We were looking for an apartment that was clean, quiet and safe. We were pleasantly surprised when we found Coopers Landing. But what we liked the most was Jodi. She is the most pleasant person. She went out of her way to help us and always has a smile. She is a huge asset to the office at Coopers Landing.

I have been living at Coopers Landing for about a month and a half and couldn't be more happy in my decision. Its very nice, clean, peaceful. Everyone in the complex is pretty nice for the most part. I moved from out of state and had to find a place quick and Jodi the leasing agent from Coopers Landing had my answer. She was very nice and helpful of the property and made my move in and my stay a very easy transition. Great place, highly recommended just give them a call and ask for Jodi!

I was looking for an apartment, relocating from out of state. I made an appointment with Jodi. She was very professional and highly knowledgable of the property. Even though they didn't have an apartment in the time frame that I needed to move in on, I would definitely recommend Coopers Landing to anyone looking to move. Every apartment comes with a free garage and a washer and dryer inside the apartment. They are also pet friendly which is a plus as well. I hope to move to Coopers Landing in the future.

I have been living here at coopers landing for 4 months and have come to really enjoy my choice in the apartment i have chosen. I currently live in a 2bedroom 1 1/2 bath with a loft. There is more than enough space for me and my girlfriend and our dog. I have had a couple of maintanace calls and they have been addressed in a timely manner and have been completed to my satisfaction. The leasing agent Jodi was very helpful and knowledgeable of the property and made my move-in process easy and comfortable.

I have lived here for over 3 years and up until know the only real problems I had was the occasional noise coming from the parking lot. Well that all changed when my dishwasher broke and needed to be replaced. Maintenance was prompt to come in after I submitted a request online and told me I should have a new dishwasher in 3-5 days. About 2 weeks later and no word from the office I called inquiring about where my dishwasher was and the ditz that answered the phone only said "it has not come yet." Well it is now a month later and still have not heard anything from the office and I still have a non-functioning dishwasher. So I guess this place is fine so long as you do not need anything replaced or any major repairs done. UPDATE 7/2/13 - After calling Land and Co's main office about 2 hours later I get a knock on my door from the maintenance man saying that they are here to install my dishwasher. I never did get a call from the office about setting up a time to install this and who knows how long ago the new dishwasher got here either (could have been weeks for all I know). I fully blame the VERY unorganized office and the flighty leasing agents.

I have not been at coopers landing long but had to jump through hoops with my leasing agent. I first stopped in and took a look around and found one of the town homes that I liked and decided to rent it. After I was done filling out paperwork the agent started telling me about more fees that she forgot to tell me about. At first I was ok with this because I liked the town homes and it was not a big deal to me. I left that day and the agent let me know that she would be in touch with a move in date. I didn't hear anything from my agent for a while and so I decided to call and check in to see how things were going. When I called they explained that I was accepted and that I had a move in day in two weeks. This caught me off guard because I did not hear anything for the longest time. I was able to push back my move in date to a later date so I could be more prepared. As we settled on the move in date the agent let me know they would be in contact when they had the costs and paperwork ready. Again, I did not hear back from my agent. I decided to call and speak with her and she let me know that she would have everything ready soon and she would call me. Again, another week went by so I called and spoke with a different agent and they gave me all the information I needed. First impressions are everything to me and if I had to do it all over again and had more time I would have gone some place else, and the agent totally dropped the ball.

