mean if it is so bad that management had to put out a notice about you slamming your doors. And you still do it. That is a problem. I think some people in my building (2nd floor to be exact) feel as though they are privledged to let the door slam, talk very loud in the hallway and leave their laundry in the laundry room. What can I say, I am torn, I love it, I hate it. Its like a bad romance until I start making enough money to move, and moving back to where I was living before is not an option. Management, please do something.

              A real review

So I've read all the comments about the initial meeting of some of the leasing agents. I have to tell you, that due to the rudeness of 'the one', round, heavy set woman with a bucket load of makeup, I was discouraged from moving in. The attitude was uncalled for, however, time was not on my side, and I actually moved in with the notion of moving out once my lease was up. However, after moving in, and having a few short discussions with the women in the leasing office, this topic came up. I work in property management, and have worked with one of the leasing agents in the past. She says that the area where Evergreens is located was on a decline for awhile, due to residents from the nearby apartments. This makes sense, as when I tell people where I live, they say, Ohhh Evergreens is nice, just dont go down the street. I get the idea that, the leasing agents try to weed out 'bad seeds' but lets try and keep in mind fair housing laws. Once I moved in, or as I like to say "passed the test', the office is very very very accomodating. The community is SO QUIET. I had concerns, being a single mother of a little girl. The grounds are VERY WELL MAINTAINED. I love my kitchen, as it is quite large and roomy. The apartments are relatively smaller than most in the area, but you get used to it. I love Evergreens, and appreciate the 'side eye' that the leasing consultants give. Like a mama bear protecting her cubs. Maintenance is wonderful, and though I dont know any of my neighbors on first name basis, they are all very polite. I have already planned my life around Evergreens. I feel settled here. The only thing I want to change is, moving from my 2 bed into a 3 bed. As I said before, the room sizes, with exception to the kitchen are relatively small, so we need this extra room for all of my daughters things that are spilling out of her room. I have lived here since December 08, and have not had one roach, one mouse. I did have an issue with ants in the spring time, couldnt figure out where they were coming in from. Called maintenance and they fogged it once, and I havn't seen anything since. The secuurity is nice too. I love my brinks home system, and have a few envious friends with bigger, more spacious apartments, that tell me everytime they visit, how they wished they had one too.

                  Moving In...Well Maybe

Hi, I am thinking about moving in pretty soon. I have seen a little rudeness from one leasing agent already. She calls me when units are avaliable but I will refuse to move-in or do any application without seeing a vacant apartment. I have a 4 year old daughter and I am worried about the roaches. I got jitters just reading the reviews about them. I thought that would be the last thing I would have to worry about. I was wondering if these roaches were in certain buildings. I know they don't come just from anywhere and most likely a neighbor has brought them in. Can anyone give me some up-to-date feedback on these apartments concerning the roaches and management?

                    Just being honest....

I haven't moved in yet, but I'm interested to see how it goes when I do move in. I dealt with two leasing agents. The one who gave me the tour was extremely nice, knowledgeable and accommodating. Now the other one who actually processed my paperwork is another story. She was rude, condescending and was unprofessional. I had to snap at her a bit to let her know that I'm not the one. She had no idea of what she was doing then tried to make it seem as if I was dumb when she was the one who was confusing me. For example, how do you ask someone when they are moving in without letting them know if they were approved or the amount of the security deposit. I think if I deal with other leasing agents other then her, then I should be okay. She was also passive/aggressive, but you have to show her that you're not afraid. I can't really say what it's like living there because I haven't moved in yet, but I will write an updated reviewed after I've moved in. Just stay away from the leasing agent whose name starts with the letter that is in between K and M (in the alphabet). She is soooo rude and ignorant.

                      Not Bad at all...

I've been a resident here since April and I have nothing but positive things to say. The rental office staff has been nothing but helpful and friendly toward me. The one time I needed a issue addressed by them it was addressed the same day. The buildings and grounds are always clean and well maintained. I've never seen a roach or any signs of roaches. I've never had any issues with fining parking spaces even at late times of night and never had a towing issue. Lastly safety has not been a concern here. Coming home after a long days work and seeing people congregating in front of buildings or hallways has never been a issue like many other apartment complexes I've lived in. Overall I've really enjoy my stay and would definitely recommend.

