I will do this in list form: Positive.... 1. Good Location 2. Spacious apartment Negative..... 1. Dirty breezeways, never cleaned 2. Bad lighting in parking lot 3. Poor service from the office staff and regional office 4. POOR/No Communication with tenants when having issues 5. Car Break ins 6. Broken electric gate on numerous occassions 7. Duck droppings on walkways that is never cleanned off 8. Occasionally noisy I could go on and on.

    I've lived here for almost a year WITH NO ISSUES from the front office or maintenance. The community is beautiful and I have no idea where these negative views are coming from. If you pay your rent on time and treat the dwellings with respect, that's what you will receive in return. The neighbors are friendly and courteous. The only issue is sometimes the electric gates get stuck but when maintenance or the front office is told about this, they take corrective action immediately. I would point out that they are working on fixing the walk thru gate near the rear entrance.

      When did the customer stop being treated right in America? When did being incompetent become standard? As an American and an Army veteran, I am ashamed of the treatment I received while living here. To be honest I actually like the location and the apartment. My problem is with the management's complete disrespect of their renters. I had an issue where a water pipe was broken by the tenet living above me, during the move out process. Even though this caused water damage to my apartment, the staff did not contact me because they claimed that they did not have the correct contact number on file. I asked if they tried to call my emergency contact and they did not. Why do we list emergency contacts if they will not be called during an emergency? After the initial situation was under control, they told me that they could not give me the responsible party's insurance information because they did not have it on file. It is a requirement to provide proof of renter's insurance before being allowed to move in. I understand that people make mistakes, but afterwards they tried to leave my apartment's walls and ceiling in sagging condition for 5 weeks until my lease terminated. I told them that this was unacceptable and that if my apartment was vacant at the time they would have been considered un-rentable to someone else (see pictures). I did not have the money to go to a hotel and if they had the responsible party's insurance information I could have filed it with them and be reimbursed. The manager then promised me that my rent would be prorated, a mold inspection would be done and my electricity for the month paid for. This was due to them running small industrial blowers to dry the carpets. After 4 weeks with no payment I went to the manger only to find out she was replaced. The head maintenance man had also quit, which raised some red flags for me. I was also told by the new manger that no one had the "authority" to promise payment for my inconvenience and that she would have their legal staff "look" into it. I came home later that day to find that someone had entered my apartment and adjusted the blinds. I never gave anyone permission to enter and 24 hr prior notice is required per my lease unless its an emergency. I do not like being lied to or having my rights violated. I am having difficulty getting a lawyer to try to sue as the amount would only fall under small claims court. I guess the best I can do is warn everyone possible to FIND SOMEWHERE ELSE TO LIVE. Do yourself a favor and live somewhere they will treat you with respect, even if it costs more.

      Moved here in July. I have no problems with safety, my bldg #6 is quiet. If you like living with Centipedes this would be perfect. This was first complex I lived in that had Pest fee, that was a sign but I ignore it! My first night was horrible, almost moved to 2nd fl different bldg but $90 extra month for 3BA was too much. I have spent $200 for weatherstrips, poison traps, liquid sprays, chalking the interior. Management has agreed to help, but I wanted assurance all corners would be done. I was told that the Crabtree area has flood issues anyway, and lake on property doesnt help. The Pest Control company has no control! I think they are coming in through the air vents. Gladly the daily encounter has decreased from 10-15 a day to about 2. If you are not willing to live with bugs, please consider very carefully which bldg you decide. This is not a issue in all bldgs, because I have spoken with others. They occasionly see waterbugs. Stay away 1st FLOOR!

        NEVER come from here!

