The Village= Hell on Earth
The end of my lease cannot come soon enough! I agree with all the negative feedback on here....They have all-day-starting-at-7/8 am-leaf-blowing marathons if not every day then every other day at least.It's ridiculous.Management is slack these days and has a strict lease-breaking policy which includes a 1 month rent penalty in addition to paying back all concessions incured from beginning of lease to date date of freedom from this disgusting property. This is addition to the incredibly soaring rental rates we already have to pay just to be completly miserable "living" here. The word "living" is in quotations due to the fact that you can not comfortably live in your own apt which you have to work so hard to afford in the first place, at least not within the past 2 months or so,due to needless construction (no doubt in order to "justify" a surefire jump in rent. Understandably, construction is sometimes necessary,and a pretty-at-first-glance complex is one of the few features that may help draw in new tenants. However, waking up to workers outside my bedroom window (yes,looking IN my window even!) at 8am yestrday,followed by them upsetting my dog by being on our balcony shortly thereafter,and rearranging our personal belongings and not moving them back -WITH NO PRIOR NOTICE THAT WORK WOULD BE DONE ON SPECIFIC BUILDINGS,MUCH LESS ON OUR BALCONY!!!!!!!!!!!!!!! On the brightside, noise by neighbors and/or residents has never been an issue for us. For what we are paying in this area, we should not have overflowing trashcans, broken "car care center" (which was already a complete joke beforehand), and be unaware of construction happenings in our respective buildings,esp. 1st thing in the am! Last time I checked, my rent included my balcony and storage closet,which makes me feel unsafe.HOW DO I KNOW MANAGEMENT,ETC. IS NOT ENTERING MY APARTMENT WITHOUT WRITTEN NOTICE?!?!!?!?!?!?!?!

change is good
I have lived here for a year and a half and have had a pleasant experience so far. When I moved in the company who owned this place obviously sold it and I haven't had any problems. They seem to care about what is going on with the property and the people who live in it. I think the property is a great place for the price and love the location.

How many hours of consecutive sleep does a human need?
That's what you need to ask yourself before moving here. Because if you think you need more than maybe 4-5 hours per sleep per day, this poorly managed apartment might be a bit too much for you. <br><br>It's not just the occasional landscaper with leafblowers that will keep you from sleeping. It's not the carpet steam-cleaners that come in at unplanned, unscheduled intervals. I mean, they add to the challenge of trying to get a good nights sleep at this place, but that's not all. There is much, much more.<br><br>The biggest obstacle to actually sleeping a consecutive 8 hours will be the result of sheer, unabashed human ignorance and lack of regard for others. I'm talking here about the noise created by your neighbors for your listening pleasure.<br><br>If it's not Billy-Bob Redneck with his mustang running straight pipes, it will be his cousin and part-time lover Joe-Bob who wants to have the loudest Harley Davidson in the complex. It is a trophy to his manhood to find creative ways to use a vehicle to shout "LOOK AT ME" to all of Wake County and strive to obtain the attention he missed out on as a child.<br>Never mind what the Lease says about noise, you need to understand that these are the kind of people who are unlikely to be able to maintain an attention-span long enough to get past the second paragraph of a legal document.<br><br>This might be expected from a low-rent place. But guess what? We've got PREMIUM rents here, to lead you to believe you are going to be living in an upscale community. Then once you are here, nothing is done to separate this place from a trailer park.<br><br><br><br><br>

Extremely poor service for the rent we pay - Almost zero service
This place used to be great till it was owned by Korman communities. After the ownership changed (sometime mid 2006), the<br>service has become unbelievably poor!!! and rents have gone through the roof! Office staff doesn't have a clue of what's going on or what the policies are. VV disappointing - at times it gives the feeling that the new administration wants to drive out all its residents - it's that bad.

This place has really gone down hill quickly
I have lived here six months, and I have watched this place go from an absolutely georgeous property to an absolute slum overnight. The recycle center is loaded with garbage, the maintenance crew is lazy (how many times can you walk past a poop pot overflowing and not bother to empty it)and we have the godzilla roaches (totally nasty).<br><br>Greystar only cares about collecting their rent an nothing else. I would not recommend this place to anyone.

