I think it's a lively community, noisy at times but not unbearable. Maintenance team is very active and responsive. Main office is really good at communicating with residents when there is going to be maintenance or any other unit updates. I have enjoyed my time living here.

    I have not had many issues. The only thing that bothered me was my initial move in base price was great and 10 months later when I had to renew my lease they raised the price like 200$ It's a big jump for less than a year. It leaves a bad taste cause it's like they get u in and rope a dope u. I still like it here

      This is a nice community. Sometimes there are kids outside my door really loud and smoking so much that it floods into my apartment. Most of the time I like living here but only temporarily. You feel it when your neighbor slams stuff, its like my entire room shakes

          The tour before moving in felt like a bait and switch. The apartment they showed was clean, well maintained. When we actually saw our apartment after signing the lease, there was water stains on the ceiling, the kitchen was dirty, there was crayon marks on the walls of one of the rooms, the carpet was filthy, paint splatters all over the floor. The matte walls were patched with glossy paint. These issues were brought up to management and we were talked to like we were overreacting and the issues went unaddressed. We ended up spending more time cleaning and making the place livable before we moved in. Not long after the roaches started coming out, big ones and little ones. Management did come out to "treat" the apartment but it was only temporary as I'm sure the roaches were coming from other units. It's only gotten worse since then. Management does not seem to care about the property, there is always trash on the grounds, when a maintenance request is submitted, the men that come in to fix things usually make things worse, doing a sloppy job at actually taking care of the issue and causing more damage while attempting to fix things. Then the final straw was cars being shot into one night, management did not address this/ let the community know. Instead I found out while watching the news. I can't imagine how much worse the issues need to become for management to care. We can't wait for our lease to end so we can move out.

            There is an issue with bugs. Weather strips and closing certain vents and ensuring the sink drainage is covered helped but one may enter every now and then. Many schools and daycares nearby! I do love the layout of my apt as well

              Overall it has been pretty ok. Over the summer some things have changed but they eventually got the complex back together. Pretty quiet for the most part. The stair well area isn't as clean as it was when I 1st moved into this complex.

                So far so good. I wish that there was a dog park but other than that I don't have any complaints. The property is always well maintained and I haven't ran into any problem that wasn't immediately addressed.

                  Not what you see in the pictures. The only really nice thing Is the pool. I've had so much going on with my apartment that CEO of the company doesn't give a damn when it's reported. Management team here she does try her best. But it's above her as in what she can do.

                    My experience so far has been pleasant. Some of my neighbors are inconsiderate as far as cleaning up after their pets. Fitness room could be updated. Maybe additional cameras at the pool and more frequent security visits

                      The office staff and maintenance personal are friendly, engaging and helpful. I have had circumstance to call for an emergency, and staff responded immediately. Apartment is centrally located between 77 & 85, making travel easy. Shopping is also local.

                        The buildings and grounds are well-maintained. Conveniently located to two grocery stores, drug stores, and greenway trail which is great for walking or biking. The pool area was recently renovated which is very nice.

                          Maintenance team is always short staffed leasing personnel is not very friendly and didn't respond to email in a timely fashion ?My smart lock requires replacements battery died every 40 days instead of replacing maintenance left a pack of batteries for me to replace it I pay to much for rent to be handled this way

                            Decent community..not much crime or issues with residents or community could use some upgrading to most apartments but affordable for the area. Office staff is nice wish there were community events or food trucks planned for residents.

                                From the beginning till now I have felt at home and welcomed. All of the staff is professional and welcoming. The neighborhood is very clean and quiet. We received a WOW received a WOW refrigerator with our move in and I was surprised with all the things included, my teenage son really enjoyed it! I am so pleased with the choice of making this my home!

                                      I moved to the community in May 2024. Mrs Sasha is great, always respectful and thoughtful. Everytime, I have put in a maintenance call they have either called or came and fixed the problem within 24 hours.

                                          Great group in office. Very responsive. Also the maintenance team is wonderful and need a raise. The main grievances are. Pest- need to use terminax rather than, the current company they don't treat the entire building all at once for proper control. The lame excuse of bottom level isn't accurate and the other grievance is access to club house is limited and they don't let you stay if they go to lunch or not able to be used after hours.

                                            Not worth it…

                                            Keep in mind 95% of these reviews are ONLY from tours I.e they don’t live here. If you care about your kids, your community and your safety, this is not the place for you. Cars are vandalized & broken into weekly, the pool has wild parties with weed smoking, drinking & nudity, you cannot get in touch with anyone above on-site management, the communication here is very poor and the juvenile kids smoke weed & drink literally right outside your door. The apartment was not clean prior to move in and the very next day after move in, a man was waving his gun in the air saying he was going to kill the 2nd floor occupants son. The literal very first weekend at the apartment, I emailed management and let them know this is a un-safe living environment. It got worse though…For a few months, we were harassed by a third floor occupant as well as Sahsha over FIRST COME FIRST SERVE PARKING. They had our vehicle wrongfully towed (which had a sticker & was registered) based on the third floor resident say so without verifying anything. It got to a point where I had to threaten them with harassment for it to stop. There is nothing in the lease stating there is a 2 car maximum however, hey took a part of the lease that basically says whatever they say goes and tried to use it for the 2 car max so, they attempted to serve us with a lease violation for having 3 vehicles, however Delijiah was our saving grace in this situation because she actually listened. Sahsha did us so dirty with the vehicle towing…Sahsha went back and told the 3rd floor occupant to put a sticker on her sugardaddys vehicles so they won’t be towed…Whatever was said between Sahsha & I was relayed to the third floor occupant via Sahsha. Our 2nd floor neighbor has a teenage son that is a big issue to the 8811 building and management was made aware but still the issues continued. The management team plays favorites and create a hostile living environment. I sent countless emails with photos & videos to which nothing was done. They know who creates the issues and instead of them taking care of it, they want to have meetings with ME about random juvenile children who aren’t mine. I’ve reported this company to corporate and I just get gaslit saying they called or will be in touch. This community is poorly managed and they thrive on Google reviews. Rena has an attitude any time you call or go into the office, hell half the time the office is CLOSED, it’s impossible to get in touch with anyone. Lastly, they will either not send a email at all or send one minutes in advance for entry to your home. Save yourself the headache. Ya it looks & sounds great on a tour but don’t end up in building 8811 with the third floor occupant that has no life, no kids, Sahsha as her BFF, a sugardaddy and all the time to be a “Karen”. I have endless photos & videos of everything I’ve stated above. I also reported this community to the Consumer Protection Division and I have multiple police reports from this residence. Also, the pathetic security company they hired have blinders on because one of the workers saw what was going on at the pool and just checked a little checklist & called it a day. Not to mention they take 40 minutes to respond. To summarize, Sahsha knows she did us wrong in a lot of situations which she will likely deny but photos, emails, videos and police reports don’t lie.

                                              No pool no gym no grills

                                              Pool is closed. No access to grills. No access to gym. This place went down hill and my family will not be renewing the lease. Lived here 3 years with no problems. This summer is all about problems. Why did we have to get a membership to the YMCA because the complex refuses to open the pool and gym No bueno

                                                I loved the amenities when I first moved in but now you have to have a $100 refundable deposit to use the theater room and the pool is hardly ever open for use!!! The new office staff are not very friendly or helpful with anything.

                                                  Been here 5 months, I have had issues with my water heater and dryer and they were dealt with effectively. I have a bit of an issue with people smoking on their patio and the odor coming into my apartment. Apart from that I have no other issues and I would recommend the community to live in.