        This place is nasty and disgusting. The post about the drug dealers and duck feces everywhere is totally accurate. The gates are always broken and when I moved in there was something old still in the refrigerator! The walls are paper thin; you can even hear someone sleeping and using the bathroom in the apartment next to you. I had a guest come to visit me and her car was broken into by one of the drug dealer's crackheads. People leave trash bags outside their door for days and no one says anything about it yet charge a trash fee every month. Parking is a nightmare and there have been cars that don't work which will take up space for months. Spiderwebs and bugs are constantly a problem, then the local ducks are everywhere leaving feces and making the apartment area stink; But charge us every month for pest control. At night the lighting on the grounds leading up to your apartment is non-existent and half of the time the bulbs in the actual apartment hallways are out. I am always embarrassed to invite people over to visit me. Then to ask for almost a $150.00 rent increase?!?!?!?! Ridiculous. That increase makes this apartment's rent one of the highest in the area!!! I tried to stick it out because of the location but I can't take it anymore; there are too many nice places that charge LESS and you get so much MORE. Good luck to the next sucker that rents from here.

          Not so nice.....

          When I first moved there 2 and 1/2 yrs ago...it was nice and quite...the staff Emily and Eddie were awesome...I hated it when they left because things went from sugar to #@$% really fast...The managerment turnover is crazy...I reported that it was a drug dealer in the neighborhood and no one listened...crack heads coming through the gates...the gates hardly ever worked...crack heads would ride there bikes through the gate and walk righ up to the guys door...knock..and make a drug exchange...I lived in the same buildiung this activity was happening..then the duck poop was horrible...they have a dog park but nothing for the kids at all...kids run around like wild animals...I had a neighbor report that the kids at the bus stop through food at her car one morning...maintenance does a half @#$ job on repairs...on the 1st floor we had an issue with the A/C unit leaking water..they only setup fans to dry the carpet instead of replacing the padding underneath..its crazy...I will NOT RENEW my LEASE HERE...I dont advise anyone...the couple that moved out emailed me the picture of the drug dealer and he was arrested on 11/30/2011..Visit WRAL Wake County Arrests...he is there...Please monitor your kids with this kind of activity...Per the other post abt. the drug dealers...its True

            Its a beautiful community

            Hey everybody, stop the hating, the place is pretty, lots of trees, management is so busy they seem rude but they are really just busy, I am in customer service and sometimes I truly want to wring someones neck - but i cant so I fake smile and I get through my day...who doesn't? - I am not condoning an uprofessional attitude, merely suggesting that we need to look beyond others faults at times and focus on results.

              This place sucks

              This place sucks. One of the gates is always broken. The office staff don't care and don't help when you have issues. They promised to replace broken floor tiles at the door and to get rid of mold around the windows and never did. They also charge you a fee to pay your rent online if you pay after the 1st day of the month. They bricked up the rent drop boxso if you want topay with a check you have to bring it in the office when they are open. And roaches constantly crawl under the front door but repeated requests to do Something about it did not help.

                Office staff sucks!

                I have lived here for 2 years and when I first moved in the office staff was friendly and gave great customer service. The current manager I beleive her name is Michelle is rude and does not seem to care about her job. Do not expect to receive friendly smiles or greetings when you walk into the office. Also the gates never work so much for calling is a gated community. People wait outside the gates so they can drive in behind you the lighting at night is terrible safety is definatley an issue. Parking is inadequate in front of my building having to park far away if coming home after 8pm. For the money you pay you can def find better housing.

                  No one cares! DO NOT RENT FROM COLONIAL GRAND AT CRABTREE!

