Renter beware!
Do yourself a favor: look elsewhere. There are plenty of good apartments in Charlotte, but this is not one of them. My place was a fire hazard, barely cleaned for move-in, bad plumbing, horrible management, stained carpeting (they think 7 years of carpeting is normal), too few maintenance to go around, and that's just getting warmed up. The staff were the most immature I've ever experienced and loyal to corporate only, so don't let them fool you with sugar and spice to get you in. They're sharks. p.s. I have never had a problem with a property BEFORE or AFTER Arboretem Apts. Getting out of there was like pulling a knife out of my chest.

Most Ideal
I have lived in the Charlotte area for about 15 years and know which parts of the city are safe and which are not. This location is very safe, it is in walking distance of great shopping, banks, and grocery stores. I highly recommend this location. The floor plans flow and maintenance is on the job immediately if ever you need anything. Though I have had some problems with my gas heater and feel that maintenance still hasn't correctly fixed the problem. Considering this place is about 13 years old, it is maintained very well and the appliances are upgraded as needed. I have never had problems with noise, inappropriate behavior and feel safe to venture out on the grounds at night. The cost is a little pricey, but is worth it for safety and convenience sake.

DO NOT LIVE HERE!
I am not new to appartment living, so do not think that my review is jaded. The walls and windows are paper thin. My average gas bill during 05-06 lease was around $120. The kitchen cieling fell in the 1st month and was not fixed for over 2 weeks. There was no compensation or apology. The management has no understanding of the word professional. I would not recommend living here.

Feels like home!

A Good Choice Overall
Not even having looked into too many other complexes before signing a lease, we are definately pleased with our choice so far.<br><br>The staff is very friendly and professional, the grounds are well kept, and despite what someone else said on this sight, so far, I have had no reason to feel unsafe in the parking lot, or anywhere else- even late at night. Any issues that we had were immediately taken care of, and the apartments, although a little older than some, are comfortable, clean, and nice.<br>

Worst office staff in Charlotte ! BEWARE
I have lived in several apartments,this has to be the worst.There is trash (broken beer bottles on the side walk,paper,foil,cat litter buckets) all around the apartments.Pets are walked in front of apartments.The office staff has no clue,very rude and unprofessinal.Please Beware of this community,constant trouble out in parking lot,very dangerous.....

Awesome Community!!
I wanted to write on defense of this apartment. I have lived in so many apts. and<br>I have never had such a wonderful experience.<br>As for the Manager, she is vey nice & a professional person to deal with. She will always greet you w/ a smile and is always willing to do what it takes to<br>make you happy. I have lived here for a long time and no it does not have a high turnover, they always have about a 95% which is pretty high they tell me. It is so quiet and very little crime. The staff is so nice and friendly! I love this place.

Great place to live

Awful does not describe it
I rented a 2/2.5 with a loft after looking at what I guess turns out to be their show apartment and moved in on the 22nd of September 2004 to two closet doors that would not open, a screen door with rips in it, gouges in the wood flooring in the front hallway and of all things, a broken window that the manager insists is just cracked (is there really a difference?). The carpets have been cleaned so many times you can see where the strands are pulling out of the base. This was all noticed while I was moving in and not during any inspection that I still have to do. When I called the office to talk about these issues and voice the fact that the apartment was essentially misrepresented the manager argued that there are always problems with any apartment (broken windows? - get real) and basically dismissed any of my concerns. She said that she knew about the window and it was on order and just 'forgot' to tell me about it before moving in (sure you did). When I told her that I wanted out of the lease or have it converted to a month to month basis immediately, she said she could do a two month lease for $1350.00 per month (HA! - for a broken down old building), because of her obvious lack of interest in trying show any concern regarding my very obvious dislike of the situation. So my only option in trying to get out of a lease that I signed 3 days ago is to stick it out for two months and then pay a month to get out of this farce of a lease. Either option amounts to extortion. So, here is my first stab at letting people know that this apartment complex should be avoided like a dead skunk and let it be known that it will not be my last effort at letting anyone and everyone that I work with, deal with and am friendly with know that this is not a place you want to do business with. If you sign a lease with them after reading the issues on this site then good luck to you and I guess you get what you sign up for. I would recommend not even going to see this place much less putting a deposit down or signing a lease. There are much nicer and newer properties within a mile of this complex that are not any more expensive.

