1 1/2 years of appartment bliss
I have really enjoyed my appartment at Copper's Landing. I live in a third story, three BR loft with a couple roomates. We have plenty of space the washer and dryer that are provided have worked well. I find an occasional dead bug on the carpet but not anything unusual. Parking is great. Staff is great... Jan is the bomb.

I like it here
I like my private entrance, my attached garage, and my large size washer and dryer. I don't like indoor/outdoor carpet in the kitchens, or mailing my rent to Wyoming. The staff is nice. The apartments overall are the best in K-Zoo, they are way more affordable then Chicago but not the cheapest in the area. I only suggest they pay the postage for mailing rent payments. No other complaints, only compliments for this community.

disappointed
we moved to coopers landing after the decline of the character of people moving into our old apartment. we rented one of the newer concrete apartments. we were shown the model apartment which was nice with different building materials than the apartment we ended up renting. our apartment had cheap carpeting and plastic doors. even though the apartment was concrete it was very loud inside. the bugs (spiders) were horrible, people let their dogs go to the bathroom in our yard, the windows didn't close correctly, we ended up having mold everywhere, our clothes were musty because the closet was in the bathroom, and the trash dumpster was inconveinent to get to. they never sent us our lease renewal papers so we could tell them we were moving and we ended up having to pay for a months rent when we moved out. it cost us over $1200 to move out even after they kept our deposit. they claimed we did an extra $300 worth of damage even after they kept our deposit. they said the crappy brown carpeting had to be replaced even though it was in bad shape when we moved in and we pointed that out. who puts carpeting in a kitchen anyways? the office staff was never friendly and seemed pre-occupied with personal phone calls or driving and walking around the complex looking at the apartments. i'm not a 2 year old and don't need to be looked after by the staff how about some privacy. if anything good came out of it we bought a house sooner than expected and love it.

Not the best....
I lived here for 2 years in a first floor 2br apt. We always had spiders and they said they sprayed but never did. Our bedroom window never locked and again they never fixed it, we had problems with our buzzer and always had to run down the hall to let visitors in. The parking was alright even though only one person could park at the front near the doors and the other person had to park in visitor parking. Over all it wasn't the best place we lived, so we moved to Gull Prarie Apts. and have been very satisfied since. No Spiders!!

My apartment is nice, and spacious. I can't believe how small some of the area apartments are. I searched many apartments and the offices scared me as much as the apartments. I liked the presentation of Cooper's Landing staff and the landscaping is nice. I moved in expecting the customer service to go down hill after move in, due to past apartment communities. I was surprised to see that maintenance responded to my request for pictures to be hung within 2 hours of my call. The manager actually showed me my apartment, and was the person I leased from. I was happy to see that she was active in the office and not hiding in the backround never to be found. I have lived here now for 4 months and it's the best apartment I've ever lived in. My past experiences have included thin walls, rude staff, and car break-ins. I am an apartment pro now and know what to look for. I actually visited this sight to suggest people stay away from Dover Hills. If you live there or ever have you already know!

Keep looking
I agree with all the comments about the unprofessional staff, but what is worse for me are the BUGS. I live in a third floor 2-bedroom w/ loft apartment and the bugs are out of control. Of course management will do nothing about it (they have said three times they would get bug control out here...and of course they haven't.) We are talking earwigs, spiders, ladybugs, and these weird bugs with long bodies and six long legs...I don't even know what those are. It is nasty.

I agree with other posters: this place is a slum. I can't wait to get out of here.

