A Nice Place to Live
I've been living in the Biltmore Apartments for a couple of years now and I feel this is a community for someone like me. The neighborhood feels safe and I love that I can walk the trail across the street when the weather permits. The apartment itself is spacious and for once in my life I actually have enough closet space. I really recommend this complex, especially because whenever I need maintenance, they show up quickly and get the job done (something that seldom happens in other apartment complexes). I also appreciate my detached garage and a useful fitness center. One day I may even try the indoor pool! Yeah, I think this is a good home and I plan to stay here awhile.

Lack of Proper communication
Aurora was amazing to tour with and very knowledgable, my frustration comes from the Application process. I was never notified of a denial fees are Non refundable and the reason for denial was Rental Credit History however I have never been evicted, Broken a lease, Had complaints and have always received a full refund of my deposit so to be denied for a reason like that makes NO sense but by the look of current reviews its probably for the best

I'm paying more for a one bedroom vs their 2 bedroom! The maintenance is never available to fix stuff!! Sadly the friends I referred here is experiencing them not fixing ----! Maybe I should call the health department since they want to address the hallway that smell soo bad that someone elder diapers that be in the vallet trash can all the time in the hall!!

3 months later…still waiting for a DISHWASHER
DO NOT WASTE YOUR MONEY. I have lived in several apartment complexes in several cities in America, and never have I encountered such an unprofessional leasing company. No one ever answers the phone, and when you do get someone to answer (after calling several times, talking to severe different people, leaving 3-5 voicemails, calling corporate and leaving several voicemails there, etc.), they are extremely unhelpful and outright rude. No one ever knows what is going on, and are on a whole different page when it comes to leasing options and/or unit repairs. I transferred to a new unit three months ago, after being cheated into paying way more than they initially told me, and I still do not have a working dishwasher. In the last unit I was in, at the same complex, it took them several months to fix the appliances. The maintenance team never comes to fix anything. The buildings are not well-managed and are dirty and always in need of repairs. The fitness center is big, but hasn’t been updated (nor cleaned) since the 80s. Lots of broken equipment and the pool is always closed for maintenance. The “garbage valet” hardly ever picks up your trash. The grass everywhere is covered in dog poop because no one ever replaces the doggy bag stations. Never enough parking, no elevators in buildings and hallways are too small to fit big furniture. The whole community and staff, from top to bottom, give the impression they don’t care about residents’ concerns, nor do they want to change or improve any of the living conditions. There is nothing luxury about this place. Don’t let the beautiful leasing office, and “fair pricing” fool you. The rest is not worth it.

Can I give this place 0 stars?
Can I give this place zero stars? I haven't even moved in yet and I am already getting pissed at this place. We had an apartment lined up and they call us one day and ask if we are flexible on our move in date or if we'd be willing to move to a different apartment. We said no to both. Our move in date is not flexible due to the closing date of the house, and we're not willing to move from a first floor apartment to a second floor on the other end of the property. We specifically asked for a first floor apartment. The office said ok. We get a call the next day and they say "you ARE moving to the second floor apartment, you DON'T have a choice, and there's 'NOTHING' you can do about it." Also, they use the PooPrints system that registers your dog's DNA, so if you don't clean up after your dog, you'll get a fine. Sounds great...if they actually enforce it. When we were there, there was SO MUCH dog poop on the ground! We had to watch our step the whole time. If THIS rule isn't enforced, I'm curious if ANY rule is. I'm not getting a warm and fuzzy feeling about this place at all. I'm starting to understand why this place is getting such bad reviews and I haven't even moved in yet.

