I have had a great experience thus far. I have lived in the same unit for 14 months now, and I have no immediate plans to leave in the upcoming couple years. Management has always bent over backwards to help me. -Price: Fall 2012, as I was looking for a studio or one bedroom in Dilworth/South End or Uptown, my search lead me here. The unit, staff and amenities were the best deal for what I was looking for. The apartment is 0.8 miles from my office in Dilworth, and less than a mile from bars in uptown (or a $7 cab ride). When my lease expired, I went on a similar apartment hunt as before, and found that 1225 still had incredibly competitive prices! I was thrilled not to have to move again. - Noise: I live in a studio near the leasing office, side entrance and mailboxes, so my unit can get pretty noisy on weekend nights. However, that is inherent and expected for a unit in the middle of everything. Noise from people in the parking lot and from the panthers stadium can get pretty loud, but again, that's part of living in such a convenient location! One of the side gates was extremely loud, and it became bothersome to me. I put in a maintenance request not expecting anything, but I got an email from management within a couple hours saying they would work with me. I was so enthused and surprised when the gate was removed! -Parking: Parking can get kinda tight (especially on game days). However, guest parking is pretty lenient. As opposed to other apartment complexes close by, it is so nice to not to deal with the hassle of giving my friends visitor passes. Parking for friends has one simple rule - don't park anywhere that has prohibiting signs or where a resident's clicker is needed to access the lot. However, I once got towed from the parking garage because my flimsy parking hang tag broke. I was so livid, so I sent an email to management explaining the circumstances surrounding the towing. Management was very empathetic and ended up crediting my account for the cost of the towing expense. Again, I was surprised and super pleased when management was so responsive to my situation. -Maintenance and Staff: All my maintenance requests and correspondences have been resolved timely and professionally. -Construction: Adequate for a city apartment. Whenever something breaks for one reason or another, management is quick to fix it. If I were to buy a house or condo, I would want something of better quality, but everything is great for my needs. -Safety and Grounds: Never had a problem! Visitor access is permitted by call box, and grounds always seem well maintained. Overall, I have recommended many of my friends to live here, and I will continue to do so.

I have lived here a few months and have to say if someone actually lives here and says there are no parking issues, and/or they rarely hear neighbors they are either blind & deaf or they work for MAA (The parent company). Parking is a constant problem, in the parking garage people have ripped down the no parking signs and thrown them in the trash can, so they can park in these non-spaces at night. This makes it impossible to back out of some of the spaces to go to work in the morning. Parking is a nightmare here, and towing is not enforced for the rule breakers. Parking in the provided lot between building is full anytime after 5:30pm till 8am the next morning so forget thinking you can park there. You will likely end up parking on the street up to a block away from the property next to some abandoned buildings with poor lighting. Noise, again this is a serious issue, and I don t blame my neighbors I think they try to be respectful of the face we live in a building with paper thin walls and floors. But when you can hear your neighbors phone ring, toilet flush, and washer/dryer in operation. There is a problem . Again this goes back to the cheap construction and appliances some of the others mentioned. Don t be fooled this property looks very nice when you tour it. However after spending a few nights in it, you will realize all of these problems when it is too late. I would only suggest living here if you would like to join in to the frat style parties that are never ending. In the hallways, if you miss your college party day s this is the place for you if you can afford (after all the hidden fees) the pricy FAUX Luxury Veneer.

I've lived at 1225 since February and love it. I haven't had any issues with parking, noise or maintenance and the staff is very helpful. I rarely hear, or even see, my neighbors. I did a ton of apartment research before moving to CLT. For someone living on their own (and being so close to uptown) 1225 is definitely the best bang-for-your-buck.

