Honest Review
Wow, I happened to come across this website when surfing the web and didn't know it existed. Sounds like the same person is on here over and over. Hehe... shame on you!

Anyway, I moved in here without looking around much and the price was a little steep from what I was paying earlier, but I was only planning on being here for 3 months. When I renewed my lease, my price actually dropped because i signed a longer term.

I looked for other apartments at my renewal and noticed no one else offers the breakfast, the yoga, personal trainers, massage therapists, on property gym, and so much more. (wow, sounds like I'm selling this place)

I am not in the office much because of my work schedule, but when I go in to pay rent and pick up packages everyone seems nice.

I would definately recommend this place. Come check it out for yourself...

Very content here....
I have been reading through these reviews and must say for a community as large as the village is these are just a few angry people. I must say I have lived here for 5 years and have seen many managers and office staff come and go. But until you have experienced some of the previous management I can say that this manager has been by far the most professional and dedicated manager.

Pet friendly apartments are going to have dog poo issues that is a given. For the most part they do a pretty good job of keeping the pots empty. Apartments are going to have children at them. I have seen the kids playing but have to say over the last month it sure has been quiet. Many children that seem to be a part of this problem I have not seen around so I can only hope they are gone.

Just remember those people writing the reviews are just a very small percent of this property – you must come see for yourself that is truly is a wonderful place to live and I would gladly recommend it to anyone I know!
Read up....
Read your lease. Make sure you read your lease. I went and got a copy of my lease almost a month ago after having been charged for things that weren't on my lease. Make sure you know what you're signing before you move in with them or you will get screwed.

Good Deal!
The Village is a pretty cool place to live. They gave me a preferred employer discount for working at the Crabtree Valley Mall and I got my utilities paid for as a move in special. Pretty cool. I have a friend moving over here and they said they'll give me an additional $200.00 off my rent for refering him. I can't complain!

Management
The two "stupid girls" that we refered two in earlier reviews acually were great. I never had problems when they were here. Problems were always addressed and there wasnt a dog poop problem. The management now seems to leave early everyday now, especially on Friday. Now, we are having problems with kids making bon fires on the tennis courts. I have been living here for over 2 years now and I think its time to move.

Not too bad, but not too good
My expirience with this place has been rather indifferent. i usually dont ever have to deal with them unless I am picking up a package which they are generally good about getting for me. the child situation has gotten better sine the kids went back to school. i was a little upset when the light in front of my buidling fell down to the ground after a car hit it. Rather than fixing the problem, the area was sectioned off, that upset me a lot. I reall have only had one or two maintence requests, which have both been emergencies and were taken care of promptly. My only complaint is that it seems like whenever I go in there, the employees have changed again, i would love it if i could feel like I know the people who run where I live, but I am sure they're just going through some changes and this will get better. From reading what other people have written I am shocked by the things that have happened to people, and I am concerned that they too may happen to me, but so long as I haven't had any problems, I will continue to live here.

Very unpleasant
On the first of August 2004 a friend of mine and I moved into Korman Communities/The Village in Raleigh, North Carolina.

Immediately, I was impressed by the property and by it's staff. My roommate had recently been employed there. As far as what went on in the office and with my roommateýs job - that is not my business and is not relevant, in my opinion, to my treatment as a resident with this community.

Our carpet was never replaced before we moved in though we made it known we wished for it to be. We were told it would at least be cleaned and the stains removed but that never happened. Also there was a massive crack in the tile by the front door. This was never replaced either.

On one occasion, I learned that at first, our rent money was missing completely, then it was found, then $95.00 was missing, and then no, wait, $99.00 was missing and we owed a $50.00 late fee (which was later waved). I was mortified. I KNOW all of our rent money was there and I blamed myself for #1 trusting the word of the manager and paying in cash period and #2 trusting the rest of the staff as well and not asking for a receipt. (You know, we paid all in $20.00 and $50.00 bills so how $99.00 could be missing is beyond me.)