Resort Like Feel
We enjoyed our time at this apartment complex immensely. We will miss the ammenities and the staff was always friendly and attentive to our needs. There is a true feeling of community, even though people are constantly coming and going. Everything was always clean and the grounds constantly maintained and landscaped. I have had friends and family come visit and all commented on how nice everything is. My family plans on coming back and visiting the staff and the friends we made while here.

4 years here, and very content.
I have no serious problems or issues with this place and am glad I made a move here. POSITIVES: Many! The office staff is attentive, courteous, & detail-oriented. Maintenance responds in good time with good work. Great south Charlotte neighborhood with plentiful shopping, banks, gasoline, and restaurants minutes away by FOOT. Grounds are well kept with regular visits by landscaping contractors. Modern-looking buildings which resemble villas and condos more than average apartment buildings. The units themselves seem roomy, open and airy. Plenty of parking all around. Tennis courts in nice shape. I've always felt safe taking a late-night walk around the complex. A Char-Meck police officer lives here, and his marked cruiser out front makes a great criminal deterrent. Topping it off, a lavish 2-story clubhouse plus a terrific fitness room and TWO pools: one huge outdoor, and one well-kept indoor for year-round use that's great in the winter! A lot of luxury for the rent. NEGATIVES: I've heard that the buildings close to Providence Road are subject to much traffic noise from that road (I'm in another section, so I don't experience it), and some folks take advantage of the generous parking by dumping junky cars into parking spaces for long periods; parked tail-first so their expired or missing tags are hidden. Other than those very small details, it's perfect. I'd endorse this place in a second. C'mon in!

Absolutely awful place.
This reminds of what you get when you talk to a military recruiter. They are incredibly warm and pleasant before you sign on. Once you sign your name to that piece of paper it is all gone. They still act sweet but could careless if you are there so long as they continue to receive their rent. <br> <br>They flat out lied about the condition of the apartment when I left and am currently in the process of disputing the claim they sent to collections. They gave me 30 days to dispute the claim with them. But, of course I did write them a letter to which I was ignored and shortly after received a letter from collection agency. I would avoid this place as there are much better places to live. Don´t be sold on their charm when you move in. As I also talked to many neighbors and no one had a nice thing to say about the place.

