Lived here for almost 6 years and have seen management turn over several times. Wen I first moved in it was a wonderful place. Over time it has really gone down hill. Street lights need fixing for months and years, landscape is terrible, lots have died out. Driveways need replacing big time. Competition is moving in only a couple miles away.

Decent, quiet place to live. Starting to show wear.. Fixtures, cabinets and counters need repair or replacement. Be aware and take lots of pictures of any wear and tear before moving in and scrub every nook and cranny as they are very critical upon move out.

I've lived in a few places in Woodbury and this was by far one of my favorites. I moved in with a friend in the spring.I loved the fact that we had a washer/dryer and a fireplace in our home. Come summer we spent most of our time by the pool and playing sand volleyball. Maintenence was always great too. I once called in a maintence issue and they showed up a half hour later. They also have free Starbucks at the office. Everytime after using the fitness center in the mornings I would grab a cup and chit chat with the office staff who were always so warm & friendly. I ended up buying a house and moved out, but I always reccomend The Grand Reserve to my friends...Great place!

Great Place
I am overall very happy with The Grand Reserve. The location is great and convenient. The facilities are well kept and the maintenance staff responds quickly. I've lived at the Grand Reserve for over a year and will most likely renew when my lease expires as long as the rent doesn't go up too much. The only thing I don't like are the windows. In the winter time, plastic is needed on the windows to keep out cold drafts and they let in a lot of noise such as cars driving by on Valley Creek road and sirens from the nearby fire station. The stairs are also very cold in the winter time as the only heat near the entrance is an electric baseboard heater that is very expensive to run.

Good and bad.
I have lived at The Grand Reserve since May 2008. The first place was a 2 BR upstairs unit. It was decent, but didnt like the layout in that you had to go up 16 stairs from the entry way to the main level. Everything below the top 13 stairs or so was FREEZING in the winter. At least that was just the entry way.My highest heating bill was about 150.It was quiet and I do not recall hearing my neighbors at all. May of 2009 I moved into a downstairs one level 3 BR 2 Bath unit.I love the huge garage. I have my truck, quad, big trailer, boxes and grill in here and still have room. The insulation is poor, last winter I had alot of drafts even though I winterized the doors and windows at my own expense. My highest heating bill was about 125 which surprised me as it was a bigger unit than my first one. Maint can be an issue. It took 5 times and me threatening to call the health dept before they finally got a major rain leak in my kitchen fixed. I still have rain leak in and mold form in my gargage, but after 3 maint requests, i have given up on getting this fixed. Everything was ok and i was going to renew my lease that is up in December until someone thought it would be a good idea to put 3 late teen early 20 somethings above me. They are nice guys, but I can hear them constantly. not just walking, but yelling, talking, and the one above my bedroom has a really really sqeeky bed. I have woke up to him uh having pleasure a couple times at 6 AM. I am a single professional that works the standard 9-5. My sleep has been suffering greatly. Not managements fault that there is NOTHING between the floors. So I will sadly be giving up my huge garage, patio, and lots of room in order to get some sleep when my lease is up.I would say that if you are looking at an upstairs unit, you should be fine and love living here.

Crap
These apartments suck! Cheaply made. The appearance is nice, it has to be, it's in woodury. The quality sucks. The people that like the quality of these are probably coming from trailers. I think these are crap apartments. A fork has more personality than the staff!

We love it here!
After living here for a year, and we just resigned our lease! We love it!! It is a very pet friendly place. Which is hard to find in Woodbury. Also the mantience crew is great! Always are friendly when you run into them at the gym, or just driving by! They really care about this place! I see them out salting the intersections, picking up garbage!Thanks!