My roommate and I made an appointment to talk with the Property Manager regarding the rent situation and when I arrived in the office building the Property Manager was in a hurry to leave. My roommate and I offered to come back later when she had time, but she insisted we talk then. She stood the entire time. My roommate tried to speak but was cut off repeatedly by a hasty, hostile manager that by the end of the conversation (which, mind you consisted mostly of the Property Manager speaking harshly to my roommate and avoiding eye contact with me; it's as if I was non-existent) her face had turned blood red, she began flapping her arms, jumping up and down and was yelling in both of our faces. My roommate stayed remarkably calm and I was so upset and offended I just stood there in shock.

My roommate gave her two weeks notice at the end of September 2004.

On September 7, 2004 while my roommate was still employed with Korman Communities, my mother called into the office while I was there to book a corporate suite for five days in the following month of October. My roommate was very conscientious about making sure she was entering everything correctly - even double-checking with the Property Manager that she was doing things the right way. The Property Manager confirmed that she was. My roommate gave my mom a room number; since she is in a wheelchair my roommate was extra careful to make sure she reserved a lower level suite for my parents. My parent's charge card was charged immediately in the full amount.

The day we were to leave for Raleigh, we got a late start leaving, so I called Korman to make sure they left the key to my parent's suite in the drop box. At that time, the Assistant Manager said there was no record we had ever booked a room and that the Property Manager was out of the office and all she could do was call her cell phone. After awhile my Mother called back and the Assistant Manager said she had spoken to the Property Manager and since there was no record we didn't have a room and that obviously the reservation had been taken wrong. My mom, noticeably upset, asked her if my roommate was the person who ran rooms through the credit card. The Assistant Manager said no, my Mother asked who was and the Assistant Manager said she was. My Mother asked her if there was no record how on earth could she have known to run her charge card through? The Assistant Manager said the only charge they had put on my parentýs credit card was my half of the rent, which was made on October 10. My Mother told her no there was one on Sept. 9. The Assistant Manager had no answer for that. She then said that when a reservation has been made for over a month they transfer it to another sheet of paper so as not to have eraser marks everywhere and that somehow our reservation must not have been copied to the new one. (Everything there is done by pencil and paper it's 2004 - that's sketchy.) The Assistant Manager mentioned they had a second floor room, and then said, "Oh, but you are in a wheelchair arenýt you?" Thereby letting my Mother know she knew exactly who she was and remembered the reservation being made. She told my Mother that the Property Manager could talk to her but that she wouldnýt be in until around 4 or 5. My Mother told her 4 or 5 would do her no good as everyone would be closed by then. She proceeded to tell the Assistant Manager that she had ordered a room, had paid for the room, and wanted a room. The Assistant Manager told my Mother that if she couldnýt act like an adult she wouldn't talk to her, and she hung up on my Mother.

My Mom then called Corporate Headquarters at Korman. About an hour after contacting Corporate, the Southeastern Manager called and by my parent's account was just as rude as the Assistant Manager had been. I got her on the phone only to hear that "Mistakes happen" and how my roommate "Must have made a mistake in the reservation." I explained to the Southeastern Manager that I witnessed the Property Manager telling my roommate what she was doing was correct. The Southeastern Manager was about as helpful and accommodating as a brick wall.
She told my parents that Korman didnýt have a room and there was nothing they could do. Her excuse was that my roommate had never guaranteed the room; she had never assigned a room number, even though my roommate gave us a room number at the time. The Southeastern Manager said if it was never assigned that for all intents and purposes it didn't exist. She said an employee at the Korman/Raleigh had found a room at Amerisuites and did we want them to book it for us. It was going to be $20.00 more a night. My Mother said she thought they should at least pay the difference, but the Southeastern Manager totally ignored that. I asked for the number of her boss and she gave me Mr. Korman's office number. My parents called several times, leaving messages with his voicemail and never receiving any answers.
They have since contacted the Better Business Bureau, registering a complaint against Korman Communities and they have also sent a registered letter to Mr. Korman including all receipts and information listed here in these comments. So far no response has been made.

My parents both tried to reason with the employees at Korman/The Village and got absolutely NO satisfaction. My Dad went into the office the next day for a receipt proving his money was back in their account. The Property Manager insisted the money had been refunded to their account on the 15th but it was not credited until the 16th. The Property Manager told him that they don't usually take the money upfront but that I had insisted they do it. This is completely untrue. My Mother was on the phone with me while the reservation was being made and she can vouch that I never said the first word about any such thing and something like that is totally not in my character.