Don't open your door after dark...
I used to really love The Village. I thought I lived in a nice safe place. NOT ANYMORE! I can live with noise. I am disgusted to learn that management is aware of a particular resident's daughter and her hoodlum friends that hangout all hours on the staircase. Well one of these hoodlum friends forced his way into another resident's apartment and robbed them at gun point. Don't worry because the daughter and the hoodlum friends still hang out on the stairs but with one less friend. I wonder if any of her other friends have guns?

Let's review the lease regarding noise
Legally speaking, it is the noisy ones that need to move out to the country. The Korman lease, like any other apartment lease in Wake County prohibits noise to the extent the resident has control over it. The "noise is okay" position will fall down in any courtroom.<br><br>For example, it says the resident agrees not to "make or permit noises or acts that will disturb the rights of comfort of anyone". Review the lease if this is not clear. It also prohibits motorcycle noise and vehicles that are not kept inspected.<br><br>Naturally, it is understood that people are people and there are going to some things beyond the bounds of control, whether it be screaming babies, barking dogs, or just incessently loud foot steps of stomping people. There are some things that can be easily controlled and other things that are not. In fact, sometimes it is the noises of others that make babies cry and dogs bark, so noise breeds noise.<br><br>There is a wonderful invention called headphones that solves music issues, and because of this there is absolutely no excuse for blaring music in an apartment complex, period.<br><br>Its really all about maturity and courtesy for neighbors which is sorely lacking at this apartment, and that's why I cannot recommend it.

The Village, even under new management, is still an apartment community it has its ups and downs. Noise is going to happen and if you want quiet then I guess you need to buy a house out in the country, however, I seem to manage fine with the barking dog who never ceases next door and every time I turn my radio to an audible level those same people stomp on the floor for me to turn it down. As well as this guy actually came to my car window and asked me to turn my factory car sterio (nothing special about it) down as I parked my vechicle. Some people think the world revolves around them.<br>This is a beautiful property and very safe neighborhood. With everything you can imagine no more than 20 minutes away groceries stores, Bruggers Bagels, Goodberrys, Kerr Drugs, and Rudinos all within walking distance, what more could you want.<br>Staff is always friendly and attentive to my needs and maintaince gets done in a timely manner. They are doing some repaving and other improvements which are needed and I feel that the new management is bringing this place to a new level.

Recent negative feedback is correct
Its really gotten horrible. The word is out and moving companies have been advertising heavily at this place lately because the word is out that the staff is slack. They need to gear up for mass exodus when leases start running out, this is not the place it was a couple of years ago.

What is going on with this place????
Given less than 15 hrs notice to move vehicle from parking lot...or it will be towed?!?!?!?! At the residents expense!!!Management had to know they were going to seal the parking lots in advance. Someone fell down on there job and it seems to be happening alot lately!

Has turned into a complete slum
The previous comments about noise and management are right-on. Noise has become an incredible problem. The lease prohibits motorcycles but doesn't do anything to stop Harley-RiffRaff from driving his chopper through the complex at all hours. The loud music can come from a number of places in the complex, whether its cars driving through blaring rap music or as another poster said, people turning the garages into miniature nightclubs with live music acts(yes Im serious) which does not do good things for the apartment complex's wanna-be-upscale image. I've gotten to the point where I have to call the Police a couple of times per week to have them come talk to someone about the noise level. What is the point of painting a place to make it look nice from the outside if youre going to allow the residents (and staff) to go wild?

New management sucks
When I first moved in I loved my apt. The apt alone is pretty nice. They have good size bedrooms and baths, the kitchen is big and open, I was really happy. The manangement was nice and accomadating as well. Well recently the manangement has changed and I have no idea where they got these clowns. It takes two and three phones calls for them to repond to the simplest request. Leaky this, AC went out,need to spray for bugs. I could not even get a straight response out of them when I wanted to re-new my lease. They didnt have anyone competent enough to even answer my questions when I wanted to GIVE them more money. What kind of business is ran that way? Pretty annoying if you ask me. This new property manager is a joke also. She is trying to "prove" herself, so I got towed for no apparent reason. There was not a NO PARKING sign, stay off the grass sign, or anything closely related to the in the lease agreement. So Miss New Manger cost me time and money to get my truck back. OLD Korman good, New whatever, sucks. Property is nice, Management is a Joke

LOUD music -- you were warned.
Not only do people loudly blare country music from their decks, but they apparently actually allow rock bands to practice music out of the garages! The noise level is unbearable and unacceptable, will make any kind of reading or watching TV impossible -- all this despite the fact the lease clearly prohibits loud music. I will post an update if they solve this problem, it was not this bad last summer.

