I lived here before for 7 years prior to coming back again. I have enjoyed both experiences very much! The maintenance department and office workers have ALWAYS been kind and most helpful! My only complaint is the fact I can't BBQ anymore. BBQ in the summer is part of what made living here felt more like a home. PLEASE BRING BACK THE OPPORTUNITY TO ALOW THE RESIDENCE TO ENJOY OUR SUMMER. THANK YOU, LANA GREGORY.

Community is enjoyable to live in with the usual apartment issues. The leasing agents are a hassle to work with in the beginning and made things more stressful than needed, however after signing the lease things have been fine.

This place is awful. The office staff never has any answers and never ever return a phone call. The maintenance department is nothing but a group of hacks. 90% of the time, they leave things twice as bad as they were when they got there. And the clientele this place caters to is the scum of the earth. The police are here arresting people every night. Not a safe community mostly because of the property management.

Love that a garage is included! The complex seems to keep up with repairs around the property. Bus line runs through the property and many shopping places are within walking distance. Better lighting could be in place on the main roads and parking lots.

York Creek (and Land Home in general) use AI rent price fixing
York Creek (and the owning company Land Home) have been using an AI algorithm to "manage" prices on rental units. The AI algorithm decides how much to set rent prices at in a given area. Several apartment complexes in the area ALSO use this website to set their prices. The line of "setting prices based on taxes and other factors" is a lie. They simply set the prices at what the AI tells them to. York Creek claims to set their prices (decided by RealPage) to similar ranges for other complexes in the area (also set by RealPage). These "other prices" (set by RealPage) also use York Creek's prices (ALSO set by RealPage) to justify theirs. The reality is that EVERYONE is setting their prices based on what a few broken lines of code tell them to. This is, legally, what would be called price fixing. Several entities all coming together to decide on a price, so as to not have to actually compete with each other. This is also wildly illegal, and several complexes are already being sued over use of this website.

It's been okay. I think it's a good place to live. It's close to my work and shopping and dining out is very accessible The laundry is close to my apartment. The price to use the washer and dryer is reasonable.

Go lease somewhere else
Went to look at an apartment as I am relocating to the area. I worked with Pamela and she was rude, and disrespectful and really didn't seem interested in trying to help me find a place and rolled her eyes multiple times during my appointment.

The hallways smell of pot all the time and its not just the hallways if the apartment of your party wall are heavy smokers it comes into your apartments. The front apartments face the parking lot and the people set out there with their car stereo cranked booming their bass for all to hear and they don't care how that effect other people. People leave their wash in the washer and dryer for hours after the cycle are done. The longest one women left her clothes in a dryer for 2 weeks. There are people in my building that do not keep the dogs on a leash and do not use vocal commands to control their pets. Nor do they pick up after their dogs, there is dog ---- all over the place. Other renters leave the front door to the building unlocked and twice now I have left for work to find someone sitting on the floor in the hallway . The office seems to have a large turn over when ever I go in there, there is always someone different.

It was ok when I first moved in but over time rent has went up and the apartments aren't worth the rent prices. Everything is old and outdated but rent continues to rise. There needs to be upgrades done to make this worth it this is my last year here I've found a much nicer and updated apartment and the rent is less than what I'm paying at York Creek I wouldn't recommend York Creek unless major units upgrades are done.

My overall experience here has been ok. Maintenance is pretty good. The people in the office, not so great. They don't do what they promise. I referred someone to York Creek and was supposed to receive some type of incentive or credit but NEVER got it. I feel the rental rates are too expensive and they go up too much year after year. I chose to move here because it was affordable but now it's not. It's a struggle to pay the rental rates but I have to have a place to live. I understand why the homeless rate is so high here in the Grand Rapids area.

York Creek is okay. Nothing special. Wish they would update... Same boring carpet color, same boring beige walls unless you want to pay extra from 6 ugly/boring accent wall colors. However the rent keeps going up! I'm planning on this being my last year here.

Living at York Creek thus far has been a mixed bag. Some of the positives that my husband and I have experienced include: being tucked away into a quiet corner of the complex; having the convenience of being ~5 minutes from stores, restaraunts, the post office, and the library; fiber internet capacity; and having access to a garage in the winter months. On the other hand, some of the negatives include: our unit is small and outdated; we had a mold issue that was not repaired for weeks; the winter plowing policy meant that we couldn't safely get out of the complex during a snowstorm; there were Republican political signs posted at the complex entrance in 2022; there was an explosion in another part of the complex and residents were never properly notified; and, the single change machine for the complex is constantly broken and/or unusable, making laundry near-impossible without another way to get quarters. Overall, this complex is cheap compared to most other rental units in/near GR, and you get what you pay for. It's passable, but I can't say my husband and I were necessarily ecstatic about renewing our lease.

Diamond was very welcoming and was very helpful. I would recommend anyone who’s interested in applying to York creek to ask for her to be their leasing agent. Thank you for making my visit very comfortable

Overall I really like it. The walls are kind of thin, so you can hear a lot, but that's just life living in apartments. Parking is an issue because so many people use their garage for storage and not for their cars.

We have felt very safe in the community. Our repair requests have been completed in a timely fashion. We do not have any noise issues with our neighbors. However, the smell of marijuana is very overwhelming. Our clothes smell like it, even though I wash them at the laundry mat and immediately put them away into dressers. I have tried air fresheners, opening windows, etc. It is incredibly frustrating. The garage spaces are very small. My minivan will not fit in the garage, so it sits empty.

Just find somewhere else to live if you can
If I could give less than 1 star, I would. Every time I report a problem, it takes weeks to get fixed, if it even does (see pics above). My kid walks over broken glass and dog poop to get to the school bus. The people who “clean” the common areas do not do what property management company says they should be doing (vacuum, wipe down railings and walls) and it always smells like either weed or garbage. My downstairs neighbors have roaches that crawl up the sink no matter how much I clean. The lofts have an impossible to clean ceiling fan that only spews years of dust everywhere if turned on, but I can’t turn it on because it sparks and risks an electrical fire due to the years worth of dust piled up.

The room is great. Everything was in working condition but some appliances needs to be up dated and fixed. Hall ways needs to be more frequently cleaned. With snow the drive ways and entrance are always paved.

Lack of respect
I love my apartment and where it is located but I can tell you that if you want to be spoken to and treated nicely do not have there leasing agent Destiny help you. She is very rude and disrespectful in the way she speaks to you, makes you feel less than human. Communication leaves much to be desired. For the price I will continue being a resident,

Community is very good with office and maintenance service, as well as keeping snow cleared in winter time. Staff is very friendly. I have lived here for a period of 16 years (none cumulative). I would highly recommend this community.

It is a good appointment, but I don't like how long it takes to fix issues sometimes. Sometimes the laundry room is a mess and the washer/dryer don't work a lot of time, overall it's a good appointment