I confronted the Property Manager about that and all I got in response was a shrug and a "Well..." I still have no idea what that was supposed to mean, I turned and walked away.

I moved out of this complex on October 30th.

And so, as a result of my stay here I could never in good conscience recommend an apartment complex with such unprofessional, rude and condescending management staff.

As far as the apartment complex, I loved the location and I loved the apartment itself. The outside sure needed painting like everyone else has pointed out, but otherwise was a lovely place to live.

I will miss what that apartment complex SHOULD have been for my roommate and I: A safe, inviting place filled with warm and friendly peopleýthe ideal first apartment for two young women out to make it on their own.
I hate this place.
I put in a request for a bottom floor as well due to recent surgery. They gave me an apartment on the second floor, something in which was very difficult for me to handle going up and down the stairs. An apartment came available on the first floor right below. I put in my request and they said, "they would do everything they can". Shortly after, a young couple moved into the apartment. I thought I made my situation very clear to the office management, but apparently I was wrong.

I had to put in two requests for AC, the first one never filled so I had to call again. It still doesn't work. Good thing its almost winter.

The dog waste smell is a problem. Since the cans don't get cleaned out hardly at all, the bags are normally lying on the ground outside the can, which is very disgusting to look it. I've seen several residents upset by this so they stopped picking up after their animals. There is one nice young man in our building who one time actually emptied the can and replaced it with a trash bag of his own. It was a very nice gesture, but I think its something the maintance men should be doing.

I really don't like living her giving the above circumstances plus I'm not very pleased with the management. The stairs are very hard to attend to when you have a cane. I look forward to the day when I can move out. My lease is almost up.

I have read the reviews and I can't understand why so many people are disappointed with The Village.

I have lived here for 2 years and have not experienced any problems. I got moved
i got moved when i stayed there. they gave me a room on the first floor because of my back and my dog. i have a child and it was impertainant that i stayed on the first floor. I confirmed my room several times before i came to the property, but the day i got there i had been moved to the third floor with the promise that my family would move when a first floor became available which never happened. The staff was nice, but the service was crappy.

Lost reservations
I made reservations at this location three months before my trip to Raleigh and was never informed that my reservations were lost until the day before I got there.
What made matters worse, is that my credit card had already been charged, I was however told that my account would be credited.

Exceeded my expectations...
I've stayed at Korman in the hotel part for about 4 years off and on and the girls in the office have been very accomodating. See ya next year! Tell the maintenance thanks for their help. (Even helped me take my groceries up one day! - talk about service!)

Re: Both Lived and worked....
I believe that the comments made after my review were completely uncalled for. First of all, I don't know of anyone that has been LET GO from their position at Korman, and second of all, since when do people babysit their staff?
It is my opinion that the recent comments were made by current staff members in order to create a positive view of Korman.
My review stated nothing against Korman, I feel that the property as a whole is nice, but needs some work.
Frankly, I think that by calling someone "stupid" and "not grown up" is particularly childish to do.
Know that Korman is nice, but do your homework in choosing an apartment, that could be said about any apartment complex. Basing staff members comments on age is simply ridiculous, it is not ones fault that they have chosen to obtain information while still in their prime rather than starting from the bottom with no education. Whatever, that is all I have to say. Oh one more thing, until just recently the only senior staff member was the property manager, other than that there was a 24 year old (no longer works there by her own choice) a 21 year old (still employed) and a 19 year old (left to move to another state, QUIT was not let go) Hmm....interesting

disagree
I've lived on the property for 4 years. My experince has been nothing but good. I feel the others that have given bad reviews are just former employess soured because of being let go. true the staff (speaking of the two girls at the front desk) who just didnt have any idea what they were doing and promised what they could not deliver and they wonder why they dont work at the property anymore. Come on dont be bitter because you weren't good at your job. I've had my problems with the staff as a whole but have always had someone to comfort me with my problem. The staff has made me feel at home. I mean the senior staff not the kids that were employed at the property recently. I see that korman has finally decided to hire some grown ups for change and stop with the baby sitting. All in all this property has done everything possible to keep me happy and comfortable the last 4 years. I plan on continue my stay as longs as they will have me.