I have not lived in Coopers for very long, but my overall impression is that the community seems nice and quiet. However, the staff (or at least the gal that did my leasing) is incredibly slow, disorganized, and not very knowledgeable (she's very polite, but polite does not make up for the inability to complete her job) . I sort of knew this before moving into the community, because my leasing agent took an above average amount of time to respond to any emails, phone calls, or just my application alone. I had to call the community three times to inquire about my application, and I still feel like the leasing agent must have lost my paperwork for a while there. I was prompted to write this review because yet again, I am waiting for a response from my leasing agent who I emailed several times over the last week. My advice to anyone looking to rent here is to get everything in writing. And I mean everything. If it's not written in the lease (such a promised rent concession or promotion, or additional accommodations of some sort), get it in writing immediately. I made the rookie mistake of assuming that what my Leasing agent simply told me was true. After speaking with the other leasing agents, nothing has been noted in my file and 'I need to take it up with my leasing agent', who is currently not returning my messages. Overall, the apartment is decent to live in. The materials are cheap, but this isn't unusual for an apartment community. I've never had issues with noise from my neighbors, and the only thing I would complain about is careless parents letting their young children run through the parking lot with no supervision. I had a group of kids run right behind my car last night as I was trying to back out of the space, with no parents to be found. They had to have been between 10-12 years old, and they tend to roam through the parking lot playing between the cars. I have not had to do any maintenance requests yet, although I did have a chance to meet one of the maintenance staff the day I moved in. He seemed very warm and welcoming, and gave me some tips on if the power ever went out so it made me feel like maintenance would be timely if there ever were an issue. So hopefully, if you choose to move here, you will have a better leasing agent. But, if she takes more then a couple of days to respond to anything, I would recommend immediately requesting a different agent since they don't seem to interchange once you get more into the Leasing process. Side note- Since I wrote this, I did finally receive a response after I sent another email out. The response that I received from the Leasing agent actually pertained to another applicant/resident's information. She must have confused me with someone else, and sent me a stranger's information via email. Although unfortunate, it is a prime example of how disorganized the staff is. Luckily, it doesn't seem like it's too confidential of information but just beware. You wouldn't want her accidentally sending copies of your SS card or paystubs to the wrong person...

LOVELY time living here.
My husband and I moved in to this apartment complex from previously living in Briarwood apartments. (don't get me started on that, ew.) We've lived here without a single problem for 2 years. I've always felt very safe, security patrols at night and the hallways are well-lit. The building I live in was built within the last 3 years or so, brand new. The apartment itself is their 2-bedroom with loft. Absolutely love the layout and all the space! It came with all-new matching appliances of decent quality and a full size washer and dryer in the apartment. Love that feature, you don't find it often in an apartment. The building materials are a tad bit cheap feeling, and some things were done a little sloppy. (Like you can see the wood on the cabinet separating, or the paint has some thick globs here and there.) Overall better than your average cookie cutter apartment, however. The neighborhood is wonderful, I've never felt worried about anything bad happening and I've never seen or had any problems between neighbors. From my apartment there is an absolutely wonderful view of the fields off the deck, and the high ceiling windows let in a LOT of light. During the day it's very peaceful, quiet and bright. At night, you hear the frogs and crickets chirp in the distance. The master bedroom is surprisingly large for an apartment, and the free garage included in the rent is wonderful. I also really love the fact that the heat is free (it's baseboard water heated) and you can take a hot shower FOREVER and the hot never runs out! We're moving into our first home soon, and I will really miss this place. I really have nothing bad to say about this apartment, and would love to continue living here but $800/mo is getting a little tight and we're excited to be able to own a home and paint/decorate as we like.

Don't rent here
I have been a resident with Coopers Landing for some years now. Monica moved me in and was wonderful, at least that's what I thought until she left. She promised things and was very believable when saying she's getting it taken care of. After she left Tana, who was new at the time, picked up the pieces in helping. Since the old manager left the new managers in the office have just went from bad to WORSE! Tana has always taken time out of her day to answer my questions and assist me whether it is big or small and she always knows people by name, even apartment number. Maintenance is good, but it's a slap in the face to remember what we as the renter think is big may not be the biggest issue of the day. The turn over in the office makes it hard to track of who you are talking to or putting the face to the name. Some have been in and out so fast you never even get to actually see their face.

AWFUL! Turn around and rent elsewhere!
I thought this would be a nice place to live and when I first spoke with Tana (Office staff) I thought they would be wonderful to have as property managers. I was so wrong. Fist you are overpaying for apartments that have no central heating/air. Maintenance staff is awful, they do not respond to calls or complaints-but I'm sure that when we move out they won't hesitate to charge for all the things we've asked them to fix. Carpeting is awful and not placed right so areas where it meets linoleum you trip! , there are cracks in the wall, mold in the bathroom, linoleum had stains, closet doors constantly fall off, garage door always gets jammed or stuck-we just stopped using it. This place is really not worth what you pay for it. The staff is not helpful, they never answer the phone or return messages, in the rare case you do get a hold of anyone, and especially Tana is good at doing this: they promise to "look into it and get back to you," and then never call back to follow up. The sidewalks are not plowed during the winter, and are rarely salted (this winter, though it was a mild one, we had to buy our own salt), dog droppings are very where-but rather than finding who does it they blame an entire building even if tenants do not have pets! Overall, very poor on customer service, property management and living conditions.