                  I'm really saddened by how uncaring the people at Colonial Grand at Crabtree are. They talk to you in a fake happy tone and are unwilling to deal with your issues or even try to help cut you a break. We've been living at Colonial Grand for several years and ever since we've lived there, we've had problems. We initially had problems with leaking and cracking bathroom sinks and they had to replace both of our sinks. We've had problems with water leaking from the ceiling and we've had concerns with a possible mold problem in the leaking areas but the maintenance people have really never tested or cared about it. We've had problems with our alarm messing up and the constant problems with the gates in what they tout to be "a gated community." Someone was arrested at the complex near our building in February. They apprehended the person in the parking lot. Ever spring we've had to deal with geese droppings all over the sidewalks and grass. Plus, to add insult to injury, they recently increased our rent to $114 more than it was previously. I can understand increasing it a little bit, but this is ridiculous. When I talked to the manager, their excuse is that the computer makes the numbers. Their hands are tied. I called the Colonial Grande Regional VP for two days straight without any answer. I called the customer service line and they stated they would call me back in one business day and this evening the same apartment manager called to say that her manager couldn't do anything. The VP didn't have the decency to call me back until after the manager called me (probably because I complained about how inconsiderate and uncaring they were) and all she did was hide behind the excuse that they go by what the computer says. You'd think that an apartment complex would care about it's residents but Colonial Grand at Crabtree (and probably all Colonial Grands) only care about bringing new people in at a higher rates, so they can make more money. So if you're thinking of renting at Colonial Grand, DON'T! After a year or however long you're lease is, they'll raise it higher and won't try to work with you at all about the cost of your lease. They have no real concept of customer service. They have no real concept of what a community is. The prices at this complex are too high for the amount of issues you'll run into and I can safely say this is the WORST COMPLEX I'VE EVER STAYED AT. DON'T EXPECT ANYONE TO CARE IF YOU STAY OR LEAVE! DON'T RENT FROM COLONIAL GRAND AT CRABTREE!!

                  You can find much better for less in the area

                  I have lived in this area for years now so I have a good idea of what is or is not reasonable in an apartment complex. Recently I got a new job so I decided to find a new place closer to work, especially since I have had some pretty bad experiences with my current apartment. I came on a Sunday afternoon with a friend. When we walked in the lady at the front desk told us that she would be with us in a few minutes. When my friend simply tried to ask if there were any brochures we could look at the lady interrupted her and again stated that she would be with us in a few minutes. If the worker had been helping someone else at the time then I would understand but when I looked over she was sending e-mails through Outlook. I used to work in the customer service industry so I can say with confidence that telling a potential customer to wait while you finish an e-mail is unacceptable. We ended up finding a brochure and took a seat and as we read through it I found it odd that nothing was mentioned about the apartments themselves. There were no floor plans, amenities or even pictures. Needless to say at this point my friend and I aren't under the best impression. What made the situation even worse is that shortly after we were told to wait a current resident came in with a rent check and the worker proceeded to help the resident right away, even starting a brief conversation. When the resident left and the lady's e-mails were sent she finally decided to engage my friend and I. Not only were the apartments overpriced but after some questioning we found out that the rent would go up at least 7% after the first year. She also kept trying to talk us into paying to reserve the price since they were subject to change daily. Then when we asked if we could tour an apartment the lady told us that there weren't currently any units that we could look at. At this point I finally noticed a pamphlet on her desk that had one random picture of the kitchen which appeared very unimpressive and my mind was made up. I told the lady I was leaving and my friend and I walked out. Basically to do an overview of this complex I would say that parking appeared adequate and the grounds were clean but there is absolutely no way I am signing or paying anything for an apartment that I don't even get to look at, especially at the prices they are charging and especially when dealing with an employee who clearly needs to be replaced. This is of course with the benefit of the doubt that this one worker does not reflect on the ethics and standards of the staff as a whole, which I doubt is the case. It wasn't that I couldn't afford the rates either. I just know that you can find a much better place at a much better price in this area.

                    EH!

                    I've lived here about 3 years now. Beautiful complex, great location. However, the lady that works in the office is awful. Lazy as heck. I will walk in, she continues to talk on her phone, and then says "do you have an appointment?" Mind you I've been dealing with this person plenty of times before. I've had lost packages, which I'm pretty sure is do to the fact that she doesn't want to get off her butt and unlock the door herself. So she just hands whoever the keys are and says just help yourself! Never asking for ID or anything. I've complained plenty of times of the outrageous noise coming from above us, all hours of the night screaming yelling running, and nothing has been done.

