the team is kind, responsive and I've had a great experience living here so far. I moved in august 2024 and although there's a few issues I'm still very happy with my decision and will most likely resign. For one, there is prolonged construction across both buildings as well as a few times there hasn't been enough spots in the garage when I come back home late on weekdays.

I've been here for almost 1.5 years and I am overall not too much of a fan. The main positive I do have to say is that I greatly enjoy my interactions with the on site staff and any maintenance issue I have is fixed in a timely fashion. However, recently the elevator on my side of the building is currently broken and has been broken multiple times. There is an extreme lack of guest parking and both of our community areas are currently under construction. They should have offset them that way we'd at least have one open during the renovations. Also there is no secondary way to get into the building without a key fob. There should be some sort of way that I can enter my building through calling my phone or through use of an application.

Really have enjoyed it. Moved to Charlotte out of the blue and randomly chose this place and I am glad that I did. Great location, easy to get in and out of as well on gamedays so you aren't stuck in traffic for days. Great place

I enjoy the unit we are in but the surrounding area of the complex is not ideal. It is often dirty and not kept up well. The complex has also promised to fix things in our unit before we moved in and then refused to fix them once we moved in. The price is good but the amenities, cleanliness, and staff could be a lot better.

Administration is very responsive to requests and listens to resident concerns. This also goes for maintenance - I experienced an issue in the summer with my AC shutting off and also had a leaking pipe. In both instances, maintenance reported to my apartment within hours.

My experience has been very poor. My apartment was underprepared and dirty and smelled of smoke when I walked in. Now there is a constant ringing outside my window from the parking garage because of the poor and thin walls.

The management's communication is poor and ill timed. They initiate large renovation and construction projects that inhibit the amenities without fair warning. Despite these "improvements," management allowed fire alarms to go unchanged for beyond the fire marshalls recommended amount of time. Their package system is poor and makes it easy for package thieves. While they do have parcel pending lockers, they have been rarely used by delivery services and the mechanics of the lockers have gone out, resulting in residents not being informed of when they've received a package. Furthermore, rent increases are not in line with rent trends for the area (you'll overpay for poor quality) and is higher than other apartments in the area that provide more reliable amenities.

The complex is trying to get better but there is still a lot of work to be done. Doors are constantly broken and there are roaches in the complex. The current construction is a large inconvenience but I am glad they are trying to make it better. They need to replace the AC units because the bills are ridiculous high for energy because of the old units. Progress has been made in the year and a half I've lived here but honestly the rent prices are the same as brand new apartments so I wish I wouldn't have resigned because I could have gotten something nicer for a similar price at this rate

No frills, but perfectly adequate apartment. The location is a little far from grocery stores, sometimes runs out of parking, not overly clean, not modern looking, great washer/dryer, mid dishwasher, can hear upstairs neighbors, nice balcony, odd layout inside apartments (placement/sizing of rooms), some community events ? majority announced last minute, responsive maintenance but not always thorough, rent cannot be split between roommates

Very poorly run. Management has zero idea how to actually operate an apartment complex. The amenities were once nice, but have fallen into disrepair due to neglect. There is zero communication from the management on any happenings in the community. Routinely maintenance will loudly begin without any heads up, such as replacing the floors in the hallway or stripping the siding off the building.

I would not rent here again. The leasing staff weren't helpful on move in and made statements that don't reflect the actual experience living at this community. All aspects of the living experience are subpar. The facility itself is disgusting and dirty everywhere you turn. It's not kept up well. No one cares. Can't rely on deliveries, maintenance, or any assistance from leasing staff with any issues you may have. It's typically pushed to someone else to deal with. Again, would not live here again

Prices have skyrocketed since I first moved in. Still a great location in South End, but for the prioe it could be a lot more clean and better quality. Many places along the light rail in South End have much better amenities for the same price. There are very few "1225 community events"/ lease appreciation things, and when they do happen, they are the worst possible times like 10:30 on a Tuesday, where the majority of people are at work and can't even get a free bagel, donuts, sandwich, etc. Seems like there isn't much effort put into making the renters feel appreciated

One consistent item that has always been good here is the maintenance team! They are always quick to respond to tickets and super kind and respectful to items inside the unit. Things that I'd like to see here at MAA 1225 in the future: - new workout mats: the ones provided are old, ripped - lack of guest spots: guest spots are limited and it's concerning that we do not provide guest passes, as other MAA buildings do provide them. I've noticed the same cars in guest spots for multiple weeks and it is frustrating as a tenant - dogs in the courtyard: I know there is a sign that no dogs are allowed in the courtyard, but owners still allow them to use the courtyard as a bathroom. Is there a way to solve this issue?