It's tough to know where to even start with writing a review on 1225. I will give it my best shot. It is billed as a new shiny luxary community close to uptown. It certainly is 2 of those 3, and LUXARY it is not. First off Parking is a nightmare!. You are told you get one spot in the parking garage for a 1 bedroom 2 in a 2 bedroom etc.... However when you sign a lease and move in then quickly find when you arrive home after 9pm you have no place to park no only inside the garage., but likely anywhere on the same block. The office will tell you that you only get a pass that allows you to park in the garage when space is available. Problem is there are way more people with permits than there are spaces. Parking is an absolute nightmare here. The common and pool areas are nice and are one of the only bright points I have with the community. The apartments themselves are built incredibly cheap. The appliances are stainless and look good at first, but you will quickly realize they are very cheap and don't work very well. The dishwasher is a joke and doesn't clean anything. The sink looks like something from an RV it's not deep enough to clean dishes well. and you will be cleaning dishes in the sink since the dishwasher won't. The Washer/Dryer combo is the worst. I have lived in a lot of places and stayed in even more hotels/condos and have never ran across a washer or dryer that don't have a buzzer or alarm to tell you that they are done with their cycle. So you will start laundry and then go about your business and forget that you have started laundry and you clothes will stay in the washer and mildew, or in the dryer and wrinkle. I mean how much would it cost to get a buzzer on a washer dryer?? Even though the 2nd phase has been open roughly 6 months, you will also notice that drywall is cracking all over the place from the cheap construction, trash and beer cans are left laying everywhere or piled up in common trash cans all weekend (since no pickup on weekends) Their are stains all over the place in common areas from the round the clock party atmosphere. You will be woken up several nights a week by drunken party crews coming back home and or partying in the hallways. Overall there are a couple of people in the leasing office who actually care and try to do a good job, however the way the place is built make their job pretty much impossible. For the money they charge I just can't recommend living here, there are way too many options in southend.

I'm not really sure why this place has so many negative reviews. I've lived here for four months now and I haven't had any of the issues with noisy neighbors and "paper thin walls". I've actually never heard my neighbors other than a small handful of times that I've heard the one above me. As for price, I looked here, and at a handful of the other complexes in the area and South Church was hands down the least expensive. You can't beat the location and pretty much everything is walking distance (other than a grocery store, but that will change when Publix is finished being built). Overall, this is a great complex and the staff is the most friendly staff that I've ever experienced with a larger complex of this size.

Hate to say it, but I can't recommend this apartment. You get 1 parking pass per apartment which is fine because I don't like parking in parking garages. The problem is that the parking lot doesn't have any type of tag system. On Friday night there was literally no parking spots available around 8:00 (probably due to non-residents parking here since 1225 south church isn't bothered by that) so I had to park in the garage. My car was towed. This tells me that my apartment complex cares more about non-residents than me. I would love to know where they suggest I park when there are no spots anywhere. Since the 2nd building isn't rented out yet (it was at about 30% when we moved in) I'm sure this will become a bigger issue in the upcoming months. If you plan on living in an apartment with another person, you should probably look elsewhere. These apartments are not cheap and I think it is unfair to not have enough parking for residents and put us in a situation where we wake up expecting to move our car out to the lot and it's already gone.

AVOID!!! I was sucked in by the initial "beauty" of this complex. I soon figured out how they charge a fortune for cheap architecture and design. The walls are paper thin and I can constantly hear the parties of my surrounding neighbors. If you want to live in a college dorm room again..then this is the place for you. It feels exactly like I'm living on a college campus again...only now I have to be at work at 6am every morning. Awesome. Not only is noise a huge issue, but the lease terms are absolutely ridiculous! You have to basically pay 4 months rent to end your lease early if you have a job opportunity or can't stand the apartment anymore. Not only that, but they do not allow you to sublet or find a replacement...nope you have to fork over all of your money and let them get paid twice for the same apartment. MANAGEMENT COMPANY IS AWFUL! They do not work with you or accept any of your complaints. Honestly, if you're in to hearing drunk idiots, construction, and having zero rights as a renter...then this is probably a good spot for you. If you are a hard working professional that wants to come home to a peaceful place and know that you have options and a staff that is on your side, then run far far away!