                      The Building seems to shake

                      When at home at night the whole floor seems to shake. The area is being updated with new paint and some roof replacement. Drafty windows need replaceing the window at times blows and you can hear this from the windows. If the corp would just spend some extra money to just do upgrades would be a big difference. A few mins up the road I have noticed upgrades to one complex and was older than this one. Getting notices on door about noice when you are not even here to make noice. We must have ghost in our apartments while not here do they know people are at work at different hours. Maintance can do more than they really do. To addess the last person on office yes on the phone when you walk in the door talking about what to do when she get's off work and not talking to current people who live here. Raleigh police seem to be here off and one they made a arest recently to some girl walking in the parking lot.Strange cars parked here and they don't live here.

                        Honest Opinion

                        I have lived in CG for the past 3 years. The first two were great then they turned over management and this 3rd year has been hell. The people in the office are rude and obnoxious. One day I went in to ask a question and I had to wait 10 minutes while the woman talked on the phone about what she did that night. I get some type of note on my door all the time complaining about noise..the thing is the times they say I am being too loud I am not even home. They also went green...so you can't pay in the office but they can hang a paper statement on the door everyday. I have had numerous things break in my apt and it has taken weeks (some not even fixed) The place is ------..it looks nice but drug dealers, over flowing trash, and ------ bags in the office are what you overpay for every month.

                          You'll want to kill yourself....

                          Please, please please do not move into this ------; unless you want to deal with trash all over the parking lot, bags full of dog feces scattered throughout the dog-park, daily excuses for "why" things are not being done. (Usually, it's that an emergency came up.) This is no BULL, in the 2 years i've lived there, this place has gone from decent to unlivable. I even wrote their corporate office once and sent PICTURES of how messed up it was and was totally ignored. Also, if you try to call there, good luck getting someone to answer the phone, as it takes a miracle for that to happen. The place needs to either be sold to someone else or bulldozed. If you decide to move here, you'll be bitter as hell for the next 12 months. DONT'T DO IT!!!!!

                            My husband and I have lived here since August 2007 and I would have to say that we are over all satisfied with our stay here. The management staff is overall very nice and competant, when we decided to down grade to a smaller apartment they were very willing to work with us and made it very easy. There have been several changes though and I never know if I'm going to know the person in the office. The maintance staff is friendly and very capable. Any repairs are made either same day or the next. The apartments themselves are about what I would expect to pay for this area and this quality. There are some minor things in ours like the dishwasher kinda sticks out and the floor in the bathroom is discolored from a previous tennants rug. We also get spiders and centipedes, though when we ask they send out a bug guy that comes out every week to spray. We live near the pond so bugs are to be expected. I love the high ceilings it makes our one bedroom apartment not seem nearly as small. The carpet was new when we first moved in and the walls were freshly painted. ***Update*** Shortly after I wrote this review our apartment was broken into. Based on the way it was done the police, and I, think it was someone in the complex. They never found out who did it, but we never felt safe after that happened. The leasing office waived the fee to connect the alarm, something that we had been meaning to connect but never seemed to remember it when we had $75 to spend. We also started having issues with the fridge not freezing, the maintenance staff came out no less than four times and finally told us if it happened again they would replace the whole fridge. The only problem with that was that it was going to be a slightly smaller fridge.

                              Overall great place to live

                              I have been living here since Jan.1 and i can give an honest review of what i think of Colonial Grand apartments. The apartments are very spacious, and my one bedroom apt includes a sunroom. The only complaints i have is when i moved in the apartment obviously was not inspected thoroughly to ensure everything was working properly. i had to contact maintenance every week to have things fixed. On a positive note, maintenace handled all my requests very promptly. The amenities are nice-could be better tho. however they are kept up well except the car care center. The area is extremely quiet and noise will never be a problem unless u have a loud neighbor above you, like myself. she stomps all day and it is very annoying. Overall i would recommend living here. Everyone is really nice. Just pray for quiet neighbors or get a 3rd floor apartment.

