Please describe the nature of any issues or note any The service of this community is very good, it can solve my problems in time, the environment is very comfortable and quiet, the only thing that bothers me is that it is relatively close to garbage collection, it smells when you pass by, there are often flies indoors, and the neighborhoods are very kind, so I am still very satisfied with this community / suggestions you have.

Haven’t had any issues with apartment it’s quiet and peaceful, and issues always addressed in a timely manner. Helped me with rate prior before update and the rate is comparable to the market. Compared to 1/2 way down the street even though they are older buildings it’s well Maintained

From the moment I signed lease friendly and helpful staff. Surroundings are quiet, apt features and property services are great. A plus, for location near The Arboretum with many restaurants. Near schools. Closes town is Matthews, 20 minutes to Uptown.

I have been a resident of The Arboretum Apartments for about a year now. I have been extremely pleased with the Leasing agents and their care about my concerns with my apartment. They are very attentive to my requests. I've enjoyed the convenience of moving here and having all the major restaurants, medical offices, and stores right within walking distance. This is a friendly community to be a part of and enjoy outdoor walking, along with exercise facilities.

We have recently moved to this community and are liking it very much. The apartments are so spacious and the space inside apartments is optimally utilized. The leasing office staff and maintenance team are very cooperative. The community location is also a positive as it is very near to the market. The kid’s play area here is another advantage

Don’t be fooled

Don’t be fooled by this “Luxury Living” deception. Many did not want this bldg built years ago given flooding potential and sure enough, The Arboretum is now paying the cost for being built. Residents were forced to move into different units given damage/unliveable circumstances in one of the two bldgs. Construction went on for over a year with hazardous materials riddled throughout the grounds popping car tires with nails, collections, of plaster, wood, nails, I’m guessing over 20 asst mgrs and mgrs have gone through the office in my four years living on this property. Maintenance workers are a revolving door as well being hired than gone. Post Covid, bldg has been barely maintained in terms of cleanliness. Filthy elevators, gym floors likely never cleaned, garbage piled up next to garbage shoots etc. Myself and friends in the bldg all complained about cheap, low grade appliances ie; refrigerator, washer and drier and toilets. Never noticed how bad these things could be until I lived at this place. Giant grass area for dogs behind bldg stayed flooded with about of foot of mud water for I believe a few months last spring. Units facing Parkcenter are very noisy with even a slightly opened window. Various balcony constructions are unsafe. Overall, don’t be fooled by showy tour as what you’ll end up living in is a dump.

My first year was not as comfortable due to all of the roaches and water bugs everywhere even on my bed. This year I feel more comfortable I've only seen about 4 roaches and 1 Water bus. I feel that the carpet isn't padded underneath. It's home for now though.

It is a fine apartment complex to live in. close to all, nice apartment, pool, indoor pool. Lots of trees, gym, pool table, fast maintenance. Overall a good place to live. Across from arboretum shopping center. 16 and 51 very convenient location.

I am living here from last year. I recently completed my first lease. New lease I got hike nearly $157. Which is too much for small unit like Peachtree. After discussion with leasing office I get to know this is per market rate at the time of lease renewal. Which is totally unfair with existing residents. My only concern here is my new rent! Otherwise I like this community.

Cool cozy place, lots of nature, very beautiful view. Nice neighbors, friendly staff! If there is an issue -- they will help solve it very quickly. Cool location of the complex - everything is nearby, shops, the road to the center. At the same time, it is a very quiet area

I have been living in this community since sep 22, location is main factor for me to stay here it is easily commutable to all necessary thing like hospitals, malls, restaurants, schools. There is no community watch or safety cameras and have seen many folks venturing in to the community in odd hours

Very good place to stay if you are new to the city. Lot of grocery stores, banks and other essential services are at a walking distance. Bus stops are nearby which cover a good route. I would esepcually recommend to stay here if anyone is moving to US from south Asia as you could have good company here.

No parking, multiple cars in the street, random people walking around at night asking for money, car break ins, MULTIPLE police cars out for lord knows what constantly. Not worth the Rate even if the appearance or the grounds is wonderful. You can't trust if your trash will be picked up, and neighbors are loud when you try to work.

This is regarding new lease renewal offer. The new lease renewal offer for 12month is 2086 which $300 more than existing rent. I can’t afford $2086 base rent. Last year I moved in Arboretum apt and paying $1798 base rent which is already higher than many of residents. I referred 3 more friends and they all got it below $1700. I am not asking to reduce my rent but I’m requesting you to consider my existing rent and offer me the same rent$1798.

I am happy to live in the Arboretum apartment. The staff in the leasing office is polite and kind. Maintenance is good. The location of the residential complex is convenient: various shops and cafes, lakes, medical facilities are within walking distance. Parcels are stored well. The territory of the complex with a large number of trees and pines. I recommend!

The maintenance staff are very nice and usually complete maintenance issues quickly. Relating to my hvac issue this is something they can not fix. The maintenance tech closed off another valve or area to see if it would force more air into a room that is not properly receiving air conditioning or heat and it did not work. I have placed at least 5 work orders for this issue over the course of a year and it has not been resolved. I was informed due to what a contractor advised would be needed to complete the task was out of what arboretum was willing to accept or pay resulting in the maintenance man doing a band aid that did not resolve the issue. My daughter room is still cold and we were given a space heater to heat her room in "luxury living".... I have never paid rent late or missed a payment and don't cause any issues but feel overlooked due to this issue that affects multiple units in my building and arboretum not willing to resolve the issue. This definitely makes me know I will not renew my lease after giving arboretum multiple instances to correct the issue. I have had water bugs in my home weekly since I moved in and was told basically to deal with it. It is not normal to have pest in your home. There is an infestation of water bugs.

Arboretum Apartments has a Great staff and maintenance staff. This community is a Great Community. Staff has gone over and beyond. Staff has wonderful community events. Maintenance Staff keeps the Grounds immaculate.

Great Location, Good homes and ventilation. The team decision on few things is not very right. Appliances brand new gets rusty. when stated to help resolve this asked to reach GE on our own or fix it. during end of lease if they will fix it, they will be charged.