NEVER NEVER RENT FROM THESE PEOPLE
I have not had the 'pleasure' of living at this complex, but I can tell you that the office staff is one of the rudest I have ever come across. I can't imagine what it would be like to deal with them should a maintenance, noise or other issue arise.. I would use caution getting into a lease with them, as they seem extremely rude and difficult to communicate with. Lucky for me I was able to buy a home and had no use for them. JUST ANOTHER CORPORATE LEASER, WHO DOESN'T CARE ABOUT YOU. EXAMINE THEIR POLICIES CLOSELY.

Very happy
I just signed my 3rd lease at Coopers. I have been very pleased with the office staff and the few repairs I have needed have always been quickly and professionally take care of. I have had a little noise from upstairs, but nothing I can't live with. The grounds are kept mowed and plowed year around. I feel safe coming home at night. There are a few cars with loud music going though at night, but when you live in a community there are always a few inconsiderate people to put up with.

Terrible maintenance issues.
The apartments are in a great area and have a decent layout. However, maintenance has been an issue and dealing with the front office staff has been atrocious. We had many issues in our apartment that have been a quick fix and that needed to be completed quickly (not quite emergency, but close). Yet we waited days for simple issues to be resolved. Also, we have had a maintenance issue that was the fault of the previous maintenance repair but was blamed on us! Complaints are not taken seriously and noise has been a big issue.

Incompent staff, un-safe apartment was great at first
When I first moved into Cooper's Landing in Fall 2009 in was a great place and I loved it. It was recommended to me by co-workers in my office, several of whom lived or had lived there. Anyway, gradually throughout 2010 things deteriorated. The newer tenants seemed to be recent eviction victims who needed their garage units for storage and not for parking cars, so people ended up parking their multiple cars out in the lot. There is adequate parking assuming that most people are taking advantage of a garage for car storage as intended. The "ladies" who work in the front office are not competent, several times I was told that I had not paid my rent even-though I have always paid on time. Once I had gone into the office because I got a pre-recorded "You have not paid your rent" when I had. I checked my bank account to make sure the 700 that I was paying for rent was taken out of my checking account and IT WAS. I checked in with the people in the office, they quickly looked up my account and said I was fine. However, I got eviction papers in the mail after they said I had paid my rent. In the end it was tracked down to one of the ditzy girls in the front office taking my rent payment but NEVER crediting it to my account. This was entirely due to their incompetence and had nothing to do with my payment. No apologizes were ever issued by management on this issue either which made me feel warm and welcomed inside. You pay EXTRA for security, HOWEVER all these guards do is smoke cigarettes near the front office or in the back lot in a golf cart like vehicle. They do nothing to protect your property as you would expect from SECURITY GUARDS. I had a break-in around May 2010 and I lived right next to the complex's main road you would think that they would notice people who apparently climbed my balcony and were able to move stolen property out. This did not happen in a period of minutes. The security guards are completely utterly worthless and just add extra cost to your rent. They will NOT stop any break-ins, the only thing they might do is chase down somebody playing loud music. I would prefer not to pay extra for these guys to smoke cigarettes and not do anything else. I eventually moved out in September of 2010. I was disturbed by the increase of miscreants around the property. My break-in didn't hurt either. I was also disturbed by the druggies knocking at my door at odd hours for drugs. I do not sell drugs, apparently they didn't have the right address, but this meant that somebody was doing something close by. This all did not happen until later in my lease period. Coopers Landing may seem nice but the incompetence of the staff and the false security of the "guards" is appalling. Move here if you don't mind getting eviction notices even if you paid your rent on time. Or having your apartment broken into when you live right by the main complex street, while the "guards" smoke cigarettes. I would recommend it if you are a drug addict and want to be close to dealers. I lived in a one bedroom attached garage apartment and would not live there again or recommend it to anyone looking for a decent place. I would not live at Cooper's Landing Apartments again even if I was paid to do so.

Don't let them fool you
Please be aware of the new owner : LandCo. We had no problems when we first moved in. All residents were friendly, now it seems as though they will let anyone in. It is a terrible shame, the apartments are beautiful and spacious, but don't let them fool you. I would have never resigned my lease had I known that LandCo bought the previous owner out. I have a terrible past with another one of LandCo's complexs, Ramblewood in GR. Me and my sister were charged $1200 on top of our depositt for bogus charges. We got a lawyer and ended up settling for half that but its still outragous. I have always either got my deposit back or bbroke even. We were not the only ones!!!! My current boyfriend liived there too and was charged $1700 when he moved out!! Please read LandCo reviews across the nation...they aren't good.