                                I have lived at Crabtree for nearly two years and really like it there....My apartment has a pond veiw ,it is beatiful.....The office staff are are helpful and freindly....When I ask for service it is allways completed the same day I put in the request.......The place is just awesome !!!!!!!!!

                                    New manager took over and "Attitude" "I don't care. The Mildew seems to a on going thing here, there was a law suit with with midew issue when the company bought the place and was never settled and on going. All complaints should be sent to the Attorney generals office to log a complaint and others who live here join in. use the link http://www.ncdoj.gov/ The recent paint job was not all that,needs some updateing, microwave woudl eb nice above the stove, some are being up dateing they are tireing out the kitchen and bar area only doing tha to the ones who move out and then tire out the kitchen and bar. In the past recent floods and this area has flooded. please park in a high area other than the low lying area this weeekend. New windows needed ASAP. The Floors do shake when peopel walk across the floor. Looking Getto every day

                                      They've lost respect for themselves and they make the tenants pay for it

                                      moved in mid-2006, the place has gone steadily backwards in 3.5 years. No maintenance upkeep any longer, laundry facility is disgusting, water-heaters work inconsistently, tennis court is appalling, garbage "pickup" is non-existent yet they charge an arm-n-leg to the tenants, Manager staff is rude and it's always "never their fault", and the most depressing thing is - it's a "gated community' and the gates are forced open for 6 months a year because of their lack of maintenance. I found a homeless man sleeping in the laundry room very early one morning and will NEVER go in there again. The place is a ------.

                                        This place is a dump

                                        Colonial Grand at Crabtree is nothing short of a dump. Maintenance just does not take care of the place. There is usually trash everywhere, especially in front of the mail boxes. No one bothers to empty that trash and the maintenance guys can't take 30 minutes to clean up all the trash bags around the dumpster. I mean come on, what do they do all day? Oh, I know, they play with their fishing boats. One of the guys has a huge boat that he parks near the car wash station. Don't bother reporting anything to the office about maintenance inside your apartment. They'll put it in the computer and that's all that happens. Even if your roof is caving in, they won't bother coming out to fix it. The rent is ridiculously high for how poor the apartment buildings are. The gate is nothing but a pain in the butt. It works about 60% of the time and many times it gets stuck open or partly closed. I almost forgot about the property managers. They can't seem to keep one here very long. Seems like they come and go every 3-4 months. That should tell you something about the place. DO NOT STAY HERE!!

                                          They did fix the carwash area but soem oen stole the nozel off the hose coemon people if you need one that bad goto walmart and get one leave things alone so we can use them gees. The windows still need replaceing they are old and not energy complient as the window guy who came by and looked at. Still hear doors slamming with no reason to. Peopel come on stoop slamming the doors.

                                            I was resident here since 2004 and moved out due to not being happy with my stay here.At first it was a different leasing company with great staff and everything was smooth but ever since colonial grove took over my rent was constanly went up, service went from everage to poor to worse,when they first put up a play ground I was happy that finnaly something some thing for the kids! unfortunately, I came to find out that it was ment for pets.The bad part about it is only a few residents use it and the rest just go around and not everybody picks up after their pets. you can use the gym but cannot use the bathroom later in the evening? If you don't mind horrible service from a team that only wants your money but don't care about you then this is a place for you. Don't be fooled by the "welcome smiles and tour" be smart here what residents have to say. Thank you apartment ratings.

                                              This Complex Supports Predatory Car Towing

                                              This complex will tow your vehicle without any notice or prior warning. We've also had mold issues and saying that management is incompetent is an understatement. The maintenance workers are excellent, however the management thinks money first tenants last. (and that's if your lucky) There are also house centipedes in the complexes. There have also been car break-ins here..and judging by the new tenants I'm sure it'll only get worse.