The office staff is the worse, they seem so nice, but when you have a problem, hang it up!
Lets see...where to start....Ive lived at The Arboretum Apts. since 2002-present. <br> <br>There is a very HIGH turn over within the office. The apartments arent bad, however there is a need for upgrades. What I've found unacceptable is the fact that staff NEVER returns your call in a reasonable amount of time; unless you call the Regional office in Atl, GA. (which you shouldnt have to do), then theyll jump. Even then, the main office in ATL isnt much better. I totally agree with the individual who wrote about recruiters, and Ill add CAR DEALERS, the staff is warm and friendly UNTIL you need assistance. Later, if you have an issue, not even a complaint, they totally seem to care less. Ive called the office and been told by the answering service that they don't know where management is, or that their showing apartments and when you call back later, suddenly their gone for the day. You pay rent, you dont live here for free and they treat you like your an inconvenience. When they do call back, which is usually 3-5dys later, if at all, their nice on the phone but NEVER, EVER apologize for an inconvenience, and/or mistakes. They sent letters stating I owed a balance when none was due..NO APOLOGY. They overcharged me in late fees 1 mth...NO APOLOGY. I have 3mths left on my lease and Im seriously thinking about breaking the lease! Thats just how fed up I am with their triffling ways! <br> A staff member who is no longer there was very nice in the beginning, but when it was time to view the apt. prior to moving in, the carpet was dirty, the refrig. had white spray paint on it, as though someone tried to cover up blemishes, and the walls could have definitely used painting. There were also a few other things but I was told not to worry and that everything would be complete by my move in date...NOT! Although I was told that Sears had re-did the carpets, I told her either they lied to her, or somethings wrong with their equipment! I couldnt believe it. There were mustard looking stains throughout the living/dining area also dark/dirty spots near the kitchen counter and throughout the dining. She also saw this with her own eyes. First she insulted my intelligence because she said that I shouldnt worry about the dining area because my table would cover it...(I mean do u get dressed with out washing first)? Then when I asked if they could re-do it, she stated no and stuck to it. I then asked if I could move in another apt and she stated that nothing else was available. Needless to say, I was EXTREMELY disappointed and informed her that this was a great inconvenience because I had already moved 1/2 of my stuff in before noticing this and also, the friends that were helping me had already left. I told her that I wanted my securtiy dep. back and she said ok. I then told her that I wanted the property mgrs. name/number because I would be reporting this to them. Well, Missy rode her golf cart back to the office while I started bringing things back to my car. By the time I got there, she had her little black book and said, I do have 2 or 3 apartments that you can look at! Its so amazing how people find solutions when you ask for the Regional Director! Anywho, I moved into a model, that was a little better, but not as nice as most models would be. Her excuse was that one could not expect The Arboretums to look as good as neighboring apt. because they were older. I can understand wear and tear but I told her that a dirty carpet/walls etc. is not the same thing. I told her that I was not use to living like this and that it wasnt acceptable. Also, what one person sees as acceptable may not be so for someone else. Beth, the manager is ok, but I went in the office recently, and she didnt know I was a tenant, which is fine because I seldom have to go in there for anything, but what disturbed me is that I walked in about 30 seconds after this couple; she was still shaking their hands when I came in, BUT she NEVER acknowledged me! Never said Ill be right with you, held up a finger nothing. If I were a potiential prospect I would have walked out the door because that was EXTREMELY unprofessional. When she was heading out to show them a model; locking the other half of the office up, she finally walked past me on the sofa and said, are you looking for a one bedroom? I said Beth, I live here...Management is awful about returning your call and keeping their promise when they tell you their going to do something. Which is also unprofessional and not acceptable. Although they dont hesitate to post a note on your door, or call if they think you owe a dime! <br> <br>As for the apartment/grounds: The apartments are over 18yrs old/however very contempary inside, the need a pretty major facelift-paint,(a little paint here and there is just not gonna cut it) and please remove those ugly green porch covers! I think theyve been there since the apt. opened. Come on people...let it go...u can do it! The steps need re-doing, and appliances such as diswasher and stove need updating/along with the bathroom. Parking is WONDERFUL, which was a great relief. The steps leading to upstairs apts need to be redone. I agree with one of the other tenants, the water pressure use to be terrible, especially in the bathroom early on, perhaps due to an overload in this area(not lately however), and my apartment is drafty. The bedroom gets very warm but as soon as the heat goes off the living room gets totally cold again. Maintenance is nice and the few repairs that Ive needed have been completed within a decent time frame. The stairwells arent swept at all unless you do it yourself/which I have. The weightroom/indoor pool is pretty nice...although last year we started having problems with teenagers/younger folks using it as a late night hang out. There was toilet paper thrown up in the ceiling in the ladies room bathroom on several occasions...very high schoolish!,/and once or twice a beer can or two in the weight room; inwhich I havent seen either in the last 5-7mths. I never really heard neighbors at all; the noise level was almost zero, however, recently, I believe new neighbors moved in and apparently someone is trying to learn to play the guitar...early in the morning... and Ive heard their music more times then I care to mention! So overall, for all the space,a somewhat contempary apt., (although over 18yrs.old), plenty of parking, shopping across the street, easy access to major hwys., basically quiet, at least on my side of the complex, ALL THE TIME; NIGHT OR DAY,it is not a bad deal at all. But considering how management deals with issues unprofessionally; basically ignoring you unless you call Atlanta, I wouldn't recommend theses apartments. There is no excuse for rudeness.