I've made some poor decisions in my life, and choosing to live here was definitely one of those. Have you looked at all the recommendations for this place? 4/5 WERE WRITTEN ON THE SAME DAY! The other positive recommendation was written two days later. Seems pretty sketchy to me that the only positive reviews came in such a short period of time. Here's what I don't like about this place: Overly expensive with lots of hidden fees (like valet trash) The materials that go into this place are very cheap, but they definitely don't pass the savings onto you. Pools are always crowded with people who don't even live here. Told me that they were coming into my apartment that day while I was at work. There was no prior notification prior to that. Bad location/quite a ways away from any bars, restaurants, etc. Refrigerator stopped working and I'm the first tenant of this place. DON'T RENT FROM THIS PLACE!

It's a lackluster place, I doubt I'll renew the lease. The price is too high for the lousy construction and appliance grades. Here are my gripes: -not enough elevators -too noisy -dog ---- everywhere -shady leasing office (one of the employees claimed he has slept with 16 residents) -useless pools -not a good location -$25/month for valet trash when the shoot is beside my door... -dryer does more wrinkling than anything

Trying to be fair and thorough here.

I'm going to try and be fair here since our experience was a mixed bag. The main problem with 1225 is that it is NOT the luxury apartment that it is billed as, and since I have friends in each of the other new apartment buildings in Southend, I can honestly say that every last one of them is a better package. However its also not the total dump that some people would say it is. CONS: - Price, Price, Price. Our starting rate was not too bad for the high square footage as we rented right after the building opened, but 2 months before our renewal date we got notice that our rent would increase by 25%!!!! This is unheard of and not the way to keep good tenants. They would not budge. MAA's business model favors a revolving door of renters, and we feel like we've been run out for no good reason (we were perfect tenants IMO). - Finish/construction Quality. The place has a luxurious veneer, but its just that. You'll realize in the first week that your cabinets and fixtures are the cheapest that Ikea has to offer, surfaces are at odd angles and not level, doors are not real wood and extremely thin/hollow, carpet is cheap (every other similar building has hardwoods), appliances are cheap but have a stainless veneer so they look more expensive. The building's construction itself clearly has some issues, with obviously wonky hallways and lumpy floors. Our cable line also had a very weak signal, which Time Warner identified as a staple or nail crimping the line somewhere. It could not be fixed without tearing into the whole wall and ceiling which was not an option (and no, MAA was not willing to budge on our rent or move us for the inconvenience). - Noise. Our noise issue wasn't too bad, we lived on the top floor and got lucky with considerate neighbors and a good layout. Only heard our 1 neighbors dogs on occasion, never the people below us. However, because of the thin/hollow doors, you will hear EVERYTHING that happens in the hallway, which is just as bad. - Parking. We were told when we moved in there were no parking passes, and the deck and lot were both first-come-first-serve. Fine, I can live with that. 1 month later: "1 parking pass per bedroom." We have 2 people on the lease, paying rent, and should get 2 parking passes. We were blatantly lied to when we moved in about this. As other people have said, other cars find their ways into the deck regardless, and while there are threats of towing, I've only seen actual towing occur once. There have been a few times we've come home to find BOTH the deck and lot full, which is big design oversight. MIXED - Neighbors. I genuinely liked almost all the people I met in the elevator and walking my dog (except for the couple of people who seem terrified or disdainful that I HAVE a harmless mid-sized dog in a dog-friendly building, but that's another rant entirely). It is a very mixed range of ages and professions, and yes there are a lot of young people, and yes there will be drinking at the pool and the occasional party. Doesn't bother me at all and I like to see people having a good time (and would like to have a party or two myself). There were a few times however that we saw people belligerently drunk, puking, or in one case even pissing on the wall in the parking deck. Initially you'd find beer cans tossed off balconies but I think those people got identified and a stop was put to it. - Grounds. Yes, people need to be better about picking up their dog's poop. We felt at times like we were the only people who do it. However things have gotten better with threats of fines and the grass has been re-sodded. Bushes are trimmed regularly, and generally the area around the building is attractive. Inside, the elevator and hallways tend to get filthy fast, and are only cleaned once a week, but again I think they've gotten slightly better about it recently. - Staff. Mostly great, especially maintenance, who are perfectly on point, friendly, and get any issue taken care of either immediately or the next day. Leasing agents are mostly very friendly, if a little ineffectual. There is one, who I won't describe, who tends to forget who we are and seems to look down their nose at myself and some other tenants, presumably because we don't dress like we have money. - Dog Policy. I love that the building has so many dogs, and 98% of them are awesome and incredibly sweet. However there are 4 or 5 dog-aggressive dogs in the building (not human-aggressive), which makes it tricky when you never know if they're going to be there when the elevator door opens and you're taking yours outside. I'm against breed bans, and don't mind at all that some german shepherds and pitbulls have made it into the building since I love those breeds, but shouldn't they check the ACTUAL DOG for aggressive behavior? A vet call could provide that assessment. An aggressive golden retriever is obviously a bigger deal than a docile pitbull. PROS - Location. A few blocks off the beaten path compared to other buildings in Southend, which some might raise on eyebrow at, but we never heard of a single crime in the area. It borders on a more industrial/warehouse area but its getting quite nice. The townhomes at the back of the building make great neighbors, and its still only a few blocks from the lightrail, but so close to uptown you can easily just walk. All that while being significantly quieter than a few blocks away, so no complaints here. - Amenities. The amenities are actually a step up from and more plentiful than many of the other Southend buildings, with a huge, nice courtyard (I wish it were lit up at night though), heated pool (which is a LITTLE small but ok), decent gym, and great game room. We didn't use these as much as we thought we would however. - Guests love it. The luxurious veneer works on guests you might have, even if you know better. - Not a dump, despite some of the other reviews, though I've called it that in anger a few times. Our apartment was fairly comfortable and nice enough for us to live in for a year. Basically, DO NOT rent here. Mostly because of the price and poor business tactics, but take the all-anger reviews with a grain of salt. The main thing is, for the price they now want to charge, you can live in a Charlotte apartment/condo that actually lives up to the luxury hype, because this isn't it.