Pleasantly Surprised.
I recently relocated to work in a local Radio Station in Kalamazoo. I spend most of my life on my labtop and came across this website by accident while looking for an apartment. I decided to check out Cooper's Landing because I was referred here by someone at the station. I really never thought I would return to this web-site, I've never really liked apartment living enough to comment on it. My apartment is a one-bedroom and its over 1000 sq ft. That says it all. I never hear my neighbors and my Jack Russel is happy here. The office staff is nice and met me at the community when I couldn't make it in during business hours. Relocating can be insane and for me it was! My movers showed up 3 hours late (wheres the rate your movers website???). I had to call the office and tell them I wouldn't be arriving to Kalamazoo until after 7:30 p.m. The Manager was cool and said she lived close and would have no issues with meeting me at the office to sign the lease, she gave me her cell # and was not at all rude when I didn't actually make it until 8:45 p.m. I really like my apartment and am planning on staying until I decide to buy a house. Im even planning a commercial for Cooper's Landing..check it out soon. Oh yeah and the office laughed when I asked if they give incentives to people who post good reviews. Oh well it was worth a try!

Love it-Lived here for years and still will live here for years
Love it! I happened to come across these apartments and love them! I have lived here for over 2 years. I live in the 3 bedroom townhomes and love the place. I hear no noise and the walls are sound proof. The staff is helpful every time I call. I plan to live here for several more years until my husband graduates from college. I have several co workers who live here to and they offer a discount for Bronson employees-a savings over $50 a month for me!!! Very child friendly. The tennis courts are a great additon. Also, the maintence staff is extremely friendly and very helpful. The bedrooms are huge and well shaped. Love the many closets and plenty of storage in the garage. The prices are very reasonable. And I love that they are in Gull Lake school discrit. Would not want to live in Kazoo school district despite the promise-not worth it. Gull Lake as taught my kids so much, highly recommend!!

Horrible
Keep driving past this one -- places look nice at first, but are put together with the lowest quality materials possible. Within one month, I had a door fall off its hinges, a door knob fall off, the oven overheat, the dryer break down. Very inexperienced staff who are rude and don't know how to put together work orders. Dryer still does not work (five weeks later).

Just bad. I can also vouch as a current resident that before I moved in, I was told I would receive $25 off of my monthly rent if I left a positive review on this site with my name on it. I didn't, but it doesn't surprise me that others did.

I can't wait until my lease is up.

I enjoy living here
We have lived in Cooper's Landings Apartments since April 2004.
I have to say for the prive that you pay here you get nice amenities and a garage. Parking is not an issue here, because parking rules are inforced. You may only park by the building if you have a sticker and even if you do not there is an ample parking space available near to every building. Please not that I have not been asked to write a review here by the staff and I am not one of the managers, I know how hard it is to find a good apartment and I am simly sharing my experience.
These apartments have noise policy that we like very much. Before we moved we were informed of the fact that if you are loud and your neighbors call the office on you, you get a notice, if it happens again you are asked to move out. After we moved in our neighbors from downstairs were having loud parties and we called the maintenance and they showed up promptly. I guess they gave a notice to our neighbors downstairs, but it did not help, after another loud party when we had to call the maintenance, our neighbors moved out. So I have to say this is a quiet apartment complex.
We had to call the maintenance a couple of times when our bathroom drain got clogged, the maintenance guy showed up and, although, it was in the Summer he took his shoes off and I have commented on that, because I was surprised. So after I read another review on this site I thought maybe it was another maintenance guy, because the one that we get ALWAYS takes his shoes off even in the Summer.
Also I was not aware that when you renew your lease you may ask the management to arrange for the carpets in your apartment to be cleaned, so after I read manager's response to another review here, I called the office and asked them if it was true. They had arranged to have our carpets cleaned almost the next day!
Please understand these are apartments not a single family homes and you do hear your neighbors from time to time, and the appliances are not top of the line, but they work well.
Also during the winter it is nice to not have to pay for heating since it is included in the price and in two years we have not had an increase in the rent, which is nice too.
So if you have reasonable expectations you will be pleasantly suprised at the value of these apartments.

DON'T DO IT! TRUST ME!
Believe me when I tell you this staff is unprofessional and catty. Don't buy the solicited B.S. positive remarks (discounts offered on rent to people posting positive ratings w/ their names listed.