I am interested in moving to these apartments. The price is right and I would like to move out of the Baltimore area, unfortunately there is not much I can afford around this area. I can probly deal with rude staff, but NOT roaches! Please if you live here or have in the past 2 years let me know about the apartments and if there are any roaches, I have an infant and cannot deal with roaches or pesticides having to be sprayed to keep the roaches out. Please honest answers and not just people who are pissed off at the staff.

You Don't Want to Live Here

This complex is very deceiving. While it is very well kept on the outside as far as landscaping and building cleanliness, the management staff is rude and unprofessional. Every occasion I had to deal with this office was a struggle. As I tenant I felt that the office was working for me and should have my comfort and satisfaction at the forefront of their minds. Well needless to say the staff as well as the small size of the apartment made me rethink the "deal" I was getting because all utilities were included. In addition the staff was lax in notifying the tenants of maintenance on the building. Who wants to get up at 7am to realize that there is either no water or no hot water. And finally the towing issue, I still am unsure what the criteria is for having your car towed as the 2 times that my car was towed my sticker was evident in the window. All in all I would not recommend the Evergreens at Laurel. Do not be deceived by appearences.

I have been living at the Evergreens at Laurel for a year now and my experience thus far has been mixed: Pros: 1) All utilities included in the rent; rent reasonable for what you get -Dishwasher, walk in closet in the bedroom 2) Maintenance staff is very reponsive and helpful 3) Manager is helpful sometimes 4) On site laundry facilities and parking 5) BW Parkway and shopping facilities nearby 6) Nice neighbors 7) Safe Cons: 1) If you are out of state, you must register your car within 30 days of arriving in Maryland. THe Evergreens at Laurel will not issue you a permanent parking sticker without it..Oh and the don't tell you either. The temporary sticker they issue you is only for a couple weeks, if it expires your car will be towed. -Make sure you ask about parking policies, car registration policies before you move in 2)Do not deal with certain leasing agents..very rude and unaccomodating 3) Complex does not have recycling bins 4) Saw roaches in my apartment initially but I got rid of them with Borax-spinkle on the baseboards and then vacumm..haven't seen one since 5) Not a smoke free community 6) Noisy next door neighbors

                              HORRIBLE MANAGEMENT, HORRIBLE MANAGEMENT!!!!!

I am a current tenant and I am not happy with the management! My husband has been a resident of this complex for a couple of years and I moved in after our wedding a month ago. I received a package and the manager would not allow me to get my package stating that I am not the resident. My husband went to the office and informed them that we are married and I have authorization to get packages or anything else concerning our apartment.I received another package and the manager would not let me get that one. She began to yell at me and then she tried to fight me stating that I do not live in that apt and I am not listed on the lease! I told her that she is ignorant and extremely rude and she called me a name and told me to get out of the office!! I went to get my husband and he had to calm the office manager down and explain to her that he is in the military and he can be deployed at any time so I need to have access at all times! This is terrible treatment for any person to endure! I cannot believe that a manager acted this way! I do not recommend anyone to move into this complex! Please read other reviews on this complex. This is not a good apartment complex to live in at all!!!

Management does whatever it wants without considering their residents. Work on roof without notice to residents. I work very late and could only get about 4 hours of sleep because of construction on the roof. I pay a substantial amount of money for this apartment, and had to pay $209.00 to sleep in a hotel, so that I can function at work. I hope that management reads this, and take this complaints seriously. I would never recommend an enemy to this apartment. If you also get on management's bad side, forget it.

                                  Good experie3nce so far

I have lived at the Evergreens @ Laurel since May 2007 and overall the experiences have been very good. I will list both positives and negatives just to be fair. Positives 1. Maintenance service is very responsive. I have only had two instances to call them. Firstly, I got locked inside my apartment(my front door lock broke) and their locksmith came quickly to open the door. I also had a flood in the utility closet caused by a leak in the AC unit. They fixed it while I was at work and everything was okay by the time I got home. Management did call to verify if I was happy with the work done(albeit two weeks later though) 2. Premises are wired for both Comcast and Verizon FIOS internet and TV service. You can also have satellite dish if your apt. has a view of the southern sky. 3. No pets allowed which is good. 4. All utilities(light, gas, water) is included in the rent so therefore, there is no extra charge for this on a monthly basis. 5. Parking is never problem 6. My apartment was fumigated before I moved in and I have not seen any roaches yet. 7. The cleaning crew clean the apartment hallways once a week. 8. Each building has laundry facilities on the first floor and they recently replaced all the washers and dryers(whilst raising the washing and drying prices by a quarter) 9. All apartments come with ADT security system that you don t pay extra for. 10. Management office workers seems nice and friendly and have always been receptive to my needs. Negatives 1. Apartments are smaller than normal and smaller when compared to most other complexes in the area. 2. Apartments are not well insulated. I live on a first floor apartment and I can hear my neighbors upstairs when the walk. Luckily, I can only hear them while in the living room and not my bedroom. If your neighbors are in the hallway talking, you can hear them also or if they slam their front door. 3. I can t think of anything else right now. So overall my experiences have been very good.