Terrible experience to say the least
To start, I hate to insult anything or anyone but I feel this review will help others in deciding where to call their home. To start, I would not recomment this complex to my worst enemy. I have examples to back my opinion up, so read on. First of all, if you expect to stay cool which is a decent request in the hot summer, don´t count on it. Their windows were, and I quote, "put in and sealed wrong", in the bedrooms, so the rooms are about 15 degrees hotter than the living room and do not cool off, despite leaving the air on all day, therefore creating a high electric bill. AFter numerous complaints, it was never resolved. So the living is very uncomfortable to say the least. Always hot. Maintenance response is horrible. 24 hr turnaround? Negative, not going to happen, so I hope your patient. When my roommate and I first moved in, it was obvious the walls were not painted, which by the way, is law for new residents to move in for the state of NC. Now obviously I can´t prove they weren´t but lets just say if they were, the job was done terribly. Spots, along with handprints found on the walls. We requested the apt. to be re-painted, which was promised. I came homeone day, of course not within 24 hrs to find a man "touching up" the walls in certain spots. Not acceptable after coninuous complaints. I could go on and on, but I´m sure this will give you an idea. Now I will say the immediate staff, there working on the grounds is polite and for the most part...responsive. I believe it was upper management-whom complaints escalate to, that failed to take inititive and responsd. The maintenance response is horrible but who´s to blame for that if management is not on their backs to get things done.... <br>Before I end up writing a book, take it from me-I consider myself a good judge of and while your sitting there contemplating on what to do because the arboretum apt. you looked at is so pretty,don´t do it. It´s hell. When you can´t live comfortably and feel like your needs don´t matter, especially after paying over 700 a month, it´s not worth the hassle. I don´t recommend this complex to my worst enemy

Special "Pre-Move Review"
I was totally blown away with all the amenities that was available. Shannon was extremely helpful, professional and understanding of our needs. We are scheduled to move in on my birthday May 27, 2003 and I my girl friend and I are very excited to finally move in to our new "home". We did not like the experiences we had with other apartment managers in the Charlotte area for they could never come close to the professional and courteous treatment that Shannon extended to us.

Weird
The manager is great, but the other leasing staff leave little to be desired. They are immature and say dumb things, so expect that. If you want to be insulted or feel you need to be abused, give ´em a try. <br> <br>The maintenace people are good, but expect things not to work properly. Expect long waits before something gets repaired. You´ll need to remind them unless it´s something super urgent, but you might get some lip about it. <br> <br>Nothing drains properly in this place, and the stoppers in the sinks don´t work, so don´t expect them to. The water runs great and is always hot. It has a great gas fireplace. <br> <br>Expect sticker shock when it comes to the deposits. <br> <br>Don´t get near the street - it´s noisy. <br> <br>If anyone decides to build a decent and safe place with mature staff and reliable maintenance, I´m in!!!

Superb!
We moved here from out-of-state and had to handle all of the moving in process by mail. The office staff was wonderful and so very helpful (thank you again Bethany!). We arrived to freshly painted walls and new carpets. The apartments are very nice and you won´t be able to find this much space and storage anywhere else. The whole area is nice, clean, and very peaceful. The type of people that live here are excellent. We love it.

Terrific place to be.
OUTSTANDING! This is the Best place to live in Southeast Charlotte. We have lived here since 1997 and have had the best experience. <br>The management team and maintenance men are very prompt and courteous. Parking isn´t an issue because there are plenty of spaces at each building. Our neighbors are professional people like us who work uptown. We like the quality of people here and the location is perfect. The shopping center across the street is a big plus too! <br>We rate the Arboretum an A property! <br>

Very Good
I lived there for a period of 5 years during which I had very few unplesant experiences. <br>The facilities were 1st rate and the staff maintained consistancey through management company changes. Parking was always available and the grounds were always well kept. <br>Never an insect in my apartment and that says a lot for the South. <br>When I lived there they had a wonderful pet policy requiring only 1 small deposit. <br>And people were expected to and did deal with having pet as a privilage and with respect to others. <br>Security was minimal but not an issue at the time.