Stay away!!
The apartments appear nice. However, it disguises how Biltmore is weak in all other areas. Maintenance came into our home unannounced more than once. An extreme violation of privacy. Our apartment flooded and we came home to our carpet torn to shreds and dryers all over. We had NO idea. We also had to reach out to the front office the next day, because this was discovered after our work day when there was no one to contact about living options. We were out of our apartment for two weeks and would never get updates on progress. Turns out, we could have been back several days earlier, but no one let us know. Now, after moving out, we are being charged for carpet damage even though they chose not to replace the carpet when our apartment flooded. When you move out, they don’t give you a heads up that you must read through the entire lease in order to have any information on move out expectations. Additionally, they rented our apartment to a new tenant prior to our move out date and wanted us to leave early. Even more, they weren’t going to refund us the appropriate amount of pro-rated rent for moving out early. When you move out, they will look for anything to charge you for. DO NOT ASK FOR PICTURES OF THE DAMAGE BECAUSE THEY CHARGE YOU FOR THAT TOO! I genuinely have no idea how these apartments get awarded Best Of Omaha so many years in a row. I wish we would have listened to our friends who warned us that their experience was just as bad.

My apartment is at the back of the building and it is nice and quiet. I like that it has washer and dryer in the unit and I can rent a garage if I want - which I do. It has a huge walk-in closet in the bedroom and lots of storage in the bathroom.

It was great the first year. After that it kinda went downhill. Overpriced, too many fees, not enough maintenance staff. But now everything is so expensive it's hard to move out. Overall I would say to only love here for a year if possible

Since Covid the maintenance staff has been reduced in the number of people available to fix problems. I have had problems that took over a year to be repaired. Plus the pool near me may not be open until the middle of June. And the windows leak air making the apartments a tad bit chilly in the winter months.

I have had a mostly good experience here until the last year. There are people in my complex who smoke marijuana and it reeks up the building, and I can smell it in my apartment. After multiple calls to the police, biltmore corporate, and the leasing office, I was told there is nothing they can do about the people smoking marijuana.

Awful experience,they lied alot. Never changed the old carpet full of pee stains it had a awful smell for five months. I had to keep treating for bugs, alot of baby spiders. Hidden fees in the monthly billing for rent, valet trash never get picked up yet they make us pay. Wasn't clean I despise the place and I can't wait to move. Yet. They invest in the office with riches and care nothing about the tenants.

I would rate my experience as fair. The facilities are outdated for the amount of rent that is charged but it's nice to have in-unit W/D and maintenance is typically responsive. Office management is good.

The grounds and apartment unit at The Biltmore are very beautiful! The grounds are well kept and stay maintained frequently, during all seasons. I rated safety, maintenance, and staff 2 stars because it has not exceeded to the 5 star's best in Omaha abilities. Safety: the front door into my building has frequently been broken or left open. When I moved in June 2020, I was told there would be key fob's soon, instead of keys to get into the building...it is April 2022 and that is not even close to happening. Yet the leasing office just got a great beautiful and big renovation. Maintenance and staff are rated 2 stars for me because they are not always efficient with getting back about maintenance fixes, or respecting my comment of not entering my unit without permission. Staff have been respectful at times, but I often feel very dismissed by them and feel an attitude. I have a protection order against someone, and when I inquired about breaking my lease (due to safety concerns since my building door is broken often) I was told that is not good enough reason to break the lease and it would be over $8,000 to do so. And that is just from breaking my lease 4 months early. The staff have not assured me I am safe in my building or supported me needing to break lease. I told them my lawyer even said I should break lease for my safety, but the leasing manager said that it would still cost $8,000 and not recommended.

Moved into the apartment thinking things were going to be fixed after previous renters. The tile by the fireplace the cracked. Stains on the ceiling from air vents or leaks. Our dryer has had multiple issues drying clothes after repairs. Our garbage disposal has broken twice even after repairs. Our AC went out last in the summer of 2021. We didn't have it for a week. No money off rent or offered a place to stay since it was unlivable in the middle of the summer. The whole unit was replaced but it had a small issue again on the fall. Now it's the first of the spring and we are without AC when it's 87 degrees. We filled out issues that we found initial when we moved in about holes in the wall, cracked tile, stove, not painting or cleaning before we moved in and it's been years those issues haven't been addressed.

terrible staff nothing gets done lived here for 2 years and its going down hill no surveillance cams cars constantly broken i could find a place cheaper for the area i qould leave i do not reccommend anyone move into here with out major renos apartments feel outdated

The Biltmore staff is excellent. They respond to maintenance problems in our apartment promptly. We like our apartment's size and gives us the feeling of a home. I would like an updated bathroom, but understand that that isn't going to happen.