Even if you don't believe any of the negative reviews and that each and every one of them is made up, look at what the management is writing ON THIS SITE:

In response to an review entitled: "Highly disappointing" one of the property managers writes --

From: janm Date: 11/02/2005
I truly don't understand this review, they say how badly the apartment is built, unsanded loft staircases? yellowed walls? tattered carpet? and then they are saying how the apartments look so nice, but don't be fooled. Could this person not have been a very good tenant, I know for a fact that Cooper's Landing will have your carpets cleaned once a year when you renew your lease. SHADY GOINGSON, AND HALF-ASSED, GREAT LANGUAGE FOR A PROFESSIONAL PERSON, IF YOU ARE A TEACHER MY GUESS IS ENGLISH IS NOT YOUR SUBJECT? I like it here.
This apartment is pretty good. As far as finding the perfect apartment- it isn't out there. I've almost completed my first year here and I intend to stay. Currently I am in a one bedroom loft with my girlfriend. It's more apartment than we need. The living room drives me nuts as it is large but no matter where I put my furniture it's always in front of an entryway. I intend to move into one of there new buildings if I like it when I see it.
The great stuff- washer and dryer ( full size-sweet) ample parking w/garage (even when the spots in front of the building were full I didn't have to walk very far) dishwasher, great shower, never had an electric bill larger than $20 (even with A/C running strong)sprinkler system in the apartment, all the staff (great maintenance guys and we like the office staff) and in the loft there is plenty of light.
The good stuff- plenty of floor space, clean and comfortable, storage galore, free heat (though it takes some time to heat up and stays hot-operator error- prefer forced air) air conditioning (wall unit but better than not having it).
The not so good stuff- my cat cost me $300 this year, and the balcony is kind of small (never used it)
The bad- nothing really. Best I've been in and think it's the best thing out there. If your looking for the perfect apartment, this might not be it, but dollar for dollar it's the best your going to find in kalamazoo. Oh, and the locations pretty good too.
Nicest Place I've Ever Lived
I have lived here since May 2004. I/We live in the new concrete construction part of Coopers Landing and our aparment is the nicest we've ever lived in. I/we loved it so much we recommended it to a friend of ours and she moved in here too.

Maintenance usually comes promptly if there's a problem. Sometimes it can take more than a "few minutes" but that is understandable considering how many units are in this complex.

The area is quiet and the school district is a good one. The bus even stops on a quieter road next to the complex. There isn't a pool or playground, but the area is quiet enough that the kids can play outside and ride bikes around.

When we moved in we were planning to buy a house within a year, but we liked it so much that we just renewed our lease for another year.

Would highly recommend it. The apartments are large and airy, a great apartment for your money.

Nicest apartments in K-Zoo
I searched around and found a lot of rude rental offices. Most disrcriminate against students, which is what brought me to this web-site. I am quite and peaceful and on top of being a student am full time employeed. I came into Cooper's Landing as was treated with respect. I absolutely love my apartment! It is huge, and has ammenities that you usually can't find in the $600's. My apartment is a 1-bd townhouse with an attached garage and washer/dryer, it also has a microwave. It is quite and feels more like a house then an apartment. I love living here and just wanted to complement the staff that has made me feel at home and welcomed.

BEWARE!!!! DO NOT RENT HERE!!!!!
About 1-2 months ago our dishwasher leaked and flooded our kitchen and dining room in the middle of the night. The leasing office is trying to charge us $450 for carpet cleaners to come out and extract the water and leave equipment such as fans for the day. Now as far as I know the point of a dishwasher is to turn it on and not have to worry about it because apparently thats not how they see it. We called them in the morning when we noticed it and apparently us not waking up and checking on the dishwasher in the middle of the night to make sure it was leaking is our fault and we should have called in the middle of the night even though we didn't know about it. NOW THEY ARE TRYING TO TAKE US TO COURT OVER THEIR FAULTY APPLIANCE. DO NOT BE FOOLED BY THE CHEAPER RENT PRICES. DO NOT RENT HERE. I WILL NEVER SUGGEST THIS PLACE FOR ANYONE TO LIVE IN....

