Maintenance are top tier
Molly has helped us after hours in her personal time more than once. I’m so grateful to her and the maintenance staff for quickly helping me out in an emergency that flooded my bathroom suddenly after hours. She legit deserves a raise. The apartments are spacious for the price and units come with washer and dryer for a small extra fee!

I would not recommend moving here unless you are ready to deal with slow maintenance and messy neighbors. The laundry room situation is a mess. The washing machine is always down with dirty water sitting in it for days. It gets the a point where it smells like rotten eggs after a while. Also, because pets are allowed to live here, your clothes will come out smelling like wet dog. The dryers are also disgusting and a fire hazard. Neighbors are not courteous with the laundry room. Maintenance people WILL steal your welcome mats. Sketchy people live here so beware. The front entrance apartment door was tampered with many times. The lock was broken, door was taken off the hinges, and the door doesn't latch properly. Maintenance didn't seem to make it better. Rent is cheap though and the apartments are roomy.

The neighborhood is quite most of the time. They keep the snow off the roads when it gets bad. They fix things quickly when things go wrong and make sure they are fixed properly. The main office is able to answer any questions a resident may have.

I have enjoyed living at YorkCreek. I feel secure and my property is well maintained. I appreciate the convenience of having my washer and dryer in unit. My apartment is spacious and well lit. My garage protects my car from bad weather.

People don't respect the property at all! Pets feces inside the building and inside the carpet was replaced because of the smell I've taken pics I am ashamed to invite anyone here for anything. I don't know what to do except try to move I live in a back area and the people that's lived there will not report anything, the main entrance door all broken, proper open people can just walk in.

Our experience has been great. My husband is handicapped and this is the only complex that even showed us accessible apartments. The move in was pretty easy and the maintenance people have been pretty quick to take care of problem areas. Each associate with York Creek has been very friendly and helpful

Pretty easy people to get along with I have great neighbors that I give a helping hand too sometimes and anything u need Molly will help u get it taken care of. Leasing office will walk u through the process and are super friendly.

Awesome Maintenance Staff
I had a noise complaint and Christian came right out. He sat and listened for quiet awhile to what sounded like a WWE match going on above us. Even though it was Saturday night and he was on call. He was professional and patient. Molly is a real gem and is the glue that holds the maintenance department together. She is personable and a professional at all times. I know when I call with an issue it is going to get handled in a timely manner. Thank you for all of your hard work.

Very nice community just dont like how loud my neighbors be when they are fighting and there's nothing I can do about it other wise great fit for you and your children we also could use cameras in the hallways for packages and mail boxes and ring door cameras would help to if we could have them

Everything you need is in the area BUT Alpine is SO busy it takes awhile at times to get where you're trying to go. There are a couple of ways you're able to take to the highway which is also a bonus!

It was ok at first until it took months for you guys to fix the big hole in the hall way due to flooding then the apartment during winter was too cold and the heat never went up and when you guys fixed the bathtub and didn't finish the siding and the sinks to the kitchen were always flooding so I did not have a plecent stay

I love it here. I love how fast maintenance moves to keep the grounds and units clean and in proper condition. I have recommended future tenants to apply here some did but forgot to name me as the person that recommended them so I lost out on the 200 bonus. But I'd still recommend York Creek to people looking for a great clean place to live.

I visited to look at 2 bedroom loft .Saw 2- one with/pantry 1st floor & one was 2nd floor no pantry but needed a little repair &cleaning.Said I preferred 1st floor loft but then already rented. Sad!!

You pay for what you get. Surrounding area is great, everything is around you for all your needs. When we moved in, there was black mold in the windows, and bathroom. I would say that was our only downside. We're constantly cleaning black mold once a month.

Ratings are one source of info, and completely subjective, based on the individuals perceptive conditions. I would suggest multiple sample sizes, along with an objective observations of the property, both day and night. Observe the dignity and respect you receive from staff, which is another variable in your decision to move in, or not to move in. I felt my needs were met, the process was somewhat efficient, for the qualifications to lease an apartment. In my opinion, my needs are currently being met, by being a disabled tenant at York Creek Apts. The area seems accommodating to my needs and the people are pleasant. York Creek Apts, is one of the better places I have lived in the last 15, years. Upkeep of the premises, appears to be prioritized, along with tennant safety from injury. I would recommend this environment as a current tenant.

It's hard to get in here, multiple things pop up during the process. Overall a good place to live. The upstairs neighbors stomp nearly everyday all day. I enjoy living here for the most part, they worked with me during the process.