This place is Horrible!! I have seen dog crap in the hallways more than once and puke on the wall from people getting sick from late night partying (It was not cleaned up for over three weeks!!). They do good to try and cover up all the problems with the place. The noise level is unbearable between the construction and the other tenants. The construction goes on for 6 DAYS a week so do not look to sleep in on Saturday. Construction is suppose to start at 8am and stop at 5pm but it is more like 7:30am and 5:45pm. The apartments have ZERO sound-proofing between the floors and walls so you hear EVERYTHING!!! Just people walking around above you is loud!! The management is horrible and they do not enforce the rules(especially parking). You are suppose to have a pass to park in the garage and you can go down there at any time during the day and find 5-10 cars without passes in the garage.....and they say this place is secure!!! There are also cars in the garage with no license plates and have not been moved for months and of course no pass!!

There is no parking, cars are sitting in the parking lot with penises and ---- you drawn all over it because it has been sitting there so long it has an inch of dust on it. The pool is the size of an hotub, the gym is tiny, the common area is gay and loud, and the office staff sucks as well because they are shady and rude once you move in. Oh and if you do end of finding a parking spot be careful because you might get towed. Spend you money elsewhere you will thank me.

I loved living at 1225- we moved out of necessity of convience to work. I moved in only a few months after the building opened, and yes things such as parking became a problem as the building filled up, but you find that everywhere! The building is so convient to south end and uptown- walking distance to some of my favorite restaurants and the light rail! I lived on the first floor, facing the new construction, so that was noisy on a Saturday morning- but otherwise there wasn't much excess noise- every once in a while I would hear my neighbor. Love using the courtyard and pool area- and the community does so many great 'community involvement' activites. I didn't find any downfalls with 1225 that I had not experienced else where- its just apartment living!