Misleading sales
The renter's office people misled me when renting at Cooper's Landing. They said my $100 security deposit is refundable. When I rented with another location, they said they would not refund my security deposit.

I HAVE LIVED AT COOPERS LANDING APT SINCE 2008 AND I HAVENT HAD ANY MAJOR PROBLEMS.. I WAS LOCATED IN A NICE ONE BEDROOM APT..I HAVE ALWAYS DEALT WITH THE SAME LEASING AGENT SINCE I MOVED IN. SHE KNEW MY NAME.. SHE ALWAYS STAYED ON TOP OF MY FILE AND EASED MY MIND. I RECENTLY NEEDED TO UPGRADE TO A TWO BEDROOM AND THEY HAVE "NEW" LEASING AGENTS WHO ARE UNPROFESSIONAL. THEY DO NOT READ YOUR FILE, THEY GOSSIP ABOUT TENANTS TO OTHER TENANTS, THEY ARE RUDE AND USE EXCUSES TO THEIR ERRORS. I HAVE SPOKE WITH THE LEASING OFFICE NOW IS ONE WEEK THAN I HAVE IN 3 YEARS!.. AFTER THIS YEAR I WILL NOT BE RESIGNING!

These are nice apartments with a good school system. There aren't a lot of options for Gull Lake schools so I came across Cooper's Landing. I have enjoyed my 2 bedroom for a year while having a house built. The office is located in the community and was easy to get in and out of with a nice staff. I think maintenance is good and I didn't have any issues that weren't resolved. I would recommend that you check out there apartments if your looking for a nice place in the north east part of Kalamazoo

Nice place
I enjoyed living here, it has been a nice place. It's been just short of a year and I plan to renew for another year. The office ladies are accomodating and maintenance is fast to respond to repairs. I work for Charter and would like to see us added to the list of discounts offered to residents, other then that I have really enjoyed my apartment here

Loved it!
We lived at Coopers Landing for 2 years and we loved it. We have no complaints. The only reason we moved out was that we needed more space for our expanding family. Our apartment was really nice and anytime I needed to go to the office the staff were very kind. I would recommend these apartments to anyone.

Not Terrible....
Coopers Landing isn't an awful place to live. We lived in the old apartments. The garage was nice. The walls are a little thin. The people next to us had a baby and we could hear it crying a lot, which was pretty obnoxious. We never had a problem with parking at all. Office staff was very friendly and helpful and we never had a problem with the maintenance staff. I'd probably recommend the apartment-you get a lot of apartment for the money. The washer and dryer are in the unit and they're FULL SIZE! We moved because we bought a house. We did stay a few months over our lease though.

Something to smile about.
First of all I love my apartment. Do yourself a favor and look at other places before coming to Cooper's Landing, I did and it made me appreciate these apartments and there office so much more. You can tell that this company really cares about their product by looking at the cabinets, carpet, and lights alone. A garage is included with rent, if you are moving to michigan, or live in michigan you know the value of that option already. My apartment has 20 ft ceilings and a loft that you can look down into the livingroom from, it reminds me of a trendy big city apartment. I have worked with the office from time to time, and I couldn't be more pleased with their service. I HIGHLY recommend Cooper's Landing and when you do, ask to check out the loft style apartments, they're amazing!

These apartments are nice
I share a 3 bedroom with 2 other girls and you can't beat the price. We each pay $310 a month as appossed to the campus apartments we toured charging anywhere from $550 per bedroom. The drive is a little more them I wanted but when I complained about it to a classmate he said the drive was the same for him living just 7 miles away because of traffic. We have a washer and dryer in our apartment and the bedrooms are all massive, which is what drew us in. You can pay your rent autopay each month or online and that works for me since my parents are helping out until the school year is over. The inside of our apartment is far better then the places we checked out when we moved to Kalamazoo in July. There are a lot of places that are outdated, but everything in Cooper's is brand new. I rented my apartment online and the leasing agent was always helpful. The staff was welcoming and very professional when we came to sign our lease. We took up the office with our sets of parents on top of us, everyone laughed, it has been a good experience so far.

Good place;
I cannot believe some of the negative stuff said about where I live. It is a great place to live and the staff, maintainance and office, are great. I have talked to a number of my neighbors and they are all happy with the place. My experience from living and working is that when people complain like I have read they probably are behind in their rent and want to blame somebody. Good place. I am staying. Dave
