I moved into a one bedroom, on bathroom apartment. I really like my home and was excited to get it. The place could use some cosmetic updating, I can live with it for now. I got a wall painted for $80 prior to moving in by the staff. It is a gorgeous blue color. It makes my apartment feel more like a home. Being that it is an older community, I did see a couple of little crawlers, but the pest control handled that. I love the nine foot ceilings and the fact that it is a gated community. It makes me feel so safe.

Horrible! Cockroaches and other bugs constantly crawling on my children and guests. Malfunctioning toilets that result in increased water and sewage bills. I have to take off work to have a decent conversation with the property manager. Otherwise, she is rude on the phone and via e-mail. We cannot wait to move from here!

This community is wonderful. The outdoor areas are clean, polished, and well-manicured- this includes the pool, grilling and picnic areas, and landscaping. The common areas like the gym and clubhouse are very modern and clean. The leasing office is friendly and responsive, and the maintenance team is always ready to help. I actually submitted a work order that was answered and completed within 2 hours! I love it here.

It has been good so far. We have only been here for a week. Janet in the office is awesome and extremely helpful. She also answers emails very quickly. The gym is conveniently located which is great for us.

I reside on the first floor and so any leaks that occur above me will lead to me having to deal with it. I always tell potential residents that I've its always been dealt with professionally. Management is always great.

Great staff. They were very helpful with my application. Janet is insanely organized and everything I needed was provider for me. It was a painless process. Everyone works hard and as a team here. They have a way of making you feel like your problem is the only problem and they resolve issues quickly. The grounds are beautifully kept as well. I can't wait to dip my feet in the pool!!!

The staff is mostly helpful and courteous. You can tell they work really hard. However, there are just some things out of their control that you can't know about until you live here. 1. My new neighbors left trash everywhere when they moved in. I had to pick it up myself. They are also very loud. It might be this building. If anyone moves here, try to live in the center buildings out in the open. It seems nicer in the middle. 2. A very large move-in truck blocked the parking lot so you can't leave. I mean, it was a 16-wheeler sized move in truck for an apartment. Why did they need a truck that big and why did they stay so long? 3. The poop problem still happens, but not as bad as a year ago. I think the easiest solve would be to have someone to pick up after the grounds weekly so residents don't step in it. It's the least they could do. I would simply like the grounds to be walkable. I don't go outdoors much anymore. However, I keep hearing that they are going to do better for the last several months and there hasn't been any action. 4. Once I made a maintenance order and they didn't call or contact to let me know they were coming. They just barged right in one morning and I had no idea they were answering the maintanence order. 5. The staff can't change this but again, try to live in the buildings farthest from the road because you will hear every noise from car accidents, the gates, and the fire trucks driving by. It's a bit noisy unless you're toward the wooded area. The experience here isn't the worst. The little things do begin to add up over time. Again, it might just be the bad luck of this particular building. I think if we had a different building we would have had better luck. My real complaint are the residents here. You never know who you're living with and that can't be helped. I just wish some of the people were more respectful. Anyway, I'm grateful for how hard the staff try to work. They don't have an easy job.

Very nice community with knowledgeable, friendly and helpful management staff. Most requests are submitted online and they see and respond immediately. Maintenance requests are usually done within one day. They keep the surroundings very tidy and neighbors are also respectful and helpful. Convenient place to live.

I love my new apartment home. My building is very quiet. I look forward to visiting the pond and feed the ducks. The office staff us great. I had some issues with some of my kitchen appliances and my work order was completed less than 48 hours after I submitted the request. This community is great so far!

Great place to live! Very close to a lot of popular retailers making trips to the grocery short and easy. Love the layout of my apartment and it's always quiet! The pool is very nice and is always empty! Overall it's a great place to live

Great starter apartment. Close to shopping and eating. Office staff is friendly and helpful. Wish there was a children's play area, but there is a dog park. There's a pool. And trash compactor. There seems to be great parking, I pay for 3 spaces which means I always have parking, that is a plus

CONS: - The dog poop problem is VERY bad. I stepped in a huge amount with flip flops on and I had to throw away my brand new shoes. It smells pretty bad around here because of it. The tenants apparently have no respect for one another. I'm a twenty something professional and I pay the rent. I shouldn't have to live like I'm still in a college town. My last college apartment took DNA swabs of each pet in order to insure that people don't leave pet waste behind at least. - We get charged for cable "included" in the rent even though I don't watch TV. I wouldn't call this a bonus, especially considering the dog problem. - During the summer, my apartment was somewhat infested with roaches and bugs. - During the winter, the heat stopped working on Christmas night and it was 30 degrees in our house so we had to go elsewhere to sleep. - There was no carpet cleaning done prior to moving in so I had allergies for the first 3 months until I got a new vacuum that cleaned up all the dirt that remained. - There is no point to the gates because they break down half the time. - The grounds could be cleaner and better maintained. If you read this please, please trust your gut and live somewhere that you don't have to worry about stepping in dog poop! I will update my rating to 4 stars once the poop problem is solved.

