Great Place
I have lived at York Creek on 3 different occasions for lengthly time periods. The staff is excellent and have always treated me well. Any maintenance issues I have had have been taken care of in a very timely manner. I think the location is absolutely perfect with quick access to downtown G.R.. I highly recommend York Creek to anyone looking for an apartment community to live in.

York Creek Unsafe
York Creek - to my understanding does not do background checks on tenants and thus ALL walks of life are welcome - both good and bad. There has been a consistant and irriating spill over from "undesirable" tenants into everyone's lives nearby. Be it drive by shootings, fights, critters (and not the fuzzy loveable ones either), robberies, or other; York Creek has been notorious for some time. Even the local sheriffs that I have spoke to have a certain "attitude" towards York Creek. I have watched this community continously go down hill. Security is lacking, and it has put ALL of the tenants and near by communities at risk for harm, vandalism and theft.(video recorders of parking lots would be helpful!). People should not have to be afraid to go visit their family members because they live in York Creek. I would never live in York Creek again.

DONT LIVE HERE
It's no secret that any positive post on here is from a york creek employee just trying to make them look good so you'll live there. Please please pleaaaseee take my word for it and DO NOT. Yes it is true that all apartment complexes have some annoyances... but sex offenders? Drug dealers? 2 shootings in a matter of 3 months? I looked to this website for reviews prior to making the decision to move there, and I wish I hadn't been fooled by the fake posts of york creek. Yes, it is cheap, and I chose the cheap route being a college student trying to work her way through school. But I neglected the fact that with cheap rent comes cheap, sketchy people. People who can't afford nicer places. People who cant afford nice stuff so they sell drugs or steal!!! It is SOOO worth the extra 100 dollars a month to live somewhere nice, quiet, clean, and most importantly, SAFE! They are going through the court process right now because a leasing agent was collecting money from tenants (security deposits, cleaning fees, etc) and pocketing them instead of putting them on record. Supposedly she got like 40,000 worth of stolen money. I know this because I was there, in the courthouse the day of the hearing. Real nice.

not an unsafe place
york creek has been my home for 6 years now and i've read some of the other reviews about the property and while some may be true, most are over exaggerated. Whether you live in a community or a neighborhood, safety is what you make of it... Apartment living to me, is minding my own business and my neighbors do the same. Yes it can be noisy from time to time, but thats why there's security on the property. In terms of the staff and quality of the apartments they are top notch. you can not find a better deal for your money and the office people are always so nice. I dont know why people find it necessary to tear down an apartment complex, but i enjoy my home here...

Don't live here!
I've lived here since May 2008. Since then, there has been a murder, a felon caught here and I've seen neighbors get their tires slashed. A neighbor had his third floor apartment broken into. They took a couple computers and his car. Because the intruder had his keys, they wanted the locks changed. YORK CREEK CHARGED HIM TO CHANGE HIS LOCKS!!! He was afraid they guy could come back!! If you drive through here, so can see drug deals taking place on the streets!! The office staff really doesn't care if you have a problem, except maintenance is really fast. Neighbors are very inconsiderate. I hate being outside day or night. There's creeps all over the place, broken down cars everywhere and it's not safe for people who value their lives or have children. I'm moving as soon as I can find another place, and they charge $625 to break your lease, but it's well worth it because I'll be safe somewhere else.

York Creek is probably the nicest complex in Comstock. I've lived all around grand rapids and for the price, it's the nicest in the area. Trust me.

