Security is overbearing. Maintenance takes weeks to fix vital assets. Carpet pulls up off the trim. Exterminator was supposed to be out weeks ago after we reported yellow jackets behind the shutters to our daughters bedroom. The only nice thing about living here is the granite countertops.

It's been good! A nice quiet area and it's pretty. The only thing I would have to say is that rent is higher than usual for this type of apartment. The landlord is nice and they have strict rules which are good and bad.

It's had ups and downs. For the most part I was happy before my rent rate went up $300+. When it went up I don't feel that the community has gained anything. I've noticed that somethings have declined(ex: weeds, landscaping, deck cleaning, cracks in pavement, ect...).

It use to be really good living here but now that it has grown things take a long time to get repaired or replaced ? I have been waiting over 6 months to get my overhead garage door panels replaced and over 2 years to get the front sidewalk replaced so I don't trip on the uneven sections as I have a shattered hip and now walk with a cane.

This complex is about the nicest and best place for apartments in the Kalamazoo Area. Only negative thing I can be honest about is how they raise the rent $70-$100 every year and there's no reason for that. Maybe if they added more for the residents like a pool or a basketball court I could see the extra cost but no reason to raise rent just because of inflation.

Excellent service, seldom have to wait for a reponse. Office staff is great. Quiet community we love our attached garage. Don't have to wait long for a response. Also like the Amazon dorp box which we use often.

Overall I really like the community it's mostly quiet when need be and overall never really has any problems while living here just because the outside people that come in to fix things. And I do like that the dog park has the holes filled in

For the most part it's been pleasant. There have been a few problems with unsupervised children vandalizing area outside building and in hallway by apartment door. Occasionally have had issues with overwhelming marijuana smells.

I do love the community. Many residents here I have met have been here 5, 10, 15 years. Maintenance very responsive. Clean unit upon move-in...with some sloppiness by the cleaning/flooring contractors used to make my unit "move-in ready". All issues were handled immediately(within 24hrs). Clear communication could have been better re: smoking policy. SOME buildings allow smoking in units(exception: Marijuana prohibited throughout facility). I did not know prior to lease signing that my unit was in a smoking building. Would have made a different choice... although other residents in my building are respectful of rules and any smoke smell from other units does not enter into mine. Overall, love my place for apartment living and fair price for rent cost.

I like living here it is a quiet place to live and clean l just don't know if I will be able to live here when I retire the cost of the apartment keeps going up l will be on a fixed income then but the Lord will provide me with a place to live if it is not here he will give me another place to live

It's definitely a safe place, clean environment and to top that, they take their tenants concerns seriously. The only issue I have had with this apartment is smoke issues. People smoking in nonsmoking apartments. I chose this apartment because it stated that smoking was/is not allowed but I have experienced otherwise. I come home at the end of the day to a house/ bathroom full of cigarette smoke. I wish this matter could be taken seriously.

My experience overall has been decent. However, I do wish there were sidewalks on both sides of the road. And I do think the garages emergency string needs to be elongated or a different mechanism needs to put into place to open the garage door. I have experienced a few power outages here at Coopers Landing and it was difficult to reach and pull that string to open the garage. If I had been any shorter it would have been impossible for me to open the garage on my own.

Quiet, relaxing atmosphere, clean environment, staff is helpful, maintenance service is prompt and satisfying. Security patrol has been an additional service to allow families to feel safe. Only missing amenity is central air and garbage disposal.

The office staff is nice and friendly. Kai and Tyler are awesome. Grounds crew does a good job keeping it clean. It's pretty quiet for the most part but some residents have extremely loud car stereos that are a minor nuisance. Maintenance crew are usually pretty good but I've put in multiple requests for the garage door needing repairs but nothing has happened. Water leaks into the garage because there is no proper seal. They showed up to 'fix it' but didn't. They just put the materials on the ground and left. Water still leaks into my garage and I have a new grill stored in there and it's ruining the box and potentially the grill itself. The wood is rotting because of this too. The garage door also gets stuck or jammed and won't open all the way some times. The lights on the garage exterior only flicker, they are never fully on, so this isn't very safe at night. Front door of my building doesn't latch shut on it's own, you have to force it shut. The buzzer NEVER works, so that's annoying.

Not to bad had a few issues over the past year. First is took a whole year to get door frame fixed. Second still waiting for my balcony to be power washed I refuse to go out on it due to the growing mold everywhere on it.

Nice place, love our 3rd floor loft and the wonderful view of the surrounding nature. Building is shifting and continues to show new cracks and old cracks getting bigger on the interior walls. Noticeable water damage from roof leaks.

Community is nice, the office staff is great, but upstairs neighbors are loud, kids screaming & running late into the night. Adults fighting and toilet seats are constantly slammed down all day and night. Hard to get good sleep & kids always throwing their unwanted food & trash to us below from their patio upstairs. During summer months they put a pool on the upstairs patio & empty it on to our patio below.

I would not recommend living here. The maintenance does not do their job unless corporate is contacted and the property manager is not doing anything about numerous noise complaints and even calling police on neighbors for being so loud and disruptive. I can't live peacefully in my home because management will not address noise complaints.

While the complex is safe and quiet (for the most part) we are unhappy due to the increase in rent with an outdated apartment. We do appreciate the sidewalks and tennis courts which is a small perk of living here. It would be nice to have a pool area like most complexes.

My overall experience thus far has been welcoming & my expectations have been met. Any slight issues I've had with my unit have been solved in a timely manner, most of the front office staff are approachable and welcoming (especially Grace she's always great!) My area is quiet for the most part, I'll hear a loud car here and there through the windows, however I never hear my neighbors upstairs.

I like the peaceful neighborhood and the staff in the office are very friendly and helpful. I am glad that I am able to have my dogs here. I have had some maintenance issues and they were addressed immediately and professionally.

Best bang for your buck. However, maintanence is horrible. I have had several things go wrong, ceilings ruined due to overflowing dishwashers and showers above me. Maintenance comes out takes a look and then NEVER return. Lots of repairs that need to be done in my apartment alone and due to the apartment above me. The maintenance guys promise things and NEVER return. Ive called the front office about it, they promise things and absolutely NO follow through. Also front office people are rude and unhelpful. Could be breathing in black mold and they don't care. Nothing gets fixed!!!!!! Also hope you like cockroaches, I have had Pest control out to my apartment SEVERAL times. Yet they continue to be a huge nuisance. Also they pick the worst possible times to have pest control to come out and then you have to leave for 2 hours with your pets while it is sprayed. Then those guys don't show half the time and you're left sitting there. Horrible communication from front office. Lots of laziness.

Community in general seems nice, missing some basic amenities other complexes have like gym and pool. As with most places, the dice roll is neighbor's. If you have issues like 3am screaming neighbors, heavy drug use where the smell makes your own apartment unbearable and other issues, expect very little support from management or the office.
