The gate is always broken, the office staff are constantly changing, the maintenance team is short staffed and having to use workers from sister communities, and the building exterior is very dirty and in major need of power washing

Overall it's a great community and the area is awesome. The community is quiet and the staff throughout the years have have but are always friendly abd helpful. The team quickly responds to any maintenance issues.

The work order service is terrible they ignored my work order for months. I place the work order 3 months in a row, it is documented that its complete when it is not. I had to call the office. They also when into the property without permission after I asked them to call before they entered. I have taken a picture and a video and documented the delay for the blog

Living here is so convenient location wise as everything you could need is within 20 minutes or less (way less). Having a gated entrance brings an extra factor in our peace of mind. The community is quiet and clean. Management has always been there for us. Overall a nice place to live.

We like living here - most of our neighbors are friendly and there are lots of dogs, which we love. Unfortunately, that means a lot of dog waste. I have a dog, a teenager and a preschooler and we love walking around, exploring the grounds, especially barefoot when the weather allows. It's frustrating that we're constantly dodging piles o'poop. The office is doing what they can - they have someone cleaning, send letters, and offer rewards for pictures or video of owners not picking up after their dogs. Location is good, amenities are good, office staff have been friendly and helpful, apartment has some minor issues, but nothing out of the norm.

The food trucks are great, I love how clean the grounds are kept. The gate codes help me feel safer while I'm home and the guest here are very friendly. The staff are always very helpful and I love that.

It was an easy process taking over the lease. I have moved living here. It has been were well kept. The lawn is always cut. And the maintenance staff was helpful when I needed my filters changed. When it snowed they walked ways were cleared instantly.

I really don't have any complaints. I really loved the painting that was done last summer. I love the food trucks that come out. It's clean. My neighbors are courteous and kind. I love the email communication from our front office. No complaints lol.

My experience living here hasn't been pleasant. The building I live in has trash thrown on the ground and in the bushes. My neighbor smokes in their apartment and the smell comes in thru the walls to my apartment. I can spell cigarette smoke in my kitchen, my bedroom and bathroom. The smell is really strong and smells awful. Neighbors are always arguing and fighting. Neighbors stay up all thru the night playing loud music, yelling, etc. They have no respect for ppl living next to them or above them. I have had to call the police several times about music being too loud late at night. Neighbors be leaving trash outside the door and there has been a vehicle parked outside my building since I moved here back in May 2021, the vehicle does not have any tags on it and it have not been moved. It's been sitting in the same parking spot taking up a parking space and also there are never any parking spaces. Sometimes spaces are available but you can't park your car unless you want your car to get banged up because of how other ppl park their cars crooked.

New management is do everything to satisfy everyone after been left with a heavy load. Maintenance team is doing everything to reduce work orders and doing a better job. Lawn and trash compactor are well maintained, it's a good area to leave, no problem with bugs or pest.

So far so good, but move-in was difficult having not been able to see the actual unit due to covid policy. Due to this I had to rely on the affirmation of staff that it would be a corner apartment but it ended up being an inner apartment with a mirrored floorplan to one I had been shown beforehand. Its too late to change I suppose. I had movers arriving on the same day as check-in so by the time I realized that it wasn't what I had shopped for, all of my things were being delivered.

My experience with CG Crabtree been positive. The only complaint is how often the security gates are broken. But I have no other complaints. All my interactions with staff have been very nice. If they were cheaper I'd stay forever

This community has a lot of ups and downs. For gated community the gates are always opened when one pays rent to ensure a secure environment. The lighting on this property needs to be rectified, no wonder people are breaking into cars. The car cleaning area has a hose that is never operable. Place more garbage can near the mailbox to throw junk Mail away.

Colonial Grand has undergone some in house changes which has resulted in some major inconveniences - but recently the maintenance department has been outstanding. Huge salute to Fernando for his courtesy, professionalism, amazing work ethics & over all amazing personality. He really knows his trade.

When I first moved in everything was great gray place nice and quite friendly staff, but this last year and a half things are worse once the maintenance guy left they have not been able to find someone full time and when you put in a work order it takes about a week for them to answer even if it's a leaking sink ( twice now both times 5 or more days to answer and I had to call them asking when someone coming and they give excuses they don't have maintenance person) if they can keep someone then they need to sub contract out I understand not getting there that day or next but when I wait 5 days and have to call again on it. Eryn is very nice but the other new property manager seems a bit mean. There is always trash in the yard outside my balcony from neighbors throwing cigar wrappers and buds over balcony. It still is quite most of the time there is a new neighbor who likes to play loud music so I hear the bass thumping until about 11:00 at night. And the prices of a 1 bedroom has skyrocketed to over 500 more than when I moved in. ( go for a 2 bedroom cheaper or same price than a 1) it really not a bad place to stay just if something breaks don't expect it to get fixed within a week.

This is actually my second apartment in this community. My first apartment was not 'renovated' while the new on is. Great location and I have not had any issues with other residents in the three years I have been here. I picked this place because of the no breed restrictions and I think the newer apartments in Brier Creek are just way too expensive. My biggest issue with this complex by far has been the transfer process from my old apartment to the renovated one. It took weeks to get the transfer paperwork completed by the office. The amount of fees and charges upon moving out of my old apartment were just insane. I paid a pet deposit as well as monthly pet fees and was still charged for pet damange when my older dog did not make a mess. My advice is to take pictures of everything prior to moving in.

It has been good overall. The community is good. I would recommend this community. I have enjoyed it so far. The apartment is very spacious in a one bedroom. The two bedroom I looked was nice as well.