Crappy Apartments ------ Staff
Do not ever rent from here. The apartments themselves are of no problem but it's the office staff that will make your life a living hell. Recently our dishwasher broke and leaked...now were getting charged $450 for modernistic carpet cleaners who came out and dried off our carpet for us. Ok now when we complained about having to pay we were told that it was our fault that it broke and that we were getting charged for not reporting this in a timely fashion, which apparently in their minds is in the first 10 min. of something happening regardless if it's 4:00 in the morning or not.

Now the office staff does not understand that the appliances supplied to us are THEIR responsibility...unless used improperly. The purpose of a dishwasher is to turn it on and walk away and not have to worry about it. Well if you move here make sure you sit there and watch it every second that it's on cause if you leave it on overnight and it breaks then when you call the next morning you are gonna get raped for whatever damage it did.

Plus we dont even have a pool. We have all the land everywhere around this place and they are too cheap to even give us that.

So in conclusion dont live here no matter what they tell you they will give you it's all one big damn lie.

An enjoyable experience.
I have enjoyed living in my apartment at Cooper's Landing. I moved here from a house and thought that I would be completely miserable with apartment life, so long after college. My apartment is over 1500 square feet which is larger then my old house. I have a seperate front door, so it hardly feels like an apartment (you really don't have close contact to your neighbors unless you want)The apartment I live in is in the new section of concrete apartments. They have good sound control, there are areas where at times I can here my neighbors, but you really have to listen close. My garage is attached which is awesome and weather friendly! The maintenance staff is attentive and nice. I was warmly welcomed by the manager and leased my apartment thru her, which I thought was cool. The first place I looked, I came across a manager who was very short and said the leasing agent was on lunch, could I come back later.I have had to pick up packages as the office is closing many times and the leasing agent Jan, is very nice. She talks A LOT! but, its o.k. she is funny. Over all I enjoy living here and feel comfortable and safe with the community.

check it out
I was transferred from Chicago to work in Battle Creek. I chose Cooper's Landing because it is a convenient location to get to Battle Creek but it's in a bigger city. I like my apartment and think the price is great. The office staff is friendly and professional. The apartments are clean and kept up well. I was referred by 3 different apartment locating websites, Cooper's Landing came highly recommended. (If you are browsing, go to apartments.com for the best interior pictures.) Cooper's Landing doesn't have a pool however, it does offer free powerhouse gym memberships, and a free garage with every apartment. I looked at several communities and the cheapest garage rental was $55/ mth. I am happy here, and feel I made a good decision- stop by and check it out for yourself.

My apartment is loved!
I have lived at Cooper's Landing for 6 months and I like it so far. I got in on a new construction special and besides the lack of landscaping haven't had any new construction issues. They are starting to pave the drive which is a little inconvenient as far as parking goes but it's no big deal. The manager posted my door twice and knocked once to remind me of where to park so that my car would not get towed. The manager is a sweetie, the leasing agent is very nice, and the maintenance man lives in my building and is also pleasant. My son is 12 and has met a good group of kids to play with. Although there are no playgrounds or outdoor activities, they make the best of it riding bikes and rollerblading. My apartment is beautiful and it feels more like a ranch style home with an entry through the attached garage or my own front door. The concrete construction does not make it sound proof, but is definately more sound efficient than my past experiences. My only issues have been with SBC while trying to get phone service to a new construction address, and consumers energy for way over estimating my bill. Over all I would reccomend Cooper's Landing to anyone looking for a peaceful family friendly apartment community.

Read Me
We lived at Coopers Landing for a year, and we never once had a problem with anyone taking to long to fix something. And there was only one small thing that went wrong with our apt; so small that I don't even remember what it was. Either way it was fixed quickly. However the daughter, one of the managers, is a little hard to deal with. She's nice enough until she makes a mistake, and tries to blame it on you. But her mother promptly fixed the problem and sincerely apoligized. The parking issue is understandable. If one person has a bunch of people over, and takes up all the spots closest to the building, then it's unfair to the rest of the people that pay to live there. They would have to park farther away. But it's not that far away, like literally across this maybe wide enough for two lanes to go through. For a month or so we had neighbors that were always trying to party and such, but they quickly took care of that problem. There was never a problem that went unfixed! Overall it was a great place to live, and the apartments were beautiful.