Good place to live, excellent location!! The office staff is very friendly and helpful. I work in the Rdu airport and is an easy and quick drive. The gated community is an extra security that is a piece of mind.

Havent had any issues with service. Community is quiet and staff is courteous and attentive. I always have enjoyed living here. Would highly reccomend this location. You cant beat the price for the location.

Let me start out by saying that if you are considering this complex then run. Tiffany the landlord has been harassing me. I'll start by saying that when I found mold in my bedroom she showed no sense of urgency and belittled me when I said I needed someone out there that day. Well when she finally came to inspect my apartment at her own leisure, she turned my heat up to 85 on a 90 degree summer day while my dog was home alone while I was away at work. Fast forward a few months and she started yelling at me when I asked her to put a package on my front doorstep (since she neglected to notify me when my package arrived even though her email said that she would). It was extremely urgent this package. She started yelling at me and called me names. Tiffany told me I was manipulative and as per Tiffany, she said that my roommate even told her I was. So not only is she making my living situation so stressful but then she tries to cause drama between my roommate and I. Then she told me if my package was so important I can take the day off of work to get it. I told her that was impossible and she questioned me and asked if she was to call my employer to verify what I said, would they confirm? But who does she think she is questioning me and my job?! Then when I asked her for her direct supervisors number she refused to give it to me. She told me I can find it myself and she would not give that information to me. How unprofessional and inappropriate. I work with the public everyday and NEVER have I raised my voice to someone. Also, should be noted that I was having issues one month paying rent because my paycheck was not deposited because of identity theft with my bank. I tied explaining that and Janet the other landlord told me that I could use the pawn shop. How appropriate is that? Last, aside from the horrid staff this complex is infested with cockroaches. Everything was broken upon move in (so look forward to not being able to use your shower for 2 weeks after move in). The water pressure is awful. Every time I complain to the staff about the water, it never gets taken seriously. And just make sure you check your rooms VERY thoroughly for mold. Just stay away from here.

CONS: Not kid friendly. There is no where for kids to play. There was one grassy area for them to play football but a grill and picnic tables were placed in the middle of it rendering it unusable for children. Tennis court is in poor condition. Bikes are no longer allowed outside. Bike corrals were removed and no alternative was provided other than to bring your bikes into your apartments. Kitchen appliances in un-renovated apartments are extremely old and don't work well/inefficient. Cabinets and counter tops are in awful shape. Windows are old and difficulty to open and close. HVAC system is old and inefficient. Property manager makes decisions about the community and does not ask community members for their opinions or input. There are trucks backing up with a beeping sound at 4:30 am many mornings that will wake you up if you are a relatively light sleeper. The water pressure is very low. PROS: great location, maintenance crew Charles and James are competent, helpful, and very friendly. Assistant property manager, Janet Kinney is very friendly and service-oriented. Pool area is nice. The 3 bedroom apartment has lots of light, good storage, washer/dryer, a second bathroom. Pretty trees throughout the property and I can see them from my windows which is pretty. I have a wood burning fireplace. Trash and recycling is convenient. The community is pet friendly and has a small dog part and lot's of pet waste stations. There is a small gym. The cardio equipment is pretty good, weight options are awful. There are weekly food trucks most of the year which is a nice option. Noise insulation is pretty good, I only hear my neighbor when they play loud music (which is a lot). Overall, this is a good community if you don't have children, ride bikes, or cook very much. If you do those 3 things, keep looking.

Staff is very competent and available to answer at all questions, apt condition were really good when i saw it and maintenance quickly fixed what was due. The Apt Complex has a great policy to preserve neat, organized and safe, the enviroment where we live. Thank you all!

very nice apartments, great amenities, and friendly staff. quick responses to maintenance calls, my only complaint is they are slow to respond to emails and almost never answer the office phones, and it's irritating they don't tell you when you have packages delivered

I continue to gave a great living experience here a Colonial Grand. Everyone is friendly and courteous. I enjoy the many activities planned by the professional staff, which allows me the chance to meet my neighbors. I highly recommend this place for anyone looking for a beautiful and affordable apartment home.

It has been continual problems with the management staff when an issue needs to be addressed. When conversing at times they may be professional, but sharp and condescending in which is unacceptable. This issue needs to be addressed not swept under the rug.
