Avoid, Look Elsewhere
Extremely aggressive rent increases, inconsistent leasing office guidance, and prolonged construction made this an incredibly stressful experience. I leased a studio from July 2024 through March 2026, and left because of constant construction and aggressive renewal pricing that became completely disconnected from market rates. My rent went from 1,450 to renewal offers as high as 1,710+ (for a 12 monnth lease, not a short term lease), despite identical units being actively listed between 1,200 to 1,300 and market rates in South End ranging from 1,200 to 1,400. After I submitted notice to vacate, the unit was re-listed at 1,398, below my original rate from 2 years ago, further confirming this was not an honest market rate increase. While increases are expected, a 300 to 500 gap between current rates was not acceptable, espeically given constant construction, maintinence, and remodel work on the property that impacted key ammenities for long durations. Most concerning, however, was constant difficulties with members of the leasing staff. I experienced a repeated pattern of misguidance provided by leasing agents. This was not a one-off issue, and it reached a point where it misguidance from the leasing office materially impacted my financial obligations and created significant risk with my standing on the lease due to their decisions and guidance. Despite previously having a positive experience with MAA Southline, I will never lease from another MAA property again or recommend it to anyone else based on this experience.

Facilities in pretty good shape. Nice unit for the price. Front desk staff are generally helpful but aren't always the best/quickest with follow up. Feel like we got a pretty good deal on our unit and prices are competitive vs nearby options.

Cheapest in the area for a reason. Maintence is fair but pricing is north worth it. Constant maintence to the apartments to raise prices and they do not clean up after themselves. Also construction was delayed constantly - supposed to take 6 months took almost 12 and they were working past 6pm consistently. Also cranes left out front of property and construction crews constantly left doors propped open.

Helpful staff, wonderful location. I moved here in 2024 and love the area, it is so walkable to so many places. It can get noisy at night, but that is because we are in the heart of Charlotte. The staff is friendly and quick to help with things.

Please ask questions about parking. Parking is extremely limited here. Guest parking has 8 spots at maximum for both buildings. The lot parking is limited. They let contractors take up all of the spaces here and when you get home from work and try to park, the work trucks are in 2 spots. The parking garage is full at all times with non certified cars that park in it. The garage also leave an insulation dust on the top of your car. If they have a maintenance project they are doing .. it's going to take 3x as long as they say it will. They have been painting the outside of the building since May/June. It is the end of November and it is STILL not done. Please make sure you are asking questions about what maintenance they are doing & how they will accommodate your parking if you choose to move in here.

It's been great! Maintenance people are quick and friendly. Some things here and there but that's just Charlotte for you tbh. Overall, it's great; I don't see too many bugs, the complex is pretty well kept. I'd recommend!

So far, a bit disappointing. I have asked for new stove upon moving, didn't get it, new paint job was sloppy, have had an ongoing AC issue , with a water leak. That hasn't been addressed properly. The building management removed an expensive package that was delivered while I was away on a business trip, from a locked locker? it is disappeared- no offer to reimburse me for the lost package - that the computer said budilitn management removed

I love the location and the apartment itself hasn't given me many problems, however a large portion of my time spent here it has been under construction limiting our immenities greatly without any discount or compensation when these said immenities are what contributes to rent. The gym replacement for was not enough to sustain the amount of people using it and one of the pool renovation took too long and caused complete overflow issues.

I love the location and the staff is phenomenal. The upgrades that have been done are pretty awesome too. Only issues I've had are my packages getting stolen and the hallways do not smell great. I am not a huge fan of valet trash but also I think air fresheners in the hallways will make me less embarrassed when I have company

Apartments are slightly larger than what you can get in similar location. Quieter area. Pool and gym were just redone. Nice proximity to restaurants and ease of walking to uptown if needed. You get two parking spots for free if you live in a two bedroom.

I'd say my experience is fine overall. The staff is helpful and the complex has had a lot of renovations recently, improving the complex greatly. My biggest qualm is that the shared spaces (hallways and particularly the stair wells) are truly filthy. If it's not on their tour route, it's not getting cleaned.

I just wish there was more lighting between the parking garages. It is very dark out there at night time. It would bring peace of mind regarding break ins. I believe that would make the community safe.

