My kids and I love living here! We love that there are a lot of kids here and plenty to do. We love the pool in the summertime and the playgrounds. The new renovations are beautiful! We love that its also pet friendly.

I have lived at Grand Reserve for over 5 years and have been pleased with all aspects of the community. The office and maintenance staff are all very pleasant and professional. It is close to freeways, shopping, plenty of restaurants, movie theaters, medical facilities as well as a superb library.

Ive enjoyed my experience here especially since the current management staff took over about a year back. They are much more responsive than the previous staff. The only thing I dont particularly care for here is the neighbors who leave their garbage cans out all week.

If you have young kids and looking for super suburb living this is a great place. Sheltered and safe. Make sure to ask about what amenities are currently working at lease signing and get it in writing.

I have been here for 5 years and have met 3 people in that time.....people are not friendly. I am an 86 year old woman and certainly do not get out that much, however, I find it strange that so many people living in a community can be so non-friendly.

So far so good nice and quiet and nice neighbors and staff is friendly! Love the 24 hour fitness center and the fact they have a sauna is huge plus! Close to freeway access and close to every store you can think of!

Has been an adequate place to live for a temporary period of time. Buildings are old and dated but are clean for the most part. Surrounding grounds including lawn care could be better. Not aesthetically appealing. Office staff is professional and courteous. Small package delivery process is in adequate.

I don't recommend this place solely because they tend to pick and choose who they like as tenants. I lived here for a short time and was illegally kicked out by scare tactics. Now they're trying to come after me for more money for the time I wasn't living there. I paid everything on time every month and abided by the rules as much as I possibly could. The management is poor, not understanding, and unprofessional. Their management company is actually based in a different state, so the higher ups are never around to see anything. While working with corporate, theyre just as understanding as the people they placed to manage the property. Which isn't at all. If you're below the age of 45, have animals, kids, enjoy music on a afternoon in your apartment, and/or own modified vehicles: this place isn't for you. It was perfect, had a great impression, but ended up being a nightmare. It unfortunately continues to haunt me well after I left. The apartments themselves are poorly structured and old. The walls and floors are paper thin. You can hear everything and anything which causes room for complaints. It's not worth the dollar amount per month whatsoever. They made it look nice. There's a difference between looking nice and being nice. This has been nothing but a pain in my side and I only lived there for 4 months.

We have spent two years at Grand Reserve. The first year was great. We loved spending time at the pool and working out in the gym and our cute little townhome was just the perfect size for us. Why would we not sign a lease for another year? Well this last year has been awful. The pool was closed the entire summer yet we were being charged the same price for rent. They thought giving us two movie passes valued at $5 each was good enough. They said someone would come clean our windows as a thank you for signing with them again yet nobody ever came. They switched management at one point so for a while there was nobody available to take our calls and the online payment system was not working. Our furnace was not working properly in the winter so maintenance came to look at it and told us to "keep an eye on it" which was basically a way of saying we don't know how to fix your issue. And in the summer, just days before we were getting ready to move to my parents house after desperately searching for a home to buy, the closet shelf detached from the wall and broke much of the precious decor from our wedding, but that did not constitute as a maintenance emergency so our things laid on the floor for two days. But worst of all when we asked if we could stay one more month since we did not have a home lined up, they told us it would cost an additional 800 DOLLARS on top of what we were already paying!! Most places charge anywhere between $200-$400. I do not recommend Grand Reserve.

We have been living here for three years. It has always been amazing! The staff is super accommodating and the pool is so so nice. I can't realmy imaging living anywhere else. It'll be a sad sad day when we eventually move.

Moving from Seattle we came to check townhomes at the grand reserve in December 2017. During our visit we were only shown one townhome which we really liked, applied for and made a deposit on the unit to hold it. wW got approved to rent the unit a few days later. We returned to Seattle happy to have found a new home. On 1/13/18, we received an email from the rental office confirming our new address and we were asked to transfer all the utilities including electricity, gas, and insurance on the unit in our name and we did all that. On our moving date after all our belongings were delivered in the driveway under their authorization they told us we can no longer move in the unit because it has already been rented to someone. Long story short we became homeless in Minnesota for few days till we found a different rental property, We filed a lawsuit against the Grand Reserve and had a hearing on May 31st. The judge ordered the Grand Reserve to pay us some of our out pocket expenses and our deposit for a total amount of $1,893. As of today the grand reserve refused to pay us what they owe us including our deposit. We emailed them several times and no response. They have not appeal the judgment either. They have never apologized to us for what they did and they completely ignored us.This is a very bad company that does not care about anyone. From the time we showed up at their office they were very rude and we mistakenly minimized that. On our moving day, we waited 5 hours in their lobby to talk to someone in management and no one came to talk to us because we are not important and they have more important things to do. These people don't have a human decency or respect. Take your business elsewhere otherwise you will regret it. Months ago when I checked reviews on them I saw many of such complaints. Now I don't see those bad reviews anymore, not sure how but they managed to remove those bad reviews. This company does not deserve to be in business because they heartless.