Definately not luxury
I lived here for 2 years so know the place very well. I have also rented apartments in 4 other states over 20 years time. So, I have a lot of experience with high end luxury apartments. The Grand Reserve is NOT a luxury apartment complex. It is comparable in quality to the student ------ apartments where I went to college. The appliances are low grade. The carpet is cheap. They don't even have tile, they use linoleum in the kitchen and bathrooms. The walls are paper thin. I heard the neighbor kids every time one of them cried and I could even hear their phone ring. The heating and cooling is very substandard. You have to turn off all the vents upstairs in the winter so you have a chance at some heat downstairs but not on a really cold day. The opposite is true in the summer. You have to close off the downstairs vents to avoid freezing the downstairs area out to try and get the bedrooms upstairs below sauna temps. The units were too wimpy to run the place is the bottom line. Beware too, in the winter months they do a poor job of clearing the snow from your driveway. They promise in the lease to do it whenever the snow is over 2 inches but in my 2 winters they were not diligent. When I inquired at the office I was told that they were trying to save money and keep our rents down by not calling the service that often. The buildings are all so close together it is like living in a high rise at times. There are no sidewalks to walk on through the neighborhood so go walking with your children at your own risk. They don't enforce the city and county grilling laws as I would see gas grills right up against the building regularly. Big fire hazard! The office staff is pretty to look at but without much upstairs in the way of intelligence or politeness when you need something from them. This happened over the spring/summer of 2008 when the old manager left and they turned over some staff. Before then they were always polite and intelligent. I will say the maintenance staff was very good. They were always eager to help and went out of their way in many cases. The apartments are also decent sized, I suppose that is the only thing that qualifies as "luxury" in my mind. The pool and clubhouse are nice also, but again, not enough to make up for all the deficiencies. If the Grand Reserve wants to become an elite apartment complex like they claim to be they should focus on the quality of the apartments and the office staff.

Not recommended!
Lived at the Grand Reserve for 2 years -- yes, apartments are large, but cheap appliances, cheap carpet, just generally cheaply made and try to call it "luxury" because they are big. Whatever. Garages were nice (had a 3BR apartment so 2 car garage) b/c big enough for 2 cars and some shelves. Parking always sucked -- driveways barely big enough for 1 visitor, so overflow spaces always filled. Office staff was horrible after Summer 2008. Changed a lot of staff members and the new ones (there still in March 2009) are cold, uncaring, and just generally not nice people. Sure -- come in with a quick question they are fine, but if you really need help with something they don't care at all. I don't recommend it -- if you want big apartments then fine, it's the biggest around for the money -- but shoddily made and over-hyped! I wouldn't recommend it at all!

GREAT PLACE
I have renewed my lease . All of the staff are respectful and friendly . Before coming here I lived in a brand new complex that had beautiful carpet and new appliances, washer and dryer, but it was never quiet and lots of damage to the buildings. So I have found this place exactly the opposite ...it is quiet and I feel safe.

Great townhouse!
The Grand Reserve is a great place. We live in a townhouse and from what we looked at before we moved here these home are not only the largest but very well maintained. It has offered our family a sense of being a part of a community without the hassles our home had. They take care of everything big and small. Maintenance is very fast at responding and the office staff is always very helpful.

Poor construction/insulation = outrageous heating bill
I have been living at the G.R. since May 2008. Everything was great until winter came. I have a 1 bedroom den & where the open staircase makes the apartment feel bigger, it gets FRIGID in the winter time. This may seem like an exaggeration to some, but everyone who has come to visit has said the exact same thing-- even those who thought I was exaggerating! From the minute you hit the landing (4 steps or so from my main living area), it drops at least 20 degrees. You have to put a coat on to go any farther, especially down the bottom of the staircase. Maintenance has been called and is unable to fix it, they only "maintain" the properties is what I was told. There is a small "heating" vent at the bottom of the stairs, but it only radiates heat 1" around the vent itself. Completely useless. I 3M'ed my windows, put towels under the doors to prevent drafts and even nailed (yes, nailed) a blanket to drape from the ceiling to the floor. It has helped some, but I keep my heat at a sweltering 65 degrees to prevent another $200 heating bill. I have tried using the fireplace more b/c the maintenance man said it shouldn't cost very much due to it having a "floating flame." Time will tell on that one. Other then that--- the pool is nice, but I used it 2xs last summer--- definitely not worth the extra money I'm paying for it. The workout room is nice, but again I only used it 2xs. The staff seems nice, it's not their fault the apartments were made cheaply. I love having a washer and dryer in the unit itself--- it beats a laundrymat any day! Snow removal is OK, but they only do it after X amount of snow. The price to have a pet isn't so bad (refundable & non-refundable deposit plus $30/month). The apartments are located at the end of Valley Creek, so if you like to be near shopping, you'll have to get in your car and make the few mile jaunt to the grocery store. There's a CVS & a Holiday station on the corner which is OK for emergency-needed items. I got a good deal on my rent due to signing in the summer & got a whole of discounts (I pay $1,028/month). If I don't re-sign I have to pay market value PLUS an additional $200/month. I would be paying $1,422 for this place if I stayed any longer than I have to (breaking the lease is so expensive it's not worth your time to even figure it out). Happy apartment hunting!