Great Place For Price
I am reading these review and wondering why people are complaining. I am a former resident of The Village and loved it. What do you expect for the price you are paying?If you feel you deserve so much, go somewhere and pay more or get a house. What do you expect?????The staff is very nice and is doing as much as they can. I am sure they could always do better. Are you maybe expecting too much? I have referred many people to this property and have heard no complaints. Get over yourselves and grow up! Do something for yourself. Have you talked to the staff? Told them how you feel? No, that would be too easy. I am not a staff member!!!!! Go ahead and say I am one. Beleive me, they are too nice to make this response. If you are a very picky person and but too cheap to pay for a house of new apartment, this is not the place for you. If you need a clean place with nice pool this is for you. No, you are not going to get your work order done ASAP, but what do you expect for what you are paying?

Just so everyone knows, PRIOR management was held liable for writing a few of these reviews. They are no longer with the company so don't be fooled by previous ones stating how "wonderful" they are.<br><br>Residents beg to differ.<br><br>This is my 8th apartment complex I have lived in and its by far, my least favorite. The pool area is pretty clean, the gas grills are usually out of gas and my AC unit went out twice already. They did try to fix it, but over a three week time period. Luckily, it did not get that hot for NC weather. After several complaints about my neighbors trash outside the door for several days, they finally received a notice. The smell was unbearable and I refused to touch it. I have let numerous messages at the office and never got a return phone call. They are not very prompt, very unorganized and I personally feel they could work on making the current residents happy, and not focus too much on meeting their quota on bringing in new residents.<br><br>This place has alot of potential, if only a little bit of time & effort was put into hiring proper staff to take care of it all. <br>

air conditioner
I was in the office today, when I heard someone complain about fixing my air conditioner. Did they not even realize that I was sitting right there on the computer? That really pisses me off, people need to be more careful about how candid they decide to talk while in the office. I don't appriciate hearing complaining about fixing my air conditioning that doesn't run correctly.

I really didn't care much for this complex when I lived here. As previous reviews stated, I had a really hard time getting my deposit back. I had an AC problem which took forever for it to be fixed and my dishwasher never worked properly. I really didnt see why I had to pay full price for an apartment with AC & a dishwasher that did not properly work. I think a pro-rated price would have been more efficent. I ended up eating alot a lot just to avoid the dishes. Staff was okay, not too friendly but I did not deal with them on a regular basis. The pet areas do bring up a foul stench but I think if the areas are missing bags, pet owners should bring their own.

I like that they have a lot of social events for their residents. They even have them across the street at Rudino's and pay for all the pizza's and appetizers. They had bingo this month, I missed it cause I had to work, but they gave out DVD players, $$$ off rent, free in-home massages... It's fun and the staff is friendly.

I agree. I'm in a furnished apartment here too. My husband was relocated to RTP but we wanted to live in Raleigh because of our daughter's school. I was impressed that they have a shuttle service for there corporate clients and the picked my husband up from the airport when I was out of town. They have top notch customer service!

Satisfied
My house went on the market and sold before my husband and I were ready to move and a friend of ours suggested corporate housing. What a concept. We're very satisfied. It's like the pent house of all hotels! 1475 square feet and it has 2 garages that are attached to our suite. Believe it or not the prices are better than the Holiday Inn! We have maid services included in our package I don't think I'll ever want to move!

management shines
The management here is extremely helpful and understanding! I rented an apartment at Korman Communities in January and was suppose to move in the first week in February. Ends up I had a family emergency and it completely changed my moving plans. The manager refunded my fees back on to my credit card and told me if I am still able to move later on she would give me the same deal there doing now. Hopefully I'll get a chance to come back to Raleigh.
