Gym, Jacuzzi, other facilities are excellent. Delivery storage system is difficult to use for me, but so far it is not big problem. When I start to live, house cleaning is enough good, and facilities are fully confirmed.

I am very satisfied with the Grand Reserve! My new townhome is beautiful! I so enjoy working with the front desk! Holly is amazing! I have made some great friends! The maintenance staff is the best! Grant and Tina went out of their way to make me happy! Thank you to everyone!!

Pros: great living space with nice updates and so much room, has an awesome little patio for pets. Cons: residents do not respect the pool occupancy making it virtually unusable in the summer. Vehicles do not fit in the garage- I have a 2 stall garage and have to park sideways to make my vehicle fit.

Like to see Neighborhood Watch signs put up!!!!! also like to see more signs for speed levels in the complex OK I will just write you a note. The maintenance is very good here probably one of your strong points. There a few items that seem to take a long time to repair ( light fixtures, siding repairs and some sidewalk replacements )

Renting at the Grand Reserve has been a great experience as far as the management and maintenance teams are concerned. Everyone is helpful and good at what they do. They stay on top of things and are always trying to make sure that the community is happy:)

Maintenance Tech was awesome and came same day. Very professional. Cleaned up his mess afterwards. Always enjoy the maintenance team and their quickness to resolve any maintenance issues that may arise. Five STARS ??

Maintenance crew is great when there is a problem, they are kind and polite and clean up when they are done. I have never had any problems with them at all 5 star crew. Nothing bad to say at all. Bryan

Unfortunately we really got off on the wrong foot with the management team when they gave us a unit that differed from the one we signed a lease for. The management team blamed this mess up on us somehow and were incredibly reluctant to help us get a new unit. We had to fight tooth and nail to get the original unit we had signed a lease for. The staff has always been rude ever since and we cannot wait for our lease to be up so we can leave ASAP. Also the hot tub is not maintained well and is often broken

Terrible leasing staff. Poor move in conditions. Our doors don’t close all the way. Dyer doesn’t trap lint or sometimes dry all the way. Tap water tastes bad. Not a lot of storage space in our apartment. Overall, would not recommend or resign.

Very friendly staffs, maintenance team. Especially, respond and action by maintenance team is awesome. Right action on time always. Need some improvement on appliances, but this community is great to live with safe, peaceful environment.

I enjoy this community but do have issues with rent increases annually. I would not recommend this apartment as it seems to have astronomical rent increases every year and is always expensive. If we move out it will be because of rent increases

Overall fantastic place to live. Quiet, friendly neighbors and staff, safe area, and nice amenities. Parking can sometimes be a hassle with no street parking allowed but there are enough visitor lots spread out through the property.

I very much enjoy living here. The only complaint I have is the one I have every time I do these surveys. The hot tub and saunas are consistently broken. The issue of access to the building 24 hours did get resolved but the hot tub door won’t open past 10pm even though it is supposed to be accessible 24 hours.

Tina and Grant have been wonderful and so responsive in any maintenance requests. So lucky for there to be such great workers on staff. They always are willing to follow up if any problems continue to exist after their initial visit. Prompt response to issues makes a huge difference in satisfaction with your unit.

Overall good, not much noise from neighbor and maintenance addresses concerns in a timely manner. Unit could have been renovated a bit more before moving in. A few issues with appliances and incorrect plumbing upon moving in.

So far, and overall, the community is a refreshing change from our previous apartment. Generally speaking, the move, and the environment is quite nice. There is always room for improvement when it comes to having things ready (appliances, cleanliness, structural/cosmetic issues, etc.. The neighbors are friendly the landscaping is nice, again overall, a positive experience.

The grounds are kept well except for the gardening at townhomes. Parking is always full with residents parking in it. Exterior of some townhomes need repair. Maintenance is not quick enough to respond to requests.

Love it at Grand Reserve! Functional and spacious luxury home with a great view of golf course and large pond. Great amenities, great location and wonderful staff. It would be really hard to find all these benefits in another community.

The apartments are good, have a great community, maintenance is excellent, the work is done quickly and safe. The noise level is low. I am satisfied with my decision of living in these apartments. I am looking forward for another year here.

The apartment is nice, however, it is incredibly noisy. We can hear our neighbors on both sides of us going about their daily activities (such as even walking) which I have never experienced in another apartment before. This is incredibly disappointing because during our tour we had brought up noise concerns because my husband works night shift and we also will have a newborn shortly and would like to enjoy the peace and quiet of our home. We stressed how important having a quiet home was to us. Had we known how noisy it would be, we would have looked elsewhere for our next home. Now we are stuck in a lease that we are unhappy in. We also did not realize that the two garages below us do not have a front door which forces our neighbors to exit through their garage anytime they want to leave which is also incredibly noisy. Our apartment was very filthy upon move in and even after we requested that it be professionally cleaned again it looked like it was done only at surface level so my husband and I and our family had to spend an entire day deep cleaning the apartment. It does not appear that that appliances have been well kept or deep cleaned- for instance, the garbage disposal cover that you can pull up looks like it was not even touched as it has grime and mold on it, the drains back up, and we have noticed an issue with gnats that I believe are coming from drains. The dryer had this blue stuff stuck to the inside of it. Im glad I checked to clean it before it came off on our clothing. This does not even cover half the issues we found after the apartment had been “professionally” cleaned. We had to ask why no one had bothered to apologize to us during our move in process for how stressful and inconvenient these things were to which then we were granted an apology. I felt like the maintenance guy who was sent over initially to assess the apartment was extremely unprofessional- using profanity and reeking of marijuana. Management has been nice overall though which we do appreciate. We were offered a refund for the days that the apartment needed to be cleaned where we were unable to move in however we still had not received it after 3 weeks. Overall, our experience has been been less than expected and saddening. I’m still waiting for our apartment to feel like “home” where I can enjoy raising my first child.

We love the area and it is in a convenient location. I love being able to walk on sidewalks and not worry about sharing the street with cars that don't tend to pay attention to where they are or how fast they are going.