Take it from an expert, this place is very nice!
I have lived at the Grand reserve for nearly 10 years. My partner and I were the very first residents to move in back in 1999. At that time when we went to look at the townhomes and we had to wear hard hats because most of the homes were still under construction. I have seen how the buildings were built and how the grass was laid, and with every change you could tell a lot of care went into this place. I love it here because of the unique floor plans, the grounds and especially the managmetnt here. I have seen the property change hands a few times and by far the way this place is managed today is spectacular! The Manager on site and all the people in the clubhose are so freindly and helpful,we almost feel like family. From wine tasting in the eveinings at the club house to Friday morning coffee and danishes they really treat you like royalty here. My hats off to the people that make a difference and that is to the people at the Grand reserve.

We were the very first residents & still here after 10 years!
We were the first to move in 10 years ago. A lot has changed in 10 years but at the Grand Reserve it just gets better. The grounds are always beautifully manicured; the trees and bushes are maturing through the years wonderfully. The staff is magnificent, always accommodating and coming up with creative ideas to keep the residents involved. Our maintenance staff is knowledgeable, responsive and friendly. But I have to confess; in 10 years we have only needed to call them twice. The neighbors are wonderful and always have a smile and a friendly hello. The kids are well behaved and respectful. The apartment is very quiet. We have never heard any of our neighbors. The club house and pool are fabulous with piped in music. There is a business office with computers, fax and copier for the residence. The work out room is equipped with televisions and a kid s room with a glass wall so you can bring the little ones and they can be entertained in plain view while you work out. Would I recommend the Grand Reserve? ABSOLUTELY!

I have been here since 2006 and have had very few complaints. The grounds always look nice and the buildings are kept up good. When I need maintenance to fix something which isn t too often, they are really fast at getting out to my place and much more friendly than the last place I lived at. I like the office area too with the fitness area. The people in the office are nice and they always follow up with me when I have a question fast. Overall, it s a nice place to live and I don t think I will be moving soon unless I decide to buy a house instead.

Grand Reserve IS a Great place to be!!!
In the Time that I have lived at the Grand Reserve I have been nothing but impressed. The Staff is Friendly and inviting. The Facilities are great. Tanning, Sauna, Gym, Movies, free Starbuck's coffee.......And that is only during the Fall/Winter. It is big enough to have all the benefits, but small enough to be safe for families with kids. It is quiet, you can barely hear your own garage door open more or less your neighbors.

Over all a good experience
After reading some earlier reviews, It really shows ONLY people with a complaint actually write reviews. Same thing goes in restaurants, and stores.. People ONLY complain, and never compliment. I think the staff at the Grand Reserve does a great job at making people feel welcome. They always have a smile on their face when working with the residents. I have lived at TGR for over 2 years, and am over happy with my experience. I have actually been in 2 different units. (I could have left at the end of my last lease, but chose to stay) Private Parking (my own garage), In Unit Washer Dryers, fireplaces, Pool, workout room. The maintenance staff is great.. Always friendly, get the job done right the first time. Overall, the Grand Reserve is a nice place to live.