STAY AWAY
York Creek is bad news. The place is low income and full of shady people always hanging around the parking lots of all colors and races. Pay $50 more a month and get a home that's secure and safe. The doors are junk and can be kicked to unlock them. The people on the balconies throw eggs at cars in the parking lot without getting in any trouble. I've cleaned eggs off my car twice and my wife's once now. All I hear is loud music from 2 of my neighbors and the ones above us have 2 rampant kids that run back and forth from 7am until midnight on some days!! The office doesn't do anything they just push everything off and tell you what you want to hear to get you to go away. At least maintenance is quick and they come to fix cracked drywall and appliances quickly. When I first moved in there was a car with a flat tire in the #1 closest parking spot for 4 months!! I went to the office 6 times and the other neighbors did too. Eventually this car was keyed all over, had 3 flat tires and was spray painted blue before they contacted the owner and gave him a 48 hr ticket to move his car, what an eyesore. The hallways reeked so badly that you gagged for the last 3 months. Most days smelled like the bottom of a dumpster full of garbage water in a summer heat. You had to hold your breath, run to your door, unlock it, and get inside. We called the stench in at least a dozen times for that. Eventually they evicted the guy, but he had left 6 weeks before that. Legal process takes a month before they can enter and throw your stuff out and they found 3 dead pets in this guys apartment. They didn't even take down the drywall, just cleaned the carpets and painted the walls to seal in and cover up that horrid smell. They moved someone in there in less than 2 weeks afterward. Trash all over the halls from junk mail and someone seems the think its ok to bag your trash and leave it just inside or just outside the front door. It's just too hard to go the rest of the way out to the dumpster. Office contacted, no actions, still happens constantly. Don't ever leave anything worth anything in your car either. There's a lot of radios and tools stolen out of vehicles. Use your garage. Poor management and poor people are what York Creek is now. Move here if you can't afford a little bit extra and make sure you don't have anything valuable and don't let anyone see it when you move in. This place is for trash, druggies, and anyone who is on the short end of society's stick. Stay away and be glad of it. This place is full of ------, mex, and poor white trash. Too many desperate people to ever be comfortable and secure. They take months to replace the outdoor lights on the buildings and garages, it can get very dark and unsafe at night just walking from your car to your building.

York Creek is OK for me
I've lived at York Creek Apartments for over 10 years. I've read many negative reviews of this complex, and I'm sure there's a thread of truth in them. However, a lot depends on your building and where you're located. My building (not mentioning my address here because people will be clamoring to move in ) is completely safe and I have a gorgeous view off my balcony. I regularly observe wildlife and birds that I sometimes don't see when I'm out in the woods. The people in my building are for the most part very respectful. Yeah, there's the occasional jerk who leaves his garbage out by his (and my) door overnight, but if that's the worst thing a neighbor ever does to me, I'm thinking "thankful!" I've had very few maintenance requests over the years, but when I did call in a plea for help, the staff was professional and my issues were promptly addressed. Whoever is running that department has my complete confidence - kudos! Parking is always an issue here, but occasionally I have to walk an extra 50-100 feet to my front door. I, for one, can use the excersize(sp?). Nice that some folks seem generous enough to ditch all their wordly possessions upon moving, and my heart is always warmed when I see someone snatch a treasure out of my dumpsters, as I figure they probably need whatever they found, or are industrious enough to yank and sell something that would otherwise take up valuable space at a landfill.....sorry that there are folks who find themselves in that situation, but thanks to whomever for the excess that enables them to eek out a living....... The few times I've ever had to deal with the office staff, it's usually been pretty positive. The front desk staff always gets my call to the right person and they sound like they're on the ball. Unusual in this day and age of "care less" customer service. If you're thinking about moving here, take a look at the neighborhood you'll end up living in. If it doesn't suit your lifestyle, ask to see other parts of the complex. This is a huge place (I think it might even be the biggest apartment complex in Western Michigan) so there's a diversity that may appeal to different folks differently. In my humble opinion, A current resident