The management is not flexible and requests are denied because " they would have to do it for everyone." The grounds are kept beautifully around the front of the leasing office and the demo apartments but not on the buildings that don't show to the prospective renters. Improvements such as painting the decks are the same, done on the buildings that show and then those of us who live in the apartments that don't show are told that the money ran out and the subject is never brought up again. The grass and grounds are not well kept up and no one in forces the pick up after your own pet rule and the lawn is not enjoyable.

Planned date for moving in was disastrous. When we arrived to get the keys we were we had to wait two days. We were told my husband had to fill out the application - which he had already done a six weeks prior; we were told a background and credit check had to be done - which should have been available since we had just moved from another Richdale apartment; we had to reload the moving van and wait two days to move in - my husband is handicapped and we had nowhere to go and all of our belongings were on the truck; when we finally moved I noticed the grab bars in the tub had not been installed - which I had already paid for a month prior; my anger level was extremely high as the leasing office staff can attest to. We have been here seven months and we have had to have the kitchen plunged twice; we had leaking from the upstairs apartment dripping into the bathroom; we had to spray twice to have the ants eliminated; lightbulbs had not been checked before we moved and consequently we had two that had to be replaced; we had to have the garden area cleared out due to broken bricks and concrete chunks which had been discarded at some time; the door in the apartment hallway has had to be repainted because of chipping paint; the kitchen counter top was warping because of a faulty faucet.......all of these complaints have been rectified but these problems should have never ocurred. Would I recommend someone to rent one of these apartments? I am not sure.....I'm just not sure.

The grounds are lovely and well-maintained. I moved in during COVTD and became accustomed to staying isolated. The office staff is very friendly. I had some problems with deliveries recently due to packages not being assigned to a locker. Someone is enjoying the basketball jersey I purchased for my grandson.. I am happy with my apt location off the main thoroughfares. I've always felt safe here; and was sad to read the suspicious activity alert. My only complaint is slow action on maintainance requests. My dishwasher sat in the dining room for an entire month, and I'm still waiting for someone to look at my bathroom drain.

I don't love this community like I was hoping to. I was referred to The Biltmore by a very close friend. Our experiences are polar OPPOSITES. The day I was scheduled to move in my apartment was NOT in move in condition like it was supposed to be, was not cleaned by any cleaning services, carpet squares were coming out of the carpet(which I'm pretty sure they just replaced with a different carpet square and better sticking glue, the apartment smelled like someone smoked 20 packs a day inside, and I am still dealing with that problem to this day. When these concerns were brought up they promised a lot of things, but nothing was done to significantly change the living situation. It's amazing the difference of the apartment buildings on this property. My friends building is so clean and smells nice inside. My building smells of weed and cigarette smoke and looks like it hasn't been cleaned in months. If I want the hallway vacuumed to my apartment, I need to do it myself. I truly believe the employees here are nice. But I was just so disappointed to move into the "Best of Omaha" and it be so underwhelming and overwhelmingly awful.

So far it has been very good. The noise level with neighbors is very minimal, maintenance is quick to fix issues. I'd seriously suggest implementing some energy efficiency practices. The windows are beautiful but very drafty. That's mostly a winter issue.

My first call with Amber in 2017 sold me. I was moving to Omaha from Detroit at the time and there's and professionalism Amber showed made me want to move to Lions Head and then Biltmore. I need to formally thank Amber for how great she made me feel.

Biltmore apartments are very nice! Well taken care of! Lots of amenities available! The walking trail is very pretty and relaxing! The gym is top notch! The pools are well taken care of! Maintenance is usually on top of things if you make a request online! Office staff is very friendly and helpful!

I have enjoyed living here. The staff are very friendly and easy to work with. They respond as quickly and efficiently as possible. I enjoy living across from the bike path and near the park. The location is perfect for me.

Renter beware! They don't let you see actual unit until move in day. Nasty carpets, leaks in walls and windows, charge you for trash pick up no one uses, maintenance tries to enter without calling first, old, outdated units, too expensive for what you get! Steer clear!