Many buildings have roaches. Water is turned off once every week or two for "repairs". Maintenance guy used to break into apartments while we slept. Have them on camera taking plates and tags off of out vehicles or slashing tires to illegally tow our cars overnight, claiming sticker was on over 24 hours. First floor floods. People regularly break in and destroy the front door. Office doesn't answer texts or calls and closes early making it difficult to resolve issues. They messed up my email for my rental portal so I have to go get a cashier's check which cost me 10 extra dollars at the bank and they won't fix my portal. Basically every other month they accuse me of paying late and try to charge me a late fee even though I have evidence I paid on time. If I could go back I'd never live here. They told me extra garage would be 50 dollars, two times they verified, but now they charge me 100 per month and still get me with constant late fees that aren't legit. Sidewalks always Ice and snow

Maintenance department is a joke. I have issues in my apartment that I have had since I moved in and did the free move-in inspection checklist. Neighbors continuously moving in and out. I think they should rent by the hour. The business office is overly eager to hit you with late charges and fines every chance they get. The tenant relations person in their office is nothing but a professional smoke blower. The leasing agent was clueless trying to tell us that plastic countertops were granite. The air conditioning needs to be updated to more efficient units.

Convenient Location, Persistent Problems
You exit North 131, pass a few lights, turn right onto Alpenhorn, and arrive at York Creek. In the summer, the trees are attractive; in the winter, snow blankets the property. It appears conveniently located near major roads, and at first glance, the size of the complex is impressive. If you’re only passing through, that may be enough. If you’re considering living here, you should read further. I’ve lived at York Creek for over a decade, across multiple apartment styles and under varying personal circumstances. Early on—fresh out of college and with limited options—the property was acceptable. Over time, however, persistent and unresolved issues have made it increasingly difficult to justify staying. Pest problems have been a constant: ants, bed bugs, roaches, rodents, and raccoons. Parking availability near buildings is inconsistent. This would be less of an issue if the lots were adequately lit, if garages accommodated modern vehicles, or if wildlife infestations in those garages were addressed. Instead, animals routinely damage vehicles and stored belongings. Residents who avoid garage parking and do not move their vehicles frequently risk being towed—particularly around holidays—with little apparent consideration for resident impact. Lease renewals arrive with minimal explanation and rent increases that have regularly exceeded an additional $100 per month. “Carpet cleaning” is advertised as a benefit; however, in over ten years of scheduling this service, no cleaning has ever occurred. Despite this, move-out cleaning fees are reliably charged, followed by similar fees imposed on incoming tenants. Mold is widespread, largely due to poor door and window seals. Apartments fail to retain heat in winter, forcing increased utility usage. Air conditioning units are outdated, clogged, leaking, and largely ineffective. Maintenance issues—faulty plumbing, unreliable dishwashers, and malfunctioning shared laundry machines that still require payment—often require repeated follow-ups to address, if they are resolved at all. Cleaning of common areas is superficial at best. Stairwells receive minimal attention, handrails are not wiped down, and shared surfaces are neglected. Package theft is common. Entry doors often fail to close or lock properly. Security presence is ineffective and largely performative, typically confined to the leasing office or community center rather than patrolling the property. Pet waste is routinely left in entryways and common walking areas, despite posted policies. Mold has been present even in units advertised as “newly cleaned.” Guest entry systems are unreliable and inconsistent. Cosmetically, the property appears maintained, but appearances are misleading. Exterior siding is cheaply installed and provides little functional or long-term value. Amenities appear misprioritized: a walking trail exists, yet parking lots flood, lighting is insufficient, snow removal is inconsistent, and children lack adequate recreational spaces. Residents regularly navigate icy walkways in winter without proper clearing. Despite marketing claims, York Creek is not family-friendly. It is simply one of the larger rental properties in the area. Ongoing safety concerns include vehicle break-ins, repeated encounters with hostile, threatening, and discriminatory behavior from neighboring residents, and incidents involving serious crime, including shootings and fatalities reported in or near the property. Complaints are frequently ignored until they surface publicly. Over the past decade, meaningful and sustained improvement has not occurred—an assessment shared by multiple long-term residents. Given the current housing market in West Michigan, management appears aware that many residents have limited alternatives. As a result, occupancy is maintained without corresponding accountability. If you have the option to live elsewhere, you should strongly consider it. If you do not, you deserve to know exactly what you are walking into.