Highly Disappointing
First, let me start off by saying that I am a professional who moved to Coopers Landing the year I began working at a local university and I was very disappointed with my experience there. I stayed for the duration of my one year lease before turning down their offer to renew my lease and moving elsewhere. The grounds are satisfactory -- they are nothing I would neither praise nor criticize. The apartments aren't very well constructed. For example, there is frequent noise (i.e. neighbors arguing, fornicating, or even just watching television and holding conversations) and the flooring and walls yellow and warp dramatically from any exposure to sunlight. I had a loft apartment and frequently got splinters from the unsanded and unfinished stairway railing which was also warped and chipped. The carpets were fairly tattered as well and despite promises that they would be cleaned, they remained in that condition when I moved out.

My biggest complaint is the office staff who are very rude and I seriously doubt they have any training in property leasing or management. I wouldn't even know where to begin describing my experiences with them. I have lived in several different apartment complexes and have impeccible references, but had countless run-ins with this staff, in particular the property manager. She would lie to my face, deceive, and try to manipulate situations/problems in any way she could do get her way. Luckily, I kept detailed documentation and evidence (registered letters, transcripts, etc.) to counter her claims and yet she refused to make good on promises, repairs, etc. She would hang up the phone or say, "okay, let me make some calls and I'll get it taken care of" and then a week later she would deny the entire event ever happened and we'd start over at square one. The maintenance staff is fairly easy to contact, but they are slow to get work completed (if they complete it at all.) When it is completed, the problem often reoccurs quickly or the work is (for lack of a better term) "half-assed" and contributes to a shoddy apartment. For example, I had to have a screen replaced and the maintenance man tracked black grease in onto the carpet from his shoes and tried to clean it up by rubbing it with a dry rag. This, of course, accentuated the problem and he said, "that'll come out with some stain remover" and ignored my future requests to get it fixed when his "solution" proved to be inadequate.

The apartments look fantastic on the outside and having a private garage is a great amenity, but there is just too much in the way of shady goings-on with the staff to make it worth your time. I highly recommend you look elsewhere. The other apartment complexes may not look as nice as these at first glance, but the staff, maintenance, and quality of the apartment homes themselves will undoubtedly far surpass those of Coopers Landing. I have since moved to Skyrise Apartments downtown and have thoroughly enjoyed them and would highly recommend them!

Nice apartment homes...few outdoor ammenities
My apartment is very nice, it is also quite large. I needed a 3 bedroom and looked around to find 3 bedrooms renting in the 1000's per month! The three bedrooms at Cooper's Landing are not only larger but they are a lot newer, and have very nice interior features. My favorite being the atttached garage. When I first came into the rental office the ladies were very nice. Since then I have talked to them about whether Cooper's Landing would be planning any outdoor ammenities such as a pool or playground and the answer was no, which is a little disappointing. They are however adding tennis courts which is a plus to anyone who plays. The grounds are well kept up, I see the staff picking up trash a lot which is nice. The apartments are nicer than any around, and the office staff is very professional, so I would recommend Cooper's Landing despite the lack of outdoor recreation.
Very nice place
I have lived here for a month now and have had no problems. When I do find something that needs to be done I go and address it and it usually gets taken care of. I moved into the brand new buildings and sure there are bugs to work out and bugs to kill. The office management is great and professional. Sometimes it gets loud, but it is easily taken care of. Very nice accomadations with my 1 bedroom townhouse that includes a garage in my unit, even better than the other side where you have to walk to your building from the garage. All the others who said this place sucks were probably mad because they got kicked out for being too drunk and loud when they had parties.