The staff is HORRIBLE
I have lived here for almost 2 years and do not intend to renew my lease. The community overall is nice but don't dare ask the management for anything. They don't care about you as a resident and seem to have no interest in keeping us. All they care about is our money. Ever since ---- left things have gone down hill. The new manager and assistant manager seem self absorbed and --------- is about as robotic as you can get. ------ leased our apartment to us and she was the only one in the office who seemed to have a genuine interest in the residents. That kind of service is hard to come by these days and we will truly miss her. My neighbor even said that she gave her notice BECAUSE ------ left. There was a girl in the office for a while that seemed very nice but I haven't seen her lately. I guess that all of the good people don't want to work with the staff that they have now and frankly I don't blame them. Again, we love our apartment and the community in general and will be sad to leave but I'm sure that we will find someplace just as nice with an even better staff.

Good and bad
We have lived in 2 different units while at the Grand Reserve. Both have been pretty good. The good - the floor plan, big bathrooms, storage space, parking availability. Now for the bad - we have put plastic on the windows, installed weather stripping on all the doors and actually taped the back door shut. However, the temp in the winter was not able to go above 68-70 degrees without costing $200 in energy bills. - the carpet is worn and must be replaced. We had them steam cleaned every year and the dirt spots just keep coming back. - pet waste control is an issue. - the paint is super cheap - simply bumping the wall will leave a mark. - there are no light fixtures in the bedrooms. We installed our own. - some office staff do not impress me (indifferent, unhelpful).

Not that great
First I'm not sure why people get so upset when they read a review they don't like. To each-es own, right?! Now for MY experience at The Grand Reserve...Ill start off with the positive. The pool was nice. The maintenance men were very nice. Now the negative...everything else and ill give a list 1. Very cheaply made, the windows are very drafty which in turns a very high electric bill. 2. People not being responsible for picking up their dogs' mess. 3. The people in the front office are not the friendliest. 4. The people who write "Yes they would recommend The Grand Reserve," are probably coming from living in a card board box and anything is better than that. I would not recommend this place to my friends and that is why I m writing this review!

great place to live
Being a Training and Org Dev professional, I'm a big fan of providing feedback to individuals and organizations. It's a key to improvement. My wife Chris and I thoroughly enjoy our life here at Grand Reserve. One of the strengths is the staff -- Mike, Kellie, Val, and Christine in the office, and Chris, the maintenance mgr. Professional, friendly and attentive. Another is the first-rate workout center, which I use 3-4 times/wk. I LOVE IT!!!
I live here at The Grand Reserve. First of all, the prices for homes in Woodbury is ridiculas. They have everthing you need here. I don't have to wory about anything but enjoying where I live. The clubhouse is awesome and the people that work in the office are always nice. I don't know why the other comment was so negative. I will continue to live here as long as they'll have me.

Glad to Go
From day one there were problems. Office staff was rude and often made mistakes. Lease mysteriously changed at renewal but since I didn't read the 20 pages line by line I didn't know that there were some major changes. For a 'High End' unit I was disappointed that they didn't shovel the walk. The plows were terrible, often leaving heaps of ice and debris at the end of our driveway so we had to shovel our way out. Animal population not maintained well. A lot of dogs off their leash. We had several unleashed charging dogs threaten our family. Yards not cleaned up after pets. My children couldn't play in yard due to the constant 'mess'. Complaints did nothing, no changes in the 2 years. There were scores of dead frogs in the pool from July through the rest of the summer - very Gross. There was also an ever present 'Adult Theme' at the pool with smoking and topless tanners. Many older kids swearing and wearing clothes in the pools. The work out room has you on display after sundown (which is 4:30 in the winter) with no shades on the windows and its very prominent placement. Overall I would never recommend this complex. The bright note in our experience was the maintenance staff, always on time, always fixed it right and always with a smile.

Look Elsewhere!!!
I have lived at The Grand Reserve for less than a year and can't wait to move before the end of the year. The office staff is telling non residents/prospects who lives there and where they live. This is against privacy laws and should be taken to court! Definitely not a place I would recommend. Not to mention all the garbage and dog waste on the property.