The use the lowest grade materials installed at the lowest rate of unskilled workers, the units are slapped together and they try to draw you in with cheap and flashy finishes. The electrical and plumbing in the units is very sub par with random electronics turning on when activating the circuits and extremely loud plumbing, to the point where you can hear your neighbors toilet refilling for 10 minutes after they use it. Do not fall for their hipster flashiness.

Terrible so far. Good staff but the unit had a few issues. A/C didn’t work so we couldn’t sleep at all for the first two nights. Main door lock gets stuck soner can’t use that door. Everyone needs in and out throug garage door but we only have one remote, water valves were shut off, 1/2 bath fan cover missing, disaligned door, baseboard with nails exposed

Found a town home in Grand Reserve for a short term rental. Great environment to live, and friendly staffs. On-site gym is small but good enough for daily exercise. My kids love the monthly get together events to have food and chat with neighbors. Highly recommend it.

Great experience! We loved here! This was the best decision we have ever made, great location and safe place to raise childedn! Friendly neighbor, and stuff. What I like it here is that, fast response to if you have a work order! They are on time and they do wonderful work!

damaged rug. Not happy knowing we didn't ruin the rug. Initially was a nice place to live. Townhome wasn't the cleanest when we moved in, grease covered the top of fridge, greasy film on appliances and cabinets in kitchen, and dishwasher was coated with a layer of grease in the inside that took multiple scrubbing to get clean. After new management gym didn't have supplies and hot tub was broken for months. We were very clean tenants and ensured our townhome was clean and taken care of when living there. When moving out we asked for a final walk through and was told they normally don't do that. We lived there for 1 year. 21 days later after moving out we receive a phone call and an email for a bill of 1900.00 due to damaged rug. Not happy knowing we didn't ruin the rug. Picture is of ruined carpet 9 days before moving out.

Nice place but not worth the headache. All the helpful office staff are gone. Many complaints to have proper cleaning supplies in the fitness area, hot tub was shut down for months. Parking on the road is not enforced and many times a challenge to get out of the driveway and in another area blind spots. You can hear your neighbors if they are loud, neighbors dogs ---- on your patio and pee on your grill. Since new management it's gone down hill, a month after moving out we have been charged $1900 for carpet to be replaced when we kept our place very nice since I'm a clean freak. We had to scrub the kitchen when we moved in with previous renters having cooking grease everywhere, including kitchen light fixture, on top and in cupboards and the floor. Save yourself the hassle and find a better place. I have never had any issues when I moved out of a rental and we have moved almost every year to 2 years because of the location of our jobs. All other places have begged us to stay saying we were the perfect tenants.

There has been a few miscommunications between management and me that has caused some frustration. The community events are quite enjoyable so far. Price of the units is a bit high all things considering (pool being closed, issues with the volleyball court, issues with the grills and hot tub). It is nice to have the playgrounds but they could use some attention.

We've changed from luxury apartments to "clean and comfortable" for luxury rent rates. The whole complex needs infrastructure improvements. No road resurfancing in 18 years, furnace and ac units fail often, need to be replaced instead of repaired. Decor hasn't changed much since units were built. We have had water damage twice from upstairs unit- water heater and washer leaks. We have been priced out of this complex. Rents increase 12 percent a year. Our income does not.

Common areas always down or don't work. Updated units aren't that updated, save your money especially if renting in the short term. Do not rent sight on scene. One positive is that apartment exteriors are going through a facelift.

Very good. I’m happy where I’m at. Everything is very clean and well maintained. I do wish the workout center was bigger. But it is nice. Can not wait to check the pool out this summer. I do with the mailboxes where at the townhome but I understand how that cannot change. I live having my own garage. Staff have been great. They address concerns promptly. Very nice community

The management is unresponsive and the property is falling apart. The roofs leak, the paint on the interior walls is at least ten layers thick, the kitchen cabinetry is outdated. The carpet is cheap and falling apart after one year. None of our doors close properly.