Most UNSAFE apartment
We moved to York Creek back in August and before we even had the chance to unpack we moved again. Our first night being at York Creek one of our neighbors had told us that the guy living above us had threw his wife out of the balcony the month before. And then he continued to tell us about the different race buildings. He told us that there were mexican only buildings, black only, white only, and there were a few bi-racial. Mainly the bi-racial were the dog buildings. And the white only buildings were the brand new ones. ITS ILLEGAL! Then we had guys who were beating girls in the apartment next to us. And York Creek has a fine line of calling the police to telling you to call the 24hr security. Which is a big joke because it takes them 2 hours to even respond to your call, and then they don't do anything about it. The last thing that convinced us to move the first time was that a guy who didn't even live in our building showed us that he could "jimmy" the door to get in. UNSAFE~! So the next day we went to the office and demanded on moving again. This time introducing ourself to our neighbors before deciding on our next building, only one of them answered though and she seemed nice at the time so we decided to go with it. Moving all of our things a second time was a huge problem for us because we are the only two we know around here so we had to do it all by ourselves again. We got into our second building and were okay with it the first night. But sooner rather then later problems started to occur. The halls were always full of disgusting garbage, chicken bones, pixi stix, mcdonalds you name it. And there were constantly kids running up and down the stairs. And with the paper thin walls you can hear EVERYTHING! I'm a young women, blonde but no i don't not need the whoo whoo's when I walk out the door by every single guy in my apartment. I'm engaged and half the time I recieved the sly comments my fiance was standing right next to me. i never felt safe enough when I returned at dark from work to go into my building myself. I always had to have my fiance come out and walk me into our apartment. The final straw was taken 2 days ago when I was sexually assaulted by someone in my building. He followed me into our main lobby and had a note in his hands and stuck in down my pocket while he continued to rub on my leg. At three o' clock in the afternoon!!! I was so scared I didn't even know what to do I pushed him off me threw the note back in his face and ran into my apartment locked the door and continued to cry until my fiance returned to work. No, this is not the first time i've heard of things like this happening at York Creek. So, now all I can say is that we have gotten out of our lease and are planning on never coming back to this DUMP! Take it from me, I thought it was nice too, DON'T LIVE HERE!