I have lived at 1225 South Church Street Apartments for over 10 years. I could choose to live anywhere I would like but have decided to call 1225 my home. Why you ask? They do not give any reason not to. They are professional, knowledgeable and listen to your every request. From excellent maintenance to professional customer service I have found 1225 to take the pressure off of every day living. I would strongly encourage anyone looking for a place to call home to visit 1225 and discover exactly what I did 10 years ago.

The gym and amenities were one of the main reasons I moved here and they were said to be finished by March or early April and the gym is still not finished. I was advised that both pools would also be finished by summer and they both have not been completed. The courtyard is nice but the constant elevator maintamce and minimum guest parking are not ideal

The complex is in a great location in South End with lots of bars and restaurants within walking distance, some healthcare, and a lot of grocery stores and shops either within walking distance or just a stop or two down the light rail. They are making a lot of updates to the complex's shared spaces and the leasing office team is very nice and helpful. The downsides are that the walls are pretty thin so you can hear neighbors and if you're near a high traffic spot in the hallway you can hear a lot of people running back and forth. Most people are pretty considerate and not super loud late at night, but if you're unlucky with a neighbor then it can be rough.

The building has been under construction for so long, so I think it is unfair that we are required to pay the community fee when amenities like the gym are closed. I also think the garage needs better upkeep.

Extremely average to slightly below average. Apartments aren't very nice and the facilities are below average for the area although they do get credit for doing renovations (which have missed every deadline and left us without a gym for more than 6 months). The price is very fair and the location is fantastic. Community is loud but it's not bad if you're a younger person who likes to go out on the weekends.

This building is in a great location, positioned perfectly between Uptown and South End, incredibly walkable. They've been working on updating the building for almost a year now and I'm looking forward to what it will be, as it is one of the "older" buildings amongst the brand new buildings. It's nothing fancy here, but it works.

MAA 1225 is honestly the best complex I've lived at in many years of apartments. This is the only place I've lived in Charlotte where management will truly listen to you, respond instantly with solutions and make it happen. Dane, Noor, Jaylyn, and Heather are all awesome to deal with and super friendly; they have made 1225 an amazing place to live. I honestly don't think I've ever had an email, text, or call to them go unanswered. Maintenance is also great. Most requests are responded to same day, or within 24 hours at the very max. Issues with appliances? Replaced the entire thing the next day. A/C issues? Fixed asap. Noisy neighbors (possible at any complex)? A notice was sent out and it's been peaceful since. Upgrades to the community/construction have been a growing pain but appear to be wrapping up soon. I do wish the garage and stairwells were a bit cleaner. Parking can be tight times, but I've always been able to get a spot in either garage, and they have on site guest parking (increasingly uncommon in South End). I cannot recommend MAA 1225 enough.

Bad experiences at “upscale” apartment
Poor management from my perspective which haven’t hasn’t been supportive in my view and from my experience. Separately, constant construction and loud noises due to ongoing upgrades and repairs. Construction vehicles also may park in the garage taking up valuable spots. (See pics of ongoing construction in May 2025.) Lastly, residents treat this place like a frat house and not an upscale apartment from my experience. But if you love lots of light from neighboring tenants, this could be for you. While this may be fixed in the future with proper care, I could not recommend this place in its current condition.

Kinda frat house vibes but have loved my lil apartment here and the location. Kinda annoyed that we don't have either of our gyms yet paying the same in rent as well as our pools not be open yet. I understand needing updates but we have 2 gyms, we could've alternated updates

Living at MAA 1225 has been a wonderful experience so far. The staff were incredibly helpful and responsive during my move in process and they are quick to respond to any inquiries I have. I would recommend MAA 1225 to anyone who wants to live in the area.

Mostly good, it took a while to get upgrades throughout the community. They are still working on the GYM now. When I first moved in there were heated pools. They only lasted 3 years. There are a lot of new apartments building in the area that have extravagant leasing offices & amenities. Neighbors say we are the oldest apartment around, I still love the courtyard & quietness of looking over the courtyard from my corner balcony.

This apartment has cockroaches, packages get stolen, parking is limited and there is a water/mold problem in most units. All the wood is rotten. My own apartment leaks water constantly and the maintenance team is not helpful. My AC did not work last summer after maintenance came 3 times. Units are getting old and outdated. Key fobs rarely work