If it sounds too good to be true, it is.
From the outside this place looks and sounds perfect (except for the obvious need of a paint job, which I hear has been promised for years.)

Once you get that lease signed, and the first payment made, the claws come out.

Sure, everyone seems real nice at first, but there is always a feeling that something just isn't quite right.

The two girls were the most genuine are now gone, I'm sure they felt the same animosity residents feel towards the senior staff.

The smiles become increasingly fake and the words become empty and sharp. The backstabbing and gossiping that go on is ridiculous and no one is off limits.

My recommendation is to look elsewhere for a less devious and cult like atmosphere.

The Beauty and The Beast
The Beauty: The lush landscaping and well manicured surrondings of the community.
Korman Communities is indeed a georgous property that offers its residents incentives for renting there. For instance, the company hosts a morning breakfast each weekday that offers starbucks, muffins, and more. While a great gesture, this does not make up for the overall demeanor of the staff and the types of activities that occur in the complex.

The Beast: The Staff. Mainly managment. Although each individual does not behave in these ways, the overall atmosphere of the office does not say much about the company. The manager is extreamly blunt and rude to her residents, she really should watch what is said in an open office setting with residents who can hear, and repeat confidential information. Some (not all) of the maintence staff is unprofessional and frankly, rude. Requests for service are often ignored and after several calls made to the office, our broken kitchen appliances were still not replaced!
Promises made by the staff are not kept, and the overall professionalism lacks greatly. There are other properties in the area that offer some of the same ammenities, I suggest not falling through the cracks of this community and doing your research before renting!
I lived here for almost two years, and in those two years I witnessed a great deal of problems that to this day (I move out at the end of this month) Have not yet been addressed.

GO SOMEWHERE ELSE! This is an HONEST review
We lived here for almost 3 years. The staff is HORRIBLE. They go through staff like FLIES. Expect your rental problems to be discussed OPENLY in front of other residents. I used to sit in the computer room up front and the PROPERTY MANAGER will openly discuss resident's personal issues that I feel should not have been discussed. We had another resident tell us somethings that were discussed about us..we were not happy...

When the construction took place next to the property, our building had a "mouse problem". Took forever to get someone out there, we took care of most of it ourselves. WE lost several appliances because of the delay, and they never did replace the stove. We were told we had brand new carpet when we moved in, we didn't. The AC/Heat never worked, maintance was always drunk, the mangers did not "act professional" at gatherings, much less the office. If you have pets, plan on keeping a large supply of bags. They run out and won't empty the trash cans for MONTHS. In the summertime, you can SMELL the dog waste from the cans. Yes, the kids are very WILD. Keep your cars locked up at nights. Expect issues with paying your rent. If something breaks, dont expect anyone to come fix it, you can pay for it when you move out. Don't bother calling Mr Korman, he wont call you back. Anyone else from the regional/district area is RUDE and will not hesitate to scream at you. You can find something better somewhere else, for better money.

GET EVERYTHING IN WRITTING!
Especially the security deposit!!!

Oh, and when they switch staff AGAIN, plan on paying rent twice for previous months..this happened to us and our neighbors..luckily, we had a receipt. Our neighbors were not so fortunate and got evicted.

Six Forks Station across the street is nicer, not as many "benefits" but you wont have the problems there that you would here.

Constructive comments
The property manager of the village in Raleigh, is a nice individual; unfortunattly she is highly unprofessional. She comes across very rude and condescending. She acts in this manner not only to the residents at the community; but, also to the people that work with her. The assistant manager is pleasent, but she to is very condescending and aloof. It is a beautiful property and a great location; but, the managers in the office are directly effecting the "live better" slogan that Korman seems to hold so high.

The Village is a nice place but recently has been overrun with kids! Trash on the grounds, bikes everywhere, soccer balls in the parking lot and food up and down the stairways and sidewalks. Parking can be a problem at times (should'nt if you only have one car). Pets areas are not providing bags anymore. Buildings need to be painted (was told it was to be painted almost 2 years ago). Otherwise, nice pool area and tennis courts. The community provides great amenities and activities. The Village is nice but I think the rent can be quite pricey. I wouldnt have a problems paying higher rent if they provided a cleaner, well maintained community. I will be moving to a newer community when my lease runs out. Same price...but new, clean apartments.