Eh, not a bad place, but don't get behind on rent.
Land and Co. owns several Apartment complexes in the G.R. Area, I lived at 2 of them. Woodfield, 3 years Apartment At York Creek. 4 years I have lived at 2 of the apartment complexes owned and operated by Land And Co. Woodfield Apartments located at 60th and Eastern in Kentwood, and YorkCreek Apartments, where I recently moved from, on Alpine Ave, just north of 4 mile road in Comstock Park. Both places have near identical floor plans, and the apartment comes with a garage with remote door opener. Extra parking is available. There is a rental fee and a montly utility fee that covers Trash removal and Heating. You pay for the airconditioning as it is electric. The AC unit for my apartment was in the living room, on the outside wall, next to the slider door that went out to a patio, due to my being on the ground level. It cooled the entire apartment but I had to use fans to move the cool air down the hall way and into the bedrooms. My apartment also was next to the Laundry room. In summmer time, the lack of ventalaton in the laundry room, would cause my apartment to heat up, in the winter, that extra heat made the dining area a bit warmer. The Maintance was pretty good. 3 times I called for one problem, the other 4 times I called they came out immeaditly and fixed the problem. Had to recall them to remind them of fixing the bathroom tub fixture just before I left. In apartment heat, (radiator heat) is ok and is part of your rent. But in a 2 bedroom apartment the heat does not get into the bedrooms, unless you have a fan blowing at floor level. Espically in the far bedroom, which for both of my apartments was the master bedroom. However once the apartment got warm in winter, it stayed warm. Windows had a slight draft, but nothing major, in fact it was kind of nice. They have venecian blinds for the windows, cleaning them is a pain. The Slider door to the patio or deck, has vertical blinds, which I think are nicer. Screens in the windows fit ok, but not snug, and bugs could get in along the edges. Kitchen has electric stove, Refrigerator with freezer above, with ice trays, which worked good enough for me. Kitchen sink was ok, no garbage disposal though. Dishwasher ran as good as could be expected. Fan over stove worked well. Could use a little extra sound proofing between walls and cealings. Sometimes can hear neighbors next door, and could definatly hear the heavy footed neighbors in the apartment above me, in fact for a while it was a problem as I worked nights and slept days. Bathroom exaust fans at times seemed to not be working properly, as if the exaust ports were blocked above. Very possible as I have seen smart birds figure out how to get past the exaust covers and into the piping where they build nests that are out of the weather and away from predators. Unfortintaly this means the exaust pipes get plugged up. Rent is due on 1st of the month. 5 dollar a day late fee, up to 50 bucks. Some times they enforce it, some times they do not. If they take you to court for a judgment and/or eviction, costs can range from 180 to 250. And when they take you to court for being behind 275 bucks, they have to add on the following months rent just to make it look as if you are some kind of a dead beat. The added court costs will be at or near what was truly owed minus the next months rent. From what I have heard from neighbors, this is more common than not. You are 1 payment behind, at 275 and the court costs are 250. That makes a lot of sense. No wonder I've seen a lot of people are moving out of here lately. Bet they did it to more than one of us. Michigans economy is bad enough without these people taking folks to court for being 1 payment behind. That's just plain stupid, but they have and will continue to do it. They did it to me so many times over the years I got to know their attorney Jon Vos on a first name basis. So if you are in a tight financial situation, try to avoid being taken to court. Work something out, or get out of the apartment or something. Late fees and court fees can add up fast if you are on a limited income. Mail boxes are located just inside the security door of your building, in the main hallway of the building. These are small, 4x4x12 inch boxes. If you get a package, there are 2 sets of lockers where the packages will be put for you to pick up. A key with a number on it, will be placed in your box, and then you can go to one of the 2 locations (depending on the number) and retreve your package. Laundry. Some apartments have laundry hookups inside. Others have laundry rooms on the first floor. 2 top loader, agitator washers, and 2 dryers for 12 apartments. In all the time I have lived here, very rarely did I need to get laundry done when someone else was doing theirs. Also I rarly heard the laundry room unless someone slammed a washer lid shut or a dryer door shut. Security doors to buildings. In my building, they have had security door problems due to people proping them open when they move in or out of an apartment. There is a buzzer system for guests, but no names on the listings, or aparment numbers. Assume apartment 1 at the top and 12 at bottom. 4 apartments to a floor, 3 floors to a building. Garages are nice. Each comes with its own remote control door opener and a key that can be used instead. Garages are spaceus enough for midsized cars. At woodfield I kept my full sized Crysler 5th avenue in it, (a snug fit) and at YorkCreek my Mercury topaz with plenty of walk around room. This is espcialy nice in the winter time. The walk to the apartment from my garage was only about 90 feet or so, or about 30 yards. If you renew a lease, they offer free carpet cleaning. If you never renew, but stay on month to month, well, you might want to get it cleaned anyways at your expense. But the fellows who do it, are reasonably priced. Check with the office for more information. Neighbors come and go, and although I did have problem with the heavy footed people in the apartment above me, nothing serious came of it, and everyone else tends to be a bit friendly if not nuetral. There is a tennis court, but no playground for the kids or little ones, nor is there a pool for tenant use. Yorkcreek is located just half a block from a Walmart superstore, and 2 banks, Best buy, a hand full of resturants and 2 blocks from 2 major shopping centers. 2 other banks are within 3 blocks on Alpine avenue north of the complex. There are 3 grocerie stores within 3 miles, Meijer,Plumbs, and Walmart. Township post office is only 2 miles away, a good long walk but not too long. York Creek is tucked in a corner neer, but not too close, to a major highway intersection. It has easy access to US 131 or I-196 the 2 major highways running thru Grand Rapids. All in all, a fair to good complex, ran by good people, at a great location *IF* you pay the rent on time every month. And in Michigans economy that may be easier said, than done.

York Creek
My husband and I lived in York Creek for 4 years. The apartment itself was nice, but we had numerous parking problems. People parked their cars in our parking lot and would not move them for months. It was always in the spots close to the door. Our car was also broken into while we lived there. Maintenance was usually very prompt.

York Creek
York Creek was a very nice apartment for the price. It was very spacious, and in very good condition. The staff was very friendly, and maintinence was swift and friendly also. The only downfall were the rent payment options which are limited to check or money order. Other than that York Creek was awesome.