I've enjoyed my time here for going on 3 years this Summer. It has a great location for things I want to do and it can be lively, but noisy at times. The parking garage and amenities can get pretty dirty at times but I'm able to keep my own apartment clean which is what matters to me. I'm on my third consecutive lease and I am quite unpleased with how much my rent has gone up each year. I incorrectly assumed they would give me a better rate for being a good tenant compared to other similar properties, so I've learned my lesson the hard way.

My experience at MAA since 2021 has been a series of issues. It's the only area in south end where you have to worry about rats - and cockroaches frequent the entire property. If you order any packages, there's a 70% chance you won't receive it because of how management handles deliveries (and they're uninterested in fixing this issue internally- forcing you to chase down the couriers for where your package might be). If you are looking to park, coming back to your apartment anytime after 8pm means you will have to circle the lots and garages and hope someone leaves or there is none. Additionally, the few visitor spots they offer are never available in the instance where you do have guests. There's dog poop all over the property, they've randomly "reset" my key fob before in the middle of the night, leaving me stranded outside of the complex. Nothing ever improves. Yet they've raised my price every year I've lived here though my unit hasn't been upgraded in at least 3 years, likely more. The location might be nice, but with so much apartment living in south end, I would not recommend this building to anyone

Communication from management it not clear. I had many high value items that were delivered to the package room in the facility go missing. When I brought this up the leasing office they said they would check the cameras and follow up with me. They never did and have not responded to any emails sent following up about the situation. Pets also cause many issues here. Many people let their dogs off leash in the courtyard when there are clear signs stating not to. There is almost always dog poop in the courtyard, especially in the bacci ball area. It is also common to find dog poop and urine in the stairs and hallways, which well be left for days at a time.

Very nice apartment complex. Orderly. Clean. Good routine with the trash. Multiple amenities and cable and wifi included with rent. Only 2 notes of complaints are around the package room being so open and packages can be stolen and the parking deck can fill up quickly and they need more parking or to tow people parked illegally.

MAA 1225 is a good place to live. More pros than cons for sure. Maintenance is always timely, rent is ridiculously priced and neither are utilities and management is kind and always ready to help. A few cons are the fire pits don't work and the pool isn't really heated like it should be. Would both be nice on some days. Other than that good place to live.

Frankly, I am disappointed with how it is maintained. There is constantly garbage in the hallway, elevator lobby, and garage itself. The elevator itself is dirty and the railing is frequently broken. A few weeks back a dog peed in it and it wasn't cleaned up for a a couple of days.

I really like living here and my only complaint is that people routinely leave garbage outside of the shoot. You can open it if it's not open and some residents do not understand this. I have seen cockroaches both in the hall and one in my apartment so it would be great if leasing could let people know that it is unacceptable to just drop off the bags. Sometimes I have to use two hands but I am always able to use the trash shoot when I need it. Recently it has been wide open and I am not sure if this solves the pest issue but some people are not bright enough otherwise.

This apartment complex is the most affordable in SouthEnd. The location is within walking distance of many shops, bars, and restaurants. Despite being in the heart of SouthEnd it is still a safe and quiet neighborhood. This building is the most secure I've lived in throughout my time in Charlotte. The view from the pools and gyms are a great added bonus too! The maintenance staff is very quick to respond. The only downside to this apartment complex is the package delivery system. It is not organized or secure despite paying a fee to use a locker system. Definitely could be improved upon.

Only paying for location... The apartment complex is not well maintained. Updates to the apartment take years to be completed. Rent drastically goes up year over year with no change in living style. Maintenance is great, however we only know that from having to contact them frequently due to issues (replacing washer/dryer, fridge, dish washer, electrical, lighting, etc). Walls are very thin so you can hear neighbors music & voices. parking is very limited. Even if you have a spot in the outside lot, you may be forced to use street parking at times. The rooms are a good size. Location is nice.

I love the apartment. My apartment itself has everything I could need and came clean. I haven't had much maintenance issues except for a few outlets going out but they'll fix those the moment I put in a work order. The hallways are dirty sometimes, but it is a very dog friendly residence which I understand having a dog myself.

It has been a great experience living at Maa 1225. Overall a good service. Super responsive always. When submitting any service requests, they come pretty quick. We had an issue with the ac unit when we moved and they changed it pretty quick as well as the microwave.