I've been living here at 1225 South Church Apartments since nearly the Grand Opening. I would definitely reccommend these apartments. To me, they set themselves apart by being not only modern and cozy but unique, not the typical apartment in Charlotte. The courtyard is definitely where I spend a lot of my time. The landscaping is beautiful and the area is quiet. I love reading and having a glass of wine out there often. The Maintenance staff is absoultely on top of everything. The Office Staff is so funny and so sweet. The Parking is secured and under the building. At times I have a little trouble searching for a spot but I always seem to find one. I'm just happy it is secured. My apartment is perfect for me. I definitely suggest checking this newer apartment community out!

I've been living here at 1225 for a few months and have to say that my experience has been pretty pleasant! I was nervous moving to Charlotte from halfway across the country, but I was able to make the transition with ease. The leasing staff at my community was very informative and helpful during my move. I love my apartment and have a great view of the city! I also must have good neighbors compared to some of these reviews, because I don't have many noise issues at all. It really helps having the courtyard and clubhouse that people can gather anytime, because I also made a couple close friends that way! The construction for the new building next door is really coming along fast and hasn't been too much of a concern. I still can't wait for the finished product though! The garage parking is extremely convenient and easy to maneuver in and out. Oh and the location is perfect--I can get to anything I need within just a few minutes! Overall I've really enjoyed my stay and would recommend it to anyone!

I have lived here about 8 months and found 1225 to be one of the better places to live in the South End. The pros definitely outweigh the cons... Pro: The amenities are awesome. I can use the clubhouse which has a theatre, gym, and business center anytime because it is 24 hrs and the courtyard during the summertime is so pretty! I always have a parking space near my apartment. I don't have to walk far like I did at Camden South End. The office staff is really nice. They are always helpful especially when I moved in. They went out of thier way to accomodate my move in early and referred me to a furniture rental place for my 2 bedroom My maintenence guy also stayed late after he was off work to turn up my water heater too. Cons: The noise with the construction on the second phase is a little loud but I guess that is to be expected I definitely rate my this place very high and you should check it out :)

DON'T JUDGE A BOOK BY ITS COVER

This apartment complex is for the pits. Not worth your time or money. I moved into this hell hole back in the beginning of the year and the leasing office lied to me about the construction that started to go up over the summer. They never once told me about it and when I went to them about the situation they came back with "We didn't know that construction was going to be starting"... A. That's B.S. because if its an "add on" to your previous building then you knew about at least a year ago and B. Rome was not built in day, blue prints were made, you idiot .....So the President of the MAA properties wouldn't do a damn thing but to transfer me on site to a smaller apartment and they wanted me to pay more than I currently pay.So everyday I hear hammering and banging of the construction- my apartment faces it. This complex is made very cheap. I hear all my neighbors and I feel like I live in a frat house or a dorm. Both neighbors next to me party and I hear their music and friends over all the time. My neighbor that lives above me stomps on my floor thinking I am the one playing the music and partying, when I am not. I hear my neighbors on their phones, doors slam constantly, and their T.V's. All the neighbors are rude and very unfriendly. I get no sleep in this place and I can't even enjoy watching T.V. There are people arguing in the streets, in the parking lot,on the late night every weekend. So the walls are VERY THIN! Parking is for the pits. You are assigned one spot and people let their friends park in the deck, so you may or may not have a spot when you come home. There is NO parking on the street, you might get towed and since all the construction started, they tore up half the parking lot that is meant for visitors. The construction inside of your apartment is cheaply made. I am the first tenant in this apartment. I have had two cabinets break, one drawer break, my dishwasher got disconnected from the wall, my bedroom door cracked and won't close properly and some of the outlets work and others don't. The lighting is poor (so bring some lamps) and my fake hardwood floors are settling so the nails are coming up through it. I pay $1200 a month for this crappy apartment and I can't wait to move out. The pool is the size of an over-sized hot tub and only has 20 lounge chairs at it and the gym is so small your breathing in everyone else breathe. Disgusting. The office for tenants to use is pointless- the printer never works, there is never paper in the machine, the computers suck. At least the fax machine works. When you tell the office, they don't care. Pets are allowed in this complex, but designate an area for them to go. When you walk on the sidewalks, there is dog crap everywhere. No one picks up after themselves and the people that work for the complex don't do anything about it. There is dog piss always in the elevator, disgusting. The only good thing about living here is the location!! So the saying always goes "don't judge a book by its cover." Literally these apartments look nice...that's all and don't let the leasing office butter you up, because they are just trying to make their quota for the month.