                                    Bad Business

I moved in to find two dead roaches in the kitchen and one in the bedroom. Two days later I found twice the amount. I had nothing in the apartment at the time and had no plans on moving anything in. They told me the bombed the apt the day before I moved in so there was going to be activity. That tells me they have an infestation problem. I requested that my lease be terminated and after trying very hard to keep me there, they were very understanding. Dont expect to get your deposit back right away either as I am still waiting for mine. It has been over 30 days and I have now reported them to the Better Business Bureau. If you like roaches it's the perfect place for you.

I would highly recommend the Evergreens

I was moving away from home for the first time...by myself as a female. I was scared to death and prayed for safety and security. Not only did I receive these things, but the maintenance fixed my minor problems with no hassle, I received monthly newsletters from the community, and the managers at the community were very professional...they even remembered my birthday and sent me home-made caramel candy.

The management seems to be professional and a well organize group of people, but don't get on their bad side all hell will come out in a nice but bitter way. As long as you don't complain and agree with everything they say you are ok. The manager is power struck and want everything to go her way and if not....oh well. They can tell you one thing and then deny it later. I have really seen the light of the so called Christians...No I'm not going to say that about all Christian but the ones at the Evergreens so far is. It's funny how they let the really good ones go and keep the bad ones but that's ok. One day it will catch up to you by Almighty God that sees the real you.

THE COMPLEX IT SELF AND THE GROUNDS ARE FINE BUT WHEN IT COMES TO NOISE AND THE ROACHES IN YOUR APT YOU CAN GIVE IT UP IT THE LEASE THERE IS A SUCH THING AS QUIET HOURS. AFTER A CERTAIN TIME YOU SHOULD NOT HEAR ANYONES TV OR RADIO AND WHEN YOU MAKE COMPLAINTS THEY DONT DO ANYTHING ABOUT IT THE NEIGHBORS ARE HORRIBLE WITH THE EXCEPTION OF ONE FAMILY IF YOU WANT PEACE AND QUIET DONT COME TO THE EVERGREENS OF LAUREL AND IF YOU WANT TO AVOID ROACHES DEFINATELY STAY AWAY.

                                            NASTY

I moved there and at first everything seemed nice. I had a few minor problems and the office people were nothing but nasty and basically once you sign your lease that is where their manners are out the door. They don't want to fix any problems are rude and arrogant. I would not suggest living there with children there are roaches, at one point algea/mushrooms grew because of a leak in the ac closet and all they did was paint over the stuff. It was nasty. Neighbors were rude, flooded my apt. use to exercise after midnight and they were not exactly avg weight so the ceiling would vibrate. Snow was a problem rarely shoveled or put salt down, outdoor light always seemed to be broken. Office "managers" as they all call themselves do not know what they are talking about. If you are looking for friendliness and a clean place go somewhere else.

                                              It is a hellhole!

The model apartment was lovely, and I was assured that they put the same quality, care and maintenance into every apartment on the property--after all, this was more than just an apartment--this was supposed to be your home.
From the time I moved in, there were nothing but problems. The apartment was absolutely filthy, and I gave the leasing agent a laundry list of things that were in need of repair or replacement. The refrigerator and microwave were nasty, as well as the walls, which had been touched up with spray paint. The carpet was wet from a pipe that had burst in the wall, but they refused to replace it. They only used an extractor after they were tired of my endless phone calls. There were crickets, roaches, and spiders/spider mites from the beginning.
The neighbors and their children are obnoxious, loud and undisiciplined. One girl's boyfriend was pissed at her, so he taped the outside door shut. We were all trapped inside until someone remembered the utility door in the laundry room.
There is really nothing redeeming about living in this complex. Management is incompetent, and the apt is severely overpriced for what you get.
DO NOT WASTE YOUR TIME OR YOUR MONEY!!!!!!