not worth the price, don't bother

I have been very disappointed with my experience here. The negative outway the positive ( good location) it is hard to know where to begin. Let me start by saying I pay too much in rent (1100) to live like I am in a dorm. My neighbors on all sides are increbible rude, loud, and inconsiderate. They constantly slam things and are yelling running in the hallways ect. My neighbor next door has a toddler which she lets run up and down the hall screaming while she sits on her cell phone. His toys are constantly around the hallway. We have valet trash but it doesnt matter, people are constantly leaving their trash scattered about. There are also theives in the building, I had my decorations and door mat stolen. Not too mention the residents here let their dogs poop and pee in the hallways and elevators and don't bother to clean in up. The parking situation is ridiculous, they never enforce it. I work off hours and get home at 3 am and never ever have a place to park, I had to park on the street after all I pay in rent. They are no longer including cable, internet, and trash in rent so it is not worth living here. The staff are all polite and helpful, unfortunately the population of people who have moved in since I did have ruined the whole experience and I do not recommend this place.

                                          Amazing Place!

I have lived at 1225 since they opened in June of 2010. I have to say that the staff is wonderful, friendly, and goes above and beyond to help with all of my requests. It is an awesome loaction and is only a short distance to Uptown. Light rail is right around the corner and it feels very safe. They have a beautiful courtyard and the staff has great events where they cook food on the grills and have games in the courtyard. I have just renewed my lease and will continue living here for a long time. I highly recommend this community!

                                            Can't wait to move out!

We made the mistake of signing a 15 month lease because it has been an awful living experience. First off, the walls and floors are so incredibly thin we can hear our upstairs neighbor do everything from doing dishes to showering/using the bathroom! The only way to avoid this is living on the top floor and that requires a pretty hefty paycheck! Every time I have gone into the leasing office to pay rent, I have to search for someone because there never seems to be anyone in front. On a Saturday afternoon, my husband and I went in the leasing office for something and not only was NO ONE in there, but the phone was ringing off the hook while the leasing agent sat in the courtyard hanging out with her friends! Recently, parking has become a nightmare! They handed out parking passes and said they would "enforce" them, yet I still see cars without them all the time. If you happen to get home later than 10pm, forget about finding a spot in the garage. If I am paying $1100 per month to live here, I expect to have a spot! Some pros are the valet trash 5 night a week, location (3 blocks from Panthers stadium!) and cable and internet included in rent, but I believe they do not offer that to new lessees. Don't waste your time here!

if you like living in a Dorm even if noisy....you will love this place

You will make friends easily here if you are a drug addict or drunk. And, don't mind loud music blasting through your floor. I could not view apartment before initial move-in. I requested from assistant on 1225 staff a one person room. The apartment was set-up to be a disabled person's apartmeny. Was not comfortable so moved into a studio on top floor. I am not at a stage in life want a studio. These shysters would not even count time i was tricked into staying in disabled apt. The point is let down and deceived by someone i regard now as a shyster who misrepresented the apartment. I traveled 1000 miles. The point i am making is it would be warranted to be cautious around these people. Junk yard dogs across the street. Dogs allowed and when walked they set these dogs off. They bark from 5a.m to past the time you will remember. Do not think you will love it. It is not a calm and peaceful place. Look elsewhere before you leap.
